Le proprietarie, due anziane sorelle, aprono le porte di casa loro agli avventori, tutte le mattine preparano ottima frutta fresca da gustare sotto il bellissimo, ma spartano, portico.
Sono sempre pronte a suggerire dove andare e quali luoghi visitare.
Le camere sono spaziose, ma anche in questo caso, molto spartane.
Non viene pulita la camera tutti i giorni ma solo a fine permanenza, noi non ci siamo osati a chiedere un cambio lenzuola extra, sarebbe stato un inutile sfizio.
La colazione è semplice, bisogna prepararla in autonomia altrettanto in autonomia lavarsi i piatti utilizzati.
Prezzo economico ai limiti del surreale.
Torneremo se ne avremo la possibilità.

A quiet location but close to the old city, I walked everywhere, as I like walking. There are some toast and PBJ you can have for breakfast, as well as water coffee and tea, I could also leave my luggage in a storage when I went to the countryside for two days. You can find some nice restaurants, bars and cafes around. All to say: I enjoyed my time here a lot! Thank you 🥰

- Cochrane (10/5): Book now, you won't regret it! - Nui, the host is incredibly kind, as is her sister. The garden is relaxing to sit in, they have two nice dogs and a massive Koi fish. The property is quiet, the temperature is cool in the evening and it's really comfortable with a fan room. The shower is pleasant and the toilet works well. It is down a quiet street with a padlocked gate so we felt very secure and safe. Breakfast is easy, toast with jam/peanut butter and tea and coffee and fruit. The bed is really firm so I had to sleep on my back to avoid a sore shoulder, but it's not really a big deal to be honest.

- Czapska (10/5): Quiet accommodation just next to the old town - The owner was very helpful, cheerful and kind. She also proposed to change our room for a double bed instead of 2 single beds, which was nice. The place is very close to the old town and in the same time is quiet, hidden in between the streets, so we had a very good rest here after our long journey from Poland. Breakfast is simple (toast, jam and fruits), but the fruits are fresh and delicious. It wasn't easy to find this place with Google Maps - it shows the wrong location. We found it only when using the map on Booking.

The best part of the entire property is the patio, filled with many plants. It's a great place to relax or meet some new people from all around the world. Every day, delicious fruits were brought there, and we were treated to them.
The room had a very very comfortable bed.

- Kylie (8/5): Recommended - Lovely guesthouse in an interesting riverside area. The owners were very warm and friendly, and I enjoyed their sense of humour. The room was pretty basic, but clean and comfortable, and the wifi was great. Drinking water was available for bottle refills, and free tea and coffee was available. There was also fruit in the mornings (though I was never up in time). Some decent eating places in the area if you walk parallel to the river. Bring repellent, lots of mosquitoes around! It's also a bit of a walk to the old city.
For light sleepers: it's fine with earplugs at night, but the nearby road IS busy and noisy.

Nui and her sister are amazing hosts and very helpful in helping you find your way around Chiang Mai. Even though I booked a fan room, they gave me a room with AC for the original price.

Lovely fruits for breakfast, the nicest coffee shop I've ever been in nearby (Tanita), and good location for exploring the city. Mossies! But to be expected in the rainy season. Make sure your taxi driver reads the instruction saying it's opposite Rimping Condominium.

This is really a home away from home, central but tucked away, they even provide a simple breakfast and drinking water and the two dogs are very cute.

Mosquitoes are a bit of a problem if you are sitting outside in the patio area. Remember to get bug spray.

The ladies running the place there were the biggest help because they told me everywhere to go and they absolutely knew what they were talking about. It s clean, safe and very relaxed. On my last night I had to leave at 4:00 in the morning to the airport in chiang mai and they offered to book me a taxi because it is pretty difficult finding one at that time. Absolutely recommend!

- Ozlem (10/5): Cosy and comfortable stay in Chiangmai :) - Nui and her sister are the shining stars of this guesthouse. Their warm nature makes you immediately feel at ease. They’re happy to discuss plans and give you recommendations on how to spend your time in Chiangmai each day. The accommodation is very comfortable and has everything you will need. Self-service breakfast is great and set us up well for the day. We really loved the peaceful garden - it made us feel like we were far from a bustling city in the evenings which was quite unique in a busy city like Chiangmai. Staying in their guesthouse was truly a pleasure and we would happily stay there again in the future.

They give you free breakfast as well but it only includes breads and muesli along with coffee and a fruit like orange so don't expect much when it says free breakfast included.
The other good thing is that they give you the keys of the main gate so that you can come inside whenever you want too without any difficulty. There is nothing to complain about the property except for two things:
1. Its not a jungle, so the property needs pest control service since there's lot of lizards just crawling on the table, kitchen and above your head. I found it unhygienic when I saw the lizards on the table where the food is kept also near the water area. Also, the toasters and microwave is so unclean that you need to think twice before using any of those appliances.
2. You just cannot think of sitting outside for some time since there are so many mosquitoes to suck your blood 😒. Even mosquito repellent doesn't help.

We stayed for the Yi Peng / Loy Krathong festival and one of the main bridges to get involved in the activities is just a 2-3 minute walk away!
The home is lovely, we felt very welcomed and very relaxed here.
Refillable drinking water, access to a kettle & facilities to make yourself a little breakfast in the morning was perfect. Sitting by the pond of Mr Big as you wake up in the morning was very peaceful.
Bedroom was clean and comfortable! Hot water, air conditioning etc.
We were given recommendations of things to do and a local restaurant where we ate and it was probably our favourite feast of our trip so far! Nothing to dislike! We would return!
- Calum (10/5): Absolutely Brilliant, very safe and comfortable - I could not recommend this place enough, if you are wanting to stay somewhere that is a bit more quiet and chilled, this is the place. The moment you walk in you are treated with care and respect by the hosts who are absolutely lovely. They will bring you into their home and will make you feel like their family straight away. The facilities are spot on just what you need,the rooms are spacious and homily. One thing I liked most about this place is the feeling of safety, you know you are in good hands with hosts who will go the extra mile to make your stay as pleasurable as possible. In addition, the property is secured by a big gate that has a padlock on it at all times. They will only give their guests access to this key so it really provides a feeling of safety and security something that not all accommodations can provide. The hosts will also help you plan any trips and will give their advice on anything around Chiang Mai which was immensely helpful for me. Breakfast and drinking water is provided and they will make sure you don’t have a empty stomach in the morning. Couldn’t recommend any more, book this place and you will not regret it. (They also have cute dogs). If I had to nit pick, I would of appreciated plug sockets closer to the bed. But this is just a personal thing for me.

I arrived completely unannounced, but Nui immediately made me feel at home, as she does with all guests. Making jokes and chatting like old friends. The rooms have nice natural light, immediately giving them a nice energy. They are clean, and the aircon works well.
Breakfast in the morning is a very nice touch too, meaning you don’t have to begin the day searching for a spot to eat.
The location is really great too. It’s on the best side of the old town in my opinion, as you have the China town markets just a short work away, and an overall really cool local experience.

- Nhu (10/5): wonderful - Nui, the owner of Songjum homestay is a lovely lady. we had a great time at her place and felt very comfortable our whole trip. She has a beautiful garden and i love plants myself very much so it was wonderful. most importantly, i spent a little time sitting on her uncle’s 50 year old rocking chair. Such a great memories. - Thuani (7/5): Friendly and adorable place - The staff was soo kind, friendly and nice. She helped us with a bunch of things and we had good talks. The place was so clean and relaxing. Bring with you some repellents, as is a tropical country 😄 The location is kinda hard to get taxis unless you call someone, but not complaining coz really worth for the price!!!

- Zeitler (10/5): My new home away from home! - Baan Songjum feels more like a home away from home than a hotel. As a solo traveler, Baan Songjum provides a perfect balance of community and opportunities to socialize with hosts and other guests, as well as the comfort and privacy of one's own room. Nui has opened her beautiful home to guests with a wonderful tropical garden, communal kitchen, hang-out area and carefully arranged rooms. Nui cares for her guests like an extended family, ensuring fresh fruit in the morning, tea, coffee and other little gestures of kindness and care (she is also an exceptionally interesting woman). Baan Songjum is now my go-to homestay whenever I return to Chiang Mai because of how comfortable and at home I feel there. Highly recommend!

Informal setting - help yourself to breakfast, then tea/coffee through the day. Lovely peaceful courtyard to relax in. A mile and a half away from busy downtown - nice walk in the evening when its cooler.
- Ramon (7/5): Nice hidden spot in Chiang Mai - The nice and relaxed location. The owner Nui is super friendly and speaks good English. We stayed 6 nights and the room was not cleaned once. We basically had to take our garbage out and ask for new towels after 3 days.
