- Matone (10/5): Peaceful stay - The residence offered a wonderful stay in Grottaferrata, very peaceful and quiet with lots of green. Highly recommend Though I had a wonderful stay, it is a 15-20 min walk to town and I would recommend having a car.

- Eaton (1/5): Our stay was terrible. It was not at all what we expected as the information was misleading. - The property was advertised on your platform as a hotel with services and amenities that were simply not provided, creating a misleading and disappointing experience.
When booking, I relied on the rating and information displayed, which clearly presented this property as a hotel. The listing referenced hotel-style services such as breakfast options, concierge services, and flexible check-in, as well as reviews consistently referring to it as a “hotel” and also refers to the “Hotel Policy.” However, upon arrival, it became evident that this is in fact a private residence, without the facilities or services expected of a hotel. The name outside the property still says Hotel.
To highlight a few key discrepancies between what was advertised and the reality on-site:
• Breakfast: The listing stated that continental or buffet breakfast options were available (guest rating 7.6). In reality, no food was offered at all.
• Hotel Services: The listing referenced concierge service, an elevator, and hotel-style check-in and check-out flexibility. - However, when I requested a late check-in, I was told I would need to book another property and forfeit my first night and there is no-one present on the property at all such as the friendly staff indicated on the reviews.
• Facilities: The room was extremely small and not adequate for two and it was not clean, there were spiderwebs all around the room. The two of the restaurants listed close by are permanently closed.
• Guest Experience: Reviews on your site describe Verdeborgo as a “hotel” with helpful staff, a functioning restaurant, and welcoming facilities. - None of this reflects the reality of our stay. Instead, we were told to lock the property ourselves by 8pm “for safety,” which created unnecessary fear and restrict our movement. And there is no staff at all, nor a functioning restaurant or any restaurant at all.

The staff has been helpful.
A bus stop at 2 minutes walking from the hotel, takes you to the metro. Metro takes you to Rome. If the bus shows (we were very lucky twice but we were told that is not guaranteed), it takes you around an hour/ hour and a half to get to Rome. Upon arrival the service was perceived by us as not very Welcoming. Later, the staff had been very helpful.
The cleanliness and comfort of the room were not as expected for the price. Spider webs, dust and stains.
Mostly, the noise. You can hear the toilet of the neighbors flush, you can hear the television from next door, you can hear others having conversations. We were above the restaurant and kitchen, constantly sounds in the evening, even at 1am the sound of cutlery being moved/cleaned.

The location is unaccessible; we had to walk for 30 minutes in the middle of nowhere and then wait for about an hour because public transportation in Italy is unreliable. Taxi fares to and from the airport exceed a hundred euros. I am giving the hotel room itself a rating of 2/10.

- Amelia (10/5): A fantastic Italian experience - Gorgeous property with a well-established garden that makes it such a beautiful setting for meals! The building gives off authentic Italian home vibes - everything inside made us feel like we stepped into a movie set in Italy! The best thing about it was the staff and the FOOD!! Homemade, authentic, just incredible! Their mushroom pasta was the most delicious dish we had in Italy on our trip. Just a word of warning, it can be a bit more difficult to get here if you’re using Public transport - not impossible, but harder. If you’re driving/motorbike, would recommend stopping even if just for dinner

The rooms are nothing special, neither is the breakfast. There is nothing in the area though we could spot so you do good with having breakfast there, the breakfast service isn't worth mentioning either.

The entire property is picturesque, peaceful and quiet. The location while beautiful, is inconvenient without a car. Public transit to the airport and to Rome is not applicable.
The food at the restaurant at the hotel was inedible. After receiving a meat dish that was as tough as rocks, I could not eat one bite and yet the staff made me pay for it.

We were very well received and shown to our room, a very comfortable night was had in our en-suite room, with a huge balcony overlooking the countryside around. We enjoyed our plentiful, tasty and typically Italian breakfast before heading off, unfortunately with the room keys still in my pocket which I then posted back, so profuse apologies. Nothing

- Joakim (5/5): Like staying with your controlling mother, except you have to pay for it. - We stayed here almost a week so really got to know the place. Goods and bads....see below!
The breakfast was okay. The hotel restaurant is open until 22:00 almost every day and the food is pretty good.
There was housekeeping every day, sheets and towels replaced liberally.

Parking space could be a bit limited and quirky to fit your car, but it was fine in the end with no damage from other cars. they lock the gates around midnight which is a plus.
Shower was ok but seems like they installed a water saving thing so the amount of water was too small. This hotel is NOT pet friendly. Sure, they selected "pets allowed", but only AFTER you book AND PAY, do you get a message saying there is a weight limit of 10 kg for dogs. And so, after they already have your money because you have to pay in advance, the hotel staff treat you like you've done something wrong EVEN THOUGH you add that you're bringing your dog in the special requests box. It's almost like the staff doesn't talk to one another and they expect you to explain yourself at every encounter.
Not only that, but a member of staff jumped dramatically every time they saw our dog. Our dog was not doing anything, just WALKING. It's really childish behaviour.
The breakfast ends at 10:00 and we were always sitting there after that, because we don't mind that they remove the buffet while we're still there. Instead, we got snarky comments about the time. The breakfast juice options were fake, cheap juice with a lot of stuff added.
One day, we got a call after breakfast to say we should leave so the room could be cleaned, at around 11:30! We didn't even know there was a time limit to leave your room so it can be cleaned, but maybe just don't clean the rooms of the guests who are still in their rooms and miss housekeeping time INSTEAD OF BOTHERING THEM?
Staying at this hotel is like staying at your mom's place, and your mom is an overbearing, micromanaging, controlling person. We felt managed, spied upon and bothered every day.
They are trying to give you a 5-star experience (even though they are 3-starred?), but doing so requires a level of control that fails guests.
Last but not least: they lock the hotel door during the night (after midnight). I get there might be security issues, but we had the dog and had to take her outside to pee late, and one day the door was locked so we couldn't get out and the night porter was not there. We had to wait for them, but what happens in case of fire?

The food is amazing, they are having an excellent cheif with very tasteful food.
The reception team is so nice & helpful, very cooperative & informative. The room is quite old,its not much nice as in the picture, needs significat improvement & update. The furnature is old too. However, its clean and well maintained.

- Tatiana (10/5): Lovely place with very good restaurant near Ciampino airport - The romantic atmosphere of the place with the garden and own restaurant was lovely and turned into a beautiful memories our staying over the night before our flight from Ciampino, 10 km far from there. The owner ,that speaks a very good english, was extremely kind and booked for us a taxi to Airport. Very convenient to have a delicios dinner and breakfast in the garden of the property with everybody smilling around. I think that we Could spend at least a couple of days there to sightseeing Grotaferrata and surroundings. Thank YOU very much for your kind Hosting. Take care to mosquitoes inside and outside ( Atuan spray preventing if available) because there is lovely but in abundance vegetation.

- Anna (7/5): A good clean and comfortable location - Location to family and Rome. Staff were exceptional especially the reception staff who went out of their way to help us where ever possible. A special thank to Sarah who was very helpful. We ate in the restaurant one evening and the food was very good. Breakfast was of continental style with no option for a cooked breakfast. Parking was available but there was an issue in the evenings when we returned as the Hotel Restaurant is very popular and their guests used up the parking available. It would be useful if the Hotel would considered allocating parking to hotel guests so this is not an issue. Coffee and/or Tea making facilities in the room would have been nice as it was not always convenient to go to reception to order and then having to sit outside in the heat. May we suggest that one of the reception rooms be converted into a lounge sitting area as hotel guests are not premitted to sit at reception.
