- Renee (10/5): - Entry was a bit rundown and 2 flights of stairs to climb. Facilities clean and quiet. Shared bathroom and kitchen. Check-in instructions clear and easy to follow. Good location for shopping, restaurants and bus pickup.
- Peter (4/5): - The guesthouse is a reasonable option for a short term visitor to central Reykjavik. However, it fails to deliver on its promise to provide safe storage of luggage. The luggage room is unlocked, unsupervised (since there is never anyone at reception) and easily accessible not just to all guests but to anyone on the street who knows the outer door code which appears never to change. For that reason we had to abandon our booking and move to different accommodation.
- Annette (2/5): - The property lobbies were dark, dingy & dirty. The room was bright but felt unclean. The towels were old and tattered. The restrooms and common areas were straightened but did not feel clean.

- Carol (6/5): Sleeping was challenging - The guesthouse has no control over the music coming from the street (teenagers playing loud music across the street until very late at night) or the bar downstairs, nor can they do anything about the noise of the pipes. Nevertheless, I would not stay in that particular room (#6) again because sleeping was very difficult. My son stayed in a studio at this guesthouse and did not experience any of these problems, so I think it is limited to that room.

- Amy (8/5): - While a bit cozy and squeaky in places, this was an affordable space for my family in the heart of Reykjavik - close to everything we wanted to see.
- Christine (4/5): Not quite a motel 6 maybe a motel 2 - Ick. What a dump. This place was nothing like the pictures of the outside or the inside. The window was broken, the, not reachable balcony was either covered in either mold or just filthy. The toilet seat was cracked, which gives a nice pinch to your thigh when you sit. The shower drips incessantly . The furnishings were a hodgepodge of old junk, and you can hear every foot step up stairs and using the stair case. And the shades were wonky, so they didn’t cover the window. On the flip side, the staff communicated with us very well and the beds were very comfortable. But that’s hardly a trade off.
- Tyler (4/5): - We were a group of 5 with young kids and were housed in two separate buildings even though we did try and communicate ahead of the trip. To get to the different buildings require you to go outside and come back in. The two properties are very old and it shows. The kitchen in the "A" building needs a lot of work where the kitchen in the "B" building is nice. We also tried to make changes to our booking (decrease the stay by one day) but via the website we could only cancel the entire stay and rebook at a higher costs. When we reached out to the operator we only received a response after we already left. I will admit that the location is nice to be used as a base location as it is close to all of the tour bus stops.
- David (6/5): - This is a good choice if you are on a severely restricted budget, but if you can afford it, choose something in a better category. There are no blackout curtains, and the curtains that are there don't fully cover the window. During a one week stay, we only saw a member of staff once, so don't count on any kind of assistance. Our room and the communal kitchen were as clean as you can get an old property. The location couldn't be better. You can easily walk to rainbow street, the church, the old harbor, the Harpa, most museums and the BSI bus terminal. Bus stop number 3 for excursion pick ups is right outside the door. This is a good choice if it is all you can afford.
- Chrissy (4/5): - Our stay at Downtown Guesthouse was complex. The TL;DR/ short version: don’t expect any support if you have trouble checking in, or any other issues. The place is an okay place to stay, at best - 4 of 10 stars. Shout out to housekeeping for clean room and sheets. Management and hosts are non-existent. Make sure you get an emailed code sent to you before arrival: -- Before the “host” can respond to this review, let me point out, they trash anyone who writes this type of review as if it is the guest's fault they did not receive a code. Since the automated system through Expedia must be flawless, the guest is lying when they say they did not receive it. (See reviews from March 12 and March 6, 2024.) I called the property contact. I messaged via Expedia, I texted. Expedia is not the organization that never responded to me, a stranded traveler outside their establishment. That non-response rests squarely on the shoulders of Floki and Delve - the apparent hosts. I Literally never heard a word from them- hello/goodbye/ sorry/ go to hell. Nothing. -- Our overall stay was fine. I mean it is essentially a bed and a bathroom. “Guesthouse” implies you are a guest. And as a guest, I expected some form of “host”, Please know. There is no host here. Even Hostels have more support for travelers than this “guesthouse “ I would say the best part about the “Guesthouse” was that I could discern no bedbugs with my standard search.

- david (2/5): - The poor rating is not related to the guesthouse itself, but the location. While convenient, it's right on a main road and walkway for late night revellers, hence, impossible to sleep.

There are good kitchen facilities, the rooms are clean and everything works. The only minus, but a big one, was a really awful madras! And proper darkening curtains would also be a plus. I didn’t sleep very well.

Lots of dining options close by and only about 12 minutes walk to the BSI terminal so access to local busses and tour companies was a breeze.

- Megan (10/5): - A great cheap option in an optimal location near the shopping and dining district, the pond, and the harbor. I stayed here before and after a group tour from the city. It has all the basics you need to just have a comfortable and peaceful night’s rest.
- Raul (6/5): - The location is excellent, but the property lack of enough utensils to cook. Only 1 small knife was there to cut. We had to ask for kitchen towels, toilet paper, bags for trash, cleaning supplies, etc. Did not have any species, coffee, sugar, nothing...
- Valerie (4/5): - This hotel is listed as a self-service check in. Arrived after a long travel day with NO communication on how to enter the property. Called the phone number listed for the property owner several times with no answer. Received a text saying to communicate via text, and so I asked for the code to access the property as I was sitting outside. No answer. After several hours and several unanswered text messages and calls, I had to get a code through Expedia after an additional hour long phone call to finally enter the property 3 HOURS after my check in time. HORRIBLE CUSTOMER SERVICE!! Besides that, the room was lovely.
- Grant (2/5): - I was scheduled to check in on the 2nd. The property manager/owner never sent me check in instructions. Therefore, when I arrived to Reykjavik I had nowhere to go. They never sent me instructions the entire time I was there, forcing me to buy another place to stay. To top it all off, I was never refunded, and still cannot get in contact with the property to resolve this issue. Avoid this place at all cost.
- Aruna (6/5): - The bathroom door wouldn't open and close properly due to the track not being in alignment. The bed was too small for two people. The door to the porch wasn't opening as well. No one on site to talk with about any issues, and wasn't willing to message the hosts to disturb them.

- Paige (2/5): - One bathroom for 5 rooms - inadequate especially when the only toilet didn't work!!!!!!! Kitchen lights didn't work. Room next door reported their door refused to lock.... Room only held bed- no lamps,mirrors. Extremely noisy next to bar that blared music. Blind did not lower all the way to keep street lights out. It was so awful we moved to a hotel after one night there (we were scheduled for 2). No one to contact with toilet problem - I want a working toilet at all times AVOID AVOID AVOID

The place was said to be smoke free but it smelled really bad of cigarettes. At one point we ran out of toilet paper and that was a challenge considering we had to share the bathroom with several other guests which we definitely were not aware of when we booked the room on hotel.com
- Kylie (8/5): Convenient Location - Stayed at this Guesthouse for 2 nights, location is convenient for transport, but Reykjavik is small so it is walkable to most places from the location also. Check in was easy. However I was in room 1. While it is neat, clean, and plenty of room, unfortunately it is extremely noisy, as it faces the main Street, with multiple restaurants, bars, and nightclub, which includes a lot of traffic and foot traffic all night. So if looking for a quiet nights sleep I would request to not have room 1. That was the only downside to the stay. But that may not be an issue for others.
- Stacey A (4/5): - So many rough aspects of this place. No info sent in advance-so I had no idea how to get in the bldg. Once inside (thanks to another person coming out who gave me the code), it smelled so perfumy like vanilla febreze, I could hardly breathe. I opened the window for hours, tried vinegar and nothing took away the thick perfume smell. I had to stay elsewhere for 2 days. When I came back, (thanks to the cleaner gal, Dalva, the best part of the place) I was moved to a different room- Which was a bit better than the initial one. The whole place had weird smells throughout. One of the worse parts was NO on site managers. A guy got locked out of his room in his shorts and wandered up and down the aisles looking for help. I finally finished what i was doing and texted Dalva to help him. I felt like I was mnmgt... then another gal ended up ended up in wrong room and another couldnt get his room open... Guess who ended up helping all these people??? Me! I was on vacation myself!! Fire alarm went off twice during my stay. False alarm.. but very alarming to think theres a fire when youre on the 3rd floor. The water/faucets stunk. Super loud on the street side. One bed was uncomfortable. The next one was average. Dalva was excellent..she helped me with a phone cord and tried to make the whole experience better. The reason they use so many perfumy cleaners is to combat the smells from the fish restaurant below. If info was there to know who to call if issues arise, it would help travelers
- Marco Antonio (2/5): - 7 bedrooms with no toilet. Only one at the end of the corridor. And that only toilet with a broken Wc. We try to call the contact phone and simply didnt answer it. No more to say. Shower doors in the same toilet need adjustment urgently flodding imposible to avoid if you shower... And tile with shower dish with mould stain. :( :( :(
- iain (8/5): - Provides all needed for a good sleep - comfortable & quiet. The location is good. The kitchen was useful and well equipped, but not cleaned as well as should be.
- Carolyn (2/5): - Safety - no handrail on steep stairs at entry to building 2 No smoke detectors in room (been removed) Dirty - Shower had black mold in it. Carpet was filthy in hall. Unattended - never saw owner during hours of 9 -1 when they said they would be available. Owner never returned e-mail or text (same said by Expedia agent we contacted for help). Lying - owner had stated we were in Room 3 (building 1 and moved us to building 2 with no private bath as promised). The same was stated by 2 other families who came in during our 3 day stay. Only positive was convenient to down town area.

- Laurie (4/5): Noise, noise and more noise. - The "hotel" is right on the road and I heard every conversation on the street. With hte level of noise my bed might have well been on the street. The shower is so small you cannot even turn around or wash your legs. The hotel smells of fish. I would not stay here again. There was no one on site if you had an issue. Very dissappointed.
- Rebecca (8/5): - The bed were comfortable and the room was clean. It is along a busy road, which makes it noisy from the traffic but we were able to walk to everything in the city, which was convenient. There is no parking, so paid for parking on the street.
- Danielle (6/5): - The guesthouse is located in downtown Reykjavik and in a great location. I'm not sure what the actual guest house is like as we were relegated to the annex next door in a rundown building with five rooms sharing one bathroom, which has black mould in the shower. This very much had the feeling of hostel rather than a hotel or guest house. We never even saw a staff person who just left keys on the desk for us.
- Kristine (10/5): - We had a lovely time at the Downtown Guesthouse and I would definitely stay there again. We were told we would receive an email with the code to enter the guesthouse three days before our arrival - we never received the email and I tried to communicate with them via email multiple times and did not ever get a response. Luckily, I had someone from the Iceland Airport use their phone to call the number during their open hours and was able to get a hold of someone - otherwise we would not have known how to get into the guesthouse. I booked through Expedia and was never able to find a way to communicate directly with the staff. This caused stress before the arrival, but it did work out.
- Thomas (4/5): - Website stated a code would be sent to enter the building. This was never sent. It stated someone would be at the reception desk. No one we there. We sat outside the building on our luggage. No one answered the phone. This was a 10 am in the morning. It was inexcusable and very unpleasant experience.
- Aayush (2/5): - The property was decent for the price and the room was also decent, however the property never sent check in instructions despite saying they would 3 days before check in. I tried calling them, emailing them, texting them, no response. If it weren’t for someone who was living there that let me in, I would be sleeping on the streets. Extremely disappointed in their unprofessional/negligent behavior. Nothing against the place itself but the management needs to do a better job.
- Danette (8/5): No frills, but great location - If you’re looking for the cheapest no-frills option that’s not a hostel, this is it. I stayed for 3 days and never saw anybody that worked there. It wouldn’t have been an issue except that my door knob kept falling off and I couldn’t lock my door. I had to leave it unlocked a couple of times until I found another traveler that was able to rig the knob well enough to get by! I had a shared bathroom, but I rarely saw anybody else. There’s a kitchen. Bus station 3 is right outside the door, which is a big pick up spot for tours! Right next to all the shipping and restaurants.

The other side of the bed was so close to the TV screen on the wall you had to navigate not bumping into it in the middle of the night. No towel hooks in the bathroom. Nowhere to buy breakfast that was walkable.
- Saranee (4/5): - I’m giving this place 2 stars for its location only. It’s central to everything and it’s super easy to access tour buses/vans, restaurants, and shopping. The problems started before I entered the door. I was not emailed the door code, so had to wait for a girl to open the door to get the code. The room itself was adequate, but the shared washrooms are terrible. I got locked in one of them for 20 minutes because the doorknob broke on the inside. I finally got out by picking the lock with the pieces of the door handle. It was a scary experience as I was locked in there late at night. The door was never repaired and remained broken on the day I left…
- Kendal (8/5): - We stayed in the double room, private bathroom. The room was nice with a balcony. The room and bath were both spacious, The water had good pressure and was hot. Reception is only on site for 5 or 6 hours but they are pleasant and helpful when they are there. Communication and instruction were excellent. There are two very good restaurants downstairs. The location is outstanding.

- Win (6/5): - I get that there were sone staffing issues, but our room didn’t have towels or toilet paper, the key wasn’t out at check in like it said, took forever to find someone to check us in… curtains barely cover windows which are right above where your groups stop and talk loudly, so you can either roast with them closed or have a ton of noise. It honestly wasn’t that much cheaper than the far nicer place we stayed the first night!

We did not have a room assignment. We called the phone number mentioned, but no answer. Had to wait a while. No elevator, so be prepared to climb stairs to rooms. Room clean enough, basic.

Then when I tried to phone and to ask - no one answered, when I tried to contact trough chat option on vebsite - no one replied at all. Luckily one of the guest back to they apartments and they let me in, said code and explained some guest house rules. If not that woman who let me in I no idea where I’d be staying.

- Ryan (10/5): - Everything was great, it's probably the cheapest option around that isn't a hostel and for that price my expectations were definitely meant, I'd stay there again. Room was comfy, bathrooms were kept clean and the kitchen was nice.

They also could have done a better job on cleaning/ changing the sheets before we got there. Overall though it was a good and very affordable choice, and it’s literally right next to a bus stop and downtown so that’s very convenient. Definitely a great budget option.

Room was Ok but not the cleanest- i.e, some cobwebs. Great location but bring earplugs if you want to sleep early as it is right downtown near loud bars. Needed a cheap one night stay near my hotel after my son was able to join us last minute and this fit the bill. He had a 3rd fl single, private room w a sink and shared bathroom. Did not eat breakfast
- Verified traveler (6/5): - Really good location. I arrived after the staff had gone home and the instructions were extremely clear. The place is in need of a re-vamp, some basic upkeeping such as seals in the bathroom and cleaning of the shared bathroom walls was needed. When I arrived there was a very strong perfumed smell, by the morning I realised this was to mask a not very good smell throughout the building, perhaps from the restaurant below. Overall, it did the job and was convenient and cheap but like other reviews, felt very much like a hostel and not a guesthouse.

- Deborah (6/5): - The rating was only OK as I felt in more of a youth hostel than a guesthouse. It seemed expensive for the state of the accommodations. I can liken it to a youth hostel atmosphere. The location is great and convenient. It was clean, beds comfortable but rooms SPARCE. The manager was good enough to move us to the "deluxe room" as we requested twin beds, after seeing the terrible, scrappy tiny top floor room with a double bed . There are no glasses or bath extras, 2 old towels, 2 lumpy pillows, some liquid hand soap. The room sits just above a pub with outdoor tables that accommodate LOTS of late night smokers and revelers.. so loud. ( not the owners fault but a beware)

- Peggy (10/5): - The location is excellent. The No. 3 bus stop is right out the door. My room was very clean and had a wonderful view. The owner was very nice, and quick to respond to questions in my emails. We will stay here again on our next visit to Iceland.
- Susan (10/5): Good stay - I was very apprehensive about staying at a guesthouse. It turned out well. Bathrooms down the hall were no problem. We only saw a couple of people who were mainly on other floors. One towel was provided for each guest, no wash cloth or hand towel. So be prepared for that. I packed a washcloth in case of and it was in my lost suitcase. Overall, it was a good stay.
- Johanna (8/5): - The guesthouse is in a great location in town. The room was as expected. Kitchen and bathrooms were fine as well. Great water pressure in the shower. We were a little late checking out (as I thought check out was at 12 but it was 11 - I messaged the guesthouse at 1130 when I realised and we arrived back at 1150). The owner had gathered all our personal items and put them in our bags. While I appreciate we were 50 mins late checking out and the new people arrived early at 11.30 (1.5 hrs early - check in is 1pm), I don't appreciate my personal items, small electronics that were charging, and toiletries, being picked up and placed randomly into our bags. We were also stressed out trying to figure out where everything was before we had to hurry to walk to our shuttle bus.

I can list some. 1. the fridge is really some, I never see so many people share such one small fridge in any hostel or guesthouse. 2. no staff, no service I met another guest that lost his key, he could hardly contact the owner of the guesthouse or get any help. 3. there's only one power socket in my room, quite inconvenient

My biigest complaint were the "blackout curtains". They are not. They are too small for the window so the room is completely bright all night long. If that was fixed this would be the perfect place to stay!

- William (6/5): Overall OK, but Bed was Nasty - The room was ok overall, but the bed dirtiness and the leaking shower ruined the rest of the good things. Pros- a. Overall it was clean, other than the bed b. Great location. c. WiFi was great. d. Water pressure was great. e. Hot water was hot, too hot? Cons. a. BED WAS NASTY, see pics...the bed sheet had a blood(?) stain, the mattress was super dirty. b. No other options I could afford so was stuck there, slept on top of comforter b. Shower leaked and caused a wet floor and made me slip & fall, owners will be hearing from me c. Nobody from hotel was there to ask for help. d. Got only 2 thin bath towels, nothing else

Neither Hotels.com managed to get in touch with them. Basically a scam. Thanks for Hotels.con that I got refunded. Avoid!!!
- Verified traveler (10/5): - Really enjoyed my stay here. The room was lovely, the service was pleasant, and its location in central Reykjavik for a first time visit was a huge plus. It is located steps away from an excursion pick-up stop, a cafe, an eatery and a bar. There is also a small common area on the third floor with a lounge area containing a smart tv and retro arcade game, as well as a kitchenette with a fridge.
- Richard (8/5): - Very well positioned off the main shopping street. Easy to find and well positioned for a good selection of restaurants. The rooms are of a sufficient size with comfortable beds. Only criticism would be the sound proofing of the rooms, room 6 where I stayed close to the stairs and you hear every creak in the stairs. Visit Dillons Whisky bar is the solution to get a deep sleep :)
- Verified traveler (8/5): - Was clean, location is very central with access to food, shopping and several bus stops right outside your door. Friendly staff WiFi does not work in the room. Had a bath tub with shower but the shower would not work so bad to resort to using the tub. The comedy club next door causes disruption in the late hours of the night- noisy and constant laughter when you’re trying to sleep is not ideal. Perfect for those who prioritise location and are happy with very basic amenities and would prefer to spend their money on the activities of their trip rather than booking a more luxurious place to stay. You get what you pay for. So it’s cheap and cheerful and satisfactory for a quick trip.

- Fatemeh (8/5): highly recommended - Best location in downtown as all tour buses pick up or drop off right in front of the guesthouse, many restaurants and bars and shops just there, public bus stops just a few meters away, clean kitchen with fridge, stove, toaster; clean sheets available to pick up, easy check in and check out, prompt communication and responses, good shower head and water pressure and heat. The owner was nice and upgraded my room for the 2nd week for no charge to bigger room with private shower. Quiet building. Guests are mature and quiet too (solo traveler). Not much noice from outside but weekends get noisy because people stay out let including myself so it really didn’t bother me. The new owner/manager is even nicer.

The staff is also very lovely and they definitely have a great vision of what they want this place to be in the future. The price is also very good, I really recommend this place.

- Verified traveler (6/5): - Location is very good i.e. right behind one of the bus stop whereas most tour carriers use as pick up and drop off spot. As a tourist, it is extremely helpful to save the time and hassle to look up and travel to the pick up spot. However, the cleanliness of the bathrooms is very poor - gross. I stayed in the first floor, the drain of both shared showers were clogged. I was standing in dirty water when having my shower. Basically the bathroom had no maintenance. The room itself was sufficient, neat and tidy.

- Verified traveler (8/5): - Staff were super friendly, although I never saw anyone they were always on hand via email if i needed them and very accommodating to my questions/requests. Facilities are great, beds are comfy, location is amazing. The only problem was the quality of sleep, the walls and floors just be very thin because I could hear the people walking around about me and the noise of the taps/showers running and doors slamming which made sleeping difficult. I think for the price though it’s still excellent, just know what you’re signing up for and bring earplugs :-)
- Emma (8/5): Perfect location, good room - The location is great, right in the center of everything - shops, bars, restaurants etc. I could leave my luggage there before check-in which was great since I arrived early. You get an email with instructions on how to check in since a big part of the day there's no one in the reception, that worked just fine since the instructions were clear. Had a single room with street view which was nice. Only negative was the silverfishes in the bathroom on the first floor
