Ok, I thought of something! Dining room ( COFFEE) not open till 8 am, from those of us escaping work mode, 8 am is like lunchtime. This is not a negative in any way.. it’s all on me! They were incredibly accommodating of our late arrival and generously put us in a larger room when one was available. The property is beautiful and comfortable will lovely outdoor spaces. The room worked out perfectly for us. Also, breakfast was great every morning. The food was delicious and our hosts were very accommodating and welcoming. Overall everything was great. Two small minor downsides: the shower looked like it needed a deep clean, nothing major, just a good scrubbing and the window a/c unit was a bit loud at night as it turned on an off. Perhaps a quieter A/C unit would be better for future guests. Overall though the location was great, and the place was wonderful to stay in. Loved it and would stay there again.

- Clive (8/5): Pleasant inn with great breakfasts. - The inn is within an easy walk to restaurants, shops and the beach. Our hosts were very friendly and offered many suggestions of places to visit and eat. Home cooked breakfasts were outstanding. There is no elevator, so be warned if you have an upstairs room. And there is limited parking as streets around Provincetown are narrow. My wife and I stayed in the Writer's Room which was comfortable, though the bathroom was quite small. There's a nice sitting room, deck and small garden to relax in. Overall a comfortable a pleasant stay.
- Pat (10/5): Lovely B&B - Owners John and Patrick have provided a warm, cozy and updated B &B. Breakfast by their cook Andrew was delicious. A five star meal especially the Eggs Benedict with avacado, spinach and tomato and with the fresh cranberry juice outstanding. So many details noticed throughout this B&B. Too many to mention but if one is staying in Provincetown I would highly recommend a stay here.

Reasonable price during carnival week, no 7 days minimum requirement, you can't beat that

- Julia (10/5): Cute little inn near Commercial street - Had a great stay here! Check in was super easy, the owner came out and showed us where to park and gave us a map for our stay. We also got 10% off our meal that night through the inn. It's very close to commercial street and to the beach. They even had breakfast in the morning! Had great eggs Benedict and scones (thanks Andrew!) Really recommend for a weekend stay, it's a cute, clean house-turned-inn and we loved it!

- Laura (10/5): Perfect Place to Stay in Provincetown! - The Inn at Cook Street is the perfect place to stay in Provincetown! I’ve visited the area multiple times before and this was definitely my favorite visit. The charming beach cottages are a quaint, peaceful oasis, nestled between two of the main streets. Far enough from the downtown to avoid the evening chaos, but close enough to walk to the restaurants, shops and bars if you choose. An easy stroll for our group of 7 friends to manage – happily enjoying shops, dining, Tea & all kinds of evening events downtown – then a quick walk back to the Inn for a restful night’s sleep.
We all felt like we had plenty of space and were extremely happy during our 5-day stay. Aside from the great accommodations, the owners (John and Pat) and the rest of the staff really made our trip special. John and Pat are so kind, calm and pleasant to be around that it immediately sets a warm, positive feeling in the main house area. Andrew, the chef, makes unbelievable breakfasts that we all enjoyed – egg dishes, fruits, yogurts, cereals, fresh baked treats and tea/coffee. One evening there was a wine happy hour with delicious crepes.
Staying at the Inn allowed us to each have the type of vacation we wanted, while still traveling with a group. We could meet up and do things together, then separate and relax in our respective cottages. The entire experience was fantastic & I would highly recommend The Inn at Cook Street for anyone traveling to P-Town who would like an unforgettable stay!
- Verified traveler (10/5): Welcoming - This was our second stay at the Inn. Last time (2 summers ago), we got to sample two rooms in the Inn itself, both very nice. This time we stayed in the "Koi" room, which is a little separate cottage on the property. We also liked this room a lot, as it has a little covered porch with a bench and chair, nice place to read on the day it poured rain for a couple of hours. If you're looking for "high end" rooms, with all new fancy furniture and fixtures, this is not the place. While beautifully maintained, this Inn is all about the vibe of friendliness and feeling at home. Patrick and John Jay are extremely nice and accommodating, and they know everybody. You're a guest at their home, and made to feel very welcome. Patrick set us up with all our reservations at excellent restaurants, and they were all like, "oh, you're from the Inn at Cook St, we love those guys!" So if you want a place with $2000 dollar faucets in the bathroom, look elsewhere. But if you want to feel like you're in a special, wonderful place, where you feel right right at home, and can't wait to go back - this is it.

The location was perfect-close to everything, yet out of the crazy. The Inn provided beach chairs and an umbrella. The place was great and I will return.

- Rose (10/5): Charming B&B in Provincetown - Lovely B&B in garden setting, on a quiet street but close to everything in Provincetown. The hosts are warm, gracious and delightful, made us feel right at home. Breakfasts were superb, cooked to order once we arrived in the dining room. Private seating spaces in the beautifully maintained garden made it easy to relax outdoors and the koi pond just outside of our room added serenity to the garden. Would return in a heartbeat!

- Tsai-Yuan (10/5): Outstanding B&B experience - My husband and I visited Provincetown for our babymoon and we stayed in the Writer's Room at the Inn at Cook Street for a week in May. The hosts Patrick and John are extremely friendly and welcoming. The property was well maintained and tastefully decorated through and through. Our room was very clean and comfortable. Every morning I looked forward to the homemade breakfast. There were coffee, tea, milk, juice, fresh fruit, yogurt, pastries, and make-to-order hot items every day. They also offered snacks in the afternoon. Parking was included and we only drove when visiting nearby cities. Unfortunately, our trip was cut short due to an emergency back home. Patrick and John were very understanding and graciously offered to refund part of our stay. The next time we visit, we will try to book the little cottage by the garden and koi pond.
