Jet16471016727 (6/5): Cute boutique hotel - clean rooms,but some amenities lacking. - The hotel staff is absolutely lovely. The rooms have all you need and you can select to skip maid service, if you want. They walk you to your room, show you how to operate the lights, ac and tv. Plenty of hot water in the showers and coffee in the room. Walk over to the lobby to get fresh beach towels daily. You will see surfers outside from dawn to dusk. Theyre incredible to watch! The colors of the water are unimaginable. Smuggler’s Cove is a 1.5 mile walk. Only walk this if you are decently in shape. The locals call them “hills”…do not be fooled that they are the same gently rolling hills of the plains in the U.S. No no-they are steep, walk on your tippy toes to ascend and pray your shoes have traction for the descend. You will work up a sweat and be rewarded with a splash at a gorgeous beach. Smuggler’s has 2 beach bars: Nigel’s and Patricia’s. Nothing but great drinks and food - remember —> cash! Some things I wish we knew: •The restaurant (Nardie’s) has music. Every. Night. Until 10pm. Two nights a week there is bingo. If your room is remotely close to the restaurant, the volume of the tv will not go high enough to drown out the noise. Same as mornings when staff arrives to start their day. •The pictures on the website are outdated. There is zero white pristine sand. It is rocks. Big. Rocks. Do they have lounge chairs, sitting in sand, up on a retaining wall? Yes. But if you’re hoping to walk out the door and into the ocean, this isn’t it. Stay at Rhymer’s or Long Bay. •The gift shop is also not as pictured. There are hats, shirts, a drink cooler & some basic groceries. If you need anything more significant, you’ll need to head to Road Town & stop at Bobby’s Market. You can also find souvenir shopping across the street from Bobby’s at Banana’s Bar & Grill. There are 2 shops. •The hotel shop has a minimum $10 for any card tx’s. •If you don’t rent a car, plan to spend $20-$30 one way on a taxi. •If you didn’t come with cash - get it at Red Hook Ferry before you come to Tortola! All beach bars & taxis are cash only!
BVI_sunsets (10/5): Great Food and Great People! - We ate here twice. The food and service were fantastic. Definitely try the chicken roti! We also had the pleasure of enjoying the live music on Christmas night, and really appreciated the Christmas goody bags!
2Media_Docs (10/5): Beach day pass not needed here! - Such a great experience at this laid-back out of the way beach Hotel in the West End of Tortola at Little Apple Bay. When I contacted them to inquire about a day pass while we were visiting from our cruise ship, the staff told us that we were welcome to come and enjoy the facilities, bring a beach towel, and perhaps visit their restaurant or bar. That’s exactly what we did, and we had an absolutely great day. The bar was comfortable, and affordable. Afterwards, we lounged on the beach chairs under an umbrella. The surf is wild, and we saw no swimmers, but many talented surfers. The beach immediately at the hotel is rocky, but Sandy Beach is nearby. The staff was lovely. They offered beachfront rooms, a few feet from the waves. Altogether a lovely experience. The taxi ride is $12 a person if you’re in a group, and $35 for a private ride. The hotel staff will call the taxi for you if you’d like. Perfect day in Tortola!

Room needs a refresh /updating along with bath towels. No toiletries provided. Nardis Bar & Restaurant had good food & drinks.

Room & bathroom need a refresh/update. No toiletries & towels are worn & need replacement. On the bright side the restaurant food was good & staff was accommodating. Need to order bottled water vs tap. Was a pleasant stay for using room to start our day island & beach hopping.

The staff at Sebastian are the kindest and most friendly people I have met and I thank you, and continue to exhibited those qualities. I must mention Rhonda, Angelica, Dahlia, and Catanya who assisted me with all my transport needs and my restaurant experiences. You all helped in making my experience in Tortola BVI unforgettable. 854mitchr (4/5): I do not recommend - First off, I do have to say that the staff was amazing, if it was not for them, I would have given it a 1 star. $200 for a tiny room you can barely move about in, the walls are thin, no pool or other worthwhile amenities. I would recommend searching for something nicer, the rooms look nothing like the picture. The Grill across the street has good food, dinner I had good service, breakfast was terrible.

8jannetf (4/5): Good stay poor service - Oh Boy! Let me tell you guys about Sebastian on the Beach we stayed for couple days my husband, a friend and myself. First, we was greeted well when we arrived at the front desk by I think her name is Anglica, she was very pleasant and welcoming and did give some advice. The hotel staff on a whole were always pleasant. The rooms were clean and comfortable. For that rate we couldn't complain. We were so happy to know that there was a restaurant on site that serve breakfast lunch and dinner so we wouldn't really need to go else where. We went for dinner the night ( I think that karaoke was taking place). The server was not attentive she brought water and drinks and she took forever to come back to take our food order. The food was good at least, but the service was very poor. It was clear that all the server was interested in was receiving tips because we asked about the service charge (we know about service charge and how it is shared) and she insisted that it goes to the managers. We went for breakfast the next day and why were we greeted with a loud and what appears to be very untidy young lady in slippers on her feet. For me I think servers should look presentable from head to toe. It shouldn't matter if it is a beach bar, or a top scale restaurant. Again the server was not attentive to our needs and the restaurant was not at all full (breakfast was good). The managers really need to have their servers trained in customer service and appearances. Sebastian on the Beach is a beautiful place in a nice view and quiet environment. I would recommend the hotel but I am not sure about the restaurant, at lease if they don't change or train their staff.
mikemE5095KY (4/5): Sebastian on the Beach Poor attitude - It was a shame because we stayed for four days, first time around and accepted it as average and nothing to write home about. We then went off for a couple weeks visiting and staying at different islands including Puerto Rico and in the last minute before heading back home, to book a few more days at Sebastians as it was ok (we were limited on availability to stay) but we were reminded once again just how rude the staff at Sebastian on the Beach can be, particularly in the restaurant (we actually tolerated it the first time around knowing we were soon to be off) after our consequential stays in various places, being reminded of great service and hospitality , but once back at the SOB we experienced yet again just plain rudeness and a laziness from people to serve in the restaurant, we waited for 45 minutes in an uncrowded restaurant ! We decided after the first night that we would not eat for the remaining five days at SOB and instead eat at the Sugar Mill Hotel where we were greeted well and enjoyed fine cuisine and service. I think the result of the surly behaviour has cost their business dearly, probably about £1500+ from lost revenue. We will not be visiting this hotel again.

AKO1967 (10/5): Adorable Hotel - We stayed one night before a week in Jost and we LOVED Sebastian’s! We were in room #2. It was spacious, the bed was super comfy, the bathroom was a decent size and the water pressure was good. We spent the evening at the restaurant/bar and met the most lovely locals. Doc, the bartender, made us some great drinks and I had some awesome ceviche. We have already decided that we will return for more than just a layover next time. The staff really made us feel welcomed!!

guyb133 (10/5): Do not Miss Sebastian's on the beach in Tortolla. A Gem! - We found this place on a one day layover after a sailing trip. We had stayed in road town on our way in and we wanted something near the beach. It is absolutely worth the cab ride from road town. The Vibe is awesome, laid back, good live music the day we came, an unbeatable view over the waves. The food was amazing, the rooms were very nice and clean and the prices were the best we had in the Virgin Islands for drinks and food. They gave a free sample of the Sebastian's rum with brunch and it is very good! Don't miss this place.

They showed us where to leave our luggage, change clothes, and start enjoying our vacation right away—with a refreshing painkiller from the beachside restaurant, a swim, or simply relaxing in a beach chair. The on-site restaurant not only serves delicious food but also offers fun, lively entertainment. We joined in on bingo night and even sang at karaoke—it was a blast! Angelica at the front desk was especially helpful, arranging taxis for us and recommending great spots for shopping and dining around the island. Don’t miss the chance to grab a bottle of their signature Sebastian Rum—we did! Overall, we highly recommend staying at Sebastian's on the Beach if you're visiting Tortola. It’s a perfect mix of relaxation, fun, and warm island hospitality.
Mickyelliott (2/5): Waste of 2 hours - We went for dinner tonight and arrived around six ordered by 615 the food was still not out at 730 and asked the server about our order she left and never came back .At 740 I said we will be leaving and will pay for our beer and water.they did not charge us for it .We were starving when we left and had cheese and crackers back at our villa.we were very disappointed and will never return
Ricoram (2/5): One of the worst hotel experiences - Rip off at $245 - I think they called it a cliffside junior suite. A medium sized room filled with a cooker sink fridge and freezer next to the bed. TV in a massive wooden cabinet that only showed no signal on the screen. A wardrobe that was unusable as it had a foldaway bed in it and a few random hangers on a filthy wire shelf that had a spare pillow on it!! Bed was comfortable, clean sheets although the top cover had suspicious stains on it. Shower was a relic from the 80's, again filthy with someones discarded hair band with long black hair left on the shelf. The balcony had a door separating the room next doors balcony -you couldn't close it from our side as it had no lock on it. There is an impoirtant police notice on the wall at the wardrobe - half the notice is outside the wardrobe and the other half is inside it -unbelievable. Having said all that, the worst thing was how filthy it was - See photo's
Dawn (10/5): - We loved our time at Sebastian’s. Staff was awesome, room and area was so clean. Food at Nardie’s was excellent! The beach is rocky but just walk down a bit and the water is lovely. Road is busy and can be noisy, but that side of the island is secluded and worth it. Walked to Long Bay beach, and Sugar mill. They will drive you to Smugglers beach, so beautiful! Ask them to call Murlice for all your cab needs! She’s amazing.

Randall (10/5): - My girlfriend and I stayed at Sebastian’s on the Beach from 3/27/25 to 3/30/25. This was our first trip to Tortola and this hotel is situated on a quiet location in the West End. Our mountainside room was spacious, the queen bed was very comfortable and the shower had amble water pressure. The room had a safe, refrigerator, coffee maker and microwave. We were able to enjoy happy hour at the bar. I highly recommend the Painkiller and Sebastian’s Rum Punch. The red snapper was very tender and cooked to perfection. Views of the shoreline and mountains are breathtaking. I had French toast and salt fish for breakfast on consecutive days and both were outstanding. You can take a shuttle or taxi to Smuggler’s Cove Beach which has calm water and delectable food at Patricia’s . Other terrific nearby restaurants include Bananakeet and D’Coal Pot. The staff at Sebastian’s are super friendly and accommodating. I’m definitely returning in the future as Tortola is stunning and the people are extremely hospitable.

Jono-j1972 (10/5): Great stay at Sebastians! - Just back after 2 weeks in Sebastians in Tortola. We had a wonderful time. The hotel was excellent. The staff were amazing from reception, housekeeping, bar staff and waitresses. The food in the restaurant was great and we had some fun evenings enjoying the bingo/karaoke. The location of the hotel is excellent with gorgeous beaches nearby (long bay & smugglers cove). We also enjoyed the beach in front of the hotel watching the surfers. A special shout out to Antoinette who looked after our room. We will be back next year. Sue & John.
james (8/5): - Sebastians is ideally situated, as the name suggests, on the beach. Its very informal which is great to enjoy a relaxed vacation. Staff are friendly and helpful, food offering is good. A few of the facilities werent perhaps as good as they could be, our shower was difficult to control, the room safe didnt work but those are minor fixable things and didnt detract from our over all enjoyment of our holiday.

sharmanu2022 (10/5): Sebastian's is the perfect island hotel - We spent 2 nights at Sebastian's after a week on charter. I cannot say enough great things about this little hotel! Everyone that worked there was so warm and welcoming. The beach bar was delicious with great views and Catanya our server was so fun, and has an amazing voice we got to hear at karaoke! We were also checked on by Dahlia and enjoyed our drive with Malcolm to the beach. Our cliffside room was great and we enjoyed watching the surfers and listening to the waves crash. The room was clean and spacious. You do have to walk up a short hill to get to the room from the restaurant but it is an easy walk. My only small critique is that the bed was not the most comfortable. And be prepared for island time! We were never in a hurry but it did take some time to get food once ordered so enjoy the views and sip on a drink while you wait! We will definitely be back to enjoy Sebastian's again in the future.

Orren (8/5): - This hotel is great for someone wanting to stay VERY close to the water. The road traffic at this location is relatively light and the area is quieter than most on Tortola. However, our room (#6) was right next to the restaurant/bar and was a beachside room. The waves were crashing right outside our balcony door and on Thursday and Saturday nights the bar had a bingo/karaoke event that we "experienced" quite fully from inside our room. Anyone with small children will want a room away from the bar. Overall, we were quite satisfied.

V496VXleighs (10/5): Go for Dinner and Bingo! - Sebastian has bingo on Thursday and Saturday evenings where they have fun prizes. Starts at 7:30pm and you will need a reservation due to its popularity. Jalena always makes the evening fun! They make great cerviche and the hot honey pepperoni pizza and chicken Alfredo is so good!
Lawrence Joseph (6/5): - The photos of your facility were taken years ago. You have restored the hotel, but you are no longer "on the beach", you are on the "small boulders that have replaced the sand" and the boulders come right up to the restaurant retaining walls. Its about 20 feet from the wall to the water. There are no tables on the beach because there is only boulders to the water. Not at all easy to get to the water in front of the hotel. You have to walk (quite far) or drive to a sandy beach. The roads are very narrow and in very bad shape. The economy rooms are very small with very poor A/C with no views and way in the back of the facility. Sea view rooms cost much more. My advice is to visit Tortola is to pick an upscale hotel with a good restaurant and sandy beach and stay there. (West end, north shore area) Renting a car is very expensive when including insurance (recommended) and you are liable for dented wheels(many potholes) and cleaning/removing sand. Driving around the island is a mistake as there are minimal road signs and other than finding a sandy beach, not much to see. We spent our time at Long Bay Beach(walk-able)and Cane Garden Bay Beach(better to drive or taxi). Both excellent sandy beaches. Restaurants in these areas have good food but expensive, not many/any opportunities to reduce food costs. We chartered sailboats many times in the BVI and had excellent vacations, this was the first hotel only/no boat stay (too old) and nowhere as good as being on the water.

Karen (10/5): - The property had a nice, casual on site restaurant and was very convenient to two other higher end restaurants. Staff was helpful and friendly. Garden rooms were quite small but had a comfortable bed and the necessary amenities. Good value for the price.
Rose (6/5): - Can’t beat the location, the staff was so friendly. We did have a few mishaps, maid service went in despite our do not disturb and stripped our room but never replaced the sheets/towels, staff was happy to fix. We dealt with the a/c going absolutely haywire the last night scaring us and spraying me with ice resulting in no ac or fan the rest of the night.

PLEASE READ BEFORE BOOKING. - If you’ve already booked this property and have an opportunity to cancel, I strongly recommend doing so, and if you’re considering booking, don’t. Nothing is as advertised. I'm an easy and flexible traveler, so for me to be disappointed, it really took a lot. We were a group of 6 with 3 different rooms booked - all of us had entirely different but equally disappointing experiences. I personally booked a Standard Room with a Queen Bed and Garden View for 7 days. The booking photos showed a bright, spacious, and tropical-inspired room with beautiful furnishings (see photos as per my booking confirmation). However, upon arrival, the room bore absolutely no resemblance to the photos advertised. The room I was given was shockingly bad—far worse than anything I could have anticipated. It was so tiny and poorly designed that two people could barely move without bumping into each other. The space felt claustrophobic, outdated, and completely lacking the vibrant and inviting charm portrayed in the photos. The furniture was shabby, the decor was uninspired and tired, the room smelled like a moldy, stuffy cottage, and the overall atmosphere was old and depressing (see real photos). While the bed and basic amenities like the refrigerator and coffee maker looked technically functional, they did nothing to compensate for the suffocatingly small size, the dreary ambiance, and the blatant misrepresentation of the room. After spending way too much time arguing with the front desk and explaining the stark difference between what I booked and what I received, they finally admitted that they only have one room on the property that actually looks like the photos online. They even told me that the room I was initially given is better suited for a quick one-night stay—so why on earth would they assign it to someone staying for a full week? Reluctantly, they moved us into another room, which was marginally better but still nowhere near what I had booked. After an extremely lengthy conversation, the manager agreed to compensate me a few days stay, but despite my ongoing efforts, no refund had been issued and only after another month of follow ups once I got home did I finally get compensated as promised. Our vacation was stressful, uncomfortable, and overshadowed by the constant battle for even the smallest form of compensation. This seemed to be a recurring issue at Sebastian’s, as we repeatedly saw other guests leaving early, arguing with the front desk, and voicing similar complaints about their rooms and the property in general. Other things to note: There is no beach despite claims or suggestions to the contrary (see photos), a balcony suite may be a balcony or it may be a patio with zero privacy right next to the restaurant with guests a few feet away (as some of our friends found out), and the overall property is in desperate need of maintenance and attention. In addition, as others have noted in the review, the restaurant staff were annoyed if you had questions about the menu or dietary restrictions and every time we ate there, something in our order was wrong - and when you asked even nicely, the annoyance level just increased. If you’re considering staying or eating here, save yourself the frustration and book elsewhere. You may be lucky and get the one room that is as advertised, but please don't bother, it's not worth it. One plus: the hotel did offer a free shuttle service to Smugglers Cove which was a beautiful nearby beach.

Jackie (4/5): - I thought all the staff were very unpleasant. Following our stay I requested a bill and they just didn't even bother responding to two of my emails. It was their general vibe, just totally unbothered that we were there and almost like we were a nuisance to them. Wouldn't come back just because of their attitude.

David (6/5): - This is a clean professionally operated hotel with a very pleasant staff. If you want to get in some surfing this is the place to go on the island if you'd like to play bingo this is also the place to be - it ends at 10 pm, so you can still get to sleep at a reasonable time. Food's pretty good! I should also mention that there are some pretty nice beaches here for mooching around on so if you got a day to kill you wanna get in a little bit of swimming and you don't mind a little current....Keep in mind that to get here from the airport or town you need to go over the mountain. The condition of the road that passes over the mountain is usually pretty miserable and I am talking about sections disappearing into the mist due to landslides. If you're comfortable driving on the island already we can probably make it but do not try to make time doing so. I don't recommend this place is a layover if you're waiting for a flight to get off the island cause you're just too far away.
Maria (10/5): - Sebastian's is wonderful if you are looking for a relaxing Caribbean vibe. The Customer Service sets it apart. These people try to meet your every need and are so hospitable. Situated where the sea meets the land, it is a rocky beach. Such a beautiful symphony of crashing waves and gorgeous views. The hotel provided transportation to Smugglers Cove Beach and the drivers were generous with their answers to all our questions. You need a car to go anywhere else or you taxi. CASH IS KING! Many places and most taxis do not accept credit cards. Restaurants did. Try the local Caribbean Fusion up the hill for a delicious taste. This hotel is homey, warm, beautiful and has so many characters. If you dont have a good time, its your fault because they do everything they can to ensure you are happy and your needs are met. This is not a resort it is a relaxing comfortable boutique. Thanks to each of you for making our stay great!
Ashlee (10/5): Very nice stay here! - I was very happy with this hotel. The rooms very cute. Very quiet, relaxing atmosphere and not too busy during the day. The surf was a little rough for swimming when I was there but there were chairs in the shade. Dining area was nice, open air with ocean views. The restaurant had bingo and karaoke at night.

We went to Tortola to visit a friend and her first recommendation was for us to stay at Sebastian’s- once we checked in we knew why! Besides the hospitality, the AC and water pressure worked amazing ! We appreciated the fact that they wanted their guests to relax at the beach, so because the water was rough, they were willing to bring us to Smugglers Cove. We were so appreciative! Also, best banana pancakes EVER ! My husband ate them 3 days in a row. They also made sure our friend who visited for a day, as well as us, always made it safely to the airport or ferry. Extra shoutout to Joey, Malcolm and Duane- they made the experience !!!

jimnabholz (2/5): A Disaster of a Night... - I created this new business listing on Yelp because the existing listing for The Seaside Grill is the restaurant/bar at this location. The Grille's reviews cover both the hotel and the restaurant/bar, but they are separate operations. In fact, on other websites, the restaurant/bar is named Nardie's Beach Bar. In fact, the Nardie's sign is still on the wall in the bar area! We did not have a good experience at the hotel. The resort was nice, decent beach, nice amenities. That said, we were stuck in a room up the street, not in the hotel building across from the office. It appears the owner bought the building up the street and turned it into a few rooms but had not done the rehab work yet. The room had a nice balcony and a great view, and we could see the resort down the beach when we looked out! The room itself was a wreck. Fixtures pulled out of the wall in the bathroom, rust in the sink and tub, the bathroom door had been kicked in at some point and was not repaired. The electrical things in the room were bizarre, extension cords and surge strips run over doorways and across walls to reach appliances. Good thing there was no fire, the fire extinguisher on the floor by the door was not charged. If we were going to be there more than one night, we would have insisted on a different room. We did tell the desk about the issues in the AM, and they did give us a voucher to cover most of the cost of the room, which we used in the restaurant. Don't get stuck in the rooms up the street, insist on staying in the building across from the office, by the restaurant/bar and the beach...

418DavidR (6/5): Great for some, not so much for others. - First, the pros, Beautiful location- great view of pitons and rolling surf. If you are a surfer, nice wave action just to the left of the resort. Intersecting waves make for point breaks. Large pebble entry - no sand, no beach. If you are looking for a good meal at typical BVI prices - good little bar-resto, very nice staff. Try the jerked chicken Caesar! The rooms - better than basic. Clean, nicely appointed. What they didn’t mention: on the website No diving or snorkelling here - you are on the wrong side of the mountain. See ‘waves’, above - serious rip/ traverse currents to contend with, not for the inexperienced. Access road - abysmal. A 10 meter section (the entire left hand lane , descending) had just collapsed down the mountainside. Narrow, multiple hairpin switchbacks. Truly dangerous. You are about as far from the airport as you can get. Expect 1 hour taxi ride - pricey. If there is any action in the bar, don’t plan on resting in your room between 1800 and 2130 or so. I was there Saturday night. All of the rooms are quite close to the bar where you can easily follow along with bingo callouts for most of the evening. What the house sound system lacks in subtlety it makes up for in volume . There is no soundproofing worth mentioning in your room, so it’s easy to keep track of the proceedings. In between bingo sessions, you get continuous disco music - be ready to sing along to Disco Inferno , Born to Be Alive and other timeless classics from whatever bedroom you happen to be sleeping in….and then, there is the karaoke. Keep in mind it was Saturday night. May be dead quiet every other night of the week That having been said, Main Street runs right by your room . Expect the occasional random 7000 rpm two-stroke drivebys . So - if you are surfing, or enjoy good food, good rooms and watching the rollers, and are ok with the road and distance from the airport, great place.
