- Verified traveler (10/5): - Innkeeper-of-sorts Bill is the sort of host all innkeepers and hoteliers should aspire to be. Encyclopedically knowledgeable about all things Hyannis AND Cape Cod, he provides invaluable guidance on how to best spend one’s time. The setting is also superb, in a quiet enclave away from the teeming town.

- Beverly (6/5): - Finding a bed and breakfast which is pet friendly and afford can be difficult. I was so pleased to find one on Cape Cod. Simmons is an old inn on a lovely piece of property where you can exercise your dog. The innkeeper, Bill, is the perfect host. He has owned the inn for over 30 years and can suggests options on your vacation plans.
The inn is full of various collections of Bill and his late wife and viewing all would be a half day worth. I love quirky so was delighted with the inn but if you are a 4 or 5 stars traveler do not chose this inn. I loved the breakfast which Bill cooks but it is standard fare.

- John (8/5): An extraordinary host - Bill Putman, "the Innkeeper of Sorts" had a wealth of useful knowledge about the vacation delights of Cape Cod. He was very attentive to our needs and full of enthusiasm. He made us feel as though we were part of his family, while he made certain we could relax and enjoy our experience. .
- irene (4/5): No Locks in Hyannis - Great place to stay for those who miss their old Gran's place in the summer, crave the company of cats, have excellent eye sight (tv is tiny and 12ft across the room) and/or find their height of decor fashions at Michael's. Very pleasant inn keeper who does not believe in door locks. There are none at all and that is a bit creepy. While I had no problems I did take my valuables with me during the day and felt very uncomfortable when unseen folks came and went at night. I was told I was the only guest though they must be renting out rooms long term to boarders. The place is desperately in need of updating though the bed I slept in was pretty comfortable and the shower was hot, however, the coffee was not. Oh, and the inn keeper is loath to pay the credit card fee, asked for a check which i didn't have with me and seems to be having issues with the Google Wallet payment I sent him. No way was I carrying cash there with zero security.
- Verified traveler (6/5): Decent - Things were fine. Nothing spectacular, but nothing to complain about. Due to timing on our part we were unable to take advantage of viewing the car museum
- Verified traveler (4/5): Bad surprise! - We chose not to stay there after we arrived and experienced the facilities. The place only remotely resembled the picture on the web site, ,floor carpets were sticky and not clean. The words "old, rundown" come to mind if you wanted air conditioning it was EXTRA I(it was 89 that day). The bath in the room, the toilet had a padded seat that was cracked visibly wet on one side
The owner, was more occupied in feeding his cats than attending our check in, we left. This was during season there so finding alternate lodgings were,difficult and expensive.

- Verified traveler (6/5): - The beach was not in walking distance; beach chairs scarce, rusty and poor condition along with 10-speed bicycles, no beach umbrellas which is a most for all day beach stay given you have to pay $15 a day for parking. I found it odd there were no locks on the doors so you could not lock your room upon leaving. There were no refrigerators in the rooms! and there was an extra charge for air-conditioning - very odd!
- Paul (6/5): One of a Kind - I've stayed at a lot of B&B's over the years and this is definitely one of the most unique, primarily because of self-described "Innkeeper of Sorts" Bill Putman. While we were initially turned off by the well-worn condition of some of the interior appointments, the basic (but clean) bedding, etc., it didn't take long for the place to grow on us. It's an old captain's house with lots of neat nooks and crannies, and a lovely back yard with chairs and hammocks for relaxing and enjoying the ever-present and soothing Cape breezes. The place is chock full of tchotchkes, humorous signs, articles and other memorabilia that can keep you nosing around for hours. As one reviewer said, it really is like staying at Grandma's house, with the notable exception of Bill, who is a resident tour guide extraordinaire and treasure trove of information about every area of the Cape. Wherever you want to go, Bill will give you a map, discount coupons and tell you where to park for free or cheap. His one-page write-ups detail all the best places to go and things to see in each area of Cape Cod, Martha's Vineyard and Nantucket. He also has a sports car museum on the property with lots of cool old rides. So, if you're expecting elegant or luxurious accommodations, this isn't the place for you. But if you want a comfortable, clean place with lots of character (the most interesting being the innkeeper), the Simmons Homestead Inn is one of a kind.
