- hosea49 (10/5): Another Perfect Stay - This was our 4th say at the Williams House and the first time in the Island Get Away room. This room is in the Carriage House and is very comfortable and we would stay in it again. Veronica's breakfasts are “over the top” and a bonus to our stay. She has figured out how to run a B&B from room décor to breakfasts. The rooms are furnished with AC/USB table top devices that are frequently not found in other B&Bs and many of the lamps have a USB connection at the base. The rooms are very clean. We will return next fall.
- marjyh2025 (10/5): 1st time there, and looking forward to another stay. - This was our 1st time at The Amelia Island Williams House is a beautiful bed and breakfast. And it was fantastic. We loved the Main House as well as the Guest house. We were able pick which time we wanted to have breakfast - which was freshly cooked and absolutely delicious each morning. Veronica is the hostess with the mostess! She makes sure you have everything that you need. There was always coffee, cookies, water available and even a puzzle board out for when you are in the sitting room. The place is set up so nice and the rooms have everything you need, are comfortable and just gorgeous.
It is walking distance to downtown and there are lots of great places to go to and eat at as well. The beach is driving distance, but not far at all.
Definitely would stay again.

- langenbach13 (10/5): A Step Back In Time - The Amelia Island Williams House is a beautiful bed and breakfast. Spacious landscaped grounds are enclosed in a black wrought iron fence. The aroma of the many flowers and plantings are a delight.
Veronica, the owner, told us the fascinating history of the house, and how it had been lovingly restored. With a background in architecture, she has continued this process. The original woodwork and flooring are incredible. With the antique furnishings, the house is like a step back in time.
We stayed in the Hearthstone House (1880's) which is next door to the main house. Our room was warm and charming, with the most comfortable bed. The furnishings were beautiful and antique, as in the entire Williams House. The room opened out onto a porch with comfortable chairs.
Veronica could have been a master chef. Her breakfasts are creative, healthy and delicious. She graciously shared one of her recipes with me! She keeps a large vegetable and herb garden on the property which provides some of the ingredients for her breakfast creations.
The Williams House is located to conveniently visiting all areas of the island. We totally enjoyed our stay. It was a delight!

The property and its history are interesting and the location is very quiet so sleep is good. Close enough to walk to all downtown amenities. We parked once and walked everywhere. We took advantage and enjoyed the new bikes provided for guest too. Veronica is very welcoming, kind and joyful:). Would definitely stay here again. We are most grateful Veronica for such a lovely time at your establishment.

- lauraoc68 (10/5): A great stay - We detoured here for 2 nights on our way to St Augustine. The inn is beautiful and Veronica is an excellent innkeeper. Our room was well appointed with upscale linens and towels (Frette). We had a fully stocked coffee bar right outside our room (2nd floor) and a door leading to a deck with rocking chairs.
Veronica checked us in. She’s warm and friendly, and always available to give you a restaurant recommendation or to chat. Homemade cookies and treats are always available at the entrance, and she has wine every evening in the main parlor, just to name a few of the many nice touches. Breakfast was delicious for both days we stayed, and it was nice sitting and chatting with the other 2 couples at our table. I’d recommend this BnB if you’re coming to the area.
- aaronmM7766FW (4/5): FLAWED SOMEWHAT CHARMING LARGE B&B - Quirky, sometimes charming large B&B, but sadly flawed. Heat broke the first night in the wee hours and it was freezing in the room. My wife got sick. Also, a cleaning crew was loudly talking and even singing directly outside the room at the crack of dawn. The owner/proprietor was apologetic the next day but slightly dismissive. She moved us to another room in an adjacent building that was considered a slight upgrade because it was a little bigger, but it lacked the charm of the main house. Big hassle and no other compensation for the discomfort and inconvenience. The WiFi in the new room was terrible and kept cutting out. When I complained, I was told there was nothing to be done. (She did reboot the modem to no avail.) The included breakfast is nicely presented but the food was odd. I’d be happy with bacon & eggs. Instead it was a pseudo gourmet experience. Very fussy and mediocre. Also, be warned …. There is a saloon/bar across the street that can get LOUD. (They close at 9pm). When I arrived (Sunday) there was an ear-splitting live rock band playing outside the bar for about three hours. Certainly not the quiet romantic getaway I was looking for. To her credit, communication with the owner (texts, calls) was excellent, and the location is great. Some people evidently like this place. I didn’t. Our four-night stay was disappointing, especially for the price.

She went above and beyond to make our stay amazing with delicious two-course breakfasts, recommendations, gorgeous art, nightly happy hour and fresh-baked cookies every day. It would be impossible to articulate just how special both Veronica and the property truly are! You will have to see for yourself!! You can feel (and see) the enormous amount of love that Veronica has been put into ensuring that your stay is one that you will remember forever! The only downside is that we will now be comparing every other B&B experience to this one, and we will likely be left wanting! Amelia Island may be the “destination” but the true beauty and unforgettable experiences can be found at the William’s House! We could not have been happier with our stay and would absolutely recommend it to anyone looking to create a magical memory and meet an amazing, impressive, and wonderful innkeeper!

As a solo traveler, I felt safe as there were codes and keys. This B & B far exceeded my expectations! Stepping into the lobby, it's just a wow factor! Veronica the innkeeper, was an amazing host, excellent chef, great reference for island restaurants and current on local activities. I was able to use a bike and loved the porch swing and happy hour. The home is clean, walkable distance to restaurants and to downtown. Loved how detailed the home is.

The Willam’s House is a MUST! - If you're even thinking about a bed and breakfast in Fernandina Beach or Amelia Island, you absolutely MUST choose The Williams House! Veronica is the perfect host, and the place is pristine! Her passion for hosting is evident in every detail, from her attentiveness to guests to the incredible breakfast she serves. The breakfast is out of this world—so well thought out, nutritious, delicious, and filling.
I opted for a package that included a picnic for my wife and me, and Veronica's picnic basket was just delightful and so thoughtful. We were also lucky to meet some fantastic fellow guests.
The location couldn't be better—just a short stroll from everything you want to do in the downtown district. For anything further away, there are four bikes available on-site if you fancy a ride. Communication with Veronica was fantastic and effortless. If I could give 100 stars, I would! I can't wait to go back!

- Condocat (10/5): Fabulous First Rate B&B - The Amelia Island Williams House is a perfect place to to enjoy this piece of paradise. It is steps away form numerous restaurants, wonderful shopping along the quaint business district and not too far from the beaches. This historic building has been beautifully restored and updated in addition to being professionally decorated with quality antiques. Fine linens and plentiful plush towels (even beach towels) are to be enjoyed.
A gourmet breakfast is included each morning which is an epicurean adventure taking place in the formal dining room of the main house. This must be THE best breakfast of the entire island! Fresh baked cookies are available in the afternoon along with a variety of wine from 5-6pm.
Veronica, the owner/proprietor will go out of her way to make sure you have a great visit.

- MoWhitley (10/5): Sit back, relax and enjoy the vibe! - The Amelia Island Williams House is this gorgeous Stick Victorian, meticulously maintained by Veronica and her amazing staff.
You open the door to the smell of freshly baked cookies. The credenza is filled with the cookies under glass along with the overflowing candy jar.
Veronica is clearly the captain of this ship and she will answer any questions and pays close attention to all of your preferences and needs.
The breakfast is absolutely delicious and you will stay full well into the afternoon… Her overnight oats are the best I have ever eaten.

- JYFlorida (10/5): Marvelous stay at the Historic Williams House. - We spent two marvelous night in the Williams House. The weather was cold and rainy, but the atmosphere inside this historic house was warm and welcoming.
The house is very clean, well appointed and decorated by its owner Veronica. Everything, to the smallest detail, is perfect.
Breakfast time is a feast. Each dish is delicately prepared and served by Veronica and her attentive staff... a delice.
- mottelj (10/5): PERFECT! - Absolutely Perfect! Stayed at the Williams House with friends for Christmas 2023 (Dec 23-26). Veronica, the Innkeeper had thought of every detail to make our holiday as delightful and stress free imaginable. Just amazing..... The Christmas package included a local boat ride, a tour of the historic district given by a docent from the history museum in town, an incredible picnic lunch, and two dinners withing walking distance for Dec 24 & 25 so we didn't even have to worry about making reservations.
It's located a block from the Fernandina's main street and you can walk everywhere. I parked my car the day I arrived and didn't move it until I was ready to leave.
The Williams House is tastefully decorated with attention to making sure you have everything you need--even had more than enough outlets and charging available for electronics which is sometimes lacking. My room was charming, immaculate, quiet and the bed was very, very comfortable.
Breakfasts were home made and served by Veronica and her delightful staff--absolutely delicious! Of course if you were hungry during the day there were always freshly baked cookies, hot coffee & hot chocolate too.
Already thinking of next year.......

The Christmas package included tours and several evening meals at excellent restaurants. Veronica, as always, was a gracious and enjoyable hostess. She makes killer cookies! The staff was excellent. The rooms are safe, clean, and well-appointed. There are many B&B's in the area, but we see no reason to go anywhere else. We'll be returning......again.

- S1418WGsandrap (10/5): Beautiful B&B, circa 1856 - The Williams House B&B, circa 1856 is a lovely house on a quiet street. The owner Veronica told us the fascinating history of the house. And how through the years it has been rebuilt to the lovely house it is now.
Veronica has done much of the updating and her love for this is shown in every room.
We were there only overnight to be at the jazz festival. It is centrally located and everything is close by,
It’s a lovely area. The room we had was large and comfortable. Unfortunately we booked by accident the only room with its bathroom across the hall which was not a problem…. If you go, inquire as to en-suite bathroom….
Veronica served an amazing breakfast in the lovely dining room.

- A1576ICdougl (10/5): Best B&B experience - My wife and I recently visited the Williams House at Fernandina Beach FL and had a wonderful 3-day vacation. The Williams House is absolutely the best B&B I have stayed in throughout the world. Veronica made us feel very much at home and served unbelievable breakfast each morning. The house is conveniently located two blocks from downtown so walking everywhere is simply a pleasure. We really enjoyed spending both the mornings and evenings out on their delightful front porch. We cannot wait to return to see Veronica and family.
- John (10/5): Truly Amazing - As part of a four week tour of SE USA from the UK this was definitely a highlight. It annoys me intensely when people say they give 110% or 11/10 but, in truth, and if I could, both of these measures would apply to Williams House.
Veronica truly does give 100% in her commitment to providing the opportunity for a marvelous stay.
The rooms are beautifully and thoughtfully presented and deserve the 10/10 unequivocally. Breakfast was a total delight and as far removed from the all-too-common resort to plastic or styrofoam either in total or by degree as one could get. The food itself was both imaginative and beautifully prepared and presented.
Add in the fantastic location, a very short walk to old town Amelia Island, and it simply could not be better.
I would very much like to think that we will return in the not too distant future and, if you can, you should go too!
If you don't enjoy it as a fantastic experience I will be 200% amazed.

Location was easily walkable to restaurants and the Center Street retail area. I booked on booking.com and the listing did NOT mention that the private bathroom was across the hall. When we arrived, this was quite a surprise. Had I known this, I would have requested a different room. To be fair, this was clear on the Amelia Williams House website, but not mentioned at all on Booking.com

- Kim (10/5): Exceptional - This mansion and the service provided are awesome. It is first class. The landlady has been successful in restoring this property back to how it must have been when new. She also can tell you the complete history of this place and its seroundings. The furniture reminds you of bygone times when this beautiful mansion was build exept for the mattresses, which is a blessing. In the evenings the stylish living room is very inviting and the lady of the house places bottles of wine for your enjoyment and soft background music in style is piped into the sitting room all night, so that you really feel like you have traveled back in time. The breakfast is phenomenal, it’s being served by the landlady herself. She uses produce from the vegetable and herb garden plus other ingredients combined into a lovely starter and even more delightful main brackfast course prepared for you taking your taste and or dietary needs into account. You can also enjoy her extensive knowledge of the island and its history. And for me, coming from the Netherlands, “THE COFFEE WAS GREAT” which is exceptional in the US.
We were expected to book in the Ritz Carlton for a wedding and could not get a room. So happy we found this place instead. My wife and I enjoyed our stay beyond our expectations. We were in no way compensated for this review other than how we experienced our stay. You will not regret booking this place. Sincerely, Kim No thing.

When we arrived, we had to park on the street because there was not enough guest parking. We also did not get the room we were advertised when we booked it on Expedia but I assume this was Expedia's fault for not updating the photos and room description. We got a room outside of the main house (Island Getaway), which is not what was advertised to us. The owner was not very friendly and after we left she accused me of smoking in the room and also stated I smelt like cigarettes while she was serving me breakfast in the main house the morning before we left. The crazy thing is, I don't smoke so I found her comment to be extremely rude and offensive as she automatically accused me and assumed I was a smoker. For the price we paid and not having stayed in the actual house and being accused of smoking... I honestly wouldn't recommend staying here. We had a better experience at all of the shops and restaurants and could've booked a cheaper room on the beach. Not what we expected and very disappointed in the hospitality.

- Verified traveler (10/5): - Wow! Words cannot describe how wonderful our stay at Williams House was. We stayed in the Isle of Santa Maria room. It was tastefully decorated Victorian style - with my favorite - cherub paintings! The beautiful old trees surrounding the property were so very majestic. We enjoyed sitting on the wrap around balcony enjoying the greenery.
We were greeted by the friendly owner Veronica who has gone out of her way to provide little touches and details.
Here were some of the highlights that made this stay better than a 5 star hotel:

- soft toilet paper
- delicious creative 2 course breakfasts served in their artful dining room

- Keurig, k-cups and tea bags provided
- plenty of water bottles
- even provided choice of different pillows!
Amazing! Plus it's conveniently located - just 5 minutes from the beach on one side and the marina and shops on the other side.
We really enjoyed our romantic getaway. It was also fun meeting other guests too during the wine social hour and at breakfast.
Thank you for making our first visit to Amelia Island so very special.

The house is pre Civil War construction and mostly in its original state with all the modern comforts. The attention to detail was exceptional. We were warmly greeted by Veronica, oriented to the BnB and offered great tips for exploring near by. The house is beautiful and set in a quite area, but close and easy to get to nearby attractions. The house even offers bikes for guest use which was great for extra sightseeing as well. Our room was just as charming as the rest of the house and immaculately clean. Saving the best for last, the lovely breakfast served every morning by Veronica and staff was worth a return on its own. Great quality and you can tell it’s prepared with love. If back in the area I would definitely stay here again, and would recommend to any friend.

There is cheese and wine offering around 5pm but we did not partake.

- Verified traveler (10/5): - We really enjoyed our stay at this beautiful, immaculate, historic home, in the Fernandina Beach downtown district, with excellent restaurants and shops within walking distance. Our stay was over Valentine’s Day Weekend, the house was charmingly decorated and exuded warmth. Loved the lit fireplaces in the living room and dining room. We stayed in the Princess Amelia Room which has its own fireplace, and walk in shower in the bathroom. Room was very comfortable, on the 2nd floor of the main house, with a coffee station in the hallway ready to go for the early morning risers. From that hallway there is access to the 2nd floor balcony.
Veronica, the proprietor, has fairly recently acquired this amazing home, and is the most gracious, welcoming host. The breakfasts were delicious and beautiful. Veronica accommodated my odd dislike of bacon/sausage (I know- it’s odd...), and graciously made the substitutions. Breakfast was done in two seatings, to enable social distancing during Covid. We selected the 8am earlier time, and I believe there was a 9am (maybe 9:30am) time. There was a happy hour from 5p-6p, with complimentary wine and charming company. There is reserved on the street parking, which was always available as we came and went – no issues and very convenient. We are looking forward to visiting again.

One thing not to miss is listening to Maria tell the history of the house. Her narration shows how much she and Chris love this place. And that love shows in all the special touches around the property.

Our room unfortunately had a bathroom down the hallway and down a step. It is pvt., so you get a key, a robe, etc. But I must say it is odd, and had I known that by listing it as such; “King size bed, private bathroom,” (that the coma meant down the hall), I would not have stayed there at $250.00 a night after taxes.

The morning meal was excellent. Bedroom was spacious. The house has been upgraded with new HVAC and on demand water for showers etc. As well the property is convenient distance to the Amelia Island state park and the center of the Historic District.
