Guest Reviews
- scottu606 (10/5): Another World - From the moment you step into this 19th-century home, you are conscious of being transported to another world. The soft music in the entryway, the quiet chiming of the clock in the dining area, and the crackling fire convey a sense of tranquility and great attention to detail. This is not just a place you stay. Phyllis and Jim have turned this historically-rich place into an oasis away from business and stress.
I could go on about the delicious, freshly prepared breakfasts. I could expostulate on Phyllis' great charm and easy-going manner. You feel like you've known her for years. Finally, I could tell you about the impeccable cleanliness of the rooms and their comfort, but I won't. Instead, I encourage you to book a stay, sit by the fire, and simply take it all in. If you're looking to heal, destress, and come back to a busy world feeling refreshed, this is just the thing for you.
- craigcF3845CO (10/5): First Class Experience You Won’t Regret - Fantastic experience in a well kept early 19th century home. Jim and Phyllis are amazing hosts who take pride in their business. The rooms and common areas are clean and well appointed. The food was incredible with all the secret ingredients whether you choose savory or sweet breakfasts. We were blessed with a well decorated home in the Christmas season. Jim had the driveway and parking area free of snow and ice. The home is quiet and peaceful inside. Look no further - book the Baldwinsville Bed and Breakfast NOW!
- Earl (10/5): - Pristinely maintained grand old home appointed with beautiful antiques and modern conveniences.Very friendly hosts with great knowledge of and roots in local history. Phenomenal breakfast!

- Linda (10/5): - A beautiful , historic home within walking distance of a charming village with scenic views and pedestrian trails.
The innkeepers Jim and Phyllis are friendly and available. The rooms and sitting areas are spacious, beautifully decorated and welcoming!
Breakfast was delicious both mornings with a sweet and a savory choice and always with fresh fruit that is in season.
We highly recommend staying in this wonderful B&B when visiting central NY.
- Loretta (10/5): - Thoroughly enjoyed our stay! Beautiful place that is warm and inviting. Cute town with a lot of history….
- Gail (10/5): - Breakfast was delicious. I have to control my carb intake but really wanted the waffle with honey laced cream cheese. OMG. Yum. They were kind enough to give me a small portion of sweet and savory for breakfast. Chatting with other guests was nice and relaxing. Went out back and meditated by the koi pond before heading out. Loved it.
- Y1188WAkenneths (10/5): Baldwinsville Bed and Breakfast - Jim and Phyllis operate an attractive, spotlessly clean venue with superb breakfasts in a location that is only several hundred yards away from downtown Baldwinsville (a scenic riverfront village 12 miles north of Syracuse). If you are traveling to upstate New York, this is a fine place to stay.
- Ken (10/5): - Jim and Phyllis operate a friendly, first-class venue. Breakfasts were superb. And it’s a quick stroll to the charming riverfront downtown of Baldwinsville, NY
- 2014Nicole (10/5): Welcoming, comfortable stay - My husband and I booked two nights at this B&B for vacation, and we couldn't have been happier or more comfortable. Our room was lovely and parking easy. We had some car trouble and Phyllis and Jim were helpful in finding a repair shop so we could continue our vacation without a major hitch. We also enjoyed learning more about the town and the area's history from them. And breakfasts were delicious! Thanks again to our hosts, and we hope to return in the future.
- Christopher (10/5): Great hospitality - The breakfast was amazing . Very clean and well kept room. Had a wonderful time chatting with other guests. Just small walk to all restaurants. Can’t wait to return again for the hospitality. Chris & Terri.

- Donna (10/5): Memorable Bed and Breakfast - Jim and Phyllis are masters at creating the ultimate bed and breakfast experience. The property, built in 1816, has been impeccably restored. Rooms are artfully decorated with gorgeous antiques and include every comfort. Breakfasts (including for those with dietary restrictions) were scrumptious. The vegan blueberry pancakes were so fluffy and pear waffles irresistible. I will definitely be back when visiting my daughter at SU. Thank you for a lovely stay!
- Meredith (10/5): - I loved my stay at Baldwinsville B&B! I stayed one night to visit a friend. Jim greeted me right away and was accommodating of my arrival past check-in time over text. - DayTrip11614869689 (10/5): A beautiful bed-and-breakfast for guests and a garden wedding. - Jim and Phyllis at the Baldwinsville B&B are the most helpful, wonderful hosts. They were truly magnificent helping us get our wedding re-organized and made our guest extremely comfortable. We rented three of their rooms for out-of-town guests, and these guests were awestruck with the beauty of the rooms, the home, and delicious breakfasts. Jim and Phyllis have done a magnificent job restoring the old home and creating gorgeous rooms. We were fortunate that Jim had his garden area available for a wedding in July. He did an amazing job helping the renter set up tents and tables, worked exhaustively with the caters, DJ, photographers and The Help. Our guests were totally amazed at how perfect our wedding event was. We cannot give Jim and Phyllis a high enough rating. Beautiful rooms, wonderful breakfast, phone conversations, and a quiet beautiful town to relax. Thank you again Jim and Phyllis for making our wedding happen. I give you 100 stars!

- maggielG3931ZG (2/5): Untrustworthy - We booked a stay through Expedia in the Autumn of 2023. On check out we were encourage to rebook a stay for graduation weekend in 2025. We weren't sure about dates or rooms. Jim, the owners husband encouraged us to book with him then and stated you can always get your money back if you cancel or change. He did not disclose verbally or in writing that there would be a 25% non refundable fee if we cancelled. We had not reviewed his website as we booked our first stay through Expedia. He pressured us to book directly through him than a third party. I get it, so he could save fees, which is fare enough. Although unsure of dates and wanting to help a small business save third party fees and confident by him saying it was all refundable, we booked in person.
About 4-5 weeks later we had to cancel. It took him over a month to refund our booking and he kept 25% of it. He says his evidence of disclosure is his website which he never showed us at the time of booking in person. When we booked it in the morning he did not provide a receipt in writing stating this non refundable deposit as he said he had printer and internet issues. If we had we certainly would have cancelled it immediately. And again he never verbally told us either. He emailed the receipt later in the afternoon. His lack of transparency shows an untrustworthy character. I would not recommend this establishment.
- William (10/5): - First class, wonderful place and people, great experience from start to end!
- Voyager65168364555 (10/5): Baby Shower. - The Innkeepers created a magnificent party for our family and friends. The food, ambiance and service was par excellence! We would highly recommend for an intimate party and we will definitely be back for future celebrations. Thank you so much!
- Cherryeyes (10/5): Could not have asked for more! - We absolutely loved staying at the Baldwinsville Bed and Breakfast! In every possible way, our little holiday there was perfect. The welcome was warm, the rooms were spotlessly clean and cozy, and we particularly loved the chance to sit by the fire in the living room. Jim was a tremendous host who was kindly and knowledgeable. He was full of suggestions and had a knack for making all of us laugh. Phyllis served wonderful breakfasts, and all in all we could not have asked for more. V&M, Toronto
- Lori (10/5): - Great B & B! Gorgeous Victorian home, finely and impeccably appointed. Comfy bed, wonderful hosts and a very tasty breakfast. Highly recommend!
- rebeccasT1888IJ (10/5): Our favorite REAL bed and breakfast!! - We stay here every time we come back to visit family in upstate New York. My husband grew up in Baldwinsville and we love the village of Baldwinsville. The Baldwinsville Bed and Breakfast has gorgeous accommodations and the breakfasts are to die for!! Jim and Phyllis are amazing hosts. This grand historic home has been updated to reflect its original glory. So super clean...great linens...I could go on and on! You want to stay here!
- Caroline (10/5): - The perfect place to stay when visiting Syracuse! The historical house is beautifully renovated. My room was the “Round Room”—lovely interior design, super comfortable bed, nicely updated bathroom, all amenities needed (bottled water, mini fridge, iron, hair dryer, shampoo/conditioner, soap, etc.)— plus the fun of sleeping for the first time in a turret room! Breakfast was delicious. Parking is easy at the end of the driveway. Lovely canal town to walk around. Overall, a much more pleasant experience in every way than staying at a hotel in Syracuse. Will return for sure!
- Louise (10/5): B&B Review - Absolutely beautiful B&B in a great location!!! Our hosts were very friendly and also very helpful in regards to interests in the surrounding area. Will definitely be back!!

Cozy bed
Delicious breakfast and plenty of coffee
If you’re trying to choose between a hotel and this B&B, stop. CHOOSE THIS. It is absolutely beautiful, the food is great, and this property is about 100 times more interesting than any hotel chain could try to be. The host is attentive and kind, we felt so welcome.
We’d stay again without pause.

- Dorothea (10/5): - Proprietor Jim told us the history of the property including stories of famous (anonymous) personages who've stayed at the B&B and how it was used as part of the Underground Railroad and during prohibition times. We didn't have an opportunity to taste the breakfasts, but they sounded wonderful based on the menus. A little gem for a getaway. Highly recommended.
- Stephen (10/5): Hit the jackpot - We needed to find accommodations for a night in the Syracuse area at the last minute and could not have been more fortunate to discover the Baldwinsville B&B. The historic home is immaculately decorated and kept, the accommodations supremely comfortable, and the breakfast delicious. The hosts were warm and shared a great deal of interesting information about their home, the village, and the region.

- Lorna (8/5): - Lovely property. Friendly hosts.
- X7984BGjimr (10/5): Very appreciative, customer care done right! - My son and I were traveling to Baldwinsville and I booked a room at this BB and upon arrival I was informed that I actually booked for the wrong day. Unfortunately, they did not have any rooms for the night I needed but Jim the property manager was very helpful. He actually called another BB in town and helped me book a room that night to accommodate the two of us. I had to cancel the day I incorrectly booked and Jim took care of that without an issue. Great customer care, and I was not even a paying patron! Just the few minutes I was inside the BB felt warm, inviting and very clean. It was right in town and within walking distance to the restaurant scene near the canal. Thank you Jim, we will be back next year, next time I will book the right date! Thanks again.
