A genuine pleasure to stay somewhere that cares so much about its guests - Got a superb upgrade on arrival - hosts super friendly and welcoming for my stay linked to a work event the next day. Snow fell in the night and in the morning I found the owner had cleared the snow and ice from my car so that I was safe and clear to drive. So thoughtful and a lovely touch, especially as it was -5 outside and he was out there at 7.30am!
Can't recommend the place enough for a genuinely warm welcome and a super friendly independent place to stay. n/a

- Steve (10/5): Quirky boutique b&b - A quirky boutique b&b with great hosts, Richard & Sam, comfy well appointed rooms. Lots of history and character. Well placed to explore or for business. I had a breakfast which was perfect. Just a note for anyone staying, there is no restaurant or evening meal here, but there are a few pubs nearby, the Red Lion walking distance and the Thatch a short drive away are good.

Really lovely hotel, run by an amazing couple Sam & Richard. Nothing is a bother for them. They go above and beyond.
Car park areas for approx 3 cars at hotel, but they also have another larger car park area essentially just around corner. Always got parked there too.
We stayed in the Deluxe Double Rooms with Ensuite with wonderful showers.
Really lovely comfortable rooms and facilities, lovely outside seating area too.
Eating area is in basement. All areas very tastefully set out on all levels and in rooms. Very good hospitality trays in rooms.
Brilliant tasty breakfasts. Everything you need.
Quite a few steps into hotel and within. No lift as it’s such an old building but we managed well with luggage & with help of owners too.
Heat wave while we were there, so I was very grateful for the large resident fans in rooms. Nice touch.
I have absolutely no hesitation in recommending this wonderful hidden treasure of a hotel, great location for visiting Lincolnshire and nearby Norfolk. I’ll definitely be returning.

Our room was beautiful, the whole building has a fantastic character with nooks and crannies and interesting decor - you can feel the love that has been ploughed into the place.
The breakfast was impeccable, choice of cereals, pastries etc and a spot on full English.
- Elaine (8/5): Great place in the centre of Holbeach. - The building is amazing, a lot of history to it. The hosts are friendly and helpful. As an older person there stairs are quite steep. Also, I asked for a vegetarian breakfast but got given a meat one. Also, there was just no time to get cereal etc before the hot meal was in front of us. Breakfast felt very rushed.
- Ilze (3/5): Very uncomfortable - It was in the Centre of town On the website it looked very different to what I get. The host said that I am solo so having smaller room. The only window was in the bathroom. I mentioned that I am claustrophobic and it was ignored. When I was having the shower the handle was placed in an angle so the water was going nearly on the window. I could wash my hair only with one hand holding the shower head in the other hand. There was the rubbish bin next to my head when I was in bed. There was job to find the socket for phone charger. I found an extension lead with sockets by moving out the table . There was a table lamp so I guess there should be a socket. The small table and the chair
were placed in narrow space near the wall and my head touched the ceiling that was in an angle as it usually is in
the top rooms. The Telly was on the angle too. I decided not to have the breakfast to have more disappointment.

- Susan (6/5): Charming hotel - We were only there for one night while attending a wedding nearby so in fairness our time at the hotel was limited. The young lady who greeted us was very friendly and helped us find a place to park a little way down the road. We had booked two rooms and our adult childrens’ room was very quaint and lovely. I was a little disappointed with our own room. It was very clean and quiet however the room was quite basic and the decor a little tired. We had a very small cloakroom toilet and sink and a separate shower cubicle which was in the actual room itself. Whilst we are a married couple and the shower cubicle had some frosted glass I would have preferred a little more privacy whilst showering as this meant getting undressed and dressed in the bedroom before getting in the shower cubicle and having to step out of the cubicle into the room to get the towel. Had this been the only room we had seen I would have been very disappointed with our stay and the price paid but the rest of the hotel and our other room was charming so I think we possibly drew the short straw on the room this time. In summary, a nice hotel but your experience overall might depend on the room you get.

- Jo (9/5): Welcoming hosts at a unique property - Richard and his wife were very welcoming and really looked after us, especially my elderly mother, giving her a room on the ground floor and treating her to a special breakfast.
Nothing was too much trouble.
The rooms were beautiful and individual with secret ensuits that were very compact but functional. Only the water temperature in the shower could have been hotter.
The hotel is on the main road, so if you are in one of the rooms at the front and like your window open, expect a little noise.
The location was perfect for what we needed and we would stay again if in the area. Nothing, really.
Maybe a little attention with cleaning, cobwebs behind the curtains, but you would only see if you were opening the windows.
And a little bit of maintenance paint peeling in the shower and the sash windows not staying open, but these were minor.

Didn't like the dark and grubby stairs down to the bowels of the place before we went up two flights of stairs to the rooms

- Tricia (6/5): Pleasant - We were put into one of the cottages even though we’d booked a hotel room. It was cosy and comfortable. Very quiet which was great. Tastefully decorated. Freezer a welcome addition. Limited amount of hot water and that’s not what you need when looking forward to a bath after a day’s walking. There was enough for half a bath and then there was a 30 minute wait for it to warm up again. Bed was a bit short for my husband, no chopping/bread board.

- Ruth (10/5): Wonderful place to stay, a testament to the owners. - The room was so cosy and welcoming, one where you could gladly spend a lot of time staying in the room. The owners were a delight and really friendly and welcoming. It really felt homely. Not a lot to put here but would say I would prefer a veggie sausage option for the breakfast as a non-pork eater (clutching at straws there)

I presume that someone had stayed in the room I had been allocated with a pet and it must have had fleas, because there were quite a few in the room the second night.

- White (8/5): Very good - A very pleasant hotel. Although being a tall person 6ft 2 inches it was a challenge being in the top floor effectively in the attic with low ceilings. I also banged my head in the cellar where the breakast area was situated and on arrivsl into the Hotel. I would recommend signage there as i gave my head a good whack on a beam and a sign warning would be a good idea.

Unfortunately the only room available was at the top of the building on the hottest day of the year and due to the listed status the shower over bath was difficult to stand up in. Next time we stay we will request a room with more appropriate shower facilities for our taste.
