• Terri_DeLucaMacMahon (10/5): Spectacular view from spacious lakeside cabin - Absolutely spectacular view of the lake and surrounding mountains from cabin 12! It was spacious, clean, the bed was comfortable, and there were enough kitchen supplies to cook. There is plenty of places to eat within walking distance. There was an extended snow storm arriving the day before we were supposed to leave so we decided not to risk driving on icy roads over the mountain, Gabby was kind enough to process a refund for us.

The switch plates for the lights in the kitchen were disgusting, grimy and sticky. The stove hood where the stove light switch is was gross. The shade in the front window had missing blind areas. Also the fridge froze my drinks.

• Caroline (5/5): Great location but we would choose to stay at a different property nearby. - The location is perfect. Walking distance to the beach, breakfast, shops. Close drive to hiking trailheads and activities as well. The staff were very friendly, the pool and beach exactly as hoped. The kitchenette was convenient to have..especially the plates and silverware. The sofa in the room was filthy so we sat at the dining table. The shower had hardly any pressure and was not sufficient to rinse my shoulder length hair well so I used the sink for a final rinse…which was oddly designed so the faucet isn’t in the middle of the sink bowl, but at the top edge. This cabin was also on the opposite side of the road from the lake which was not mentioned. It is super close and easy to walk across the street at the light and crosswalk, so it would be good to note for future guests without being a deterrent.
• Daryl (10/5): Retreat at King's Beach - Our very quaint little one bedroom cabin that sleeps 4 was fully equipped with linens, towels, and basic toiletries. The kitchenette was well equipped with coffee pot and supplies, toaster, microwave, dishwasher, and stove. Dining table for 4. Beach towels were available too. Our cabin was among the big trees and across the street from their private beach with lounge chairs and dock. Heated pool was a "refreshing" temperature and needed some skimming. Staff was very friendly and helpful. Private beach was equipped with lounge chairs.It felt very homey. I would definitely stay there again.

• Janet (6/5): - When I saw this hotel and their photo's I was so excited to stay there. I booked a room with a queen bed and 2 twins. We were supposed to have access to a private beach, Voleyball court, a pool, and picnic area. When we checked in we had to drive down the road further to actually get to our room. The pool was located across the street from the main check in office. The private beach was 2 feet worth of rocks and water. The room we got was a King bed with 2 couches that were supposedly the 2 twin beds. When I called the office about all of thise we were told that was the only rooms they offered. So, very disappointed in the false advertisement of this hotel. Room was clean at least. Will not be staying here again. Not worth the money for what was advertised vs what we got.

• slb787 (10/5): Fun and Fabulous Family Time - We spent three days at this wonderful resort on the edge of Lake Tahoe. There were 48 of us gathered for a family reunion and it was a perfect spot to spend time with family and enjoy the amenities of the resort. My family rented the Big House, Unit 64, which accommodated 8 of us comfortably. The home was clean and well laid out with a full kitchen. The common area on the lakeside was a beautiful setting for a group barbecue, games and family photo. The staff were so friendly and made sure we all enjoyed our time spent with them. We especially appreciated the help from Gabby and Brian, they were wonderful in answering our many questions!

The cabin #15 needs to have the bathroom fan changed out. The motor sound was awful- so much so that we kept it and the bathroom light attached to it off and just showered in the dark.

Brian the manager was friendly and comp one night for the mistake on our room but the space was so uncomfortable for 4 people. They placed in the wrong room and space was tight for 4 people. Bed was really uncomfortable. Couldn't sleep at all.
• Julie (8/5): - The staff is out by a certain time. We tried dropped off the key card before 11am and there was no one in the office and no sign how to check out.. We didnt know that there was no AC in the room but there was a small fan attached to the wall and a fan in the closet. We were able to open windows for fresh air but the windows DID NOT lock. It is very easy to open from the outside. The room was nice and clean and had everything we needed. The location is perfect and right next to the beach. We liked how private it was.

One of the highlights was the lovely area by the lake – perfect for relaxing or just enjoying the view. Our room was a bit noisy since it was right next to the road, but the staff was incredibly helpful and responsive. They quickly offered a quieter room for us. We appreciated the excellent service. Would definitely stay again!

• ANGELA (10/5): Terrible Start, Amazing End! - I have stayed her 5-6 times. It took us 45 minutes to get into our room as we did a late check in and the key card wouldn’t work. I was able to get a hold of their after hours line and they were out in 10 minutes. We thought the room was warm because we had been outside. Unfortunately our heater was broken and would only stay on 2-15 minutes before the pilot would go out if I could get it on. There was a sign on the thermostat that said to turn off and wait a minute and turn back on. I barely slept. There was no space heater so we just had to tough it out as I eventually fell asleep not being able to get up every 10-20 minutes. I reached out to the staff and they apologized and told us they would let the owner know and upgraded us to an amazing place by the lake. What an amazing view!!! We were pleasantly surprised and were so grateful to Brian and Justin for turning the terrible start of our trip around!!! Now I only want lakeside!!!

Read the fine print though and make sure if you book it expecting beach front that you be careful to select it…we almost didn’t get a beach front we were expecting because of expedias description but staff was awesome and worked with us. Beautiful comfy cozy place to stay
• daisy (10/5): - Great little place. Had everything I needed, and was clean! Would definitely stay again. My only two issues: stove wasn’t working so they provided a small hot plate, which was fine. And I went to the front desk at 5PM, but they were closed already (said hours were until 5:30PM). Overall would definitely recommend.
• Matt (6/5): - The property is in a nice location. The room was very clean and had relatively updated furniture, but still had a cute cabin feel. The room also has everything you’ll need with a full kitchen set up. However the room is a little tight for a studio and was pretty crowded with what furniture they had and there was little to no storage space for bags and gear, which was a little tough being there for a ski trip. The entry way to our unit was also horribly iced over and actually extremely dangerous. It seemed like most of the units entry ways were cleared but our was very hazardous. Literally solid ice between our parking spot and steps to our unit. The heating in the unit appeared to be broken, but they did have a space heater in the room, but it was pretty difficult to regulate the temp with it, without being able to set a particular temperature. It took quite a bit of trial and error and finess to set it without it being too hot or too cold. But we did get it for a fair price compared to other stuff in the area. There was also alot of conflicting office info on their office hours between what expedia had, what their automated phone system said and what they actually told us over the phone in person. Also, their after hours checkin procdedures were not clear. Online it said we had to call them over 24 hours in adavnce to arrange a late checkin, but they actually have a normal lock box procesure without advanced notice. Had to talk to a person to get all the correct info.
• Lana (4/5): - The unit was in very poor condition. The first unit they offered they told us the heater wasn’t working. So they did move us to a larger unit at no additional cost. The shower in our unit had a broken and cracked shower pan. The crack could pinch your feet if not careful. The pan also had holes that the shower water was running into, going under the unit. There was no where comfortable to sit. After all it was a one bedroom with a living room and kitchen. Living space had two twin beds. Many other small issues. It was clear the owners haven’t seen the unit maybe in years. Very old and outdated. We’ve been staying at the Franciscan on and off for years. This was truly a disappointment. Hopefully someone will address these issues. The lake and scenery where beautiful.

• Voyage02095623609 (10/5): Skiing/Anniversary in January - Had a great stay here for my anniversary. We were supposed to be forest side but was able to get a lakeside. The woman (I am sad I don’t know her name) in the office was amazing. She was professional and helpful and really went the extra mile. The small studio we got is perfect and just right. It has everything you need to cook and the views are amazing. We walked the beach and pier and had dinner at whit caps pizza! This stay has been absolutely awesome. We are going skiing again at northstar and it is ten minutes down the road. We booked a room for summer!

• Isabelle (10/5): - Great newly renovated room with kitchen. Perfect size for 2 people and great price. We wanted to add an extra night but had trouble reaching the front desk. It was low season but took a while to be able to add that night.
• Verified traveler (4/5): Worst stay from hotel on this site - We were put on the 2nd floor even though there was very few others there. Was never able to check in because the front desk closed before 4:00pm which was check in time. And I have a bad back which kept me in constant pain from going up and down as well as the bed had a huge hump in mattress. 1st night we had a most unexpected noise being produced by the heater in room. Called front desk next day and told them. Maintenance never called us like they told us, and had to endure hearing it which got worse each night. Had 2kids and baby with us which woke up baby each time it made the noise. Which was 2 times an hour. By end of trip I was wanting to leave to get away from this place. When checking out staff was not there again before check out time so could not tell them all the issues with room. Won’t stay here again.

• Loriann (8/5): So cute! - Stayed here for one night. Cute studio cabin duplex. Tiny stove with oven. Tiny dishwasher and fridge. It was small but had everything we needed. And steps from the shoreline. Loved it!

The room I stayed in was SO cute and updated (not sure if they're all like that) but it was great having a full kitchen, stocked with anything you needed, like even the dishwasher pods. The bed was extremely comfortable. I stayed on the forest side, so it was across the street from the main building and lake. Everything about my stay was wonderful including the location. I would definitely recommend staying here.
• Scott (10/5): - When we arrived at our room, we immediately checked to make sure everything worked. We had no electricity at all. We called the office and they said they would send someone over. After about 15 min., someone came and said the circuit breaker was tripped. After it was turned back on, we had no issues with the electricity, at all. We stayed at the end of the mountainside studios, so it was quiet and more peaceful. Our unit was clean and nicely updated. The staff couldn't have been more friendly and helpful. A great plus for management! We have stayed at multiple places in the Tahoe City/Tahoe Vista area, and usually we don't return to any of them because we didn't like them enough or had problems that weren't rectified. We would stay here again.

• Ardelle (10/5): Even with a couple of cool and rainy days, our stay was wonderful! - The walk to the beach was short and easy. The staff was very friendly and extremely helpful. They were very accommodating when we celebrated a 50th wedding anniversary and had 15 extra people there. Honestly, every thing was great!
• Maria (6/5): - The property is older if you stay on the woods side. Seems like the rooms could be re-vamped a bit for the price and we lost electricity for 12 hours without any apology from the the owners. Seems it is a mixture between privately owned places and places for the hotel. Great beach and location. Just unsure if it is worth the cost.

• Andrew (6/5): Proceed with caution! - First the positives: great location, beautiful beach and lake views, friendly staff! The negatives: extremely small and uncomfortable room, the bed and chair. Miserable! When I say small think cruise ship cabin. NO AC! Very old property. Floors were dirty. We stayed in unit 16 and NEVER AGAIN. I think if you have a water front unit you are good. You get off of the waterfront and it it sketch!
• Jana (4/5): Below average - No AC and it was so hot in the room. Fans don’t really work and couldn’t open windows because of the bears. Beds were horrendous! My husband moved and I felt like I was going to get bounced off the bed. Our kids had twins in the living area but super uncomfortable. Shower lever didn’t work right, but it was good water pressure. Cable went out for the evening so couldn’t watch tv. Won’t stay there again.

• Theresa (8/5): Nice place! - Cute little cottages and close to the beach. Our only complaints were that the stove, oven and toaster didn’t work and our key to the pool didn’t work.

• Eric (10/5): - Comfortable, quiet room in a pine forest setting. Other rooms are beachside on Lake Tahoe. Nice pool, beach, dock, sand volleyball, and great views.
• Angi (6/5): Need to know for summer. No AC's - No relief from the heat! No AC! No canopies or tents are allowed. I understand, no room, but they don't provide umbrellas either. Just a little investing can provide more comfort for your clients during summertime. Only relief was sitting outside at night. Car by day and out of the room by noon due to heat in July. I didn't know and should have read more. The pictures had me booking quick. So again, place is really nice, just not good for a couple wanting relief from the heat. Kids would have loved it, Im sure. Just don't know how their night would hand gone. Uncomfortable beds too. Surprised me considering how much a night. Know you are paying for the location NOT comforts. City is busy as hell on the street too! No elevator NO ice machine NO room service. If you are OK with cooling off in the water ALL DAY. You will be okay. Location is what is the winner here. Steps away from the water. Inside was clean. Saving grace was the fan in the closet.

• purushdeepa (10/5): Amazing cabin stay at Franciscan - Loved our stay at a Lakeview studio cabin. This is a good cabin near the lake with all the amenities you can ask for. Cabin had good views of the Lake. We loved the pier and the park. Justin at front desk was very friendly and provided good suggestions for dinner and breakfast. Would love to stay again in future
• Harold (6/5): - It has a nice peer that goes into the water. NO AC and no restaurants walking distance only a pizzeria and a high class Steak House that you need reservations for it. There are just few cabins by the water and you need to cross the busy road for the others. I reserved thinking I’ll be by the water… not the case
• Verified traveler (4/5): - Misleading stay-even if you book a beachside room it won’t necessarily be one of the ones right on the beach, a lot of the rooms are in motel style buildings that weren’t facing the beach. Outdated carpet, decor, ect in some of them and others are very updated. The beach is very rocky not much sand.

• Charrene (8/5): - Our cottage was just steps to Lake Tahoe! Comfortable for four. A few maintenance projects; a few small holes in the wall in the bathroom; new blinds on all the windows. The kitchen had everything you would need to cook. However, we had a gas leek from the stove. We were gone one day for about 10 hours and when we arrived back to our cottage, the gas smell was overwhelming! Had that been at night, we would have been in trouble! Called the office and someone came immediately to fix it. Rest of the stay was great.
