- Donna (10/5): The staff in the office were very helpful and they found a room for an extra night with an ocean view and allowed us to - The cottages were upgraded and very nice The prices have gone up, but it’s not only this hotel it’s all of them.
- Aaron (10/5): -
- Donna (10/5): -
- Robert (10/5): Clean modern design close to the beach. - Clean modern design close to beach Nothing, I liked everything.
- Life with Naytion (10/5): - We had an amazing stay at Tides Oceanview Inn and Cottages! I traveled with my husband and our two kids, and everything was set up perfectly for us. When we arrived, there was already a crib in the room for our baby, which I truly appreciated—it made things so much easier not having to request anything after a long trip.
The bed was very comfortable, and the whole space felt clean, cozy, and welcoming for a family. It’s clear they pay attention to the little details that make a big difference, especially when traveling with kids.
We had such a great experience and would definitely stay here again!
- Maria (10/5): - Great and helpful staff, beautiful location and convenient to restaurants. Nothing
- Patricia (8/5): - Clean, simple, pet friendly room in a great location
- Frank (8/5): Would have appreciated communication of the wifi codehow to access beach upon arrival - View of ocean I smelled rodent smells😝
- Carstens (9/5): Overall very nice - Quaint, loved the decor and friendly staff Long walk to get to beach

- Conley (7/5): -
- Monica (6/5): - The location is perfect and it's quiet there The amount of spiders in my room made it an uncomfortable stay
- Ruth (7/5): - I like the location and the cottages. The bugs in the room and the bathroom smelled like mildew.
- Duenas (10/5): -
- Robert (10/5): - Perfect little spot for families
- Judy (8/5): very clean and convenient. Lots of free parking - very clean
We requested a partial ocean view The front rooms have traffic noise
- Roger (9/5): Excellent - Lovely patio in 210 no microwave…fyi

- Villie (8/5): Could’ve been better ! - Very cute cottage next to restaurants. The room did not smell clean, and there were loose hairs in the bed which seemed odd and unpleasant. The beds were also extremely hard, making it difficult to get comfortable. For the price, we were hoping for a much better experience for just a one-night stay. Hopefully, if we return in the future, the experience will be better.

- coletter589 (10/5): Location, location!! - Location, location, location! Great rooms and stunning views!! We have staying before and after renovations. Awesome location and stunning views!
- Georgina (10/5): - Beautiful area great view
- jamessR2702AR (10/5): Great Inn. - The Tides has a great old school feel to it. Love room 210. Incredible view of the ocean. Room was comfortable and clean. Staff is polite.
- VCatania (10/5): Great Short Stay - We enjoyed our short stay and a great place to meet the family. Checking in was smooth and efficient, All amenities were explained. The room was very clean and comfortable and appreciated the refrigerator in the room.
I highly recommend and will return on my next visit to Pismo Beach.
- GeorgeD-USA (10/5): Beach House was the Bomb! - I've stayed at The Tides probably a half dozen times in the past 12 months, and the upgrade from a room to a cottage has been definitely worth it for me, as I take advantage of the kitchen and having a table to do my work is a must, as these are business trips. This time, I saw that the "Beach House" was available, and I couldn't resist the temptation to finally book this crown jewel of the Tides property. The property was stunning, with a fabulous ocean view, fire pit, BBQ, corn-hole game and billiard table. And the dining table was also very large, and I was able to spread out with multiple laptops. I think that whatever room or cottage strikes your fancy, the Tides is one of the best values in Pismo Beach.
- Analynn (8/5): -
- Jacqueline (9/5): Comfortable stay with nice room - The rooms are modern and clean. The front desk is only available until 8PM
- Leos (10/5): - Great seating for Oceanview can see the Pier
- KACEY (10/5): This cottage by the ocean was what vacation dreams are made of! The view was extraordinary and the weather was perfect - Location was perfectly situated near everything. Beautiful ocean view. Very very quiet! Clean! Updated cottage. Convenient parking. Very friendly staff. Nothing not to like. I seriously had the best stay I've ever had and we have traveled extensively.
- Wayneva (9/5): Our stay was Wonderful i would do it again - The view from our room was beautiful and the walk to the beach was great. We were able to chill outside our room and enjoy the view and the weather
- Juana (10/5): - Was close to everything
- michaelsR4775JB (10/5): Avid traveler. - Epic views and Blast pizza was off the charts good.. Would recommend this location to Jesus himself. Extra close to midtown Pismo
- troy (10/5): - Everything Nothing
- Elan (8/5): We highly recommend it and cannot wait to return! - We enjoy the clean room and love the tall sink and shower in the bathroom! We love that it has amazing views of the ocean and cannot wait to come back and stay in the corner rooms with the ocean view! Was their like a club room? This was not accesible during our stay.
- Chanti (9/5): - beautiful rooms, many restaurants close by weather
- Monica (6/5): Thank goodness we only planned an overnight trip at this location before continuing our trip up the coastline. Our stay - The outdoor fire pits and grass area were very nice. There were several things that discourage me from ever staying at this location in the future. No closet space, thin walls, and ceilings, small bathroom and uncomfortable beds.
- Yuri (4/5): noisy, updated hotel/motel - Clean, updated motel/hotel LOUD laundry room at the corner of the hotel and our room was right next to it. Hotel is next to Highway 101 and you could hear the cars.
Updated finishes were sloppily
done.
Expensive on weekends given cons
- Marlene (10/5): Lovely view - I loved being able to hear the ocean before you see it.the room was so beautiful and peaceful. The shower could of been made bigger but it was still beautiful
- kathycC6433DA (10/5): Costal Christmas! - The staff was warm and so helpful! I actually spent Christmas Day there in casita celebrating with family. Wonderful views even in the rain!
- Kat (5/5): - Beach access two blocks over down a set of stairs. Felt uncomfortable odd noises coming from upstairs every hour all night.
- Abby (7/5): Overall we would come back to stay again. - Location was perfect! Lobby hours we didn’t get to the property til 8pm. We got phone call saying the lobby closes at 830pm. Instead of getting dinner we had to go register first so we can accommodate the staff that was there.
- Sightsee05671823211 (10/5): Birthday Trip 2025 - We had a wonderful stay for my birthday trip. We stayed in the beach house and it was absolutely perfect!! The staff is amazing! The location is awesome beautiful sunsets from the patio!! We will definitely be back!!
- ParksideInnGM (10/5): The Best Pismo Escape - As a fellow hotel operator, I can't speak highly enough about my experience at Tides Inn & Cottages. The room was clean, the staff was amazing, and the complimentary upgrade upon arrival was truly an unexpected cherry on top following a 7 hour drive for my first vacation in a very long time. I highly recommend the Tides if you are looking for to visit Pismo Beach!
- Katja (10/5): -
- Madrigal (9/5): Great stay, would stay again - Great view of the ocean and location from the pier. Everything was clean, updated and modern. Pictures online were exactly what we got. The door would get stuck making it hard to open and close.
- Tomas (8/5): Amazing location and short walk down to the gorgeous beaches. Also some nice places to eat nearby. - The location was amazing. It was a short walk down to the beach, which was beautiful even at night. The room was cozy and we did have a small issue with upstairs guests making noise but otherwise it was all amazing. Upstairs neighbors were a little loud, I would recommend trying to get a unit that doesn't have a unit above it. But the location more than made up for any noise. Everyone was nice and everything was clean.
- Reiko (10/5): -
- Danny (10/5): Nostalgic bliss and pure joy. - We’ve grown up going to Pismo for almost 25 years now and this was our first time at this location. They did not disappoint and everything was magnificent. The only bummer was not having a TV that allowed apps on it so we did have to buy a Roku stick to watch our shows. Easy fix and now we travel with it everywhere.
- Christian (9/5): -
- M9857WOchristianv (10/5): Highly recommended - Travel to the area frequently for work, great place to stay. Highly recommend the cottages. A+ in my book.............
- Odyssey31817829980 (10/5): Great place - Great location and friendly staff the young girl at the front desk was very helpful i think her name was destiny she was very friendly and knowledgeable
- Tony (10/5): -
- Califinley1204 (10/5): View from Room - Location is fantastic, view from room is as best as you can possibly get. Even while in bed you see the full ocean. Super clean, staff was very responsive and helpful. Will definitely stay again.
- KateWok64 (10/5): Great small Inn + Cottages with amazing views from some rooms! Good central location. - We almost passed right on over this gem of a place because of the lower Google reviews. What a mistake that would have been! The low reviews clearly were from before the remodel. Now, the rooms are bright and decorated in a modern, beachy theme.
We stayed in room 117 (King Bed + Kitchenette) and the structure is older of course, but all the furniture, fixtures, flooring, tiling, and all the kitchen appliances are new and really cute. The kitchen is mid century modern beachy. The pictures published by the hotel of room #117 are exactly what you get. There is a side patio with your own private view, with nothing but a long, beachy cliff between you and the ocean. (I'm not good with heights, and there is enough land between you and the "edge" to be very comfortable.)
The view from the bed is just amazing. Many area oceanside hotels place the bed so you'd have to lay on your side to see the view. In room #117, you can look at your toes AND the waves simultaneously. We opened the windows to listen to the waves all night. ZERO road noise from this room.
The bathroom was a little tight, as some have said, but the shower was big, water pressure good, and hot water quickly arrived.
Just a couple of quirky things - there is a small 4 inch gap on the bottom of the main door. Hubby put his shoes there to keep the cold air out (though we had the windows open much of the night, so not sure of the point of that). The microwave in the kitchen is set really high. Luckily, I'm tall and could reach it, but anyone 5' 4" and under would struggle.
There is a main fire pit that we didn't try. Maybe next time. If we bring our kids and grand kids in the future, we'll probably stay in the Beach House.
Staff were helpful and friendly as well.
- Ilan (8/5): Schöner Kurzaufenthalt an fantastischer Lage - - Lage top
- saubere Zimmer
- freundliches Personal - Lärm von der Strasse deutlich zu hören
- Viel Spass beim Koffer hochschleppen, wenn man in der oberen Etage ist.
- Julia (9/5): Beach Boho at its Best! - I enjoyed the modern, "beach boho" style of the rooms, and they were very clean and quite spacious. The beds were super comfortable. I liked the hotel's location: just close enough to downtown Pismo Beach to walk, but far enough to not feel like you're in the touristy area. Great wifi, gas fire pits for guests, and plenty of parking! Most of all, booking the hotel and checking in was easy! Much appreciated after a 6-hour drive to be able to get into my room quickly. Since I was travelling for work, I would have appreciated a small desk in the room. And the first night I was in room 108, which shares the wall with the staff room and is close to the ice machine. I heard staff going in and out, and guests getting ice late into the evening. The worst part was the constant humming of the ice machine! Other than that, my stay was excellent!
- Jeremy (10/5): Great location (except road noise), great value and beautifully renovated rooms! - Nicely renovated and walking distance to the beach! Highway noise could be an issue for some, but we sleep with white noise so did not affect our sleep, just noisy while awake. However, our room was the closest one to the freeway.
- Denton (10/5): -
- Dianna (10/5): - Very nice and clean, I would definently go back there again
- Irma (8/5): - Parked in front of B&B. Close to plenty of restaurants and bakeries.
- Cipriana (10/5): - My family and I enjoy staying here. The property is well kept, friendly staff. We love the cottages as they a very accommodating for family’s with kids and pets. It’s in a very safe area. They also have bike rentals available on property with little baskets if you don’t feel like taking the car downtown. Overall I highly recommend staying here.
- 813tinid (8/5): Simple beachside accommodation - Basic room in a nice location near the beach and Pismo Preserve. Staff was somewhat indifferent. In-room mini-fridge and coffee maker but no pool. They charge for late checkout.
- Y3803YPdougf (10/5): Highly Recommended - Extremely comfortable beds, high-end furnishings especially the kitchen, and tastefully decorated bedrooms. Very clean and only noise was the distant waves of the ocean. Adirondack chairs in the front yard were great for sunbathing and whale watching.
- Ambartsumova (10/5): -
- 372dougf (10/5): Excellent - Excellent in every respect. Quality furnishings and the bed was great. Nice having a full high end kitchen. Nice relaxing in the front yard in the provided chairs. Worth the money
- Greg (10/5): - Awesome! Can’t wait to go back
- Susan (10/5): - Yes. I was offered an upgrade and i did not regret it. Excellent view, room.
- Fernando (9/5): Nice place - Location and cleanliness Blinds could be give more privacy
- Erica (10/5): - We got an ocean view room that was absolutely adorable. Staff was friendly, helpful and very knowledgeable of the area. Our pups loved the stay too.
- Edwin (8/5): - Room could have been cleaner. Beds are OK. AC is pretty loud. Lobby staff was good. Check in/check out was smooth. Nice view from our room and good location. Overall good but, could be better for price.
- cynthiamW496FK (10/5): Girls trip 2025 , was awesome had lots of fun !! Thank you - Need a some shelves in the restrooms to put our items on , and some where to store our clothes or hang them , the staff was very nice Zander was awesome! Denise and Destiny were nice !
- Jadiehl (10/5): Mother, daughter (and dog) relaxation. - We rented the beachhouse and as soon as we arrived realized we didn't want to leave, so we canceled our plans, stocked up on food and drinks and spent our trip enjoying the patio and views, and walks to the beach. The humpback whales playing in the bay made it even more memorable. So comfortable and beautifully furnished. We'll be back.
- E4131XRwilliamp (10/5): Piano’s best hotel - the tides is the perfect getaway from LA. Located on a cliff ocerlooking the beach it will melt your stress away. The cottages are the way to go for complete privacy. Amazing restaurants in the area. For a real treat take a 40 minute scenic drive to Casmalia and go to the original Hitching Post. The best steaks in California and authentic Santa Maria barbque!
- Ryan (6/5): - We thoroughly enjoyed our experience here until about 8pm, when the upstairs guests began making constant noise that went on until at least 3am. My husband eventually had to bang on the ceiling to get them to quiet down. We’re talking heavy footsteps, furniture being dragged, loud bangs from things dropping, and voices so loud we could hear them even with the AC and TV turned up.
While I don’t hold this against the Inn itself (the reviews we read suggest this isn’t a common occurrence), the experience was frustrating enough to make us hesitant about staying again.
That said, the Inn does have a lot going for it: it’s very cute, conveniently close to Downtown Pismo and the pier, and the dog fee is unbeatable for the area. Staff was very friendly, check-in was a breeze, and our room was clean and surprisingly spacious for its size.
My recommendation for future guests: request a top-floor room, or consider booking a cottage, beach house, or ocean-view room to avoid the noise issue we experienced.
- Daniel (10/5): - ~
- Courtney (10/5): - Got upgraded to an ocean view king bungalow. Best hotel settings ever! Would come back again and again!
- Christine (10/5): - Would recommend this property when visiting Pismo beach.
- Dieter (8/5): Alles bestens! - Alles top! Nichts
- Maureen (10/5): - So close to the beach. Clean nice sized rooms.
- Andrea (9/5): -
- Kenneth (10/5): - Gg
- Whitney (10/5): - The only hiccup, was the family that showed up at 4:30AM, screaming, cussing and banging their luggage on the stairs
- Myra (10/5): - Beautiful property! Was extremely impressed of the location and ease of parking. Room had AC included and coffee in room and lobby area. Will stay at again.
- M1487OGjanl (10/5): Clean & Comfy for the right price. - Although not exactly a resort, yet, you'll have plenty to do and keep busy during the day. And in the evening you'll welcome a nice shower, and comfortable accomodations.
- Issaiah (10/5): - Friendly staff very clean walkable to many amenities and ocean views from our cottage always a good time to stay here
- doris (2/5): - There were a lot of bad smells coming from the ac unit. Rooms are tiny. No closet or dresser. No extra linens. Next to freeway so extremely noisy. Water didn't drain in sink well. I guess some people are satisfied with these standards however, for your health and safety, I would stay away from this hotel.
- Maria (10/5): Tripping with my friends! - We had a great single night at the Tides and hope to return soon. Very clean, quite, and wonderfully close to the ocean.
- Rachael (10/5): - Amazing location! Beautiful view of the water, walking distance to the commercial area. Incredible staff, well decorated, very well priced for what it is!
- Pamela (8/5): -
- Jordan (8/5): - The room was very clean and smelled really good. Perfect size for 2 people and the bathroom is very updated and nice.
The only things I didn’t care for was the bed- it was pretty hard but luckily we were only staying for 1 night. The bathroom sink also drained very slowly. Otherwise great stay!
- Elizabeth (10/5): Charming little hotel - Charming visit. Room was clean and renovated. Front desk staff was very friendly. Instead of water bottles they have a bottle refill station. Loved the fire pit and that I could text the staff to come turn it on for us. Only downside was the stairs to the beach was closed because of erosion.
- Silas (6/5): - Location, staff and bathroom upgrades Dirty furniture, bed wasn't comfortable, and upstairs unit stopped all night and was extremely loud. We were in unit 108 and the walls are too thin for a quiet night.
- Camille (10/5): -
- Flyer00540850827 (10/5): Perfect for us! - Everything was perfect for us! The cottage was clean and very comfortable. The view is spectacular! It was nice to have plenty of grass in the front and back yards for our dogs. The wifi is pretty slow, and the bathroom is tiny, but the price was right! We will be back!
