• kellyhY7971KO (10/5): Perfect - Seaside is a great place to stay at the best price in Miami Beach. I was looking for cheap price for my own place that isn’t a hostel/shared dorm. My suite was amazing- a kitchen, living room and bedroom. Clean and simple. And felt safe. Pool was lovely and not busy, had it all to myself. Close to beach, many stores and food. Perfect. Will stay here again for sure. You got yourself a regular. Only negative- no coffee machine, I wish there were. Or a kettle. Staff was great- The cute guy working Sunday March 8- thank you!
• M8857GMmatteoc (4/5): never again - everything was dirty or broke, the room was dirty, we need to ask to change pillows, towels , and they changed after 3 days, never again. and they also steel our swcurity deposit , we gave 100$ , left the room like it was before, and never see that money again. the only thing, is becouse is near the beach, just this.
• R7376OGshannonr (10/5): Great little hotel - Staying here now. Booked for a week. Great location, staff has been very helpful! We were so happy to be able to check in early at no extra charge! Bed was super comfortable! Pool was small but nice area to enjoy if you didn’t want to go to the beach. We stayed here to keep our costs lower and we would stay here again! The only complaint is the lack of cooking supplies for a unit that is advertised as a kitchen. Only one small frying pan and when asked for a pot they said they didn’t have any. We were definitely worried about coming here once we saw some of the reviews but were glad we ignored them! Some people are too picky. The price reflects the hotel. It is older and not perfect but the location and convenience were worth it!!!
• D6728PBdong (10/5): Wonderful stay at Seaside - The hotel is well appointed with a kitchen including a fridge, stove top elements, microwave and includes utensils, dishes, glasses, coffee mugs, ground coffee maker & pots. The hotel is on Collins Avenue across from the beach. There is convenient transport nearby. The trolly car is free and runs to South Beach. The 100 bus is $2.25 using cash to credit/debit card. The hotel is near Surfside and Bal Harbour by bus and an easy bus ride to Aventura Mall. The 100 bus also takes you to Downtown Miami. The rooms are clean and the beds are extremely big and comfortable.🌴
• victormZ4792EO (2/5): Fraudulent - Negative points: Simply terrible. I came to Seaside in Miami North Beach, and upon arriving, I was faced with a building with a rather old structure, which had a certain impact on me and my family, leaving us frustrated from the start. After searching for the reception for some time, which is located in a rather secluded place, and after looking for two rooms for myself and my family, we were faced with a charge of $100 per room, not counting the $102 deposit per room, totaling $404, which is absurd for mediocre accommodation. The rooms smell of mold, not to mention the great absurdity that occurred when I brushed my teeth, where the sink handle simply fell into my hands, as you can see in the image below. Furthermore, the shower has no indicator for hot or cold water, which caused a terrifying incident where my son, not knowing how to use it due to lack of instructions, turned on the hot water and burned himself, falling into the completely unsanitary bathtub with chewing gum stuck to it and a large amount of dust and grime, which makes for a completely embarrassing situation for my family and is inconsiderate on the part of the hotel. In addition, the TV has significant limitations in its smart services, and it doesn't even turn on due to the lack of battery in the remote control, which is ridiculous for a hotel to charge such an absurd amount for an apartment with so many limitations. Not to mention the location, which is prone to crime; when I went to the pharmacy to buy some products, I was approached by a homeless man on the corner of the hotel. Another influencing factor is the lack of security at the hotel, which made me feel unsafe during my stay. The gate is left open, allowing anyone to enter or invade the place as they please, not to mention the proximity to bars and places of dubious reputation, causing a slight odor of cannabis in my rooms, which made for a completely unsatisfactory and disturbing experience. Not to mention the misleading advertising presented on their website, where they claim to have a swimming pool in the middle of the structure surrounded by apartments. I looked for the pool and couldn't find it within a 30 to 40-minute walking distance. Also, the bars charged an extra $30 fee, which is ridiculous for this company to charge without informing the customer beforehand, only revealing it at the time of payment. This made for an incredibly unpleasant experience for me, who was with my children, mother, and father, making it a very unpleasant environment for a family just wanting to enjoy a three or four-day vacation. I believe that after this experience, I will never return to Miami because of the great disappointment I had at this fraudulent hotel. If you have to choose between staying here or sleeping in your car, sleep in your car. Positive points: beachfront location
• nataliewC9189RV (2/5): Dodged a bullet! - I would not recommend anyone book with this hotel. I booked five nights with my daughter and received full confirmation. Then, **two days before travelling**, I suddenly received an email from the hotel saying *I* had cancelled. I hadn’t. **They** had cancelled my booking. Legally, a hotel can’t do this — if you book with a credit card and they confirm it, they must honour the reservation. I was frantic. I called and spoke to someone at reception who seemed totally uninterested. I left messages and emailed every contact I could find. After an hour, someone finally emailed me back with a vague apology, claiming they couldn’t collect payment so they cancelled. However, they had already sent me a confirmation, which means the contract should still stand. I explained this, but they still refused to honour the booking and told me I had to rebook. Luckily, because I was travelling out of season, I managed to find another hotel — and after such an awful experience, I didn’t want to stay with these people anyway. My advice to anyone else: **don’t book with this hotel**. My experience was appalling and completely avoidable.
• emmahS6180ZW (2/5): Basic standard. - Booked through love holidays and write up is misleading. There is no pool at Seaside All suites, it’s at another location as is the bar with happy hour. A good 30/40 mins walk. The pool area was not lined with inviting loungers just a couple of really old loungers and chairs. Also extra fees that were quoted on our booking were more than double when we checked in. $30 per night extra. The first room we were given was next door to reception and had no safe, no cutlery, no hand towels. Lots of people passing the window to access reception . Really loud fridge. We moved rooms the following day. Standard of rooms- very basic and both smelt old and musty. Not clean and lots of things not working - kitchen tap, no kettle. Beds very comfy and large rooms. Frequent smell of cannabis Staff in reception very helpful and knowledgeable of local amenities. Good transport links to rest of city. Location on North beach - few mins to beach , shops and a few restaurants. We stayed 3/10 nights and spent the rest of our time on the Keys. Paying the same per night but much better standard. On our return our bin had been emptied and bed made but not changed. No clean towels or cleaning of bathroom and kitchen. In essence, I would not stay here again.
• 427elisen (2/5): DO NOT STAY HERE. - The photos you see are NOT indicative of the location. They have 4 buildings. 1. I was not provided any accommodations to wait 4 hours to check in other than a chair in a tiny office. 2.I was not told that I would not be staying at 7500 Collins Ave. 3. The gal behind the counter was almost in tears as she tried to talk to two women that were complaining about mold MOLD and odor of Mold in their room. They had just checked in and I asked them what room, they said they were sent to 8320 Harding ave. 4. I went to Harding ave after checking in to find that the nearest parking (pay) was 5 blocks away. This was unacceptable. The area is full of homeless and construction. It is not pretty and NOT next to a beach. 5. I found 45 minute parking around the corner and proceeded to the room. The gate was not locked, no one was around at all. The room was a dungeon. I went to the bathroom (almost) to find the roll of toilet paper soaking wet. I looked up and noticed a drip from the ceiling and a small puddle of yellow water where the toilet paper was. Since I did not sit down yet, I looked around and not one other roll of toilet paper, napkins, tissues were to be found. 6. All the doors and drawers were broken or crooked. There was only a thin sheet on the bed and no blankets at all. I looked around and there was nothing to use in this room. After only 10 minutes in the room, I took my bag and left. I returned to the office. Mind you, I have now paid 3x for parking. The gal at the desk was very upset. I demanded my $100 deposit be reversed.I demanded she cancel the $102.50 resort fee be reversed. She said she couldn't and that it was her first week there, no manager on site. I did say this dump was NO RESORT! I have filed a complaint with Priceline for the hotel fee and my MC for the 2 fees taken on site. This was my worst experience ever. I WILL get a refund. I EXPECT A REFUND. I feel sorry for other people having a negative experience also. I ended up NOT staying there. I am someone who can tolerate the lack of amenities, but not like this place. I didn't take photos cause I ran out.

• mrhockey (2/5): - Only the Location is Decent – Everything Else is Terrible The only positive about this property is its location. Beyond that, my experience was extremely disappointing. Upon arrival, check-in was at a completely different address than listed, causing confusion and wasted time. The room itself was in unacceptable condition. The bathroom was clearly not cleaned, with a clump of hair bundled on the floor and visible stains in the toilet. Pillows had no cases and showed urine marks. There was a strong, unpleasant odor throughout the room, making it feel unhygienic and unsafe to stay in. Communication with the property was poor. Staff were unresponsive, and even when I reported the issues, no immediate solution was offered. Instead, I was told to wait up to 24 hours for an update—despite my booking being only two nights—leaving me with the impossible choice of staying in an unsanitary room or finding alternate accommodation at my own cost. Cleanliness was non-existent, service was unhelpful, and the overall condition of the property was far below what was advertised. Based on my experience, I would never recommend staying here. It boasted a full kitchen but there were no pots except a large pot cover. I am disappointed. I didn’t read the reviews before booking had I done so I would see everything I have experienced was also described in other reviews. I checked out the second day did not accomplish my fullnstay

My room was not an updated one & that's always disappointing when it's not mentioned or pictured. Resort fee can seem annoying as it's almost the same price as the room & little "resort" feel; it's just a beach towel & access to pool. No chair or umbrella. Oh yeah, ice situation was a little weird too. Only in office & nothing to take any back to your room with, bring a bag I guess. Overall tho, I would stay again & again due to proximity & price.

• X8221KFmarekk (2/5): I do not recommend staying here, avoid this place if you want a decent stay in Miami. - Me and my family thought this was going to be a nice normal visit, but we thought wrong. We Stayed in room 119, the room smelt of sewer from the toilet, our whole bathroom was soaked due to toliet leakage, the bed was broken and uncomfortable to sleep in, our feet were black from the dirty floor, they said they do service every 3 days but they done it 6 days after our arrival because we asked the front desk. The fridge was broken, it was leaking water and it was randomly defrosting, me and my family could bearly sleep due to the loud AC and poor insulation, it said the was a no smoking property, but no one took care of the smell of weed and people outside of our window smoking weed. It said there was a pool, but i couldnt even say that was a pool, it looked like a pond, it was dirty, and you had to cross the road because the apartment are in different places. For one night they charged a $35 tourist fee and a $100 deposit. Hospitality service does not exist here.

TLDR: the place is clearly a run down motel that’s undergone barely surface-level remodeling and is called a resort because there’s a 20x20 ft pool at one of the buildings. On arrival, I received an information sheet detailing a number of things. One, there was a complimentary happy hour at the sister hotel and two, there was pool access at this other hotel as well. Much like the rest of my experience, this was a disappointment, as I found out the sister hotel was a 20 minute drive away. To say this was misleading is an understatement. When I arrived at my room, I found multiple broken tiles on the floor, cobwebs and dust on the lighting fixtures, a kitchen light that didn’t work, a bathroom light that didn’t work, a bathroom fan that didn’t work, and a bathroom window that did not shut. In addition, the sheets had holes in them and there was no duvet cover, just two sheets. The couch was torn and ripped, with foam insert showing. We received no washcloths and when I asked for some, none were brought. When I went to the front desk, the stated I could have 1 cloth per person every 3 days. Absolutely disgusting. We ended up leaving after only one night. I received a hard time from the front desk staff about checking out early and was told a refund would be “difficult.” Would not recommend.
• Samuel (2/5): - Staff upon check in wasn’t very hospitable(check out after we checked out early was fairly friendly however). Room wasn’t horrible but not very clean or confidence inducing. Upon inspecting the bed the mattress cover had what looked like mouse droppings and stains all over it. Also there were some people standing out side the door from the time we initially checked in to the time we went back after getting dinner that seemed a little sketchy. This isn’t a one off property it’s an area with a few repurposed apartment buildings. They charge 34$ on top of your initial purchase plus a 100$ deposit. Wouldn’t recommend unless you can’t find somewhere else and would 100% inspect the place before laying down or sitting on anything.

Its kind of a shady motel vibe. Our tv did not work and maintenance came in and broke it even more. I notified 3 different people in the office and the last one told me just leave it. the water ran in the tub constantly. I reported that. Someone came ,banged on the shower handle a few times and walked out,it worked until it didn't work. The location is nice,food,beach,park, and free trolley all a stones throw away. I think if they take the time and properly fix the unit issues and clean them Seaside can easily be a 5 star property. Honestly, I would stay there again🙂
• Karina (10/5): - Our stay was perfect from start to finish. The studio had everything we needed, comfortable bed, clean space, and the kitchen was super useful. The area is quiet and just a short walk to the beach. We also loved the free drinks at the nearby sister hotel. Can’t wait to come back!
• Louie (6/5): - The front desk is far from the property—you have to walk outside and go to another building just to reach them. If you need to request a new set of towels, you have to bring the used ones with you in order for them to replace them. The design of the bathroom is also poor, especially the shower area—after showering, water ends up all over the floor. There is also no safety box available to secure your valuables.
• Gerald (10/5): - Seaside Hotel is a gem! The room was modern, bright, and super clean. Having a full kitchen and a sitting area made it feel like home. The pool area was peaceful and perfect for lounging. The location is ideal, close to restaurants, but not noisy. Highly recommended!
• Samantha (10/5): - There was a small issue with our key card not working, but as soon as we told the front desk, they reset it right away and even walked us back to the room to make sure it worked. The service was top-notch. Everything else was perfect!!!!

• jetset2123 (2/5): Welcome to Miami- the land of coked out hospitality Thugs! - To Varun Prashanth: I'd give your place negative stars if I could and the owner needs to be investigated on who they hire...I booked a 6-night stay at this dump, Beachside All Suites Hotel on Collins Ave, through Hotels.com. What followed felt less like a Miami staycation and more like a descent into some Kafkaesque nightmare — or maybe a hidden camera show gone horribly wrong. When I arrived, the front office was locked and abandoned. I waited 15 full minutes in the heat before someone finally showed up to check me in. That’s where the real circus began. After handing over my ID, I was told there would be a $100 deposit (expected) plus a $30 per night “resort fee” — which is hilarious considering this place is the furthest thing from a resort I’ve ever seen. No pool. No amenities. No hospitality. Just lies. Then I pulled out my phone to pay, as I use Google Wallet like any normal person in 2025. I don’t carry physical cards anymore after having them stolen — a traumatic ordeal I’ve worked hard to avoid repeating. Despite having three card tap readers right there on the counter, the guy checking me in — who spoke no English besides “no” — simply shook his head and said, “No. Only card.” I explained I don’t carry physical cards. He laughed. He literally laughed at me like it was funny. Then after 5 minutes of back and forth getting no where, I asked to speak with a manager or the owner of this dump. Instead, he got on the phone, spoke rapidly in Spanish, then flipped me off (see pic of the creep) before calling the cops on me. I kid you not — Miami Beach police showed up and said the hotel was refusing me service and I had to leave or be trespassed. That’s right — after paying in full and trying to check in with valid ID and payment method, I was threatened with arrest for wanting my room. And the cherry on top? The guy who checked me in — the one who laughed, flipped me off, and called the police — had white powder under his nose and was clearly sniffling and acting erratically. So now I’m out a hotel, possibly out hundreds of dollars, and dealing with Hotels.com’s robotic customer service, who told me it's "non-refundable" and "up to the hotel" to issue a refund. This entire place is a scam. Rude, unprofessional staff. Predatory fees. Drugged-out front desk guy. Fake “resort” charges. Absolutely disgusting behavior. DO NOT STAY HERE. You are better off sleeping in your car — at least your car won’t laugh in your face and call the cops when you try to check in.

• Emma (8/5): Nice beach getaway - This was a nice place to stay. We had a late check in after midnight which they happily accommodated. Unfortunately the first room we were went to was dirty and used so they reassigned us to a different building. The room had termites and giant ants in the bed after our 2nd day, the bed itself was very uncomfortable and when room service finally came they did not change our sheets or towels. It’s a great price and location, plenty of parking.

• Gene (6/5): - There was some issues with the unit. The property is under a transitional stage. If you are using the kitchen be sure to bring anything and everything you need. They may or may not have it. In my case they had nothing. No free parking onsite, find street parking or pay parking 16.50 a day. You may have to walk a block for the pool in the pool building location depending on where your room is located. The unit was great as far as the space and kitchen. Bed was comfortable. I would stay here again but bring anything I would need. It did feel like when I brought any issue up the overall vibe from staff was well we have no control over this we are in transition. I am sorry but when I get a kitchen I expect basics to be there. When I mentioned parking. It was told to me did you go to our site . It’s listed there. No I did not I went to the Expedia info for your hotel. So if it is incorrect then maybe your marketing team needs to update that. Like I said love the unit love the location. The surprises and the staffs no accountability is what I did not love.
• Wander23278416149 (2/5): Disappointing Stay – Poor Cleanliness, Unhelpful Staff, and Missing Items - Previous reviews of this hotel are spot on! The issues we encountered have been ongoing for some time by the looks of things so please consider previous reviews! We had a very disappointing experience at this hotel. The room was not clean— the floors were filthy, and we had to wear shoes just to walk from the bed to the bathroom to avoid getting the sheets dirty. We booked this hotel mainly for its in-room kitchen facilities, but these were inadequate. There was no kettle, the fridge was faulty, there was a chopping board but no cutting knives, no oven, and only a basic hob. Cleaning up was difficult too—no tea towel or drying rack, just a sponge and washing liquid. The wardrobes had a strong, musty smell mixed with what seemed like silicone sealant, and clothes placed inside absorbed the odor quickly. The staff were generally unhelpful and uninterested. Simple requests, like asking for a tea towel, were ignored. Despite repeatedly reporting our room number and asking for assistance, no action was taken. Our beach towels were taken without our permission. Only one was returned after multiple requests; the other was never found. My thought is that it was given to another customer or kept by a staff member. In any case, this is theft of property. We were repeatedly told over the course of five days that the issue would be resolved and that CCTV would be checked, but we received no updates unless we asked. A personal flannel also went missing and was never returned. The pool was unusable—the area was far too hot to sit and the water was a dirty green color, which made it very unappealing. The only saving grace was the North Beach area itself, which was great—plenty of good restaurants and a nice vibe. Unfortunately, the hotel experience fell far short of expectations and really took away from what could have been a great stay.

My room was immaculate, with a great bed, plenty of space.The staff was incredibly attentive and always greeted me with a smile. I felt truly looked after during my entire stay. We did ask, since this was described as an apartment rental, if there was a possibility of getting a couple of coffee mugs and were told no. Normally, not having these things would be fine but the staff was so rude about it and we had friends staying there whose room did have these things, but their TV did not work. Thank goodness for a nearby Walgreens - we were able to purchase the above items. Like stated earlier, location is good but the place is just okay.

If you are okay with being confronted by bizarre, transient kinds of women that will accuse you of things like taking inappropriate photos of her with her friends, throwing food at you, and calling you degrading names, then this place is for you! Yes, I contacted this hotel one week ago to be refunded for services NOT given in return for my money, and got zero response. We begged Expedia to allow us to change hotels before we even left our home state on the grounds of safety concerns in recent reviews we found after booking and we were denied. So DO NOT BOOK HERE!! Here is what happened to my husband and I at this property: We flew in on a red eye, picked up our rental car, and decided we would see if we could possibly get an earlier check-in. If you book here, one email will tell you check-in is at 3pm and another saying 4pm. Personally, I feel that to charge a full day rate and not get to check in until 4pm is a rip off. But that’s not all!! My husband was denied an early check in. An African American woman followed him to the hotel parking area and proceeded to accuse him of taking inappropriate pics of herself and her friends. She harassed us with various versions of this lie, threw her food at us, walked around the corner and came back with another Caucasian male in tow. We decided to not give her the chance to damage the car, so we left. The man working said, “not my problem.” We did not stay and no refund for us. Scary place!!!! Awful!

The listed hotel phone number doesn’t work so if you have any complaints or issues you now have to walk 3 blocks to another building where the hotel desk people work. Upon check in they informed me there were limited parking spaces and its first come first serve. I get a spot and next day car is towed. When I asked front desk why and where the car was towed he yelled at me and gave a horrible attitude and it costs me $360 to retrieve my car. This hotel is bait and switch and I blame Expedia for even listing it to their customers. DO NOT BOOK this dump, you will be scammed
• Lenny (2/5): Booker Beware of Misleading Photos - I selected this hotel because the pictures on Hotels.com showed their other hotel located on 83rd and Harding Ave., which is around the corner from my residence. Thus, my brother and his wife would be close by. Upon check-in, the front desk clerk advised me that the reservation was for a room in the building I was in. The desk clerk said Hotels.com used the wrong images on their site, misrepresenting their property, and it wasn't their problem. I asked if the reservation could be moved to the other hotel near my home, and she rudely said no. I would have never booked a room at the Seaside ASH. It's a rundown, dirty dump. I ended up finding them a room through your site at the Lexington, causing me to lose the hotel dollars that were applied to the Seaside ASH. To say I'm displeased is an understatement.

• Shan (2/5): Terrible motel - This hotel is just a makeshift motel, it shows kitchen and says it provides all cookware and cutleries but it has none, not even coffee and tea. The front desk has no help, barely speak English. The unit it gave to us was an offsite unit away from its main site, motel level with a glass front door that has strong light comes in the whole night. I made complaint, the hotel doesn’t care to address. Definitely avoid this hotel, as well as its sister hotel like Waterside Hotel, you will be disappointed and you won’t have a good sleep with its motel thin doors and windows.
