Guest Reviews
- Jeanne (10/5): - A lovely small friendly boutique hotel great for a short break and in a lovely convenient location. Great range of wines. Would like some fruit available at breakfast though.
- Susan (8/5): - Hotel is in a great central location. Unfortunately restaurant and bar closed early for the off-season, given mid-March. However local area still had lots of other eatery options, plus hotel was open for a breakfast. My room 5 was single in attic, but dormer window provided great view of bass rock, particularly at sunrise.
- Jack (10/5): The Best - Best in North Berwick
- David (8/5): - No 12 is a good choice for a short stay in attractive North Berwick. It’s centrally located, convenient for beaches, the Seabird centre etc .
Service is functional more than polished.
My single room serviceable not elegant.
Breakfast, included, sets you up for the day.
- James (10/5): - Loved everything about the hotel. Lovely staff. Would have liked a fresh fruit option for breakfast.
- Joe (10/5): - Super place.
- Christopher (10/5): - Lovely place to stay
- David (10/5): - Hotel made the stay special.
- Andrew (10/5): - I enjoyed my stay at no 12

Enjoyable experience. We would certainly visit again.

- MARTIN (8/5): - Nice place to stay.
- Celia M (10/5): - Charming and down to earth. The staff was super helpful.
- Patrick (10/5): - I would recommend this hotel for comfortable, clean rooms, friendly staff and excellent restaurant. It was easy to find and park as well.
- Theodore (10/5): - A beautiful hotel a street away from the beach. Always extremely clean. A very relaxing stay.
- robert (10/5): Best hotel - Very enjoyable no complaints
- Christopher (10/5): Comfortable room, lovely breakfast - Room was freshly decorated and had a small but modern and well appointed shower ensuite. Bed was very comfortable and there was a quiet and relaxed atmosphere about the hotel. Smoked salmon and scrambled eggs was an excellent breakfast. Fairtrade options for tea and coffee weren't available, but overall we were highly impressed with the quality of the hotel.
- Helen (10/5): Beautiful boutique hotel - Beautifully presented rooms. Staff couldnt have been more helpful.
- Andrew (10/5): - Very nice boutique hotel. Spacious room and pleasing decor. Good breakfast!
- Chris (8/5): - Lovely hotel slightly disappointing the Bistro was closed.
- richard (10/5): Clean and tidy with attention to detail - Super clean and tidy. Food excellent and budget friendly. Will be back on a golf trip next time and will recommend,
- Paul (10/5): Great place to stay - Excellent accommodation and friendly staff
- Louise (10/5): - Excellent facilities.
- S (8/5): Good hotel, recommended 👍 - We had a two night stay with our two dogs which were no problem for the staff. Room very nice and clean, staff helpful and very nice cooked breakfasts.
- Simon (10/5): - Business trip needing a clean, comfortable and ideally located hotel and there was not a thing too fault.
- Caroline (10/5): Fabulous break away - What a fantastic break from start to finish. A beautiful hotel within 1 minute walk to beach. The room, the dining, the service was lovely. We will definitely be back … soon 🙂
- Verified traveler (10/5): Wedding weekend - Fantastic stay. Lovely room and the area was stunning. We came for a wedding in the area and was a perfect place to stay. Would have loved to try the restaurant for a meal but only got to have breakfast which was very nice
- John (10/5): - One night stay and all was good. Nice central position.
- Tara (8/5): Good nights sleep. - Comfy bed and good shower, I had done a 7 hour drive that morning plus a business meeting, very happy my room was quiet and had good sleep. Breakfast was just okay, beans piping hot the plus but unfortunately poached eggs tasted so strong of vinegar. Great location for evening walk on beach, got fish and chips across the road. Overall very nice.
- Tim (10/5): Golf trip. - An enjoyable stay. The room was clean and comfortable and the staff were friendly.
- Verified traveler (8/5): Edinburgh visitors - Parking was an issue.
- Gavin (6/5): Be Cautious. - The location of the hotel is frist class. Room nice and quiet. However, bit expensive for what it is. Food acceptable, apart from breakfast smoked salmon, which a discovered to my cost was of. However, the full breakfast I had the day before was very good. £6.90 for a SMALL glass of red wine sitting ourside at the front of the hotel, was robbery to me. N.B. a lovely place but expensive to eat out in. My stay for the same period of time in Chester & in a more up market hotel is £130 less than my stay in this hotel, North Berwick.
- Verified traveler (8/5): Nice hotel - Nice little hotel in North Berwick. Staff are very friendly and Covid measures taken seriously. Food is good, especially the breakfasts.
- Verified traveler (10/5): - Very nice spot to stay in the centre of North Berwick. Twin room was spacious, quiet and comfortable and the free parking was a bonus too.
- Justin (8/5): Little gem - Nice little hotel, friendly manager and staff. Clean room. Breakfast good and as much coffee as you wanted. North Berwick a gem in East Lothian’s crown.
- Kenneth (8/5): - Nice, small hotel. Conveniently situated in the town. Pleasant breakfast. No complaints.
- Mr John D (10/5): Another great stay in this small but perfect hotel - Stayed here several times previously, but not for a couple of years. A place I always look forward to returning to. A refurbishment has taken place (not that it was needed in my opinion), the room was lovely, as always, well presented and very well equipped. Although I arrived to check in at the busiest time for the bistro, and after a day's work on a dusty site must have looked a very doubtful 'guest', the owner couldn't have been more helpful and welcoming. This really is one of my favourite hotels, I'd recommend it to anyone.
- Jean (10/5): Central Hotel - Close to beach and shops, friendly staff made us feel really welcome.
- Alistair (6/5): 12 Quality Street and North Berwick worth a visit - Room was fine and the large bed was comfortable for our 1 night stopover. The service was friendly and breakfast in the bistro enjoyable. There is no communal space apart from at the reception desk area so confined to room and bistro closed ( understandable on a bitterly cold evening with few visitors about) so had to venture out for an evening meal, fortunately location really good in centre of town with several choices nearby.
- Patrick (10/5): 1 night in North Berwick - Comfortable clean room with an excellent breakfast
- john (6/5): - Lighting in room 11 poor. Would like to see 2 chairs in a double room - only 1. Decor could do with being brighter - mostly brown. Furniture a bit tired
- Roger (10/5): November 17 - The Food was amazing, both the dinner and the breakfast.
The room was a little cool on arraival but there was a convection heater available which did the job.
- Verified traveler (10/5): Lovely hotel, friendly staff + excellent breakfast - Great hotel, in the centre of town. Only a short stroll to the beach. Staff were very friendly and helpful, and cooked up a delicious breakfast. The restaurant was busy both for dinner and breakfast with hotel guests and the general public so clearly has a good reputation. Would definitely recommend.
- tim (8/5): Nice location - Lots of stairs. Mediocre food. Good parking and great location.
- Andrew (10/5): 1st Class - First class all round
- Verified traveler (10/5): - A fantastic stay with friendly service, a great room and an excellent breakfast.
- Bill (10/5): Single Traveller - Very good all round - but no lift, so disabled travellers would have a problem - all bedrooms are upstairs
- Verified traveler (10/5): - We had a large light and airy room and having the extra bonus of a glimpse of the sea from our beds. The staff were very helpful and the cooked breakfast was big!
- Alan (8/5): Relaxing North Berwick Stay - We arrived and parked in the car park for residents and were met by a very friendly and attentive member of staff who checked us in. Our room was on the top floor so made our way up to find a lovely, comfortable clean room. We headed out into North Berwick which is a beautiful harbour town with great shops and pubs. In the morning a delicious Scottish breakfast was in order and it did not disappoint! A great stay in a relaxing B&B, we will return.
- Patsy (6/5): week-end break by the sea
- I went for a week-end break , nice central B/B , Good central location for shops and beach , parking wasn;t a problem at all during my stay ,
