• Pauline (9/5): A perfect stay in a beautiful city. - Everything was great. The location was perfect and the breakfast was plentiful and really good. The room was large and comfortable and the whole property had a lovely warm and welcoming feel. Just a small thing, but would have been nice to have facility to make coffee in the room.

• Matthew (10/5): Loved the staff, loved the place! - This hotel is adorable as it is tucked off of an alley. As a boutique hotel, they exceeded our expectations from the helpful service and suggestions, to the wonderful breakfast and sleeping accommodations. You feel like you are living in a nice apartment in Venice while having service and help readily available. It is a short walk from the canal taxi drop off that you need to cross a bridge or 2. It is not on the canal so it isn't a surprise that there is a little walking involved, but carrying luggage up bridges is always fun.

• Charlotte (8/5): Lovely stay, helpful friendly staff and great location - Staff were lovely and very helpful, the location was excellent down a quiet road, but with 10mins walk of Piazza Saint Marco. Our room and bathroom was very small. I’m assuming due to the age and size of the building, there was no lift, so we had to carry our cases up 4 flights of stairs.

• Alex (9/5): An excellent quiet boutique hotel in a great location - A really lovely boutique hotel, very quiet but in an ideal location, the staff were great and very helpful. Good sized room with very comfortable bed, very nice breakfasts. Nothing really, maybe tea / coffee in the rooms.

Good central location Our only negative was the lack of storage in our room no drawers and limited wardrobe space meaning we had to leave a lot in our suitcase and get it off the top of the wardrobe every day which is not ideal for 6 nights!

• Mark (10/5): Charming, small, family run hotel. - Charming. Great location. Near San Marco and the Accademia bridge, but tucked out of the way on a quiet street. The breakfast area could be arranged a bit more comfortably. Tiny tables crammed into corners. Two at a table was a crowd.

• Brian (10/5): Lovely! Look forward to returning. - This is a beautiful boutique hotel in a wonderful location in an equally wonderful and enchanting city. The decor is tasteful and the room we stayed in was lovely backing into a small inner courtyard. The staff are incredibly helpful and well informed. We rec’d great suggestions of what to do and see from an insider’s perspective. Some of the staff we dealt with, notably Nicoletta snd Nirvana, are proud cool Venetians. They’re advice and support was superb and made our stay all the more enjoyable. n/a

Hotel is located in a very narrow street. All staff leaves at 4 pm until the morning. The street is dark and hardly used in the evening and probably not a good match for a solo female traveler. I felt uncomfortable walking to the hotel when dark.

• Holly (10/5): A perfect Oasis in a lovely city - Everything was perfect. From the moment we arrived to the moment we departed. The building was full of beautiful paintings and comfortable furniture. It felt more like a home that a hotel. It was beautiful and comfortable. After our arrival, we were offered refreshments and were able to sit in the beautiful courtyard full of flowers. The Staff was outstanding and was able to help us with all our needs. It is nestled just far enough away from the hustle and bustle, but close enough to walk everywhere. It made our trip to Venice special. I liked everything.

• Catherine (9/5): Stylish boutique hotel with amazing service - The hotel decor was beautiful and unique , with furniture and artwork collected by the owning family. We only stayed one night but it made such a lasting impression, we would love to return. Great location and the room was very comfortable. The staff are extremely helpful with local recommendations and booking dinner etc. Thank you Nirvana for your suggestions. It was perfect!

Overall, the locations was very good. The room was too small for our comfort and taste, but it was clean and kept well. Mattress was a bit too hard, and it would have been nice to have had an elevator for more convenient access to our room and the second floor.

• Judith (10/5): Perfect location and venue for a very relaxing stay in Venice and we'd definitely recommend. - Lovely breakfast and the 24 hour coffee/snack area was a huge bonus. Also a lovely spacious lounge area. Air con worked very efficiently. Access to Hotel Flora round the corner was very helpful. Very helpful staff in both hotels. Great location and we walked the entire city from there but also very quiet. There is a music school nearby and breakfast was accompanied by the lovely sounds of rehearsals. I recommend walking down to the end of the street to see the views of the Grand Canal. Lovely Venetian architecture. I haven't given top marks for facilities because in an old Venetian house there aren't may facilities. There is no elevator and the shower wasn't amazing (small & water pressure issues) but it's not a soulless modern building so compromises are necessary. We did not have a problem with either however I would not recommend if you have mobility issues (Venice in general very difficult if you're not strong on your legs).

The best was the service that was provided which was very professional, kind, and warm (Thank you Nazanin). We felt so at home and were beyond surprised with the complimentary water taxi ride to Murano and private factory tour. The breakfast was delicious. The location was perfect. The recommendations were 10/10 and our room & bed were very comfortable. Nothing.

• Elizabeth (10/5): Exceptional - Beautiful, quiet and perfect for me. The situation of it was excellent, really close to all the places I was visiting but not too busy. Room was really comfortable and full of charm and character. The staff were discrete but friendly making my stay wonderful. All the information sent before I arrived was personable and useful. Once there I was given excellent information about the areas of Venice, places to go and restaurants at which to eat. Breakfast was amazing with hot options, fruit and a bread basket. Freshly squeezed orange juice and a set of drinks options were also great. I felt very comfortable and relaxed here. I enjoyed the courtyard seating area for breakfast with the lovely scent of jasmine as I ate. A wonderful hotel which I will use when I return. The hotel is not manned 24/7 but for me this was no problem at all. Some people might not like that
• Hugh (10/5): If you love small, individual, boutique hotels, this is the one for you. - Superb 9 room boutique hotel on a quiet street just minutes from the bustle of San Marco. Beautifully and thoughtfully appointed with a really unique feel. Staff are helpful and very friendly. We visited for a big birthday celebration just my wife and I, and it did not disappoint.

The location is ideal — perfectly central yet peaceful, allowing us to explore all of Venice on foot. The staff were exceptionally helpful and proactive, reaching out via WhatsApp before and during our stay, which made communication smooth and efficient. The smart check-in process was seamless, clever, and very convenient. The room was comfortable, with an excellent bed, and the intimate size of the hotel added a personal, welcoming feel. Breakfast was consistent each day — simple but exactly what you need to start a full day in Venice. The decoration was charming and tasteful, making it feel more like a local friend's home than a hotel. Highly recommended. Nothing to say negative about this place - It was great

She was so helpful giving us advice on where and when to go, the best restaurants and excursions. The hotel is in a great location, clean, comfortable and full of character. • Damian (10/5): Excellent little hotel with friendly staff close to St. Marks and the Accademia - The staff were so friendly and helpful. I liked the keyless entry system. So close to the Alilaguna stop, only 5 minutes walk makes it so easy to get to and from the airport (no need for expensive water taxi). The common areas were lovely, tastefully decorated and full of charm. They were also very useful providing biscuits, tea and coffee at any time. There is also a small kitchen. Although it doesn't have a bar or 24 service of its own, the bar in its sister hotel flora, just 5 minutes away, serves well. If these facilities matter to you, consider booking there instead, it also looks excellent.

The cleanliness is impeccable, everywhere is brilliantly arranged and well-kept. It is a small hotel, only nine rooms, but that makes you feel at home. Nicoletta was exceptionally kind and helpful, she responded to all our requests immediately and really did everything to make our stay unforgettable. She provided us with useful advice. The breakfast is varied and delicious, everyone can find something to their liking. I have been to many boutique hotels, but this is by far the best! I would definitely recommend it to anyone looking for a truly special, welcoming place in the heart of the city, close to St. Mark's Square.
