Verified traveler (8/5): - Very well kept hotel in a great location on the water. Bathroom was updated and spacious with all the amenities. Only minus was that the guests staying above us woke up early and paced the floor from 5am on. Might want to book a room on the third floor to avoid that happening.
David (2/5): - We had Room 12. We had no problem with the property, but the noise from the bar right outside our balcony was unrelenting until 1:00 AM every night. The noise cancellation device in our room did nothing to subdue the noise. We were unable to get any sleep until after 1:00 AM in the morning. For a room that cost us $1,554.24 for two nights, it was the poorest spent money I have ever spent on a room in 45 years of traveling. The rest of the hotel is nice, fine, whatever you want to call it, but this specific room should almost be uninhabitable secondary to the noise, unless it's maybe wintertime and no one is outside the bar. I overheard the receptionist speaking to other guests checking out and they were asked, "How did you like your room", however, I was not asked this. I was told, "Safe travels", telling me they are aware of just how noisy this room is.

Theresa (10/5): Absolutely wonderful stay! Exceeded expectations! - We loved our stay at the Harborside so much, we started searching for our next booking there during our stay. The hotel was very quiet and the staff was extremely friendly and accomodating. The room was spotless, well stocked with toiletries, extra bedding, bottled water, and fresh towels. The loft style room was perfect for our family of four. Our kids had their own beds upstairs, while my husband and I had a large, cozy bed downstairs. There was a lovely TV area with a couch, and a nice little balcony that i enjoyed my coffee on. The fresh cookies and coffee were perfect for when we checked in after a long day of walking around Newport. The breakfast exceeded my expectations. What a variety they had for a continental breakfast! Steel cut oats bar, cereal, bagels, muffins, fresh fruit, yogurt...it was wonderful. The hotel is walking distance to all of downtown newport too, so we really appreciated the free parking. It was just a great experience all around! We cannot wait to stay there again!

Debra (10/5): - Little rocky at check-in with the front desk day 1. The woman at the counter was not overly welcoming (asked to move our car from the only available parking space when arrived.) I was told the cones could be moved, by me, to park in front as where I was parked was for oversized vehicles. I questioned this as the car we parked next to was the same size. She said it was her personal car and she was “holding” that other space for oversized vehicles. I never had to engage with her again and the rest of the staff were a 10/10. Very friendly and accommodating. Location was also perfect along with the room. Breakfast was hard boiled eggs and pastries with boxed cereal and oatmeal in a crockpot. The cookies in the afternoon were delicious.

cassandra (10/5): - Lovely hotel and gorgeous room for breakfast. Paid for harbor facing room but the condos across the way kept on the 1st floor garage lighting all night so had to close the blinds .
WAYNE (10/5): Nice! - Outstanding room with a small balcony, looking at the harbor corner room had views of the two sides of harbor had a ladder up to a second floor with another queen bed, which we did not use only drawback. You do have to walk up one to two flights of stairs to get to the room no elevator.

Beverley (10/5): The Amazing Harborside Inn! - Our stay could not have been better. The staff was super friendly and efficient from the moment we arrived until we checked out. From home made cookies and tea/coffee available from early afternoon onwards to the continental breakfast, the service was amazing. Would definitely recommend this hotel and intend to use it whenever we visit Newport!

Robert (6/5): - No baseboard heat. It was cold and I felt $75 was insufficient compensation for 3 very cold nights. Staff tried to help to the extent they could. Great location in the middle of everything. Would definitely stay there again provided it was in-season.
Laurie (6/5): Great view but very noisy location - The hotel and room were beautiful but the noise was terrible. We did not know there was a bar on the street directly below our room. It was so loud it was impossible to sleep until the bar closed around 1 am both nights we stayed. It is a shame but we would not stay here again because of this.

Kristen (10/5): Harborside Inn - We have been coming to Newport for over 30 years. The Harborside Inn is our favorite place to stay by far!! Now with the renovations it is even more beautiful. The staff could not be more accommodating. We look forward to coming back.

There are bigger rooms, more luxurious hotels, but it was perfect for us. Stairs are the only drawback, but staff was helpful and friendly across the board.

Hardwood floors instead of wall to wall carpet like most of the hotels . Great location for walking, shopping, dining. Breakfast continental, fresh, good coffee. Strongly recommended.

She set the tone for the weekend, so sending special thanks to her for being so friendly, professional, and helpful. The property is set in an amazing location to walk everywhere. Our room (Waterview) was incredible with corner window views of the ocean. At night, the moonlight reflected off of the waves and into our room; it was beautiful. The room had everything we needed and was very clean. We'd love to visit again!

Rachel (10/5): lovely Inn - Lovely inn by the water. The service and reception is outstanding. We had a suite with mezzanine overlooking the water and having been in many hotels over the years, I would say it was a 4 stars! The are having building work on the outside at the moment and changing windows, but I predict this little gem will become a 4 star-rated hotel in no time. Yes, the bar close by can be noisy but it stopped early for us, and it was just people talking playing ping-pong rather than music. The free breakfast was decent with some delicious homemade muffins and cakes. We will return with no hesitation!

Verified traveler (10/5): Central comfortable hotel - The hotel is in a very central location, so it was an easy walk to many different restaurants and sites. The room was very clean and comfortable. There was a wonderful sitting area in the room that was great for wine drinking and watching TV. All the staff were extremely friendly and helpful. If we are in the area again, we would definitely stay at this hotel.

Anna (10/5): Pleasant experience! - Great experience! Stayed at City View Suite, clean, neat, airy, comfortable. Queen bed on first level and another queen bed up in the loft. Bathroom is a good size. Cute little balcony in the room. Continental breakfast was great - oatmeal with fresh strawberries and blueberries, bagels, croissants, cereal, bottled juices, coffee. The gentleman at the front who was checking us in was very nice and helpful. The location is on the water, next door to shopping and tons of restaurants, 10-15 walk to transit center to take the white trolley, even closer to the red trolley. Would definitely stay here again!
Brian (10/5): - The manager, Jane, could not have been nicer or more accommodating. We arrived quite early off of a redeye flight. Our room wasn’t ready but Jane invited us to change into our walking-around clothes in the staff bathroom and called us when our room had been cleaned. The bathroom was a bit dated but everything was very clean. The bed was comfortable. Breakfast was generous. Great location on the harbor, too. We stayed only one night but it was great.

Kelly (10/5): Charming hotel centrally located to everything - My mother and I stayed for a couple of nights in the waterfront suite while touring the mansions of Newport. The hotel was centrally located to everything and an easy walk to so many spots. We loved the view of the harbor and enjoyed the charm of the room. Jane, the proprietor, was lovely and so helpful with answering some questions I had about getting to a couple locations. I know some reviews mentioned noise from the bar below but we didn’t encounter any during our stay. We visited during the week immediately after Memorial Day so perhaps weekends and/or summer months would be noisier?
Michael (10/5): Great bday weekend in Newport! - We arrived prior to the 3:00 check in and our room was ready which was a pleasant surprise. The woman at the front desk was very friendly and helpful with recommendations on things to do and places to eat. The Inn is located right in the center of Newport so walking distance to all shops and restaurants and they now offer a free trolley that brings you over to the mansions and cliff walk. Our room was super clean and the balcony (although very small) was a nice place to sit and watch the boats. We will definitely return to the Harborside Inn and highly recommend it to anyone looking for a nice spot on the water.

They still use the guise of Covid to not clean rooms or take out trash in room which is frustrating at this point, especially since I have been at many hotels that have resumed cleaning service... Verified traveler (10/5): The best ever - Hospitality continued from check-in to check-out. The front desk was friendly and meticulous, and greeted our children kindly when we checked out. My little son spilled cocoa at breakfast and messed up the table, chairs and floor. Even so, she smiled till the end and instead brought snacks and coffee for us.

The inn manager called to confirm something on my reservation, and she was kind enough to email me a list of local restaurants that were walking distance from the hotel. The room was VERY clean and the beds were wonderfully comfortable. Friendly, helpful staff and delicious breakfast with a water view!
Kaily (10/5): - We had a fantastic stay at the Harborside Inn! The continental breakfast in the Harbor Room offered great views of the harbor. I liked that we could crack our balcony door open to get the ocean breezes. The location was just a short walk from Bannister's and Bowen's wharves in one direction and Bellevue Avenue in another. The staff was very friendly and accommodating and they went out of their way to get to ensure guests were enjoying their stay. The afternoon cookies were a bonus. :) I would absolutely recommend a stay here to anyone visiting Newport!

Staff were friendly and the harbor room was lovely for an afternoon cup of tea with the delicious, homemade cookies. My daughter and I enjoyed a girls weekend and would recommend this hotel highly!!

I loved the Bee Kind bath products and the kitchen area with the coffee and breakfast every morning. And the fresh baked cookies were fantastic. Everyone was friendly and helpful. Free parking and could walk to everything.
Rebecca (10/5): Weekend getaway - Perfect weekend getaway! Check in was easy and friendly. Our room was amazing and the bed was very comfortable. On site parking saved me having to pay for parking while we shopped and went to dinner because everything was within walking distance. Breakfast has a generous amount of options and cookies in the evening were a perfect grab and take to the room treat. There was a mini fridge in the room but the kitchen/breakfast area (which had a beautiful harbor view) had dishes, glasses and microwave. Staff was wonderful and there were even umbrellas we could borrow in the lobby. We had a perfect stay!

The beds were comfy as was the shower. I personally appreciated the extra exercise we received from climbing stairs :)
