Please note that there are no elevator facilities in the guest house. All rooms are accessible via stairs onto the first and second floors. There are also stone steps with a hand rail leading up to the entrance.
Parking is available on street in a zoned area. The Hotel has a limited number of permits at GBP 5 per night (check for availability and written reservation confirmation prior to arrival).
Please be aware that Riverside Hotel is city based and the front-facing rooms can experience traffic noise.
Depending on room type and availability, some guests may be accommodated in the nearby annex.

- Jill (7/5): Good location, cramped room. - All the communication with the property was really good. Parking was easy after navigating the city Parking scheme. There river was really close and walking into the city was easy. There was plenty of storage space. The room was really cramped ( particularly for the person on the lhs of the bed) and didn't even qualify for small double status. There was a lot of traffic noise. Breakfast was advertised but when asked for I was told it wasn't available.

The window faced the courtyard, which was also the smoking area. The only way to have privacy was to close my curtains, as the net curtains did not provide any cover, and to keep the window closed to avoid the smell of cigarette ash left in the ashtray. I am a non-smoker.
As a woman travelling alone, I am not sure the position of the room was well thought out. The staff were absolutely lovely and very helpful, it’s just a shame about the location of the room. room was clean and comfortable.

Easy check in method and in heart of city centre

The first thing that hits you—quite literally—is the smell. Not a gentle hint, not a nostalgic whiff, but a full-bodied, cling-to-your-clothes-for-days cloud of cigarette smoke. It’s as if the building itself took up smoking years ago and never looked back. Opening a window feels less like ventilation and more like a symbolic gesture.
Cleanliness appears to be more of a philosophical concept here. Every surface carries a fine, dignified layer of dust, as though the room is being carefully aged like a vintage wine. You half expect to find an exhibit label: “Early 21st-century bedside table, undisturbed.”
And then there are the walls—so impressively thin they may as well be a suggestion. You’ll hear everything your neighbours are up to, whether it’s late-night conversations, enthusiastic life events, or interpretive furniture rearrangement. Privacy is clearly seen as an outdated luxury.
All in all, it’s an unforgettable stay—mainly because your senses won’t let you forget it. Ideal for those who enjoy strong smells, historical dust layers, and a deeply immersive (and entirely involuntary) sense of community. What's not to like apart from all the above and the squeaky bed springs?

I raised what I feel are serious concerns yet no reply from property management! Take money and run I feel! After packing I had found condoms that clearly had been left by previous guests! Several activities by “call girls” lots of noise and several “different guests” THIS PLACE IS A GLORIFIED KNOCKING SHOP!!

- Sean (6/5): Awayday at Norwich City FC - Great location, only 2 minutes walk from the train station and 8 minutes to the town centre. I was in Norwich for the football so this hotel is well placed. I like the 'no key' system which is secure and prevents loss.
Good communication via WhatsApp, email and bookingdotcom the day before my arrival. This was how you are given the actual access codes for the specific annexe door and your room number door. Very straightforward.
There were tea making facilities in the room and a small wall mounted TV. The shower was powerful and hot. It doesn't have a traditional reception, which I'd prefer, and I had a feeling that it was a possibly a HMO. I didn't see or meet any staff. The hotel is on a busy road alongside the river so the noise was anticipated.
I was in room 1 on the top floor/attic space of the annexe building with nunber 17 on the front door. If you have mobility issues then you'd struggle with the last set of stairs.
The room was smaller than I'd expected and it was in need of a refurbishment in my opinion - new carpets and a paint job would brighten it up. There wasn't a wardrobe, or drawers, but it did have an open, hanging unit. The bed was one of those metal framed ones which creaked every time you moved.
There wasn't a door on the shower room/toilet, just an opening. I suppose for a single room this isn't a major issue regarding privacy but it's not very hygienic. It was almost impossible to shave, clean your teeth or wash your hands, as the sink was awkwardly placed under the eaves and there wasn't a mirror in the shower room. The shower cubicle didn't have a soap dish or shelf for your toiletries. Furthermore there were no hooks anywhere to hang the towels. These basic issues can and should be resolved with little financial outlay by the hotel owners.

The room was right at the top room 1, it was a huge loft room which was lovely. Big bathroom which was quite new, shower a bit funny to use. Large TV. Room was quiet over night. It was up two flights of stairs! Short walk to pubs over the bridge. We ate in the Wig and Pen, good food lots of choice. Also had a drink in Adam & Eve pub quaint and old. Received too emails about the booking.

- Simon (7/5): Just ok for one night, wouldn’t stay any longer. - Close to station and where we were visiting Only one pillow person and hard bed head. No one in reception, no mention of breakfast ( this had to be ordered two days before our visit and was only continental at £10.00 person but a very good cafe Home Cafe round the corner) but not mentioned when I booked.
- Daniel (8/5): Very convenient for a short stay, excellent location, good value. - Great location, very good pre-booking communications and support. Very good value for money for a short stay. Room had all listed facilities, and it was extremely clean. Perhaps the mattress will need replacement soon.
