It’s location, price and distance to the first direct arena (as advertised)
When we arrived the outside of the ‘hotel’ was dull, dinghey and not as described on the photo on the website. The windows were filthy inside and out and weeds everywhere. The estate the ‘hotel’ was in was in a very poor area with a lot of questionable people walking the streets.
The man who ran the place came out and moaned at my Dad several times to park his car closer to the kerb (moving car parking space entirely to another location) insisting it was for his cars protection - after a 4 hour drive not what we needed we just wanted to get in and unpack. Once in the man showed us to the reception (a box room with a phone and very
Messy desk) gave us a key chain with two keys (front door and room key) he then showed us to our ‘room’ and stayed in the room with us whilst he continued to talk for the next very awkward 15 minutes touching our towels and bed trying to explain directions that we didn’t ask for. He explained the room should have been £100 and we got a ‘very good deal’ the room was apparently 2 weeks old new paint and bed etc.
The mattress was 2 inches thick and rock hard, both my father and I had to wear earplugs to drown out the reception phone that kept ringing at 2/3/4am with no answer and paper thin walls. No shower gel or toiletries provided. Tv was the tiniest I’ve ever seen. The new paint was all over the electrical cables (no masking tape used)
- Elizabeth (10/5): - I am glad I have discovered Ava Residence for occasional trips to Leeds. I would suggest a bit of a clean up of the communal kitchen, inside the cupboards! But I will recommend it to others. Thank you for friendly welcome, and advice about ordering takeaways.

- Louise (6/5): Reasonable hotel - You get what you pay for here. It served us well as we just needed a bed for the night. The furniture varied, but a lot of it was damaged. My partner didn't find the bed that comfotable but I was fine. However, the bathroom was nice, and there was a mini fridge & kettle. If you want to check in out of the hours though, it's a £15 fee.

- Steve (4/5): Mis leading! - The pictures on Hotels.com are computer generated. Do not be mis led into thinking its a nice hotel. It was more like a half way house. Any hotel with a mobile number on the door is not a hotel. Terrible place you need to remove the pictures off the site & put mine on that I have attached.

- Claire (8/5): Ideal for a night - Stayed for one night due to a concert. Was pleased to find hotel cleaner than expected and more modern than the exterior suggested. Towels and toiletries were a nice touch. Mattresses could have been better quality but check in was quick. No funny smells or noises, we were in here just to sleep and leave early.

- Verified traveler (8/5): - Good value, room was nice and had everything we needed including a kettle and tea/coffee. Parking was very handy. Comfy bed and spacious enough for 2 people. Plenty of plug sockets including by the bed which is good when you have so many things to charge up over night!
The rest of the hotel was rather tired and to be honest quite institutional-looking though (a bit like a student halls of residence), would be nice it it has a bit of an update and had more of a hotel or guesthouse feel. The room itself was absolutely fine though.
The manager was very friendly and phoned a few hours before we checked in to confirm.

- Samuel (6/5): Probably not what you're expecting... - The photos and descriptions make it seem like a 3-4 Star hotel however this is not the case...it's more of a glorified hostel with your own bed and bath rooms...certainly a place for older teens and young adults to hang out without adult supervision...there were a few of these folks staying this night whom expressed their inconsideration by being loud all night and smoking cigarettes inside - hence why the hotel manager told me multiple times to keep the smoking outside. I would have rather stayed in a 2 star hotel for much less money.

The room was warm and well furnished with a good en-suite but the bed was extremely hard and uncomfortable with a thin mattress.
- Kelvin (2/5): WARNING DO NOT STAY AT AVA RESIDENCE - DO NOT STAY AT AVA RESIDENCE, it’s in a dangerous part of Leeds the accommodation isn’t clean or comfortable or even a hotel, why it’s on this website?? I walked out shortly after arriving and booked somewhere else, I was disgusted.

Safe area, ridiculously comfortable bed, nice en suite and friendly staff. Would go back if ever back in Leeds again! Only half an hour walk or 5 minute drive back to city centre too.

- Pat (6/5): well situated - Not really suitable for me as a Disabled person, but I managed even though the bed surround is dangerous. I had a very bad accident with one of these beds, before I became disabled. I was unable to open the window or use the shower.

- Lesley (4/5): Ok for 1 night stay - Booked this for a concert we were attending, greeted by manager who was very friendly. When he left the room I had a better look round, I felt the room needed a thorough clean. The bathroom loo roll disintigrated in your hands, how old it was I don't know. The floors are in need of a good scrub and walls are ready for a lick of paint. Bed was clean enough and if we were staying longer than 1 night I feel that I would of complained. Very noisy at night with constant banging doors and very loud guests, as I said 1 night was enough, we won't be booking again.

- Adam (8/5): A quaint hotel in an unusual location - This hotel was a last minute booking as it was cheap but the photos looked nice. When we got there, it was on a housing estate just outside Leeds centre and there were youths outside. However, we were greeted by an extremely friendly manager who explained that the hotel is an ongoing project with newly refurbished rooms. The rooms were lovely and comfortable, the manager was attentive. If you don’t mind having a hotel with no frills, this is definitely an affordable option.

However it was a bit noisy outside. You could hear everything that was going on. Also found hairs in the bathroom! Rest of the room was clean but the bathroom needs more attention!
A bit of a walk from the center but that's nothing can be dealt with.

A few minor changes I'd make: the room lay out, the main entrance (perhaps more plants and a new coat of paint on the front door) and better signage.
- Mark (2/5): Be careful - When entering the Hotel it smelt of Drugs, after checking the rooms I found them un-clean with stains on the flooring. Eventually after talking with the manager I had to leave and book a different Hotel as did not feel safe with the manager or the area
