Die Anlage ist in einem kleinen Garten eingebettet und arbeitet mit Lorettas Beach Club zusammen. So hat man als Gast das Privileg, den Pool, den kleinen, aber wunderschönen und sauberen Privatstand mit genügend Liegen, Kajaks, SUP kostenlos nutzen zu dürfen. Unser Zimmer war wunderschön, sauber, mit einem bequemen grossen Bett. Beachtücher werden zur Verfügung gestellt. Frühstück gibt es a la Carte im Beachclub. Das Essen da ist allgemein sehr lecker. Alle Mitarbeitenden sind super nett, zuvorkommend, aufmerksam und verstehen ihren Job. Mit Lili hat das Marias Kan Kin eine Perle. Lili ist unglaublich freundlich, hilfsbereit, warmherzig und erfüllt jeden Wunsch. Wir können das Marias Kin Kan ohne Vorbehalte weiterempfehlen und würden jederzeit wieder reservieren. Wir haben keine Verbesserungsvorschläge.

- Margaret (9/5): I would recommend this hotel We were made very welcome by the hotel proprietor. - We were made very welcome by the hotel proprietor. The location was quiet and close to the reef park with a lovely beach. The room was spacious and the bed comfortable. A coffee machine was in the room. The breakfast was good with a reasonable amount of choice. The restaurant is operated by a different company and we had mixed experiences there. We were only supplied with two small bottles of drinking water a day (all other hotels we stayed in provided unlimited water in larger containers outside or in the room). The drinks with breakfast were also limited to two, either a small coffee or fruit juice. The fruit juice was a glass full of ice, topped up with juice. Although when I asked for "no ice" I got half a glass of orange juice. We ate one evening in the hotel restaurant, the service was very very slow and it was expensive. However we were offered a discount due to the busy restaurant and poor service.

Very friendly stuff and super helpful management! Hotel close to few nice restaurants, pharmacy and walk distance to Punta Sur! There was no hot water but honestly that was not a problem at all!

- Mark (1/5): This hotel is not as described and is very over priced - The garden was pretty There was no hot water for the sink in our room the decor had not been updated since the sixties and the room was cavelike - really dark with strip lighting and a very uncomfortable bed. When asked about the hot water to the sink the answer was there was none which obviously raises hygiene concerns re staff handwashing in the restaurant. We chose the hotel on the basis that it was small and there was access to a private beach - this was not a private quiet beach for hotel guests only but in fact a busy beach club. There was constant buzzing from a generator so you could not sit outside and the balcony was very open with hard uncomfortable chairs. All other guests we spoke to felt the same and one couple left and another moved to a seafront room where decor was improved but then said their room was very noisy. The breakfast was cold 50 percent of the time and despite being “included” we had to pay extra for almond milk. I am not a fussy guest and like simplicity but this was sub standard on many levels

- Adam (10/5): What an incredible stay. Perfect recharge and intimate location with a lovely private beach. - What a hidden gem in a chill part of the island. We will stay here again for sure. This place has one of the only private beaches on the south side of the island with a lovely pier, facilities, and waving seagrass beds. Being a boutique hotel without a ton of rooms, it also means you might have this beach all to yourself! The staff was incredible and willing to go over and above to plan activities like snorkeling, give us advice, and help book taxis and so forth.
- Robert (9/5): Fantastic. Extremely chill location. We had the beach basically to ourselves. The food at the rest - Lily, the property manager is an absolute gem. She is extremely attentive, informative and made us feel that we were home away from home! WiFi only worked on the patio outside room.

Rooms were ok (just old cement, not sealed or able to clean well-bathroom especially) but having air conditioning was a bonus! The BEST part of this property is Lily the manager! She checked on us many times and helped me Immensely when I forgot my passport in the closet in the room! I appreciate her helpfulness and it saved me an hour of time. I recommend for a peaceful stay away from the tourist area!

Unless the blinds were completely closed everyone at the resort could and was looking rt in my room including children. also i set some pizza on the counter above the fridge for less than an hour and it was covered with ants!!! And if you want to use recreational or medicinal medical marijuana anywhere on the property at anytime (5am) they will call the police and/or ask you to leave.

- Don (10/5): Excellent Stay - I stayed here January 2025, 7-14th. the place was clean and quiet, rooms were cleaned every morning. showers were hot and beach towels were supplied. The rooms are located within a beautiful garden area with your own beautiful white sand beach, and swimming pool a few steps away. Breakfast was included in my package at the Kin Ha hotel, which is about 100ft up the road, the food was amazing with beautiful views across the blue ocean to Cancun, there is a great little coffee shop located just up the road, ( its out of a Volkswagen bus, and its really great coffee) there are also a couple of restaurant's and pubs within walking distance, as well as a reputable Satamander ATM, that I used for cash withdrawls. The southern most part of the island Punta Sur is about 1km away, I would walk here to watch the sunrise (picture included). it's about 7 dollars canadian to take a taxi to the north end of the island ( ferry terminal) and there are always buses running you can flag down, I think about 30 Pesos. Lily the host was amazing she sent me a text when I landed to make sure she was there to greet me, and was very helpful as this was my first time there and had questions about local activities, I definetly will return here
- HOLLY (10/5): Fantastic Trip - We had the best time at Maria's Kan-Kin. We are so happy with our decision to stay here. I had done a lot of research. There were a lot of suggestions to stay at the north end, but we were super happy with staying on the south end. This boutique motel is so peaceful and located right on the beach. The beach is beautiful, the water is amazing, and the pier gives the best views!! Lily, the manager, made the experience the best we could have asked for. She is so helpful and attentive. She feels like family before you even arrive. She is like having your own personal concierge, which she does not have to do. She helped us with so many things from booking our trip to Contoy, finding us a golf cart when they were booked up all over the island, to scheduling a cab back to the ferry. She is truly fantastic and such an asset to Maria's. Also, a wonderful perk is having breakfast included next door at the Kan Kin beach club. Large menu to choose from with a stunning view. Also, plenty of entertainment close to Maria's such as ZaZa Beach Club, Mayan Monkey, the Joint. Fantastic coffee bus at the top of the hill. We went to Puta Sur every morning for the most amazing sunrises. We can't wait to return!!

- Robin (10/5): - We stayed at Maria's 1/13 thru 1/20. We asked for room 10, as it is the one right on the beach. The resort is very quaint and quiet. It has a nice sandy beach with decent snorkeling. We enjoyed free breakfast next door at Kin Ha day club, and spent time eating and drinking there too. Lilly the hotel manager is absolutely the best! She really is catering to every need! If you are looking for a quite boutique hotel experience, this us the place for you.
- terrah (10/5): - This small hotel was perfect for us. It is away from the crowds, tucked back on the south side of the island but not too far from the action. Lillie took great care of us.
- nicole (4/5): - The property has a garden feel. Unfortunately our room didn’t have much privacy, as you’d see everyone who walked by if the blinds were open. The room was spacious and had mini fridge which was nice. Obviously we’re in Mexico and these things happen given the climate and surrounding but it was unsettling paired with the droppings behind our bed. These things could’ve easily been prevented with a more thorough deep cleaning. The private beach property was nice however there were 2 times that we were relaxing on the beach and a worker from the restaurant came over and rudely said “this private beach is only for hotel guests”. We were very confused because we were wearing the wristbands given to us at checkin. We told him we were staying there and he acted skeptical and walked away, only to do the exact same thing the next day while we were watching the sunset. This left a bad taste in mouths and didn’t help create a comfortable environment at our own hotel.
- Emma (10/5): Great hotel, nice island - This is a super little hotel. Only nine rooms and has its own private beach which is a real treat. The manager Lilly was absolutely lovely and was on hand for any questions or help. It’s a little way out of the town but there is a really nice bar/restaurant called Kinha two minutes walk away and it’s only ten minutes into the centre in a cab. Highly recommended.

It is quiet after 8 pm and is right off the ocean. The beach club operated during the day. Its got a supr chill vibe and the food is incredible. There wasn't anything I didn't like. The rooms are not fancy but they are quiet, air conditioned and super comfy. They are steps away from the beach club.

- Belinda (6/5): - To be honest, I was super excited about my stay booking was easy! The day of my trip the host messaged me to ensure my arrival, and answered my questions which I thought was very nice and convenient. While booking, I opted to pay at the location which obviously was a mistake! Upon checking in she was very welcoming and She told me what my total would be, which was a little bit higher than my online price. I accepted because it wasn’t a whole lot more, so she told me the amount and I gave her my card. Unfortunately, my card was declined because of foreign transactions so I got a text and had to get it unlocked and approved. Once I looked at the text message I saw she was charging me a few hundred more. I told her I thought it was supposed to be the set amount that we agreed on and that I have on my booking, she stated that was the commission my bank was charging me. Obviously, I know the bank doesn’t charge commission. I looked at her with a strange face and said “what do you mean? My bank does not charge commission are you running my card for the (set)amount?”And she said “yes I am, but you can talk to them later and let them know but they’re going to tell you it’s the commission.” I was with my daughter only us two, and I needed our place to stay. If not, I would have left somewhere else. Once she realized I was upset, she tried to explain the way the money was in pesos, and the currency of the day was higher and that’s why I was paying more. It still didn’t make sense

We enjoyed our time on the south end of the island, it was easy to walk for dinner or to Punta Sur. There is a steep incline on the road leading to the property. Our breakfast at Kin Ha beach club every day was great. We will return.

Having access directly to the beach is amazing, we spent the whole day on the cabana and just went upstairs to our rooms after! Very quiet and felt safe. Special shout out Lilly who made our stay that much more exceptional. The only thing I would mention as a tiny tiny con would be its location being further away from dining options, but it was easy to get a taxi (and Lily was very helpful with this). But that’s the trade off for someplace quiet and serene!

It’s walking distance to the gerrafon beach club that has some nice snorkelling areas. the room was very dark and not very clean (stains on the walls). In the garden and on the terasse outside the room there are so many mosquitos that you can’t sit outside and chill or have the door to the room open. A mosquito net over the bed would have been nice. The restaurant is not part of the hotel, so the breakfast is in another restaurant down the road (expect slow service and waiters demanding tips every morning, as service charge is not part of the included breakfast. It might be custom on the island, where there’s a huge tipping culture. Didn’t experience this other places in Mexico). The restaurant at the hotel is super pricey and the staff seems grumpy with the fact that the hotel guests have access to the beach without buying anything in their posh bar. It seems like they don’t have many costumers (wonder why!), so the general vibe is just not chilled and the staff seems tense. It’s a bit sad that the place is run like this, and there’s not really a restaurant or bar at the hotel where you’d want to hang out in. There was no wifi in our room for five out of seven days. This place was unfortunately also the only place in Mexico where we saw the white dotted dengue mosquito (in the day time on the private beach and just outside our room). I’m sure you can find it in many other places, but we didn’t want to take any chances (was travelling with a baby), so we hardly used the private beach. This is of course not the hotels fault, but just a fact that really put a downer to our stay there. We might as well have stayed in a cheaper air bnb further in the island.

- William (2/5): - First the good: Location. The bad: Everything else. We expect the items they advertise on Expedia to be accurate. First, no working TV on our room, no hot water in the sink, VERY limited hot water in shower. We did without for the first 2 nights until we were moved to another room. Next, staff and their attitude. Since advertising a private beach, they had lounge chairs, umbrellas, etc. on the beach. The 1st day was fine with it all set up. The 2nd day, they had been removed the night before, and were not available. We asked the hotel manager to have someone set it up. Her response, “The restaurant staff takes care of that.” We looked for anyone in the restaurant staff to take care of it. All we could find was a bartender. When asked if someone could set up the chairs, he gave what must be a standard answer because we heard it a lot, “Ten minutes.” Another person asked the bartender if he could do it, “No, I’m just the bartender.” Next question was “Who and where is the person who will do it in ten minutes?” His answer, “No hablo inglés.“ So much for the staff. The electricity went out twice. The 1st time in the middle of the night for a few hours - no big deal. However, on our next to last day, it went out again. At first for the entire hotel. They partially restored it, but our room remained out, and dark for the rest of our stay. No one would have enjoyed our stay. We should receive compensation from Expedia for their advertising such a dreadfully run facility.

The restaurant on site has delicious& gorgeous food and a wonderful wine bar-though pricey. The bathroom had luke warm water, mostly hot in am for showering, but often cool only at night.

Lily quickly moved us to another room. Could have more comfortable outdoor furnishings. Very awkward to walk through the restaurant to get to the pool.

Beautiful beach and nice for swimming. Loads of fish can be seen in the morning. Lily was exceptionally friendly and nice and very attentive. She is very natural, real and makes you feel very welcomed. Perhaps the restaurant has some place for improvement. They close way too early and although the service is good it could be improved further. The restaurant needs to purchase a good coffee machine !

- Tim (10/5): - We (3) stayed for 4 nights. The double room we had was lovely. It's in a great mostly quiet location away from the hubbub of the north of the island. The little beach alongside is beautiful, with views (incl. sunsets) back across the water to Cancun, great for snorkelling, and guests can use the kayaks and paddleboards provided. The one disappointing thing is that the bar/restaurant next to the beach has been recently upgraded, and while nicely done it seems to be being operated as a separate concern, even though the overall owner is the same, and is aiming to attract a more affluent clientele than the accommodation. A more relaxed beach bar that did snacks would be much more in keeping with the accommodation (and me). This also led to a few awkward moments: asked not to consume our own soft drinks and snacks on the beach (which I wouldn't mind if any of the underutilized waiting staff had ever asked if we wanted a drink, or if the drinks weren't the most expensive ones I found on the island); confusion over which sunbeds we were/weren't allowed to use, and overall I didn't feel as relaxed there as I should have in such a stunning setting. There was no wifi signal in the room but we gained access to the restaurant wifi which worked on the beach (but should be readily available to everyone, surely?)! Lily our host was brilliant. She helped us with recommendations for food, trips, taxis, and generally tried to smooth things over with the restaurant. Shame, should be amazing.

- Michael (1/5): Nice property and location, but would not recommend it to anyone. - The owner had just leased the restaurant to a third party. Extremelly loud music was played until 4:00am. None of the guests could sleep, it's a small property with the outdoor restaurant in the midle of it.We all asked them to stop several times, to no avail - they said the had a contract. There is no hotel staff on the site overnigth, we aproached them before they left around 10:00 anticipatimg the issue, but they could not help.The owners need to decide if they run a hotel or a night club, can not be both. We paid a premium to be able to listen to the sea when in bed, but had to close all doors and run the fan and AC in failed attempt to drown the music. We asked for refund, but the owner refused.
- mark (8/5): - Maria's Kin Kan was overall a good stay. The rooms could be improved but overall we enjoyed ourselves. Pros: -Staff was so nice and helpful -The private beach and equipment included was great -Vouchers for breakfast at the Kin Ha restaurant were a great value -The area is walkable and convenient. It's a short 15 minute walk to Punta Sur and there are restaurants, bars, and pharmacies nearby. Cons: -The room we stayed in really needs an update - the beds are extremely hard and all the linens thin and scratchy. Lots of ants in the bathroom. To call it a two bedroom suite is a stretch considering the second room with the single bed was a hallway to the bath which did not get cool like the main room did. I slept on the couch in the main room rather than the extra bed, because it was too hard and hot in the room. -The pool was dirty, too dirty to swim in. The water was green and not clear. -The restaurant and bar were closed, although we saw a lot of progress on renovation and it looks like they will be beautiful once finished. If the room renovations go anything like the beach part, it will be great!

- Nancy (8/5): - This is a great little resort, unfortunately the bar and restaurant were closed while we were there, once all renovations are done I think it will be great. We had a ocean view room, it was very roomy , quiet AC and beautiful views.Lily the manager is a true gem, willing to help out in anyway she can. Housekeeping did an amazing job. If you are looking for 5 stars this is not but if you are looking for a solid 3 star with great service and a nice beach this is for you.
- Carson (8/5): Romantic for people who seek a tranquil environment. - Maria's Kan Kin will be a jam once the restaurant is renovated, and breakfast is available there. The staff was super helpful and friendly. It is our hope the restored hotel can keep its tranquil charm with the beautiful tropical flowers. Would be more convenient to have meals available at the premise.
- Dion (4/5): - Arrived after dark with no cell service and was told the property was overbooked. We were told this happens all the time, by the hotel owner. The owner and manager then walked us over to the hotel next door (we thought it was a sister hotel or that they owned that one too) and was given a moldy, smokey room and charged $60 more than Expedia charged us for the room at Maria’s. We ended up leaving after a few minutes; Expedia was very helpful in getting us a refund. The manager told us as we were leaving that they were going to tell Expedia that we didn’t show up so they weren’t charged a fee. I then received three emails from the hotel owner begging me to stop by their hotel the next morning, that they needed me to do something for them. This was very odd and uncomfortable, I did not go. I would definitely not recommend nor would I book again
- debra (8/5): - Lilly was exceptionally friendly and helpful which enhanced our experience. The beach and pool were phenomenal and we didnt want to leave the property. The garden courtyard was beautiful and we heard geckos and morning doves when waking up. We stayed at the Junior suite and some of the pictures did not match what the room actually looked like. It was a bit rustic but the bed was great.

Lily was attentive and staying here was “easy” - very quiet beautiful private beach away from all the activity. Basic fully functional no frills rooms that were clean and comfortable with excellent service. Restaurant under construction but looks to be exceptional when completed soon Rooms were a little dark but the beauty and ambiance of the property more than made up for it

- Salvador (10/5): - Arriving at the property, we fell in love with the private beach and turquoise waters. The view from the Oceanside room was amazing. The property manager, Lily, went above and beyond for anything we needed. The restaurant and bar are under construction, which was unfortunate as it looks like it's going to be great. However, breakfast at the nearby Kin Ha restaurant made a great start to our day. Lastly, having a pool overlooking the colorful waters, the beach, and the amazing sunsets was the cherry on top for us at this stay. Definitely recommend it to anyone.

We had no pool or restaurant amenities, but still a private beach to hang out on so we made it work. Wasn’t offered a discount and was told there was nothing wrong with our rooms just the rest of it was under construction which was a weird way of saying they werent going to do anything for us. We had not been told that that was under construction and we’re falsely led to believe that there was a pool restaurant area etc. With the pictures that they provided. As soon as we made the reservation we were contacted to find out what time we were going to be there at, they then could’ve told us that there was a problem with the construction coming along. Lili was great but if you’re going to make a reservation send a message or call ahead of time to make sure everything is up and running.

Upon arrival after paying for the room they gave us a different room, not the room we were promised. With that the manger told us that the romantic suite, beach view was not available and it was Expedia’s fault not her fault even after showing the email that she sent. We stayed because we didn’t know if there were any other places available. The manager did give us 10% off of the room. Still way too much money for the room that we stayed in. I will not be returning and I will never recommend this property to anyone.

- Verified traveler (4/5): - The hotel is in a gorgeous location, has beautiful beach, cabanas and kayak rental but the rooms are overpriced, old and outdated. Our bed was literally made out of concrete and very uncomfortable. When it was raining, the room ceiling was leaking, and your things got wet if the were close to the leak. The photos on Expedia are old and do not show the real situation today. The propery needs an uplift to be charging the prices they are.
