• ARNOLD (6/5): - The room was very clean, recently renovated. The bed was very comfortable, we had a problem with the TV but the owner came right over and took care of it. The bathroom was a bit small but met our needs. Table and chairs were too small and the decor seemed cheap. But the bed was the most important part of this stay. We got a good nights sleep. I would stay here again but it would be crowded with 4 people.

• Deirdre (8/5): - Hot tub well maintained, water 102, could be raised to 104. All jets working. The sink/shower took a long time to heat up. The shower head is HIGH and didn't have enough room to swivel, but if you can reach it, it can be hand held. Communication with staff is by text message. We liked the guest-accessible room with an ice maker, clean towels and amenities like toothpaste and soap.

• Christopher (10/5): - I stayed in the "tree top"building at the right rear of the property. It is well maintained, very clean, and has lots of hot water with good pressure for the shower. Comfortable queen bed. Plenty of blankets, towels, tissue paper, coffee maker, etc. I do have two minor complaints: Room #6 had an additional bunk bed with a angled 2"X6" leg that stuck out quite a ways. As such it is a "toe stubber," that got my right foot twice. Ow! :( The re-fridge had not been defrosted in quite a while, so the freezer compartment was completely filled with frost. I was unable to use it to refreeze my cooler packs. Otherwise, it was an thrifty, excellent stay, and I highly recommend it.

I didn't know to check my email for directions. Figured it out when I called the number on the outside of the airbnb then I saw that I had a message. The person who called me back was very nice. Definitely would stay there again

Things we really liked- quiet, nightlight in bathroom, generous space for luggage by bathroom, hot water galore and great shower pressure. Things we didn't like-Double bed with bunk overhead mattress is a bit uncomfortable. Freezer was not usable due to ice build up. And the 'queen' bed was a double. Enjoyed the hot tub too. All in all we would stay here again.
• Tiffany (8/5): - Although the property was a no host property, it was easy and convenient finding our room. The hot tub was an added bonus, and the area felt very safe. Great barbecue food truck right by the hotel and a very nice little grocery store along with a Circle K across the street. Just would appreciate having shampoo, conditioner, and body wash that actually worked in the shower.
• Anita (10/5): - The room was very nice, well lit, very roomy, and the bed comfortable. Nice. We loved the location and view. Good health food store next door. And, a gas station across the street. For me a shorter person, the bottom step of the stairway was higher than normal and when wet was slippery. So be careful when stepping down.

• Renee (10/5): - Drive-up motel entrance so we can go in and out of room close to car and not have steps or lobby to contend with. We could bring our ski gear in easily to room. Very clean, everything we needed, great king mattress, hot water, good heat. You do need earplugs because of the truck traffic that downshift in front of motel, and if you are a light sleeper, it could wake you in the early morning.

• Cameron (10/5): - The property is in a great location for the Sunday River Resort, restaurants near by as well. Quiet and easy process to stay for a short trip on the mountain. Few hairs in the beds, quite sandy in parking lot that tracks into the hard floors, season plays a factor understandably. Overall great stay!
• Patrick (10/5): - Brand new king sized bed and spacious bunk beds. Clean, cozy, and reasonably quiet. We have stayed here many times and will continue to return. Very responsive management.
• Kelly (10/5): - This stay was really enjoyable. We were skiing Sunday River and found this place online. The room was very nicely decorated. There was a bin of garbage that was left from the people who stayed before us but other than that the room was really clean. The staff was really nice and helpful, they don't have an office but rather a phone number that you can call/text and they answer right away. The room was small, although there were two beds, with all of our skiing gear it was a tight fit and couldn't imagine having more than just the two of us staying there but again, for the price it was great! We would definitely stay again and recommend to friends.

• Daniel (10/5): Snow Angels - We had absolutely wonderful stay. There was a fresh snowfall the evening we were there and woke up to the most gorgeous scene. We ended up drinking coffee in the hot tub and making snow angels. I can’t thank this place enough.

• Justin (10/5): - Although there were some hiccups with the heating in our unit, staff, specifically Colin, was responsive, attentive, and went above and beyond to ensure that myself and my family were well taken care of. Some of the best customer service we have ever experienced, including waking up early to ensure that the ground was properly salted in winter to ensure safe passage and frequent check-ins to ensure the quality of our experience.
• Matthew (6/5): Very average accommodation, not worth the pricetag - Very basic property, effectively a prefab building of a motel form. Accommodation is clean, no interaction with owner/anyone of the property as the room number is text before arriving and door left unlocked. Room was cool upon entering, took a few hours to warm up. Room/bedding smelt musty throughout the stay. Definitely not worth the $ paid, but all properties in the area take advantage of the limited supply of accommodation options around Sunday River; worth at most ~$80/night...
• Patrick (10/5): - Check in was super easy. Hotel is just out of town, so it is easy to find places to eat without traveling far. Comfortable night's sleep. You have to deal with a little road noise before falling asleep and as you awake, but nothing too bad. My only complaint was that the hot tub was not hot at all, 65 degrees.
• Yvonne (2/5): - I was sent a message saying I was in room 1 and that the door is unlocked and the key is inside. I showed up only to discover that someone else was already in the room. Strike 1. Then, I get sent to a different room and end up with the neighbors from heck on both sides of my room. They had the tv turned up so loud I could hear it through the walls. I holered to them to turn it down. They called the front desk and complained that I was yelling Strike 2. The front desk called me and threatened to kick me out. I told him why I hollered but he didn't care. So my complaint was totally dismissed. STRIKE 3 I will never stay here again and I don't recommend this terrible place to anyone. I left at 2 a.m.and will never go back.

• Corey (8/5): - This is a nice little motel close to Sunday River. The price is reasonable and the rooms are clean. The walls are a bit thin and you can hear what goes on in the adjacent room. Will likely stay here again mainly due to the price and location.
• Charlie (6/5): Would stay again. - The steps still had snow on them. The people in the next room continued to make noise well into the night. Overall, except for noisy neighbors, the stay was fine. The check in was, for us, unique and worked well. We would stay there again and hope for a quieter night.

• Stephanie (8/5): Unique DIY Experience - The Rostay is unique for its absence of staff. We received a text explaining how to check in; the door to our room was left unlocked, and the instructions for checking out, etc. were posted on the wall. The room was well-equipped with extra linens and bedding, a coffeemaker, microwave and refrigerator. The room was furnished with a small dining table and chairs, a desk, beds, and a large area for unpacking and hanging one's clothes. The bathroom was large with a long counter, ideal for laying out one's toiletries. One of the beds was a queen, and the other was a bunk bed with a queen or double on the bottom and a single on top. Each was equipped with a swing-away overhead lamp, and they were comfortable for sleeping. However, the bunk was so low that one constantly was hitting one's head on the edge, and the bedframe flared out and was a danger for stubbed toes, especially in the middle of the night. At this time of year, breakfast is not included, but there are many very good options nearby; The Good Food Store (take-out and groceries) is right next door. The Rostay does not provide housekeeping services during one's stay. (That was fine with us.) Even though we never saw any staff, we did not feel abandoned. We knew help was only a text away, and we felt relaxed and comfortable coming and going as we pleased.

The room was clean and actually had antibacterial hand soap in the bathroom that no hotel ever has for some reason. Great water pressure in the shower as well as heat. The owners were present and friendly. I will be staying here again

I got to stay in the L building which has just been fully renovated and was the first person to stay in the amazing renovated rooms. The new hot tub is still new and running great. The rooms now have big flat screen smart TVs finally.
• COLIN (10/5): Nice room! - The room had recently been remodeled and was really cute for a motel. The owners texted us as they said they would to tell us what to do upon arrival. It was a pleasant overnight stay.

I was told that they swapped over from a local provider to starlink so the satellite wifi was working amazing. Also a super easy checkin process ! Will be back next weekend

• Herman (6/5): No WiFi and multiple annoying noise issues. - WiFi too weak to connect computer. Host was unable to improve the situation during our three night stay. Beds made a lot of noise with movements. Nice medium size frig was positioned in the room as the bed stand and was too noisy to be so close to our heads (had to turn off frog). Disturbing noise came from adjoining storage room (failing up-lift water pump). Stayed at Rostay in the past with no recollection of any issues. I plan to stay elsewhere going forward.
• Brenden (10/5): - This is not a 5 star property, but it is super clean, easy to deal with and affordable. If you're looking for luxury, go pay way too much up the road. We'll be hanging here, having a drink in the hot tub, and getting ready to shred. Rostay is amazing!

This hotel was very quaint, Only spoke with staff at check in but they where friendly and help us find restaurants in the area (FYI not many dinning options to choose from) The room was clean and fresh. The most important feature of a hotel for me is the bed and although the mattress was not deluxe I slept well.
