Shopping centre has got few bars and really good restaurants including excellent steak house. Bangla road was about a mile walk but a nice walk, stopped of for a few beers along the way.
My room was stylish and clean and I felt comfortable for my 12 days.
The staff where very sweet and helpful, kindly printed documents out for me and arrange taxi to airport.
I will definitely stay there again. Only thing really was traffic noise seamed to be busy street most of the time, but I was pissed most of the time so didn't effect me to much.
But hey it's patong, what do you expect..!

Later, we discovered that rooms were indeed available, but at a higher price. Furthermore, our week-long Booking.com reservation was abruptly canceled, adding to the inconvenience and frustration. This blatant deception and cancellation of our reservation are unacceptable.

although i stayed here more then once before Covit for many weeks..i think this was my last time there...as for years they won t renovate their old building.
The former hotel, now since 2023 became b and b needs profound renovations....it already did when i was there in 2019 and 2020 but now it s really getting below standards...
the rooms are provided without decent cleaning before the guests arrive...the paint on ceilings and walls is getting loose on many spots,the cranes from the bathroom leak water, the balcony cushions are not present any more...so you have to take a seat on a concrete bed...really hard...
the rooms(2 out of 4 rooms every floor) at the west side with view on jungceylon shopping centre get so hot from the sun during the day, that when you enter your room, you need about 3 hours for the room to cool down from 45 untill 25 degrés celcius...it feels like an oven when you enter because there s no isolation between the wall.the aircon is very old and can t manage cooling down the hot wall...
When i complainted about this they acted like they didn t know about this, but when the maintenance guy came to check the aircon he knew about this heating problem very well ...
on the balcony you have the aircon unit , who threws the heated air to the concrete bed with no cushions..where you are supposed to sit on....really hot...
also on the bed only 2 cushions, not like the 4 we got in 2020.
the window sheets look like they haven t been washed for 20 years, you cannot completely close the curtons because of of the bad repairs of the sliding system.
they only give you 1 keycard...they do this on purpose to make sure you don t use any electricity to leave the aircon on....the problem is that u need 3 hours full aircon to make the room cool untill 25*c.
the lights in the hallway to go to the elevator are mostly switched of so you need the light from your phone to get to your room from the elevator.
the elevator makes noices , like you think the metal beams who hold the elevator can snap at any moment...
you see clearly that the owner or management won t invest a dime to improve the building and the rooms and just want to take the profit from renting out.with old pictures of the rooms

- Liam (8/5): Sawasdee! Great hotel in a great location - The house hotel is In a great location. Very close to Jungceylon shopping centre and Bangla walking street. Just across the road is the Banzaan night market too. My only problem with our room was that the tv reception in the room was terrible and all channels were fuzzy. This isn’t a big problem as I didn’t go in holiday to watch tv, but sometimes I like to put it on when I arrive to the room for a while. Other than that I recommend staying at the house hotel and I will be back in the future. Thanks to all the friendly staff who made my trip enjoyable.

- Nick (8/5): - The property is located close to mall area, close to a 7 eleven and food market. The property is uniquely done with good designs for the price we pay for a night. It is reasonable price and it is pretty quiet at night. You will not have sleepless nights like other hotels for that price. The only dislike i faced was the wifi was a little slow, often disconnects but definitely the property needs some paint jobs and some minor touch ups on the ac area. Hope the management could do some thing about it. Keep up the good service and the staffs are excellent.
- Verified traveler (4/5): No Knock Entry - Compare to the pictures online and the actual room I stay at is extremely misleading. The House Patong current hotel conditions (at least for room 301) needs much required repairs, maintenance and a major cleaning.
In addition, although hotel house keeping and staff members has unlimited access for all rooms, hotels personnel needs to knock before entering any occupied roooms, as on 5/19 4:40 pm hotel staff entered my room unannounced while I was naked in bathroom getting ready to take a shower.
This is unacceptable as any hotel house keeping and staff members need to respect the privacy of their hotel guest.
The pictures advertised online may not be the same as actual rooms - please beware prior to making booking reservations.

Booked two nights for this hotel and on the first night, we got bitten by bedbugs (also found a lot of bugs bodies on the bed). Told the front desk lady (who was utterly rude) and spoke to the manager but they refused to allow us any refund for the second night. We forsake the money and went to book another hotel after. This is the first time I see such audacity in the hotel service line, where the manager didn't even seem to give a hoot.

- emilyparkeremily (2/5): Biggest regret - Hotel front desk staff was very unfriendly. She was constantly on her mobile phone and refused to help us when we asked for directions. I wrote an email to the hotel to highlight this issue but the most amazing thing was the ludicrous reply from the hotel. They did not bother to do any service recovery or apologize. It is as if the manager or whoever replying the hotel's email did not give a damn. Such a failure in their service recovery.
The room's air con wasn't working well and it takes a LONG time to start up.
The room did not look anything like the pictures, the balcony was tiny, the toilet was disgusting.
They do not clean the sheets during housekeeping (because we spotted the same stain on the bed sheet) everyday. There was also a foul sewage smell in the room constantly. The room is also filled with crazy amount of mosquitos.
My take: Yes this hotel is not expensive but there are plenty of hotels in Patong for this price that can be WAY better than this, with BETTER desk staff and rooms. So please avoid this hotel.
- chloe_yeungg (2/5): Very rude staff who tried to scam us. - Hotel staff was utterly rude and tried to scam us 2000 Baht off the taxi fare when the actual price was 1200 Baht (Patong to Phang nga).
At first she pretended that there were no taxis to take this route (but we have taken this route before), then she pretended to make a phone call and gave us a quote of 2000 Baht and ended up we took grab taxi for just 1200 Baht. I emailed the hotel to highlight this scheming issue but their reply were horrendous. It seems they were open about the scam and were not apologetic.
They are many nicer hotels in Patong, avoid this.

The air con wasn't working well and it takes a long time to start up. The room did not look anything like the pictures, the balcony was tiny and the AC's evaporating unit is placed right at the balcony which makes the balcony even hotter on a scorching hot day at patong. We requested for housekeeping everyday but we realized that they do not change new and clean sheets for us, they just reused our current sheets. There are stains on the curtain and crazy amount of flies. We would wake up to multiple mosquito bites. I would not recommend. The only good thing about this hotel is the location because its near to banzaan night market.

- yeov1 (10/5): Good location , close to shopping mall - Small hotel close to Jungceylon Shopping Mall and Night market . Inside the shopping mall got many restaurants and Big C Hypermarket, walking to Patong Beach around 15 minutes.Patong area easy to find food but price are not cheap , from hotel across a road can reach the night market you can find some local food like BBQ Seafood , fried Thai noodles , BBQ chicken or pork.

Location was very prime as its about 2mins walk away from bazaan market where its filled with food every evening and 4mins away from the shopping mall!
Though one of the light in the room was faulty but it doesnt feel any shabby at all.
- Lindsey (6/5): Hostel-like Hotel Located Near the Patong Action - The room had enough space for the two of us and mostly met our needs. If you're on a budget and want to be close to the action, this is for you. If you want to spend a little more and maybe want somewhere quieter, try somewhere on the farther north and south ends of Patong Beach.
Pros: Location - I booked this hotel in part due to it's location to primary points of interest in Patong Beach, however I didn't realize how close we were until arrival. You're really close to the buzzing activity of the Bazaan Fresh Market, Bazaan Night Market (you can see it from the hotel), Bangala Boxing Stadium, Jungceylon, and a short walk to DA FOOD Night Market, Bangala Rd, and Patong Beach. It's busy, a little loud (bring earplugs),
Cons: 1) During 8-11AM the hot water was pretty much non-existent; not cold, but lukewarm. Unfortunately, the safe in the room wasn't bolted to anything so we didn't use it. 2) No DND signs to put on the door. House keeping came at 9AM.

The staff were really Sweet, polite and helpful. I think most people treat you the way you treat them. Very happy with our time there.

Every night, there's plenty of street stalls set up at Banzaan Fresh Market. Fantastic place! I will definitely come Patong Area again and stay in this hotel!

For the room, it is spacious yet the floor is pretty dirty, my room gots some flies and mosquitoes, which made it unpleasant to stay.

The staff when we arrived were brilliant, very polite and ready to answer any questions you flung at them. Rooms were clean, could miby do with sorting a couple of bits and the shower could be doing with more temperature. The only thing that let the place down was the air conditioning which was below standared and would need improving.

- Isk752 (10/5): Perfect small hotel - This is a small, but great little hotel. Nice modern rooms, good location, and most importantly, very friendly and helpful staff. I stayed here late in 2015, and a year on, still remember it fondly.
The breakfast and internal food options are basic, but it is right across the road from the market and shopping centre.
The road does flood in heavy rain, but I would recommend this hotel as a great small boutique hotel, that offers clean, cool and quiet rooms that is a short walk from all the party areas.

- 940micahm (2/5): Horrible Hotel, made me sick - Bad service especially during breakfast time. I got sick from the food shortly after and I blame it on their poor hygiene. Don't bother with this hotel and take your money some where else. There were bugs in the sink when we first moved in and I requested for a room change. Shortly after I was told that there was no breakfast even though I showed up before it ended.

The hotel address is Soi Nanai but it's actually in Soi Talet Baanzhan off Soi Nanai . You may want to tell the taxi driver . I'm on a long stay in Thailand so I also found the bars , eating places a lot cheaper this end of town than the beachside .
- lea91 (6/5): Super value hotel - Overall it was a pleasant stay and they provide very basic amenities. The location is very good as it is close to the Jungceylon mall and bangla street. Have many food options and restaurants located near to the hotel too. However, they did not maintain the furniture and interior design as it looks a bit dirty. The room is smaller than expected and each room has a different design and theme. Nevertheless, this hotel is really value for money, may consider staying if you are looking at budget hotel.
- tcg170980 (2/5): Never ever go back even if its Free!!! - In the past 6 months i have been travelling for work and leisure in APAC staying in various type of hotels and resorts. Regardless of price point, i have always had good experience with the hotels. i booked the place to store our luggage and washup prior to our flight. one friend joined us and wished to use the toilet before we head out for lunch. We checked with the staff and got a very rude and hostile respond. We tried to explained to the staff that we will not be staying overnight and they are simply not interested in whatever we say. I STRONGLY ADVISED ANY TRAVELLORS TO BOOK THIS HOTEL REGARDLESS OF PRICE POINT.
- thewaterglobin (2/5): Worst hotel staff I have ever encountered! - I booked a room in this hotel for a few hours stay (in fact just to deposit my luggage and have a quick shower) before catching a night flight home, after 6 wonderful days in Phuket with my friends. Thus, I didn't really research on the reviews, thinking nothing could go wrong, right? Price is decent, convenient location and the pictures of the rooms look really good. Never would I expect that this would be the hotel that marred my almost perfect vacation in the city.
Now I start reading the reviews, there is one consistent comment amongst all - terrible staff! Mark my words... No matter how beautiful or value-for-money a hotel is, there is no point when you need to deal with rude and nasty staff, and make yourself unhappy for nothing. There are hundreds of hotels dotted across the stretch of Patong. There is really no need to take your chance on this one.
Though I booked a superior room for 2, a 3rd friend was with us to help us with our stuff and wanted to visit the room with us. The receptionist told us that it was "in the hotel policy" that she would have to charge for an additional guest if he should step into the room, whether he or we are staying overnight at the hotel. I was trying to explain to her that we would be checking out in a few hours' time and all we wanted to do then was to bring our luggage to the room upon check-in and would leave the room shortly for lunch. I even told her she could place in her records that we would check out at 7.30pm (we checked in at 4pm) so requested for some flexibility in that situation.
She rudely refused, not apologetic at all, without a smile, though we were bantering with her good-naturely. We eventually lost our patience with her bad attitude and raised our voices to match her tone with us. Eventually, we asked to speak to the Manager, and she hollered, "But my Manager does not want to speak to you!" We did not even touch the beds, only used the bathroom twice. Why do you want to charge us more for using less than other guests? Since the hotel's policy is to guard against those who tried to "take advantage" of them, then why does the hotel want to take advantage of this situation?
That kinda illustrated our experience at check-in! They had no interest in being hospitable to their guests and treated us like beggars asking for free food. No service at all. Even for a budget hotel, does it mean that guests would have to put up with sullen faces and cold stares and bad manners?? I am puzzled by whoever is managing the hotel... Why want to be in this business when you have no regard for service, being contented in hiring such a receptionist, enforcing stringent hotel policies and inculcate inflexibility in the training of your service staff? I hope you could remind yourself that we are tourists trying to enjoy ourselves and not passers-by trying to take advantage of your property and utilities!
- Trev (8/5): - Great location - 20 minutes walk to beach and 10 minutes to main party street. Hotel clean, has a safe, good shower water and opposite a convenient store.
- Brad (6/5): Rooms are nice, morning receptionist is dodgy! - Rooms are nice and clean. The morning receptionist kept flirting with me in front of my Thai friend and when refused she started abusing my friend. Crazy! Also breakfast is poor there. Better to eat outside

Near a night market and 10 min to the beach. It's a really good location.
The shower is not so warm after 7:00pm (every days)
The staff is not friendly and they refused to serve the breakfast at 10:03am because it was "to late"
- johannamarieu (10/5): Value For Money and Great Stay. - If you are looking for a cozy room with excellent location in Patong with reasonable price this is the best for you.
In front the hotel have 7 eleven shop, 1 minute walk to Banzaan market and Jungceylon Shopping Mall, 10 minutes to Bangla Road, and 15 Minutes to Patong Beach.
Rooms are design perfectly in all it's details. Love it! It's spacious and clean everyday. Make sure you book for room with breakfast, it's worth the price. All the staff are doing well very friendly with good communication skills.
I will definitely recommend this hotel to my friends and will definitely stay here again.
- noohcnuk (2/5): Terrible hotel staff who accuse guests - The room is big but the bath area is clogged up and the bathroom is floated with water after a shower. Upon checkout, the room service staff said the slipper is missing from the room and accuse us for removing it from the room and demanded to open up all our luggage to check. We have repeatedly mention that we did not take the slipper from the room and it was not there when we check in but the staff insist we have STOLEN the slipper and demand to open our luggages to inspect. We open up one of our luggage bag and the hotel staff dig through all our laundry. We ask to speak to the hotel management and report to tourist police if they insist we taken the slippers but they do not entertain our request. After a few hours, the hotel staff realise they did not put the slippers in our room and clearly they wrongly accuse the hotel guest.
Terrible hotel staff accuse guest before checking internally. DO NOT STAY in this hotel if you do not wish to be accused of stealing. DISAPPOINTING.
- ChernLam (8/5): Strategic Location, Helpful Staff Worth the Price - Opposite of the Hotel there is 7-Eleven already. Furtherdown have good selection of seafood to buy from the market and cooked service upstairs. Hint Ask around get a good bargain.
Hotel location to Jungceylon Shopping mall is walking distance of 5 minutes and to the beach is about 15 minutes and others attractions.
Bad side : Slightly noisy as its facing the road so have some noise disturbance but the bed were quite comfortable.
Would still recommend it since it still fairly new.
They serve quite good breakfast as well. If you purchase room with breakfast.

- Damien (8/5): Good location in Patong short walk to most things. - The hotel is about a 2 miniute walk to a large shopping complex called Jungceylon where there is a large number of restaurants etc. Only a short walk to Bangla roads nightlife and not to far from the beach. Staff were very helpful with taxis etc. They use a great place across the road for laundry services which was cheep. Good Wifi in rooms and lobby area. Rooms were comfortable, some with bath tubs and some without. All and all for the price, a good place to stay.
- KC (10/5): Superb hotel and good location! - Overall satisfied with the hotel. Its modern ambience, clean, friendly and accommodating staffs. Location is good as just walking distance to the daily night market and the main roads and the wet market while just slightly off the main road so its not noisy. Only setback may due to Expedia wrong information as they do not have parking space while Expedia offered with 'free parking' which quite a hassle for us in the first day.
- Ruven (8/5): Near the center of town and the beach. - The mini bus from the Phuket airport dropped us off at the wrong place. we used the internet café to find the hotel. we got in late around 10 pm. We were tired so we to sleep soon. We walked to the beach and looked around the first day. Booked a tour to Phi Phi Island. The mini bus picked us up at the hotel and took us to the other side of the island for the cruise. I recommend getting the VIP package. You can watch a movie and sit in the cabin with AC. We booked the elephant trek the next morning. they picked up us at 9 am and we got back at about 11:30. Check out was at 12:00 noon. We left our backpacks with the hotel until we got back from lunch. We could book a mini bus back to the airport. We ate lunch at the market and did a little shopping. We got picked up at the hotel at 2pm. The Wifi service was ok but sometimes had a weak signal. The bathroom had a large glass window. no toothbrush or razor. The bed was a large single mattress. No smoking or durians in the room, but smoking on the balcony was ok. Breakfast was Coffee, eggs, toast, and sausage. There was a 7/11 convenient store across the street. Alcohol is only sold during certain times. there is a Big C supermarket where you can buy items for a reasonable price.
