- Randolph (4/5): - The parking is absolutely horrible, there is literally a huge tree in the middle of the parking that you can barely get around. If you aren't out of your room before 10am they will charge $100 per person if you are in there at 10:01. Supposed to be an enjoyable experience but all the rules they have it feels more like prison

- Resort279800 (2/5): Terrible Experience and unable to sever relationship. - We deeply regret our decision to invest in a timeshare with Tahoe Edgelake Beach Club. Over the past 35 years, this has proven to be one of our most disappointing and financially draining commitments. The issues began with misleading promises. We were assured maintenance fees would remain stable, yet they have surged significantly, leading to financial stress. Transfers require exorbitant fees and involve external companies, creating a cumbersome and inflexible process that only adds to the frustration. Booking preferred resorts has been a major challenge. Availability is often a problem, forcing us to either alter our plans or settle for accommodations far below acceptable standards. On several occasions, we’ve encountered resorts in poor condition, with cleanliness and maintenance so inadequate that we’ve had to vacate. Advertised amenities frequently come with hidden fees or are entirely unavailable, further diminishing the value of this ownership. To make matters worse, we were misled into adding our children to the deed under the guise of a "legacy benefit." What seemed like a thoughtful idea has instead become an unnecessary and burdensome obligation. Personal circumstances in the past five years, including a divorce, have made rigid vacation scheduling impossible. Consequently, we’ve been unable to use this timeshare, yet we are still compelled to pay exorbitant fees with no return on the supposed "investment." Adding insult to injury, when we sought advice about selling the timeshare, a representative at the resort admitted it would be a pointless endeavor. Imagine being sold a product with no exit strategy, trapping you indefinitely. After decades of skyrocketing costs, continuous frustrations, and broken promises, we are now seeking to cancel our timeshare contract. The deceptive sales practices and chronic issues tied to this timeshare have caused us significant financial and emotional strain. We strongly urge potential buyers to think twice before engaging with Tahoe Edgelake Beach Club. This has been a deeply regrettable experience, and we hope others can avoid the challenges we’ve endured. Roberta Oberst
- Timothy (8/5): - For Check in after 4pm you just grab your envelope out of a mailbox. No room key just a code. Property right on the water beautiful views. Not modern but clean. Short walk to kings beach along the lake edge. Kitchen had everything you needed and Safeway across the street.
- Trevor (10/5): Hidden Gem - This place was a great value for the area which can be very expensive. Kings Beach is a relaxing little lake side town right down the road from Northstar.
- eduardo cristiano (4/5): - Place is ok for one night, looks a little outdated, central heating system is pretty bad, however has any “itis” problems Don’t try it! And between check in and check out you’ll lose 2hours comparing to other places. 4pm to 10am. Never saw it before.

- katedf (6/5): Good, Bad and Ugly - Great location near Kings Beach, restaurants, and Safeway. The exterior is lovely, right on the lake with a long pier. Beautiful swimming pool and hot tub. Picnic areas with grills that I saw them cleaning every day. Not sure why they rented us such a dumpy, old unit when the place was only half full. The sofa and chair were so worn out we could barely sit on them. The flooring was buckled, squeaky and none too clean. Outdated, kinda gros, bathrooms and kitchen. Worn out cookware and scuffed plastic glasses. The ugliest painting I've ever seen on wall from 1970s with chipped paint. Traffic noise in bedroom, so had to keep windows closed. We left a day early.

- J7623ZBtinav (2/5): It reminded me why I left early last time I stayed - Let me start with I am an owner here. Was not happy with stay as the worst thing was how filthy the floor was. We take off shoes inside. My feet were black after walking around my husbands socks black. I did let office know. I got a mop but I didn't think it was very clean. I did keep shoes on while mopping but mopped from farthest point towards the door. Still dirty. It was one of those microfiber washable heads. Tues was our cleaning day. We were out all day came back with a Swiffer mop with 3 wet pads for a 1 bdrm unit. I went thru all 3, could have used 4 more to get the filth up. The garbage disposal did not work they knew about it but no notes anything ahead of time. Tater peeler and grater was like 99 cent store crap. Not good quality at all barely functional. Phones not working, no cover on ironing board, sofa bed sheets set had to be exchanged due to hair on them and the smell. Windows filthy, stained chair cushions and towels. This morning I had no spare toilet paper in the room. One roll for the whole 7 day week ??? Seriously?? No one in office no one in housekeeping I had to chase down maintenance worker cleaning pool to get a roll. Mind you they just cleaned on Tues. They couldn't notice no toilet paper under the sink? They removed my Ziploc bags for transporting my shampoo/ conditioner but couldn't put TP in. The owner stopped by and I told him of the filthy floors. Oh and if you wanna do laundry better bring quarters no change machine avail. One washer and two dryers. Bed not very comfortable and sofa bed is a farce I suggested to them about 14 years ago to get rid of those old assed sofas and get futon with thick mattresses this was you don't have sinking in some areas and bars poking thru in others. I am so glad I didn't bring my scorpion master UV lite. It might have scared me what I might have found
- Natalie (4/5): - They have a late check-in time already, 4 pm, but the room wasn’t clean until 5 so that was super frustrating. They also have early checkout time, 10 am. The grounds/amenities were nice. Rooms are clean but very dated. You have to wash your dishes and put them away along with emptying all the trashes (bring to the dumpster) before checkout. If you checkout late it’s $100…they don’t supply shampoo/conditioner or any toiletries, just bar soap. Parking is tight and not easy for large SUV’s.
- RICHARD (8/5): Beautiful Lake Tahoe - The location and amenities where excellent. Located on the north shore of Lake Tahoe afforded a splendid view of the lake and the snowcapped Sierras. That said, the cleaning staff should tap back the use of cleaning chemicals, the room smelled like a hospital rather than a mountain resort.

Was perfect for what we were looking for and got us to the slopes for one extra day without breaking the budget.
- James (6/5): - The property is outdated needs up graded! The property was noisy you could hear the people walking around upstairs very annoying the heater was old it would wake you up when it came on. You either were freezing in your room or burning up no happy medium there
- Kyle (10/5): - Fantastic stay as always! Had the whole family up (6) and we don’t want to stay anywhere else. You can’t beat the view from the property, the close proximity to restaurants and stores and the slopes.

- Verified traveler (6/5): Lovely location but a lot of adjustments needed - Excellent location, easy parking and accessibility but otherwise left a lot to be desired. Thermostat was on high and VERY hot. The in room thermostat did nothing to adjust heat so we couldn't sleep because it was like a sauna in there. Many of the dishes in the cupboard were dirty, the toilets and sinks were hard to use because of placement and cabinets on top. Kitchen and restrooms looked like they hadn't been remodeled since the 70s. Check in for 4pm and check out was 10am which was very inconvenient and not what the standard check in (usually 2-3pm) and check out times are (11-12pm).

- Ariena (8/5): - This location was next to the lake and had a pier that we walked to for the view of the sunset. The property itself was decent with a full kitchen to use. The fireplace didn’t work so well and the insulation was thin so the footsteps of guests upstairs was loud until past 1am. I would suggest renting a unit on the second floor.

- rong (8/5): - Edgelake has a private beach with a bridge connected to the far Tahoe Lake. Its location is great and walkable to most of the local community shops. The room is comfortable and establishes a feeling of home. Even a little bit old. The hotel and room are quiet, but the bed has a squeaking noise. And heat water doesn't work in the room, this is not acceptable in the cold winter.

- Raymond (6/5): - The receptionist was helpful. We called to inform them that we would check in after office hours due to traffic and they provided instructions for late check-in. We arrived an hour after their stated office hours but they were still open and helped us check in. They only provided one bar of soap but liquid body wash and shampoo was not available. The kitchen was well stocked with kitchenware. The heater didn't seem to work but the fireplace worked well in heating the unit. We were on the bottom unit and noise of footsteps and voices did come through a little from the upstairs unit. Overall it was a comfortable stay but would look for cheaper options if available.

- Brian (10/5): - $1,000,000 view with immediate beach and lake access, but Apartment 19 is dated and worn. Apartment 19 was clean and had what we needed to enjoy a week at Lake Tahoe for the Holidays. The styling, amenities, kitchen and baths were dated and worn, but everything worked well.. The beds were average and the room was very warm so we slept with the windows open every night. Overall, the room was average, but the location was spectacular!! On the beach, awesome dock, 12 minutes to Northstar, walk to Safeway's, and the absolute best views of Lake Tahoe from sunrise to sunset (and moonrise/set). We will be back. Thanks for a nice stay!
- Merlot2006 (10/5): Perfect place for a family - I love the location and all the extras like leaving Sleds out for everyone to use or having popcorn at the office for kids to take. It’s a charming resort that allows families to have fun. I e been in the summer time too, we love this place.
- Patricia (8/5): Great Family Location - Front Desk personnel was very easy to work with. Location of the property was convenient and great for our Family. The kids had a great time catching crawdads off the dock. Quiet relaxing and Family friendly for our short stay.

- Janine (10/5): - They let me check in early and have access to my room. One thing that was very disappointing was that the pool was closed. Jacuzzi is very small. Room was really nice and very comfortable. This is a timeshare resort. I was by myself and found that the people were very much to themselves and not very friendly.
- Ronda (4/5): - The property advertised a pool. The pool had been closed since May. Also, we were moved to another room upon check in. The room confirmed was given to another guest prior to us arriving. Also, the toilet did not flush properly. Lastly, due to the inconvenience we were provide a late check out of 3pm. On the day of check out we were rudely asked to leave by the front desk gal on duty that day. Its not that were were asked t leave at 2 vs 3...it is how we were treated and asked.

- Janet (10/5): 2br unit - Such a great location. It’s right at the lakeside and 2 min drive from Safeway. The unit is wonderfully laid out and tranquil. Full kitchen, very clean, and staff is helpful and friendly. The amenities they provide feels very thoughtful - all kitchenware available, plenty of towels (including beach towels!) to name a few things. Would highly recommend this as family getaway.

- Lisa (10/5): Spacious and great location - The place was spacious and right in the middle of Kings Beach. They have a pool and hot tub and even a fire pit along with their own private beach. It was perfect for us to have a kitchen to cook our own food. The staff in the office were so friendly. There is nothing fancy or brand new about it but you can’t beat the price for what you get. We would definitely stay here again.

- Verified traveler (4/5): Not for winter stays - A great location couldn't make up for this disappointing stay. Our two families (4 adults / 2 kids) chose this because it explicitly said that it could accommodate us with two beds and a sofa bed. NO! The sofa bed was so bad that it shouldn't be listed as an option: our kids were miserable after a long day of skiing. Cold winter drafts came from windows, outlets, and doors triggering the heat all night long so that the kids were freezing in the living room (on that horrible sofa bed) and we were sweltering in the bed rooms. The dishwasher in the kitchen didn't drain properly so it stank up the house. The TV remotes were scattered across the rooms and we couldn't connect to any streamed or regular watching. We won't be back.

- O660LNmartham (8/5): Nice quaint resort in a great location - It’s not the Marriott or Hilton so don’t expect that. If you’re a ski fanatic it’s proximity to ski resorts in north Lake Tahoe, incline village, Truckee, Olympic village areas is great! If you’re a Sumer fanatic, it’s on the lake- summer in tahoe is great, but busy. This part of Lake Tahoe is very funky and laid back. Great cycling, golf, boating and hiking in the area. Office staff and management are like a family to owners & are very helpful to guests. The area was hit hard by California’s COVID restrictions and like many small businesses hard to find good help. We just accept it as the norm anymore.
- ptcruiser57 (2/5): Very clean older maintained resort, comfortable beds. Horrible customer experience. - Could never find anyone in office. Finally found manager, & when I informed him, I had been calling, he immediately pointed to a sign by the office door, letting me know they are short staffed. I informed him that the phone message said open till 6, and he ACTUALLY pointed to the sign again. I couldn't believe it! I informed him that due to the weather, we would be leaving later that evening. He then reminded me to please take out our trash. This is the reason of a ONE star, horrible. First, we spent money for "fees" at our home resort, then paid an exchange fee with RCI to be able to come to this particular resort. Then on top of that, they charged me a "resort" fee. So now I have to take out my own trash? I have never taken my own trash out to the dumpster in 18 years of being a timeshare member. How dare they! There were nights couldn't get many channels on the TV's. The message on the tv's said to contact the office (the office which was closed). Front door gasket let old air in. Missing blind slat in dining room. Partially remodeled rooms, some from the 70's, some new. Floors appeared to be DYI person doing the remodeling for them. Bedroom furniture/living rooming room furniture new. Bed very comfortable. As mentioned, we have paid a lot, and don't need a manager to talk to me like he did. It is my vacation. Sorry if he is stressed. He actually mentioned he had foreclosures for sale. I will NEVER go back there again. Horrible customer service.

A few drawbacks: 1, no AC. 2, very bare bones in the kitchen. No foil, bags, oil, spices etc. I would guess this is a Covid situation. Overall great vacation and I would definitely recommend this property.

- SeattleClaudette (4/5): Very Tired - Very tired resort with WAY TOO MUCH deferred maintenance. The units are clean enough and the beds ok, but things like ladders left on the pool deck and planter boxes full of weeds diminish the experience. The resort is well-located in north Lake Tahoe and the staff is pleasant but this was a poor trade for my Marriott Phuket Timeshare

- Shital (10/5): - Nice property by the lake. Perfect for Snowy winter or summery lake gateway. We stayed in room by the lake, it was perfect. The receptionist are really helpful. I would love to stay here again.
- Manching (8/5): - Super clean and the people at the reception are very friendly. The kitchenette is well stocked with cooking and dining utensils. Our room comes with an air fryer which is fantastic. I wish they can replace the old fashion drip coffee machine with a Nespresso machine, and let people bring their own coffee pods so we can have decent coffee during the trip. Also, the kitchen doesn't stock any cooking oils so bring your own. Luckily Safeway is right across the street so you can grab anything that's missing in your room. It gets a little loud when there're people staying upstairs of your unit. The main bed is very comfy, but the sofa bed is not cushioned and we can feel the wires. The heater works very well and the floorboards are also heated. The hot tub was open and it was very enjoyable.
