- Rob (10/5): - My wife and I were SO impressed with this B&B!! It’s a beautiful place with two buildings built in the 1880’s. Meticulously cared for and just gorgeous! The hosts had warm cookies available, as well as free water and soft drinks, coffee, etc. for all of the guests. The rooms are preserved with their 1880’s charm, but still have the modern amenities needed to make the stay more comfortable. Really, really, REALLY love this place!!
- Lorna (4/5): - I would prefer to give this B&B a five star review as the owners were very communicative and pleasant, the room was clean, and the breakfast was delicious. However, there are a few things I would have preferred to know before I booked the place and I will not be staying there again. The atmosphere of the place was such that I became uneasy about the place and checked and it is reportedly haunted, which would definitely have dissuaded me. Furthermore, there were people who showed up asking about a meeting that was to be held the first evening of our stay, and when I looked up what it was, it was a spiritualist meeting during which they held a spirit circle. I would very much have preferred not be be staying there that evening, and while it is a beautiful location with very pleasant owners and staff, I would have preferred if I had seen this warning in another person's review.

- Peggy (10/5): Black Swan Stay - The Black Swan is a beautiful, old historical home. The owner greeted us and gladly share the history of the home and offered local restaurants for dinner. The breakfast was lovely- French toast, bacon and a fruit custard. I highly recommend driving to Franklin - check out Vulgar Brewery-great pizza and beer.
- Leslie (8/5): - The property was old and a little run down, but very charming. There were only two outlets in the room so we had to unplug the lamps in order to charge our devices. The room and en suite bathroom were very spacious. There was a large, inviting tub but it had no plumbing. The bed was very comfortable.

My wife cannot climb stairs well so that is why I chose this facility.When I got there, our room was on 3rd floor a flights of stairs. Had no choice but to take room and assist my wife. Would be nice to get with owner and get facility correct so next customer who has same issue will not be surprised

- Adam (10/5): Don't miss this hidden Gem - We absolutely loved the home and the staff. At first, didn't realize it was a Bed and Breakfast....that was the bonus. The "Care Takers" were warm and friendly. And this OLD home, was not old at all. It was very well taken care of and maintained. Breakfast was delicious. The front porch with rocking chairs, and the river ran past the property. Short walk to a small downtown area with shops and restaurants. Hope to stay again soon. Our stay here was because we were passing through. We wish we stayed longer!!!!

- gary (10/5): Midweek getaway - Quant bed and breakfast tucked into a small town. Older building, like most b&b's, so you can hear a lot of sounds. The room we stayed in was perfect for a romantic get away. Breakfast was awesome. Stayed here before and definitely will again. Also, if they are open I strongly recommend heading to Tilton H.O.P., some of the best greek style pizza in all of NH less than a half mile away.
- Hannah (6/5): - Pros: the room was large enough for 2 adults and 1 teenager, breakfast was good, staff puppy dog was adorable, convenient location, owners responded quickly to texts. Cons: owners not on sight, lots of needs for repairs, the room was excruciatingly hot with no ability to adjust the temp, dog running around the kitchen didn't seem right, baked goods and drinks in common area were not replenished sorting the stay and what was out was stale. Side note... couple who tended the inn were on and off friendly. Drank openly outside (beer and hard alcohol) - neither ever introduced themselves which was odd. Walked into a drumming and spiritual medium class in the living room - felt disruptive going in and out but it was our only option at the time and they were in the living room/entrance so little we could do there. Main Street traffic was loud so something to consider. We've stayed at a number of B and B's. This was not the worst by any means, but not the best for the price in our opinion.

- Frank (10/5): - This is a beautiful Victorian Bed and Breakfast. Check in was easily arranged in advance even though we arrived late at night. The room was quiet and comfortable as advertised. A wonderful delicious breakfast was served. Charming hosts who described some of the unique history of the Inn. We used this stay as a very convenient location between an evening in Concord, NH, and a fall colors hike in the White Mountains. Will definitely plan on visiting this property again in the future.

Other than the noise, I liked the stay as a slightly above average. I would not recommend this place to a person who sleeps poorly with constant road noise.

- Tina (6/5): - Sandy, who greeted us at check in, was so lovely. The morning staff during breakfast, well, let's just say the last place she wanted to be was serving us. That pretty much sped up our desire to leave. It's an old building, with charm and outstanding woodwork. The original stained glass is breathtaking. But the place needs work, especially on the exterior. Modifications in the bedroom, (night stand and outlets to accommodate CPAP machine, USB outlets, etc) which is not easy with old architecture but it can be done...would add that extra touch. Price was reasonable but not sure I will return.

I can't find anything to complain about; the interior of the house is stunning, the owner welcomed us in person and gave us a great historical tour. We stayed in the Arthur Brown room (and hope to to again!) which was luxurious, spacious, quiet and private. For roughly the same price as a chain hotel, we felt like rich folk. I wish I could live there for 6 months and write gothic fiction or something. Monster fireplaces, intricate woodwork. The place is really something. There was a real complimentary breakfast included - fresh yogurt parfait, blueberry pancakes with crispy bacon and fresh coffee with real flavor. It was not a depressing shrink-wrapped muffin hotel breakfast. Plenty of easy parking, lots of cozy spots for sitting. The grounds and the garden are inviting. It's a convenient spot to launch day trips to Littleton or Laconia. It's very close to grocery, highway, restaurants, cinema. We're already talking about planning our next stay there.

- Verified traveler (4/5): So very old and smelly... - The property is very-very-very old. If you like that kind of a thing, go ahead - you'll like Black Swan Inn. It's antique... Everything in and out of this place is antique, including the smell. The bed, the mattress, the linens, the towels, the electrical outlets, the dishes and the glasses... everything is 100 years old. You'll be staying in a smelly museum. The inn keeper tries very hard to keep everything clean, but when the walls reek of 100's of years of odors and the windows are so old, you can't keep them open anymore, no amount of cleaners will be satisfactory. Very sad. A very large investment will be needed to get this place up to livable standards.

- Barbara (10/5): Hidden gem in Tilton - We stayed at The Black Swam for one night because of a concert we attended near by. What a treat! The interior of the inn was amazing, the original wood work in the arts and crafts style along with period appropriate furnishings evoked a sense of going back in time. The bedroom and bathroom were generously proportioned and beautifully furnished and very clean. Breakfast was delicious and the view of the river enhanced our enjoyment of the meal and the beautiful dining room. Definitely a hidden gem!

They started out putting us in the wrong room. Probably could have opened the hallway windows to let the heat out at night.

The only issue I had was with the shower. It was moldy and not clean. It wasn’t cheap, but that’s to be expected during the summer.

Smooth check in with no issues at all, with a kind note greeting attached. Room was surprisingly larger than the photos made it out to be, while feeling cozy as if it was made just for me. The staff and fellow guests were very friendly and engaging, but not over the top. The perfect mix. Breakfast was the cherry on the top for my stay. If you're in tilton, or passing through and need to stay somewhere cozy, definitely stay at the black swan inn.

The location which is a B&B the property owners allowed us to use other common areas of the house if we wanted to, The dining area was set up better than some restaurants that we have been in. Overall, it was an excellent selection on our part.

- Bert (10/5): - Beautiful, very clean and cheaper than the cookie cutter hotels in the area! We've stayed in a fair number of B&Bs and this ranks among the best. Lots of hang out space on the first floor and on the property. There is some really nice original woodwork and stained glass. Great hardwood floors, fireplaces and furniture. Furniture and style are attractive and interesting but selected and placed so that it doesn't feel crowded or unusable. Our room was large, luxuriously decorated, very comfortable, quiet and clean! Delicious breakfast! Service after booking, during check-in and at breakfast was excellent! Even if the rate was higher, this is a place that would be worth the cost. A GREAT find! This will be our first choice for future shows at the Pavillion in Guilford and maybe other trips, too.

- Susan (6/5): Third floor oven - We have stayed here before Not sure we will again After a two day heat wave we arrived to find the attic third floor room not climate controlled And the portable ac unit was not turned on in anticipation of our arrival Luckily we were able to turn it on for 4 hrs before we needed to try to spend any time in the room

- George (10/5): The Black Swan was wonderful! - We had a WONDERFUL stay at the Black Swan Bed & Breakfast this past weekend! What a beautiful, quaint, historic, clean and inviting home! The room was very comfortable and our breakfast was so delicious in the elegant dining room! Our hosts seem like lovely people! We highly recommend the Black Swan B&B and hope we are able to return one day again!
- Nicole (6/5): - This property in general was tired. The outside seating areas (screened in porch, for instance) were old and the surrounding areas were not well maintained or really that clean. A smoke alarm battery on the 2nd floor went off and beeped for more than 24 hours. We were told by the woman who greeted us that there was a welcome package in our room with Inn details (wifi password, front door code, etc). There was no package - which she acknowledged went letting us into the room but said "oh well". The breakfast offered was average. I would rate this a 5 out of 10.
- Kay (10/5): - This is a beautiful Victorian structure, restored and decorated in that era's way. The homemade breakfast was delicious a were the baked tidbits available when we checked in. The room, though small, was very pretty and clean.

- Michael (10/5): - This was my first stay at the Black Swan Inn. First off the hostess Trish was very friendly and made me feel right at home. The Inn itself is very comfortable and gives you a feel like you are at home. The room was perfectly clean and made up. The bathroom smelled and looked like it had recently been scrubbed and cleaned. The breakfast was enjoyable as well with plenty provided. I really enjoyed my stay and hope to be able to do so again in the future.
