This resort failed in some basics: confusing pathways/driveways; Very old (1970s) architecture; no signage or orientation on the required bike paths (so confusing!); Inaccurate activity information. We're not golfers, but beach goers. The beach is large and flat but too few dining options for the volume of guests. YMMV.
- Curiosity55931867298 (4/5): Urine and roaches - My husband and I stayed at 9 Beach Townhouse for nine days. Although the location of the property was beautiful, the carpeting in the bedrooms was covered with pet urine stains! The smell was so bad, we had to switch bedrooms in the middle of the night because the room smelled so badly of urine. I'm talking massive urine sports on all carpeting throughout the house. We did not even attempt to walk barefoot throughout the house. While we have stayed at pet-friendly locations (we have a small 15 pound well-trained dog), I have never experienced the level of grossness like I did in 9 Beach Townhouse. It was unbearable, and I was so glad to come home. We also saw roaches and came home and washed everything in our suitcases, even the clothes we didn't wear because of the urine smell throughout the house and the roaches. Super disappointed. I know my husband paid quite a bit of money for us to stay there, and honestly, it was so dirty I couldn't wait to leave. Sad, because the island itself is so beautiful. Live and learn. - janicen194 (4/5): Villa 4924 Park Lake Drive Kiawah Island is TERRIBLE!! - It would have been a 5 , except it rained and poured all 6 days we were there. The Scantuary is totally a 5! Everything about all their amenities, restaurants, food, and service is top-notch! Unfortunately, 4924 Park Lake Drive the Villa managed by the Scantuary properties was the worst place. As soon as we opened the door, the smell of mold and mildew hit our noses strongly - it was terrible. The furniture is all stained and worn, and there were candy wrappers behind the end table that showed us housekeeping doesn't do a thorough cleaning between guests. The refrigerator has rust dripping down the front door on the ice/water dispenser. The towel bars in the master bathroom and the toilet paper holder are in great need of repair. They are lose and kept falling down. There is black mold in the shower and on the shower door. The master bed is very uncomfortable, as are the pillows. For $300/a night, we expected a well cared for Villa. Whoever owns this Villa should be embarrassed. The TV remote in the living room was so sticky. I wonder if it has ever been cleaned. The lights in the kitchen act like they are shorting out. The place is the worst. Don't stay there ever!!!

- F2852JQjohna (2/5): NEVER BOOK A VILLA THROUGH THE RESORT - We've been coming to Kiawah twice a year for decades. Unfortunately, the resort villas have gone way downhill due to neglect. I would never book through the resort again. The booking site only shows a couple of pictures, and there are no reviews to get an honest assessment. The villa we are currently staying takes the cake (5119 Windswept). By far the worst rental we have ever stayed in at Kiawah. It's a "Deluxe" villa, which is one step below "Premier". It is a dump. Literally the quality you would see in a 1970s Motel 6, which is likely when this place was built. It clearly has never been updated. No keypad entry, so everyone has to keep track of a physical key (total pain when at the beach/pool). On entering, you are hit with a horrible musty/mildewy smell. It's clear why they have a large, noisy dehumidifier right in the middle of the den. Without it the indoor humidity is well over 70% (and this is October). You can barely hear each other over the dehumidifier. The kitchen is tiny. If the dishwasher is open, you can't open the refrigerator or enter/leave the kitchen. The wheels on the dishwasher rack are broken off, so who you try to pull out the bottom rack it ALWAYS falls and gets off track. The refrigerator is an ancient over/under with a completely rusted door. All of the appliances are ancient. The furnishings/carpet/bedding look like they haven't been updated since the 70s, either. Same for the TV. It's ancient. No way to access your Netflix, or any streaming service. They do have Comcast cable, but the box is ancient and lacking the modern access you'd expect. There's a mishmash of a few random utensils, but hardly enough for a family to get through a meal. No dishtowels. No baking sheet. Plan on eating all your meals out, because you won't be able to cook here. We called the front desk about the condition of the unit. They said they'd help us find another unit, but never called back. They sent a serviceman out, but he wasn't able to fix any of the issues, but said he'd mark them all as completed since he did all he could. If this is a Deluxe villa, one step below Premier, I would truly be terrified of what the quality levels below Deluxe are like. I WILL NEVER book through Kiawah Resort again. Kiawah itself is lovely, but we will ONLY rent through VRBO/AirBnB where you can see multiple photos and read reviews. Kiawah Resort has let the villas it manages degrade to unacceptable levels.
- Clorinda (10/5): - The area was beautiful our Villa location was great however inside the room dirty cobwebs in ceiling, walls dirty and they offer free coffee but gave you one, under our beds dead bugs and we had a coach roach one night. Totally disgusting and wouldn’t go to that villa again

- tennesseehiker2018 (6/5): Below Par Lodging - We stayed in a "Premier Villa" at Kiawah Idland Golf Resort from Sept 7-14, 2025. The villa was in the Shipwatch area/building. Before leaving on our trip we were assured that if our villa did not have a Keurug coffee maker that one would be brought to use. It took 4 days of our 7 day stay to finally get the coffee maker. It wouldn't have been a big deal if we had not brought coffee pods for a Keurig since we were assured we would have one. The chairs on our balcony were unusable with the seats and frames broke (photos attached) so you had to stand while on the balcony. The living room furniture was disgustingly dirty with sand and dirt ground into the fabric. The faucet in the tub was not functioning properly and took a lot of manipulating to get the water on, temp adjusted and water back off. Finally the day before we checked out the faucet would not turn off. Maintenance did come and replace the internals of the valve but this type of thing is not what you expect for an almost $700 a night villa.

- Storyteller819498 (2/5): Mediocre, and overpriced - Mediocre at best! I was really looking forward to staying at Kiawah Resort but have left feeling so so disappointed. When we arrived we had to wait for our “Villa” to be ready. The description of it being a villa is a stretch, it was so dated and in need of repair. It wasn’t very clean, so much so my son wouldn’t use his shower! The only saving grace was the view. It was very disappointing considering the astronomical cost of staying there. Also, we could not get a booking for dinner that evening in any of the restaurants and had to get carry out which again was unbelievably expensive. Breakfast at the Jasmine Porch at the Sanctuary was unfriendly and on our last day was busy and we were basically told to go away. The only good eating experience was the Players Club where they were welcoming. Would never stay there again or recommend. Totally overpriced for the experience.
- Travel89542 (4/5): Disappointing experience for a five start cost - Kiawah has access to incredible amenities - One of the best beaches on the Carolina Coast, miles of bicycle trails, beautiful scenery, and wonderful sport amenities - golf and tennis. We were very excited about this trip, but it fell very much short. I am leaving three stars for the wildlife, scenery, and my prior love for this place - I have known Kiawah and Seabrook well since the early 1990's. The lodgings, dining, workout facility would earn a one star. These are all fixable, and I hope that Kiawah will pay attention to reviews like this. This was a long weekend family getaway for a conference. The conference facilities were updated and quite nice. This is a big upgrade for the island and hopefully a segue into trying to attract professional conferences. The lodgings were well below what I expected. We had opted for a villa and were assigned to the Turtle Cove Villas. The lodging is not just dated and in sore need of a paint job, it was dirty. The main bedroom had dirty carpet, the bathroom had filth in the corners, rust spots on faucets, broken drywall in the ceiling. We had opted to have the kids on a pullout couch. The couch itself was worn, stained, and grimy, but when we pulled open the tucked away bed, there were no sheets in the unit to be found, and the mattress was broken with crumbs from a previous guest eating in the bed. This entire unit was a disappointment, but the significant sore point is what you are paying to stay in such a condition. I understood that much of what you are paying for is access to the resort amenities, and I tried to justify it that way by staying out of the room as much as possible. Where you run into trouble with this thinking is that the entire resort has quite expensive fees and pricing throughout. There is no way of escaping the feeling that you are really just being taken advantage of. Dinner the only night we ate on Kiawah was basic fare, and over $200 for a family of four. Tables were grimy, and while our server was a nice person, when you are spending $45-60 an entree, you ought to be receiving a five star experience. I understand food costs, costs of running a restaurant are much higher in 2025. This experience was basic fare, mediocre execution, and exorbitantly priced. You are in a foody town of Charleston. Before you spend for a meal in on Kiawah, you are honestly better off heading into Charleston, or venturing into Johns Island along Maybank Highway where a number of new restaurants have opened. If you're concerned about driving (as you should be in this area of two lane highways), arrange for a driver service - you'd still save yourself money. I am all for having a nice time, and am not opposed to spending money for a great meal and a nice vacation, but here again is where you are not receiving value for the cost. In prior years, I have dined and stayed at the Sanctuary, and have made good memories there. We visited this time, and found two carry away sandwiches, a scone, and two black coffees ran us $60 another morning. While I highlight the price, my main concern was that again basic fare, and not great service in this coffee shop where orders were hurried and remarkably not memorable. This was a disappointing experience. I know Charleston well. It has become an expensive place, but this trip was obscenely priced with lack of value when you can stay on the Peninsula or any of the other barrier islands in the vicinity. I love Kiawah, but I hate to write that it is going to take time before I decide to take my business back.

- W6329EPandyr (10/5): Ocean course guys trip - Guys trip to play the Ocean course. Only one main road onto island that tends to get backed up, so give yourself two hours from Charleston. Highly recommend getting caddies, as shot selection is critical to stay out of trouble (ask for Sean from Cleveland- he’s hilarious and has an eagle eye). Stay for drinks on the back patio - incredible views.
- E9808LPjenniferm (4/5): Filthy Villa Park Lake Drive - Stayed at 4590 Park Lake Drive. So dirty!!! Don’t even know where to start. The pictures available on line look so nice and wasn’t. Had to go buy two air fresheners due to smell so bad. The bathrooms were updated but master bath was already messed up (shelving in shower broken). Walls in the entire unit filthy. Dead water bugs behind bureaus and beds. (Had to plug stuff in so had to move furniture). Bedding in master dirty, blood stains. Called for cleaning (was there Thursday to Monday) and told us we’d have to pay. Went out to lunch Sunday and came back with a women in our unit cleaning. The minute she saw us she left immediately. So strange. So disappointed!! The owner of this unit should be ashamed.
- L8938NTmollyr (2/5): Kiawah Villas: Unacceptable Experience at a Premium Price - We recently booked what was marketed as a premier villa on Kiawah Island, only to find ourselves in a completely unacceptable situation. The unit was old, dirty, and clearly neglected—complete with mold, hair, and even roaches. For nearly $10,000 a week, this is not just disappointing—it’s outrageous. To make matters worse, we were placed in two separate villas for our family. When we reached out for help, the initial response from them was dismissive and unhelpful. Their solution? Suggesting we use an air mattress or “push beds together” for three children. Imagine paying almost $8,000 and being told to make do like you’re in a college dorm room. Unbelievable. The only saving grace in this entire experience was Kimberly in Villa Registration. She stepped in when no one else would, quickly processed our refund, and treated us with the professionalism and empathy that the rest of the staff sorely lacked. Kimberly deserves a raise—she was the one bright spot in an otherwise appalling situation. Sadly, this isn’t our first issue with Kiawah villa rentals, but it will be our last. Guests deserve far better than this.

- Passenger51393389033 (4/5): I've seen worse - Just returned from a guys golf trip to Kiawah Island. The area is very beautiful coming from Texas where the climate is totally different. We got lucky with the weather as there was no rain our entire trip, but it was very muggy. In general, the courses were in great shape, although the greens were all pretty slow. Only problem is the holes didn't have much personality; many of them looked and played very much alike; not much variety. The Ocean course is not worth the cost IMO, though the caddies were all very helpful and friendly. Here are the problems. Lodging: We stayed in a 3 bedroom villa and it was sorely in need of a makeover. Very dull appearance; the doors didn't all close properly, the shower curtains had stains and/or mold on them. Food: Nowhere had breakfast!! You could get a sausage and cheese sandwich or an Uncrustable; that's about it. Some courses didn't even offer lunch. About the only place that served breakfast was The Sanctuary which is waaaayyyyy overpriced; nearly $50 for the buffet, $30 for pancakes and bacon. Their bowl of oatmeal could feed at least two people. My suggestion: bring groceries and prepare breakfast at your villa. Pricing: They gave us a card that knocked off 15% for food and non-alcoholic beverages. Some places didn't even honor it. Quit nickel and diming me to death! I'm spending a fortune already don't try to squeeze every last penny out of me. I've been on probably 20 golf trips with these guys and I think this trip ranks near the bottom.
- Margaret (6/5): - Loved Kwiah Island, took advantage of some of the excursions highly recommend shelling expedition! Staff were great, with one exception. Our villa had issues, which were addressed with the front desk and handled very well.
- dubesFL (6/5): Golf at Kiawah Island - Played golf at Turtle Point, Cougar Point and Osprey Point. Courses were fine. In good shape. Golf experience needs to be elevated. Monsters on driving range , club cleaners had no water and brushes were old and hard on clubs. Driving ranges had little grass to hit from. For the money they are charging whoever is in charge of golf operations needs to step it up if they want to bill themselves as premier golf resort clubs.

- Michael (4/5): Ants Pouring Out of Tub Faucet - We stayed at one of the tennis center villas for a weekend trip. Everything about the villa was fine except for one thing that DEFINITELY was not...ANTS POURING OUT OF THE BATHTUB FAUCET every time we turned it on. Literally dozens would coming pouring out with the water each time. It was disgusting as my wife and I had to stand at the ready to start smacking them dead as they fell out and started crawling up the edges of the tub each time to escape. We let the front desk know of the issue the Saturday morning or our stay, but maintenance coming by and spraying for them did next to nothing to help. We still had ants come pouring out that evening when we went to use the faucet again. We've seen and dealt with less bugs on camping trips sleeping outdoors in a tent. What would have been an otherwise pleasant stay was ruined by this gross deficiency in cleanliness. At what is supposed to a first class resort, it is simply unacceptable.

I found a dental flosser in the pull out couch and a weird herbal supplement on the table. Cleaning could have been better but overall nice place. Quick walk to the beach.
- KathleenM934 (2/5): Don’t Waste Your Money - Kiawah Golf Resort Windswept Villas are dirty, outdated, and infested with roaches. We had 4 villas; all were in varying degrees of disrepair and poor housekeeping. Villa 4347 was littered with trash up the steps leading to the villa’s front door even though housekeeping had been to the villa just before our arrival. Broken chairs and toys, styrofoam cups and trash were strewn under the house where the cars were to park. The inside of the villa was furnished with worn out old furniture; table lamps in some bedrooms that couldn’t be turned on because pieces of the stem were missing; mold and water damage in bathrooms; a broken bar stool and many other areas clearly neglected and overlooked by management & housekeeping for a long, long time. Kiawah Golf Resort charges 5-star fees for everything, yet the accommodations they put guests in are 1-star. We were very disappointed as we had stayed at this resort twenty years ago, and were expecting to return to that same level of quality and cleanliness.
- Bruce (6/5): - The property feels like it was built in the 1080s - the wood style condo that was in fashion back then. Over time the building has settled, floors are uneven. Aside from that, the unit has been updated and is well kept. It was nice for a short stay. The notes say it’s a 2 minute walk to the beach, it was more like 10-12 minutes walking at a reasonable pace.
- George (10/5): Place to rest and relax - Arrival was great. Found where to check in and went to the villa. Not sure what to expect and found that the room was terrific. It was a two bed two bath unit and it looked freshly made over. The kitchen was sparkling clean. The deck out back was screened in to keep the pests at bay. There were tennis courts out back but they were only busy for a couple of hours in the morning. Had a very relaxing stay and instead of heading to Charleston as planned we changed it up and relaxed on the island and barely left. Would definitely do it again.
- atipton04 (4/5): Bed Bugs in the Villas - I’ve been to this resort twice. The first time the villa was a little outdated but comfortable. This time my villa was updated but had a nasty infestation of bed bugs. I let the front desk know and a “manager” said he would ask housekeeping to take a look but let me know that there weren’t prior reports. (I would hope not.) The “manager” was less than accommodating and very dismissive of the idea that a villa on the property could have bed bugs. I know like things like this happen in such a transient industry however the dismissal attitude of the manager let me know that there aren’t protocols in place when these pest are reported and that the resort has no plans of doing any investigation or remediation. Please don’t bother to reply to my post with a pre-written response from the marketing department. I rather have received an adequate response in person and a follow up over the phone when I requested such from “the manager”.
- mariecM4356RI (2/5): West Beach Villas - Renter Beware - We recently rented 3 villas in the West Beach section of the Kiawah Island Golf Resort and were appalled at the quality of the accommodations. The units were 30-40 years old and hadn't been updated at all. There was insufficient air conditioning and no hot water for showers. Much of the furniture was broken including some of the beds. There were obvious patches on the ceiling and walls from previous problems. The kitchenware was just a bunch of odds and ends rather than any matching set of dishes or glasses. Management responded to our concerns about the a/c with just a couple of fans rather than fixing the actual problem. The villa accommodations are just terrible and should not be confused with the quality of the Sanctuary Resort itself. The villas are privately owned with the KIGR just acting as the rental agent. KIGR should impose a standard on these villas before renting them to unsuspecting vacationers.

There is no incentive for villa owners to upgrade their units so customers renting a unit can arrive to an ok place or as most of my family experienced units with mold, stains, dirty, very used comforters, old old pillows and terrible customer service. Hotel, golf courses are beautiful.
- LaurenG23 (6/5): Villas are disgusting, island & beach is beautiful - We initially booked a 2BR villa because I was going to a conference & I booked through that. Big mistake. The villas have the smell & aesthetic of your cat-loving great aunt’s house circa 1990. Cockroaches, peeling linoleum, smelly rugs & truck stop motel bedding. We immediately left & they offered another unit that was marginally cleaner but you’d still have to pay me to stay there, not vice versa. Fortunately there was a nice 4BR home available (double the price but it was that or turn around & cancel our trip). Beaches are beautiful, can call & rent chairs & umbrellas & they’ll set up for you each day. Extremely windy. Only 2 pools for all the guests & they’re dated, crowded & waterslides are only appropriate for young kids (my 8-13yo thought they were lame). Worth coming once but unlikely to return
- kierdc (2/5): Kiawah Island Rental Premier Property AWFUL - Checked into a premier villa at Parkside Villas thru Kiawah Island Rentals and was disappointed to say the least. The furniture is beaten and dirty. The rugs are stained and threadbare. The bed in the master is a full not even a queen and the rest of the beds are twins. The windows are filthy. The living room furniture is tattered. The table is hacked and scratched. The brown wood stamped linoleum cracks when you walk on it. The washer is rusting out. Just awful. Fine if it was advertised as such. But this is presented as a premiere kiawah island rental. Never again.

- 368robertf (4/5): Pass on Kiawah - Disappointing: seems like The Sanctuary and golf courses are trying to make up for Covid. Way over crowded, for the limited capacity of the resort. Slow service, poor cooks and food service quality restaurants outside The Ocean Room, 6+ hour rounds on The Ocean Course. Surcharges for everything. Very weak concierge at The Sanctuary. Waited 3 hours for a lunch order. Wait staff and maid service were trying, but most very new in their roles.
- D846CRconnorr (2/5): Rodent Infestation - Recently we booked a Villa through Kiawah Island Golf Resort to attend a wedding. We drove 4 hours and checked in on Thursday pm around 5:30. Friday am around 11:15 we found rodent feces in the kitchen (on the counters and floors), living room, both bedrooms and the hallway. We called the front desk at 11:30 am to let them know, and then called again about 30 minutes later letting them know we would like to be moved to a different Villa after finding that the rodents not only defecated all over the Villa, but they had gotten into our bags and groceries- eating apples, oranges, fresh bread, crackers and candy bars. The rodents also defecated in my child’s high chair that we brought from home. We were horrified as we were traveling with a 4 month old infant and the amount of feces located across the Villa is a serious health hazard. We were informed that the front desk would call us back within 30 minutes. They did not, so we called again. We were told there is no where for us to go, that they were looking for a place. We continued to stay in the rodent infested villa, as we were not offered a place to stay during the mean time. We packed our things, calling the front desk again asking for a place around 1:00. We informed the front desk that we were attending a wedding and needed a clean place to stay immediately. We were told that we would be in a new Villa no later than 3:00 and that they would bring us the keys to the new Villa while we were waiting at the rodent infested Villa. We asked if we could be moved sooner, stating that 2:00/2:15 would be ideal to give us time to prepare for the wedding. At 3:30, we called the front desk again because we had not heard from them and were placed on hold 3 times, then hung up on. After being hung up on, we went to the front desk, and were told that they called my husbands phone letting us know that they found a new Villa for us, but it was not ready. After going to the front desk and being told that they were sorry but there wasn’t much they could do (they did comp 2 days of our stay, I asked for a grocery credit to replace the food and received one, but was not informed until check out. We were also told that one of our dinner bills had been comped but it was not) we were given the keys to the new Villa. At 3:45 we arrived at the new Villa that was in fact not ready, and still being cleaned. The wedding shuttle was due to pick us up at 4:15, so we missed the wedding that we drove 4 hours to attend due to the rodent infestation and poor customer service of Kiawah Island Golf Resort. After missing the wedding, we called for a shuttle that was supposed to be complimentary and were informed that they would be charging us $10 to ride because we did not take the provided shuttle to the wedding. The shuttle driver told us that the rides were complimentary, our bill statement said that it was $20, but we were charged $30. It was taken off the bill after I brought up all of the inconsistencies) The amenities and resort itself were beautiful and the food was amazing but I would not recommend this resort due to hazardous health conditions in the Villa and poor management. I have attempted to attach pictures of the feces throughout the villa to this review however, it will not let me add them.

Not sure if a manager yelling at a guest to leave even though a late check out was approved by the front desk is the norm, but not willing to go back and run the risk.

- angelacP4257WU (2/5): Kiawah is magical but not villa management! - We stayed at 4693 tennis club villas through Kiawah Resort. It was terribly outdated, dirty, stained carpets, broken fixtures, lightbulbs out. This was a "premier" level which is their highest tier. It was astonishingly bad. Even our kids thought it was a dump. We left and rented a property on Kiawah through ESPM. It was night and day different. A nightmare turned into a dream. We used to always rent through ESPM or Aker Ellis or Sweetgrass because their website pictures are so much better than Kiawah's rental pictures and you get individual reviews. (Kiawah does not have that.) We switched to Kiawah to get access to the large kid pool in Night Heron park. Just not worth it. Kiawah is magical if you don't rent through the Resort. I don't know why but it's true. Save your money and use a different property management company.

- ahem2 (4/5): 184 Marsh Hawk: Not suitable for rental in this otherwise gorgeous Golf Resort. - A home with good bones - obviously an architect or thoughtful designer created this secluded home which is now part of Kiawah Golf Resort rental properties. Unfortunately, it has suffered neglect: the carpets are irreparably stained, the ceiling over the porch was leaking rain, and the HVAC did not work. We slept with the porch door open. Management was very accommodating and moved us to another property.

- Z2703UMpaulj (6/5): It was Ok. Pricey and did not live up to reputation. - My friend and I take a buddy trip once a yr to either a US Open or Pga championship course. We were excited to check off Kiawah. Thoroughly enjoyed Osprey and Turtle even with the $250rd price tag. Great atmosphere at the bar/restaurant. Showed up at the Ocean course 1:10hr early for our 7:40 tee time to get breakfast. No Food Available. you have to go back into the village to the Nest. First, they should inform you of this when booking. Second, this is ranked #5 in the US for golf destinations, and you offer nothing before 10am. Thats unacceptable. Last. At $450+ $150 (Caddie was $120 we gave$150ea) $600 a round front 9 plays threw the marsh, not very attractive. Back nine was Ok.. All and All it was Ok. Glad we could check it off the list. Not somewhere I would go back.
- SereneIsle (4/5): Gross - From the start, our experience was questionable and can see that the manager replies with basically the same copy and paste reply, which I full expect to get, as well. KIGR website booking says Kiawah Island Villa 4844 Turtle Cove, Villa Registration Desk gave us the address of 4844 Green Dolphin Way. Confusing. Closest full grocery is Harris Teeter at Freshfields Village (one of the roundabouts between Seabrook and Kiawah). The Nest on Kiawah has some items such as chips, ready to bake pizza, toothbrush, wine, tshirts and sweatshirts, cigars, but no postcards. Pulling in to KIGR, first time visitor, there is a small sign saying left or right lane depending on this or that just after navigating a roundabout, viewing the beautiful nature. Then comes the guard building and looking around, trying to figure out which lane to be in is difficult. So we just picked one. The wrong one. A second larger sign with the same info closer to the guard building would be helpful. Drove in to the right lane (apparently I should have been in the left lane) and I said HI, this is our first visit and we aren’t sure where to go. The young girl, who could use a class on s-l-o-w-i-n-g her speech down (for older folks and people who have slower processing speed) literally blurted through her spiel, first shaming me for using the right lane and then speaking as fast as she could, even when I tried to interrupt her to ask her to slow down. Did she even listen - I said this was our first time! She gets an award for being the getting through her paragraph the fastest, but not actually conveying it in a manner that people could understand. First right, third left to the Villa registration. Got it now. Right lane with pass, left lane for first time on island this trip. Got it. Villa registration was pretty, staff helpful at explaining, used the address given for our villa and arrived to Villa after getting lost (GPS failed us). Use their keycard for 15% off dining and non-alcoholic beverages. Get charged at end of stay for these charges, bike rental, any portion of Villa not yet paid for (can call before stay and pay or make partial payments). It would be nice if KIGR had a way to view folio during stay, instead of only emailed at day of checkout. Bicycle delivery had arrived, my hand brake didn’t work on tricycle. Got lost multiple times even with GPS and on bicycles because the road signs are past the bike path at the intersection of the main road, so it is hard to see which road is which/yours. They should add road signs on the bike path so bicyclist know where to turn. Leave breadcrumbs…haha Lugged everything up to second floor (no elevator, which would be good to know for folks who have issues with stairs). Killed two spiders once inside. Be sure to make your dinner reservation as soon as you book your stay, there are minimal time slots and they book up fast! Also be sure to call 25 minutes before you want complimentary on island dinner transportation and they will tell you how long it will be. We were told 15 mins ahead and their wait was 25 minutes, so we had to drive ourselves to make it to our reservation on time. Lots of deer walking in road and on side, barely lit roads at night, so be careful. It was a good 15-20 minute drive to Atlantic Room (which enough good things cannot be said - ask for a window table when booking). Back at the Villa, found someone’s blue hair dryer under bathroom sink, doesn’t work, then realized the villa hair dryers are in bathrooms in wall. Mini shampoo, conditioner, body wash and circular hand soaps are provided with towels and wash cloths. You can call to get replacements through your stay. Secondary bedroom closet was taken up by villa stuff, so don’t expect to be able to use the closet. Secondary bathroom had cracks, leftover really dirty kids’ handprint on door, random colored paint running down wall, pantry smelled awful and had black mark on outside of pantry door that wasn’t cleaned. Papertowels, laundry detergent, dishwasher pod, coffee for coffee pot and trash bags were provided. I would take a shower, dry off and walk from the shower in to the kitchen to the living room couch and by then, the bottoms of my feet were black from dirt, the kitchen cabinet (with no handle) completely fell off and hit the tile floor and you could see where the inside cabinet was missing pieces so this wasn’t the first time, walls had dirt or food left on them, found someone’s keycard behind the couch, dirt and clothing tag build up under the couch, rug had hard pieces in it including a screw nail, (washer &) dryer was on low and got really hot (we wanted to dry clothes on low, if we select low) and they looked super old (no wonder they were not pictured in the villa photos). Beds were hard, pillows were super flat with no options. Body hurt by night three. Screened in porch floor was extra dirty, leaves and spider cob webs were built up along screens and the outside temperature gauge was drilled in upside down! None of these issues were pictured in the villa photos when we booked but it would have been good to know the truth. I really do not believe that this villa was cleaned and there is no excuse as no one had it booked the day before we arrived and now they have plenty of time to deep clean and fix all of the issues as there is a 3-4 day span of no booking after we depart. They had us schedule a time to have someone come out to clean and of course they didn’t arrive, so I called again and were told the person was on their way to clean the floor and anything else we needed, to let them know. Not a fan of smelling cleaning chemicals, which I had to as they arrived after the time slot we gave that we would be out. I advised the kind cleaning lady of issues and she couldn’t get the odd colored paint off of the walls and the kids handprint was still on where the door closes so they don’t really look if it is a complete job, the living room build up under the couch was left and I was told to let the front desk know about the washer and other things so they would let the property owner know and I advised that I already had yesterday. She swept living room and hall and kitchen, then mopped. From the amount she swept up, I am unsure when it was last swept and mopped as we were only here 2 days by this point and are clean people who would not have brought that much grime in with us. The couch has pills from being so old and the cushions are deflated and not comfortable. The cabinets above the microwave were so greasy and the cabinet tops below the counter were sticky from previous users’ drips. There was one old wet potholder and not another to go with it. The kitchen scissors were missing, which we called the first night and they brought out a regular pair of scissors. The kitchen floor especially still needs a good deep cleaning around the edges and the fixes are aplenty. Honestly, I cannot wait to leave this overly expensive villa to go home to take a shower and be able to walk around without my feet turning black from dirt and feeling disgusting using the kitchen to cook and eat. Overall, we can pay less and stay somewhere with higher cleaning and comfort standards and despite the natural beauty of hanging moss, old oaks, palmetto trees, deer and alligators, we won’t be spending our money here again - regardless of the manager’s future generic reply “hoping you’ll return” that will be coming after this post.
- Forrest (2/5): DO NOT BE FOOLED BY PHOTOS - Do not be fooled by the misleading photos posted here. We were expecting a beachfront property just like the photos. Instead, the property was well inland. Also there are many “Villa” rentals so even the living room and bedrooms did not look the same as the photos (think circa 1985). The villa was also located right next to a bunch of tennis courts, which meant that we had noise starting at about 7:30 in the morning, including a lot of chatter that woke us up. We tried to cancel the reservation but ultimately had to completely eat the booking expense. I have never had an issue like this with Hotels.com before. Do not look at this like a hotel property. This is a collective bunch of different Villa owners, all posting their rentals on Hotels.com. I would avoid this at all costs, unless you want to be highly disappointed.

My only complaint is that when booking, I was unable to reference back to the listing to see details about the villa in order to make sure I packed everything needed for our stay. (Such as- stocked kitchen, linens, etc). The beds were good, kitchen was very functional and clean. Overall, we really liked this location.
- Steven (4/5): - This reservation was for the Villas. The Villas are “a separate entity” from the hotel, according to one employee. As such, they do NOT have access to all the amenities listed in the Expedia reservation. If you have a complaint or concern about anything, and I mean anything, you may as well compartmentalize it because you won’t be able to get a hold of anyone in a position to rectify your issue. Anyone you DO speak to will seem like the air you breathe is an inconvenience to them. I couldn’t even get a hold of, or a call back, from anyone in a position to upgrade something from my package. It seemed like they couldn’t care less that I wanted to spend more money. These are only a few of my complaints that really made me regret booking this mothers day vacation for my stay-at-home wife. I would not recommend anyone book anything anywhere on this resort based on customer service alone. Its a shame because its a beautiful location.
- ROBERT (4/5): - The condo was billed as delux, there wasn’t anything delux about it. Very dated, stained carpets, dangerous steps (that they wouldn’t fix), dirty screened porch and large hole in screen. Took 10 hours to get clean sheets and towels. Been to Kiawah many times this was absolutely the worst place to stay.

Stains on bedsheets and furniture etc. no kitchen soap. Ironically with the lack of cleanliness, the eager housekeeping crew came multiple times before check out time on our last day asking when we were leaving, which was disruptive and unpleasant Area around property is very nice and we loved Kiawah in general but next time will likely look into the Sanctuary or booking villa directly so can see property ahead of time

On the positive side check in was easy, staff friendly, supplies good (tp, paper towels etc)

- Betsy (4/5): Do not recommend - Property was shabby, furniture not comfortable especially the bed. I was very disappointed. Location to the beach was excellent and interaction with staff was very good.
- John (10/5): - This is a very nice condo located on an amazing island with many wonderful golf courses to play and wonderful beaches. I recommend getting there at check in time as the individual condos are hard to find in the dark.
- Stuart (8/5): - Generally our unit was ok but a few deficiencies; we arrived on Super Bowl Sunday planning on watching the game there and we were disappointed that both TVs were about 24". Also, the bed in the master could not have been a queen. It seemed very small to us. The furniture in the condo was pretty dated, too. The best way to describe the condo was functional, not beautiful.

- Catherine (10/5): Fantastic Holiday Island Adventure - We enjoyed a beautiful visit and the well appointed and equipped unit. The vaulted ceilings, terrific view of the landscape and tranquility. The unit was designed with a peaceful marine, beach ambience. The kitchen was well equipped with bar ware, glassware, serve ware and utensils. We were within walking distance to the Sanctuary and the holiday decorations were spectacular. Dining experience and hospitality exceeded my expectations at the Atlantic Lounge and Jasmine Porch; the staff was cheerful and enhanced our holiday.

- Kelly (8/5): - The villa was great. It had areas that needed fixing, like the bathroom light fixture was falling off the wall and the front door has a lot of mold on it. But otherwise it was nice.
- John (4/5): Hospitality doesn't happen by accident - ...and it certainly didn't happen here. The Check-In: (1) Entering the property requires a pass as it's a gated community. How easy would it be to send a pass for guests to print out, it would have saved us a thirty minute wait after a long day of travel. (2) We arrived after dark, signs are unlit, making it very difficult to find one's way. I know they aren't going to improve signage, but how about sending a map/directions to arrive guests? It could be with the property pass. (3) Failing in the above, one can always use google maps to find one's way, but wait, they list the wrong address on their listing. The address they list is the Sanctuary. Fortunately, the Sanctuary understands hospitality and they provided the correct address. Did I mention this is after a full day of travel? The unit: A Premier Villa, 2 Bedrooms, Resort View looked really good in the pictures. But the reality was much different. I don't know where they found the furnishings as I don't think the property was open in the 1980's but as you can see from the picture (my favorite chair) the furnishings are old. worn and look unclean. The vanity, the kitchen, all worn and beat-up. You'd think they had never heard of Wayfair's B2B Hospitality that helps owners maintain their rental units. Cleanliness - I pulled a fork out of the drawer and was disgusted by the dried-on food. We ran every piece of dinner ware through the dishwasher, about four loads. That was a fun first evening. No TV
- Ann (6/5): - The grounds and the front desk hospitality were great. The villa itself was disappointing - dated, a little shabby, dark, no updated amenities. We found two large roaches during our stay, which understandably influenced this review. The staff were all good and we appreciated the transportation available within the resort (which you need as it’s very hard to get around on foot). If I visited again I would consider staying in the hotel, which seemed nicer (although I didn’t see the rooms), but would not stay in the villas (we were in a tennis court villa).

- Karen (10/5): - Great space and had everything you needed in the villa. Good proximity to the beach. Needs lights outside the condo for night in the stair case.
- Carole (6/5): - The villas at Kiawah are very outdated and in dire need of renovations. Our villa was not clean, dust on all furniture, piles of hair in the corners and all around furniture. Drier wouldn’t work unless the filter was removed (not safe), coffee pot was beyond broken to the point coffee would spill everywhere anytime you used it… Fitness room was closed for renovation, which was not divulged to us upon booking… It is a shame because the property itself is beautiful, the layout of the resort is great, and there are plenty of amenities to keep everyone happy! I would give the Kiawah resort another short were I guaranteed a cleaner and more updated place to stay.
- Thomas (2/5): - I called yesterday and a representative is supposed to be e-mailing me and the Kiawah Golf Resort. Our unit was not as advertised and definitely not a premier unit.
- Sandy (8/5): - All of the staff were very friendly and responsive. The villa was nice but the beds were not very comfortable. The dishwasher was full of dirty dishes when we arrived and the dishwasher was not working. It was repaired but stopped again after one wash.

- Verified traveler (8/5): - The two bedroom condo we rented at the Tennis Club was terrific. The management of the resort was terrible. Just don't depend on anything they say to you or promise, and you will be alright: dinner reservations never made, access to the Sanctuary resources promised but never fulfilled. You get the picture.

When we arrived for check in at 4:30 (seems late for check-in), the room had not been cleaned and we had not been notified, so when we entered it had not been disinfected for COVID. The maintenance and cleaning crew were there the first 2 hours of our stay. Amenities very limited!!
