Loved being able to walk to downtown shopping, waterfront, and restaurants within a few minutes. Lovely room with fireplace, comfortable sleeping experience, and nice breakfast. Elizabeth (10/5): Lovely stay - The inn was in easy walking distance of the historic downtown. We enjoyed the sitting room with the fireplace and comfortable furniture. The inn provided sherry and very yummy home baked chocolate cookies plus chocolates. For breakfast, there was a quiche and yogurt with fruit as well as cereals and breads.

Maureen (9/5): A lovely relaxing place within walking distance of Newburyport’s downtown. - This is our 4th visit and we love it. The house is beautiful and the rooms are very thoughtfully laid out. Breakfast with other guests has always been lovely. And we love Newburyport!

Jina (10/5): - Beautifully set breakfast table with antique china. The continental breakfast was varied and the yogurt parfait was exceptional. The house is gorgeous and even though it was recently built, it was built to reflect the Federalist period (late 1700's - early 1800's ) style with beautiful mouldings and wood finishes. The window treatments were also chosen to reflect the era. Nothing--amazing inn and wonderfully hospitable innkeepers.

Jeanne (10/5): Great location, clean and comfortable room - Clean, comfortable and quiet room in a great part of the town. Our room was ample in size and located in the back and up the stairs. The breakfast was fine and the service excellent. You won't be disappointed staying here. A minor complaint, the closet was filled with excess stuff and disorganized.

The location was wonderful, within easy walking distance of everything but tucked away behind a lovely courtyard so it was quiet and private. We loved the bunny rabbit that visited the courtyard :-) Fresh baked cookies, port, and other treats were in constant supply. Addison and Kenzie were so helpful, professional, and friendly. The breakfast was very good and nicely done. We would love to stay here again.

Marcy (10/5): Exceptional - The Compass Rose is a beautiful old inn, in the heart of historic Newburyport. We walked everywhere. The suite was comfortable and cozy, with a wood-burning fireplace. They provided a free duraflame log for our first night. Breakfast was self-serve and ample, with options for hot and cold cereal, breads and homemade pastries, etc., and a hot frittata. The atmosphere in the public portion of the inn was very welcoming and warm, with a fireplace always going, and fresh cookies always available. We had no trouble parking behind the inn.

John (10/5): Xmas visit with family - Great location, walking distance to downtown, staff was very pleasant and accommodating,breakfast was delicious. We will definitely be returning next year. We stayed on the first floor and could hear all sounds from above us and from the stairway to the 2nd floor.

Would have liked inside access to main Inn in freezing weather, especially since breakfast and other amenities are in main Inn. Outide stairs a little steep if you are elderly. Also no guest bathroom available in main inn

Perfect location for walking around town. Quiet location. Very tasty breakfast with lots of options: cold cereal, breads, pastries, warm frittata, fruit with yogurt. Very comfortable bed. Delightful innkeeper (Sadie). Would be nice to have some changes to the breakfast (eg., a different egg dish, different pastries). Everything was exactly the same both mornings.

The thermostat could not be adjusted, it was a bit cold and we would have liked to turned it up but it was locked and no instructions were left to explain how to unlock. Matthew (10/5): - Very enjoyable experience in all ways. Kim was a welcoming and wonderful host and inn keep. Intend on staying here again next time we're in the area. Loved the newly created (early 2000s) but intentionally older looking federal style build and architecture. The only slightly negative I can think of is you can hear your upstairs/downstairs neighbor walking around or talking in anything higher than a regular volume but they have "quiet hours" and have done all they can to accommodate that issue. As I said, doesn't change my thoughts at all about staying at this B&B in the future.

Elizabeth (10/5): Best Bed and Breakfast experience we’ve ever had. Everything was perfect. - We were lucky enough to stay four nights at this wonderful Bed and Breakfast. The location was within walking distance to the waterfront, shopping and restaurants. The Inn was updated, clean and well appointed. Rooms were large and comfortable and the livingroom/dining area cozy and welcoming. We loved seeing Hexy, the cat, snuggled up by the fireplace each morning. Kim, the innkeeper, was a fabulous chef-our breakfasts were delicious. Homemade frittatas (several choices), yogurt with granola, fresh fruit and waffles were served along with a variety of juices. We will definitely be back!

We met other guest and we all enjoyed each other’s company at the breakfast table. I have no negative comments.

The cupola on the 4th floor was such an added treat - we watched the sunset with a bottle of wine. Room was large with very comfortable beds. Nice closet and dresser too. Location was great - easy access to the downtown restaurants and shops. Kim was the nicest innkeeper we've had!! There is no elevator - not a problem for us but worth noting.
