• Becky (8/5): Would definitely stay there again if I was in the area. - It was freshly remodeled and the staff were so friendly! The breakfast wasn’t the greatest, but we also got downstairs pretty close to the end.

• Beth Thurman (3/5): No thank you - When we arrived we looked out our window and there was a dead rat in the pool. The sheets did not fit the bed. They would come off during the night. There was no mattress pad so we would end up on the mattress. It also made a loud noise when I moved.

• Matthew (8/5): - Overall, the Franklin Inn was alright for a stay in the Franklin, TX area. I was a little disappointed by the amenities (ie the breakfast and design of the room). Maybe they are going through a construction process but the walls seemed a bit dated and the fan in my bathroom didn’t work. However, the hotel staff was extremely kind and helpful!

• Abbie (4/5): - We were in town for a 3-day baseball tournament, and this is an honest, detailed review of our experience. I’ll start with the good: The hotel staff (which appeared to be only one lady at the front desk and a maintenance guy) were very friendly and helpful. The AC worked well. The not-so-good: The hotel is going through a renovation, which we knew when we booked. However, the renovation materials were spread out all over in hallways, stairwells, wherever they could find a place. The shower rod and curtain came crashing down in the middle of a shower, water went everywhere. Maintenance was quick to come inspect but had to come back later to remedy because he had 3 other rooms in front of us and he had to leave to go buy the parts. Room was pretty dated in general. Mattresses were old, box spring style, but actually not too uncomfortable. Maintenance guy told us he had to buy 4 mattresses while he was out getting our shower rod. The sheets would not stay on the bed and we had to constantly pull them back up. The breakfast was pretty basic, but less than you’d get at a chain hotel - cereal, muffins, fruit, waffles. Front desk lady was also trying to keep up with replenishing breakfast items. A hotel guest who said she had her food handlers license and experience working in hotels ended up jumping in to help wipe down table and counters. Within 10 minutes of getting in the pool they informed us it was closed for maintenance and it did not reopen while we were there.

• Monica (10/5): Nice and Roomy - Great stay! Check In was quick and easy. We were there for a baseball tournament and they had great facility to wash uniforms and ice machine on the 2nd floor was useful. The room was spacious and clean! The hot tub was not working but the pool was clean we didn't swim but dipped our feet in to keep us cool. Some of us moms enjoyed staying up and chatting outside by the pool. Made for a great relaxing time! Definitely recommend staying here.

That being said the pool was awful and the kids complained about how dirty it was (it’s literally why we stayed). You had to shoulder the bathroom door to get to the bathroom because it was constantly sticking. The front desk lady was super nice tho!!!
• Chad (2/5): - This place was gross. Not clean in the rooms and the pool was entirely unusable as it was dark green in color. Construction was going on at all hours of the day. The lobby and breakfast areas were filled with boxes and furniture. There were used mattresses in the hallways. They offered no discount. We only stayed for 1 night and ended up moving to the Best Western. We could not get a refund on our second night. Do not stay at this place.

No laundry bag. The sheets had holes. We usual t stay at the other hotel in town but it was full. We won’t stay here agai.

• Quick (9/5): Great stay and would stay again - Hotel sat between a couple small stores and a Subway anything you would need was within walking distance. The hotel was clean, staff friendly, and breakfast was typical for hotel fare. The only negative was the pool was not in working order.

The only thing was the mattress on the pull out couch was broken. Other than that the stay was great and the staff was friendly.

• B6126XScarolh (10/5): Nice Stop for Rest - The hotel was going under renovation, but was mostly finished. Our bed was excellent and the room clean. Linens were good. Shower had nice pressure in the accessible room. Check-in and out was fast, friendly, and efficient. Breakfast was good. Some nearby train and highway noise heard, however, did not keep us awake.
• John (4/5): Ruined renovation - Strong paint smell, sheets kept popping up from the mattress (both top corners), toilet was loud and kept running, shower curtain was not long enough, door peep hole was painted over. Complained and was told the hotel is going through renovation but when we got back from dinner we could switch rooms. When we did return to the hotel we couldn’t find anyone. All night long the sheets gave my wife and I trouble and so we didn’t have to hear the toilet running we never flushed so we had the smell of urine in our room! Worst hotel experience ever!

• George (8/5): Nice small town hotel - Really nice small town hotel. Extremely friendly front desk. Somewhat dated decor but you know what, it was not worn or frayed and it was clean. Had a king size suite on 3rd floor and have zero complaints. Everything worked: TV, lights, AC, bathroom. Plenty of hot water. Comfortable bed. Worth saying again we felt everything was clean. Breakfast was fine, coffee was fine. Got the kids a complimentary candy at check out. Would definitely go again.

• Kathleen (4/5): - It is August in Texas and the pool was filthy. Debris from trees, grass, dirt, sand and even bugs were all in the pool. The jacuzzi was not usable due to the terribly unclean condition. As hot as it is- you would think that would be one of the property manager’s priorities. Very disappointed. Mold in the bathroom as well as cracks in the wall, and sheetrock falling out.
