- Karinne Van (2/5): - Upon check in, We were told a key would be in an envelope on the door when we arrived. No one was in the office upon arrival and no key was available to us and no one answered the phone numbers provided. When someone finally came, they gave us the wrong rooms that we didn’t reserve and the heat wasn’t working. They checked to see if our original room was clean and we moved over to it. The room was fine but it was obvious the sheets were not cleaned. We were advertised a complimentary breakfast and that was non existent. When we checked out, no one was in the office and I was charged with no receipt or communication.
- Toni (10/5): - Adobe Sands Motel was very conveniently located for a day trip to Bryce Canyon. We enjoyed our stay. The room was clean and tidy. The owner was very accommodating to our needs.
- Udomoorn (1/5): Bad - I didn't like anything. We didn't stay there. No body in the office, we wait for almost an hour. The sign said it's a " touch less operation", sure - no body there. Parking lot was empty, all rooms were empty (curtains were pulled on all room, you can see inside). The hotel has no attendant, the sign said key for the room is in the box, choose what you like. Only one key in the box, in a torn envelope, the key mark room 14, name on the envelope is for Allen. I try to connect booking & phone booking provided, no result in both. Message box for phone # booking provided was full, no way to contact any one. Very bad experience. Tried to contact booking.com - not helping! Probably won't be using booking.com again.
- Harald (1/5): They can improve. - Hot shower The rom is dirty and unsanitized. The room is freezing cold because the heater was not working. No one in the Hotel to contact or talk with. The Hotel told us that we would get a envelope with the key. No envelope and no Code to the wifi.

Contactless check-in did not work well, as no key for available rooms were left for pickup. The owner was responsive when contacted but was initially dismissive of the issue.
- Maria (1/5): I would not stay there - This place was abandon, and there was a bucket of keys and a note that said "choose your room," The room seemed fine and even this unconventional way of checking in would have been fine, except there was no heat in the mountains of Utah in December. No one to contact about getting heat turned on. Very strange experience.
- Verified traveler (8/5): - Because I love traveling but still have to stay on budget and typically don't spend a lot of time in the hotel room, I pick places close to what I'm visiting to save money. This is a small quaint hotel, and since covid this hotel has gone to a contactless check in and out and a phone number to text with questions and concerns. I was ok with that but it felt a little strange. Since it was a small hotel parking space was limited. Although there was an ice bucket in the room. the ice machine near the office didn't have any ice in it. The room as clean. The only trouble we experienced was when we closed the drapes the rod fell and it took us about 10 to 15 minutes to get it situated and the tv took us a couple minutes to figure out that a cord was unplugged.

- Sem (6/5): Overall a good place to sleep if you’re just passing through. Don’t expect to much and you’ll be satisfied. - Didn’t expect that much for the price I paid. i just needed a place to sleep while visiting Zion and Bryce national park. For that purpose it was absolutely fine! The bed was pretty comfy and if you put your heater on the room gets nice and cozy. The thing that bugged me was that I never had any correspondence with the owner what so ever apart from a message that told how and when to check in and out. Which is also fine I guess.
- Kenneth (2/5): - This place is too odd to believe. Check in??? There were no staff/humans to check us in. Just an envelope with our name on it and a key inside. People who didn't have an envelope taped to the office door only needed to take a key out of a coffee can and get to a room. Seriously, this was our experience!
Once in the room, the TV did not work. When we turned it on, it shifted between different colors then would not turn off using either the remote OR manually. I had to unplug the TV just to turn the thing off.
The AC (circa 1960) was literally chiseled into the wall and would hum when turned on but did not blow air. If I had kept it on, I suspect it would have caused a fire.
Other things: there was a coffee maker but no cups or coffee; we received one key with a note telling us not to lose it (no staff to let us back in our room); there was a hairdryer with no place to plug it into a bathroom location.
My advice: IF you are in Panguish and want to have a room for free, go to the coffee can at the office, select a key, and make yourself at home (assuming home is a dump!)

- Amanda (1/5): Bad - I liked that I could book the room last minute, I did not like how the owner spoke with me and several other guests. I felt like a huge inconvenience to her when my room was terrible. I had to bring in my own sheets and pad to sleep on, the bed was dirty, there were smudged fingerprints everywhere, so I wiped down everything with clorox wiped before getting settled, no use in asking for sheets because the owner either can't be found when you need her or when you do interact with her it is not pleasant. Went to leave my room for a bit that evening and realized my door wouldn't stay locked and the entire know was loose. I noticed a couple standing outside their room , they had locked their keys in their room and could not find anyone to help them, I said this is crazy but let me try my key.....guess what it worked. MY KEY worked . I couldn't believe it. Everyone had the same key. We laughed about the insanity of it. The lady based her office being closed based off of guest preference but I highly doubt guests want to be stranded in a terrible filthy room and not be able to get help when they need it. ..I was traveling alone so it was a bit scary comming back and having to check my room myself . I will never stay here again. Dirty and not well managed.

- Patricia (4/5): Disappointed. - The beds were okay. Location was close to restaurants. No office open. Just grab a key to a room. Found old food in refrigerator. Small shower. Bed had ripped sheets on the one. When I asked what wifi password was I got no response.

When we got to the motel there was no envelope with a key as was noted in the email. 2 other car loads of people showed up with the same problem. We had to text the number to get a key. When they texted back they made it sound like it was my fault that i didn't have a key. There was no coffee or any other amenities. The room was clean and neat, but the bed was so close to the wall that it was uncomfortable getting up to use the restroom. I will probably not use this motel again.
- Gary (4/5): - Room was filthy. Dozens of flies in it when we checked in. I swatted most with the check in paperwork. Sagging uncomfortable beds. Floor hadn't been vacuumed since the pandemic. Window in the room had been replaced with plexiglass.
Never saw any staff. Key was in an envelope taped to the door of what should be the lobby. The whole place was nasty.
- Lauren (2/5): - Filthy room that was missing baseboards, lights, and shelves. Bugs everywhere, dirty bathroom. Owner was confrontational, admitted they overbooked and put us in that room claiming it was an upgrade. Then wouldn’t make it right, claiming she checked on us twice.
- Jason (4/5): - The shower curtain was out of a John Carpenter movie, but it had to stay because every joint in the shower sprayed water. There was a hole in the ceiling. It was a workout to lock the deadbolt. There was an air conditioner, but the power cable dangled uselessly ... there was a plug it could reach ... on the opposite wall half way up.

- Tamara (1/5): No stay! - We were unable to stay at this self serve hotel. Instructions on the dark door with an empty parking lot told us that no one cared for our business. Poor business plan! See above, it looked like the beginning of a horror movie!
- Vilay (2/5): - Horrible! Just horrible. They boast about contactless keys and yet keys were not ready after 4 pm. The lady even told me to grab someone else’s keys but there was no such name. In text she was belligerent and belittling me implying that I didn't know how to follow instructions. She was the illiterate one who could not follow her own instructions. When she arrived at the scene, she refused to check us in cussing us out because we were upset that by 8:00 pm we didn’t have keys. There were foreigners among us from Italy and from China and she swore at all of us to get off the property! We had to get the cops involved at which time she coward into her office and shut the door and refused to let the cops talk to her. Turns out, she was the owner too! Double whammy on her stupidity! DO NOT GIVE THIS PLACE YOIR BUSINESS!

- Valentina (4/5): - This place has contactless check in, so they leave an envelope with your name and room key at the front door and you never see someone, which I think it’s good and fast, but they never told us until after booking and they said that it will be someone to help us through the phone in case that we’d need something. When we arrive the doors where super dirty and the beds sheets were stain so that wasn’t really comfortable to sleep on. When we arrived and starting showering one of the bedrooms starting licking and got flooded, I texted them and no one answered until the next day late in the morning. I wouldn’t recommend this place because there’s plenty of other options really close to Bryce Canyon and Zion np!

The owner was very friendly and amazing with knowledge about what to do and where to go as we were passing through on our way back home to Moab. I will be staying here again when I come back through. - Roger (10/5): fishing trip - I always stay at Adobe Sands Motel. My room is always prepared for my arrival. I like the contact less way to check in. If there are any issues that need to be looked at there is a phone number on your paper work with your key.. Most instances the issues re taken care of right away or they make arrangement with you for the fix if it will be taking more time to do. usually its done fairly fast.

Shower drain didn't drain, stained sheets. Dresser drawers not cleaned I had to clean them before I could put clothes in them. Floor dirty. Toilet ran off and on all night.

The ceiling had what looked like a leak, and part of the ceiling was rotted. The shower had a clog. The toilet and sinks had rings. Overall it was not a clean or comfortable room.

someone tried. Furniture was very old and should have been replaced years ago. DO NOT RECOMMEND! Check in was terrible. Facility did not respond to several emails and phone call from myself and bookings.com. days prior to our stay so we did not know if had a room until the day of check in. We were looking at other places to stay before got a text from the motel. I had texted her by the number on a piece of paper on the office door. No way to call her. Check in was 4:00. When got there at 4:00 the room wasn't cleaned and the fellow doing the cleaning said come back in 20 minutes. We finally got into the room at 5:00. The carpet was cut up squares that were very old and seemed dirty. The door leaked cold air under it and was flimsy. The heater had no thermostat so had to turn on/off all night because the room was cold. One bed was so old my husband and i rolled on to each other all night. Worst night of no sleep I've had in a motel. The shower curtain barely covered the opening so the floor got wet. The shower head was so short it came to the middle of my chest. There was no one there in the office and it was kind of spooky with the flimsy door. There was a fellow staying across the way who kept peeking out the curtain at us. He had no car, was just staying there. Didn't feel safe. We will never stay here again

- cannonater (10/5): I must say......A great small town experience - Was pleasantly surprised after reading reviews. For the price, you can’t beat this place for a good place to rest your head. I really struggle with bad reviews when a little place like this gets clobbered. The gentleman at the front desk was overboard nice. We booked on line 15 minutes before we got there. Seamless checkin. Sadly , didn’t get to experience breakfast but for this price that would have been an after thought. October 2019

The beds were very hard, the rooms were also very dirty, I messaged the owner if we can get a room with a microwave, since I paid for a studio room with a fridge and microwave. She put us in a room with no appliances and two beds. She said Expedia had the prices wrong and that I would have to pay for a room with a fridge and microwave. Although I paid for a room with those appliances. She did end up switching us back to the dirty room we stayed in the night before that had a microwave. The room hadn’t been cleaned we didn’t have cups or clean towels.

- Daniel (10/5): - This is our 2nd time staying at this hotel and our family loves it. The rooms are cozy and boutique-like compared to a standard hotel. The owners put effort in to make this place feel comfortable. It is a great deal and the location is very convenient to Bryce National Park. I made use of the outdoor grill to BBQ on a cold evening and it was awesome as it was well lit and had a picnic table to setup. This is a great value and I recommend it for anyone passing through. We checked in around 6pm and it was contactless which was very simple and convenient. Ignore the negative reviews unless you're high maintenance. My first time booking was through another popular booking site which has good ratings on this place.

- elsacR9671OM (2/5): Rude and Hostile - Do not stay here! - I had a reservation with Adobe Sands Motel which I had to cancel due to a snow storm. We were not able to travel to Panguitch due to weather conditions further north in Utah. The motel does not answer their phone at all (it says in their confirmation email that their phone is out of order), so the only way to contact them is through hotels.com. I sent an email request for cancellation outside of the 48 hr. cancellation window and the response I received from the motel was condescending, rude, and outright hostile (I've uploaded screenshots). Literally the worst customer service I've ever experienced in the hospitality industry. I would never recommend for anyone to stay there and would feel genuinely unsafe staying there after receiving that kind of treatment. And to top it off, I didn't get a refund, so they got to keep my money!

- MICHELLE (2/5): - I was unable to check in due to it being locked up, and had to go to another motel. Contacted them thru "text" the next day to only get hateful feedback from whomever was on the other side. I could add so much more, but why waste my time.
- Verified traveler (2/5): one of the most rude people I have ever met. - My family was in a very desperate need for a room as our vehicle had just broken down just north of town. On the outside this is an old run down Motel. Looking through the windows the rooms (the ones that were actually cleaned) looked nice and clean. We made the reservation through Hotels.com app as I have done for almost 15 years now. This hotel has fallen into the trap of only doing business through hotels.com messaging app. There is no lobby, despite the pictures. The hotel sent an automated message saying there will be a key on the front door with our name on it. However, there is a sign on the front door that says if you do not see an envelope with your name on it, then take the first key that just says "Guest #1" .We sat in the parking lot for over 2 hours with our broken down car sending messages and making phone calls to the hotel without a single response. Hotel.com tried to call for 1 hour with no responses. With no responses we followed the directions on the door and took the first key.
Then someone in a hoody and pajamas came out of nowhere and started yelling at us and berating us for following their instructions on their door. I left the property. I contacted Hotels.com and filed a threating complaint. They will be removing this property from their available options, and might peruse legal actions against the property.
BEWARE! - the hotel takes the money from you at the time of reservation and then states it is non-refundable.

This was a fishing trip with my son. everything was just fine and we enjoyed our stay. Met some nice people there too.
- Sarah (8/5): - The Adobe Sands is a great value if you are looking for a no frills place to spend the night. It's not fancy and could use a few basic updates but you can't beat it in terms of convenience and value for money

3. Television hard to use--remote control cannot perform all functions.
4. Broken chair and chest of drawers in room.

- Brent (4/5): - It was advertised as having free breakfast-there was none. There was no staff on site.
- Maureen (2/5): - Main light, toilet and tv did not work. Room had bad odor. Facilities dirty with lack of care even sweeping. No staff in office to address issues. Would only stay here if desperate for a room for a night.

Could not get the heater to work but the comforter kept you nice and toasty. This is a 2-3 star hotel so manage your expectations

- Danica (2/5): - Their “contactless” policy really is just no service. Our key got stuck in the lock. We requested help that didn’t come for 24 hours. We got locked out of room and had to move hotels. I would never stay at this place again.
- Isabel (4/5): - Tile in shower and mattresses need replacement. Remote wasn't working and no one to contact. Tried to reply to their email but no response. Hated not having someone managing the front desk!!!!!

- Joseph (4/5): - If you’re only looking to save money, you may choose this hotel. If you want comfort, look elsewhere. The sheets may have been clean, but the comforter wasn’t. The room was very old. Not quaint, just outdated. Many of the furnishings looked as though they hadn’t been replaced in decades. There was no fridge in the room, although there was a microwave, for whatever reason. The TV was ok, and even had HBO. The AC froze up, and we turned it to vent for a couple of hours, to thaw it. The mattress was harder than anything I’ve slept on besides the floor or the ground. We both tossed and turned all night, feeling bruised from the hardness. Thankfully, we brought our own pillows. There was no check in, with the keys taped to the front door, in labeled envelopes. No checkout, either. I’m okay with that. And I normally don’t ask for maid service, but in this hotel, there isn’t any unless you ask. If they remodel, who knows, but unless that happens, we’ll look elsewhere in the future.
- Michelle (4/5): Disappointing - We booked this and had no idea we were supposed to get an envelope with our key in it, so no one was there to help us do we left and tried to cancel it. Still waiting on refund.
- Roger (10/5): - 6 day fishing trip, various lakes and streams, centrally located, easy to reach. Very quite at nights, sleep very well.

- KARUNAKARAN (10/5): Budget accommodation close to Bryce - A nice motel that is 30 min drive from Bryce canyon. Hassle free check in process with our keys ready for us even though the office was closed. Had microwave and cofee maker

We had two queen rooms for a night, and the manager was supposed to send out an email related to check in procedure 15 days before the date, but no email received. I could not contact the person at all. I had to contact Expedia customer support.
One of the bed was so bad that it felt like sleeping in a cup.
There were hair on the bed!
There was a hair dryer pouch but no hair dryer in one of the rooms.
There was not fridge or microwave in one of the rooms even though we paid same for both rooms.
Both rooms had the noisiest AC unit possible. Couldn’t sleep with the AC on.
One of the rooms had a weird repaired shower.
For the price, I wouldn’t say it’s bad, except for the dirty and bad quality bed
- Amanda (6/5): - The staff (via text) was friendly and the place was clean enough for the money. However, there were no electricity outlets…. Two in the entire room. The air conditioner plug had to be attached to an extension cord halfway across the room. Which made it so you had to choose between a/c, refrigerator or microwave. No outlet in the bathroom! No coffee. No cups or ice. No front desk, so you had to text a number if you needed anything. Bed had a weird wire around the outside which skinned my shin hopping in. Seemed like some rooms were rented out monthly? Cigarette butts in planters. Good amount of hot water for showers and walls were sound so you couldn’t hear your neighbors. Meh.
