- George (2/5): - We were told there would be a continental breakfast- there was none. There was not even a microwave or mini fridge in the room. We could have gotten one for an upcharge for each per night. We had to park the boat in a mowed field, as boats and trailers were not allowed to park in the parking lot. The room initially smelled like bleach. After the first night it smelled horrible in our room. The sheets came off the bed each night. The little cafe on site was already closed for the season on August 1st. We had to drive into the nearest town for every meal. It was advertised as having boat access but we had to take the boat to a state park near by to get onto the water. Slips were supposed to be included but when we got there, they were $110 per night. Would not stay there again!
- Verified traveler (6/5): Overnight stay. - Stayed for one night. Grest access to lake. Staff very friendly and professional. Most of the resort needs some TLC. Kinda pricey for the room, but understand its the price to pay for access to the lake.
- Alex (4/5): - The hotel rooms are shockingly dated, not clean and give the feel of an institution. While we understand it was a holiday, the nightly rate was outlandish for the quality. It’s inexcusable there seemingly haven’t been any updates to the hotel in decades.

- Steve (6/5): - This resort needs capital investment and better marketing. I really hope this resort survives because it is one of a very few big resorts left in the area, but it does have the feeling of a business in a spiral. Everywhere I looked, I could see how this place must have been vibrant and full of life with the convention center, gift shop, diner, bar and grill, large number of rooms, multiple pools, etc. Now most of these areas are either closed or in disrepair. Very sad. For the size of the resort, it is much too big for the current number of guests there. I just hope it gets remodeled vs sold to developers.

- Erin (4/5): Clean but stale cigarette smell. - If you loved the 80’s you will love the decore. It is clean, I checked for bugs and none were found. I can get passed the dated decore but the smell of old stale cigarette smoke bothered my allergies horribly. My bathroom vent fan also didn’t have a function light so I did my hair and makeup by sink light for the wedding I was attending. Also no wifi in my room to finish up and check in work stuff. Overall very clean and quiet but the smell was too much for my allergies, it was also a no smoking room. The main lobby had the same smell.

I never in my life stayed in a place as dirty as this and believe me I will share this with the pictures that I took in side and out.
- Ranya (2/5): - Discussing hotel, everything dirty, spider’s web you can see it inside the hotel around windows, the room bedding I don’t think they changed it after checkout because you can smell it, no even glasses to drink a water or cups for coffee, the only thing you can find in the bathroom bar of soap, the customer service at the time of the checking in was rude. Need lots of updates

- Verified traveler (2/5): Look somewhere else... - Pretty gross. No way that there have been any updates to this place since they won an award in 1997. Was staying with the rest of our team and it was probably our last.
- Colin (10/5): - Okoboji had record rains this spring, and that caused some flooding into the vestibule for our hotel building. The smell was awful, and we had to hold our breath going in and out of the building. Apart from that, the rest of the stay was fine.

- Jamie (6/5): Filthy rooms, friendly staff - The staff was friendly, but the room was FILTHY. Food, wrappers, empty beverage containers... sticky surfaces clearly not cleaned, the bathroom sink wasn't cleaned and neither was the bathroom floor!! It sounds like I am exaggerating, but I am NOT! I've never seen anything like this before. Also, the hotel property is in a state of disrepair. It looks half-abandoned.

- Sally (4/5): - Initial greeting at check in was poor and not aware of how Expedia finance works, no wifi in the room, small tv, fire detector falling from ceiling, sink faucet leaking, no outside door locks, shrubs overgrown, towels old/worn, and overall VERY VERY OUTDATED vintage 1980's. Although the area is great (Okoboji), this room and amenities (or lack of any) is not worth the price paid. I would estimate a $85-90/night would be more appropriate.
- Verified traveler (4/5): Throwback hotel and not in a good way - This hotel is one of the worst in which I have stayed in a long time. The entire facility is extremely run down and dirty. The room furniture is dorm-room quality/condition, and the bed featured a thin mattress and plastic covering and a bedspread that is straight out of the 80s. The restaurant was closed (in a tourist town on a holiday weekend), and several public bathrooms were out of order, as were half of the games in the "arcade". I would not have sat in that hot tub on a dare.
WiFi is only available in the lobby, not in the rooms, which don't feature any appliances like a refrigerator or a microwave, despite being nowhere near anyplace to buy food. The only bit of updating was a small flat screen tv. Frankly, I was a little surprised it came with cable stations.
The "beach" is small and quickly crowded. The water's edge is maybe forty yards in width.
In four days I didn't see any sign of a housekeeping staff anywhere. There were a lot of threats of additional charges for leaving the room in "excessive disarray," but I saw candy wrappers up on top of hallway lights that had been there long enough to support cobwebs.
If I had gotten this room at a serious bargain, I could have perhaps looked past the shabby condition and hall monitor atmosphere, but I paid the more per night ($220 on average) than I would have at a chain hotel that would have provided 21st century accommodations.
Unless you are desperate and this is the only option, do not waste your money.

- Weird power outlet wiring in room - single light switch controlled power to all outlets except the bathroom so in order to charge devices overnight we had to unscrew lightbulbs. No information available about this.
- Wifi only available in the lobby.

- Sean (4/5): - Has three separate pools and a beach. Beach was nice but as a whole basically everything else on property is outdated or doesn’t work and staff shows a serious lack of effort or care for the guests. To the point of the owner actually approached us and at least one other couple, that I know of throwing a fit and a temper tantrum about parking while yelling and swearing at us while I had my daughter with me and was trying to back into a spot to unload items. Rooms were musty and had not been cleaned as there were crumbs everywhere. The bedding had multiple visual stains. Called front desk at 9:00 am to get clean towels and at 9:00 pm still had not received any even after offering to come get them. Finally a staff member after groaning about it brought three towels and said he was sorry that they were short staffed. I could go on, but I will just say that for almost $300.00/ night I would look elsewhere…!
- Sandra (6/5): Room was dirty - The room was dirty. Cheese popcorn on the floor next to the bed. A used washcloth on the floor in the bathroom in between the tub & the toilet. Black marks on the sheets (like from a suitcase)? The restaurant/bar was closed until further notice. However, the staff at the front desk were very friendly and helpful.
- Verified traveler (4/5): - The A/C in our room kept shutting off. The pillows on our beds were pretty flat. Indoor pool wasn't too bad. The hot tub had peeling paint. Entire resort is kind of run down.
- Cathy (4/5): Time to Update! Horrible Accommodations! - The gentleman who checked us in was great! Super friendly! Unfortunately, that was the only good thing about our stay. We stayed in the hotel portion by the tennis courts. The landscaping was so overgrown that it covered the sidewalk and we had to walk onto the grass to get to the door. The room was not clean. We found a used Arnold's Park wristband, an earring and a child's toy on the floor between the 2 beds. Your website says there are 2 restaurants on site. Both were closed. We took our granddaughter to the arcade. There were 2 change machines and neither worked. Went back to front desk for quarters and then ended up losing half of them in games that took the money, but didn't work. This place needs some SERIOUS TLC! If I owned a timeshare at this place, I would not be happy! I was there 15 years ago and thought it needed work then. Was hoping it had gotten better. NOPE! Will not return or recomend!!
- Mark (4/5): - We'll never stay there again. There was used soap in the shower, one towel in the bathroom, it took 2 days to get more towels and soap. The room had no refrigerator or microwave. The walls are paper thin between rooms. I'll stop complaining here

- Kimberely (4/5): Updates needed - First, we had difficulty finding our room. We checked in at nighttime, and there were few lights on the property. They need better signage. The room was extremely dated—and not terribly clean. The mattresses were worn out and the shower was a disaster. The building that we stayed in was an older one. Updates are needed badly.

The room was definitely dated, small tv, no refrigerator or microwave. The noise level was very disturbing, between the ice machine noise and the water in the shower of our room and the adjoining rooms, little rest for a traveler. Rate this as one of the worst stays ever.
- Carrie (6/5): Feeling the strain, and it shows - First room was stripped, no bedding…front desk was so apologetic. 2nd room was upgrade…meaning a balcony, however it had an odor of old, no towels, and everything was unplugged! This place is dated, our room smelled musty, and the cleaning was subpar, but the front desk staff was great…and just like everywhere, they feel the strains of lack of workers, especially cleaners. They explained that they hire an outside company who marked the rooms as clean, and couldn’t have been more apologetic and accommodating. The property is huge, and I imagine there will always be something that slips between the cracks. I stayed in Sept, so season was over, meaning no restaurant or bar, so no review of those. Overall, for what I paid and location, I’m satisfied. I wish it had been cleaner, but sometimes ya gotta deal. I’d stay again for the front desk staff and location, but I’d demand my room be inspected first.

The ice bucket was cracked down the middle and the flooring was dirty. We have stayed in the time shares years ago and it doesn't look like much has changed. The beach was nice.

- Mike (6/5): Okay, if you don't stay inside the room long. - The hotel is a bit dated but very clean. The beds are located on the wall I would have expected to see the TV and dresser. From bed you looked at the Door, very weird for a suite. Speaking on the beds, they are incredibly uncomfortably firm almost to the extreme and causing discomfort. I will think twice before going back to stay there.

No restaurant facilities except for a counter cafe open from 7:30am - 10 am. This is NOT a resort. It is 50 years old and not well kept or maintained. The "resort" staff and management were certainly not open to making accommodations on the bill; nor were they concerned about me making comments on expedia or social media.

The A-frame where we stayed had loose boards on the deck. The dock had loose boards. The beds and pillows were terrible. All the toilets and sinks have stain spots. Extremely overpriced rooms. It’s as if the owners doesn’t have pride in their property.

The cinema and one of the restaurants were closed. I’ve paid less for much better quality and amenities. I’ll be looking elsewhere the next time I’m in the area.
- Verified traveler (2/5): Disgust - Checking into the hotel was confusing as to where the office was. Upon checking in the gentleman helping was not very friendly. The room was filthy! I don't need to go into detail but I was disgusted to say the least. I called the front desk and they were not surprised at all by my complaints. I waited for maintenance of all people to be told they weren't sure what he would be able to do anyways. I was offered another room but at this point of waiting in a gross room for 10 mins I asked for a full refund. The woman at the front had no problem with this and immediately refunded my full amount. I was thirsty before leaving and their pop machine was all out of everything but one kind. I told them that on the way out and their response was "I am surprised they had that." Meaning the kind I got, my only option. I was shocked by the attitude they had, they just knew their place of business was horrible and they seemed ok with it. Never again.

Toilet seat left up and dirty, toilet paper roll on holder was used, trash in bins, crumbs and toe nail clippings on floor, nothing was vacuumed, lamp shade had something like pop spilled all over it, splatter on walls by bed.

Only good thing about this place was the indoor pool. Outdoor pool closed of course. Hallways were confusing and had little signage to even know where you were going. Will never be returning. SAVE YOUR MONEY AND STAY HOME.

- Dan (6/5): - The hotel part of the resort was ok. Really needs a good facelift. Some of the amenities were not available. The major hub area of the lakes is a little drive by car. Good location on beautiful west lake Okoboji if you own a boat. Workers at the rental shack down by the beach were really helpful and friendly.
- Verified traveler (4/5): Not a happy place for us - Staff confused and rude. They locked us out of our room an hour before they were supposed to with luggage and purse inside. Instructions on what they offered were limited. As were the tv stations available. Shower floor was slipper. We were told we would have adjoining rooms with our daughter, son in law and grandsons. We didn't get it. Kinda ruined it for me. And, it was their first vacation! Beach is small for amount of people. We did enjoy the boat we rented. Won't return and will not recommend.
- Verified traveler (6/5): - A female staff member was unnecessarily rude about breakfast options, there were limited amenities presumably due to covid (which is surprising given the general atmosphere in Iowa) and the room was mediocre, at best. I would not recommend this place nor would I elect to stay there again.

Spiders in the bathtub. My husband was shocked on numerous occasions by flicking a switch. I wasn’t able to check in until 2 hours later due to “cleaning inspections” which was a load of none sense considering both rooms were disgusting. I wasn’t offered a refund or anything. Beyond disappointed.

We stayed in a standard room. There was no frig, microwave, wi-fi (only wi-fi was in the area of the admission desk which was a different building than our room); no clock; we found the clock under one of the beds, and when I pulled it out the button that turns the alarm on or off was broken and there was no way to turn it off. Either a frustrated customer unplugged it and put it there, or the cleaning staff pushed it under. Either way, it should have been found by the cleaning staff (which apparently it wasn't); and there was FOOD under the bed!!!! No put there by us! So most dissappointing was that this was a "standard" room without amenities we normally find in "standard" rooms. The diner at the resort was also closed "for the season". Really? During the summer??? Won't return! And won't recommend it to others!
