The staff is very friendly and also gives tips for sightseeing tours. Breakfast is also available around noon. The quality-price relation is very good for this hotel. We would book this hotel immediately again. There are no negative points.

The hotel’s location is ideal, within easy walking distance of markets, great restaurants, and plenty of massage studios right nearby.
Breakfast was consistently excellent, fresh, and health-focused, which we really appreciated. What truly made our stay special, however, was the staff. Every team member was kind, professional, and remarkably attentive to detail. They genuinely went above and beyond to ensure our comfort and made us feel welcomed throughout our stay.
Our room was extremely comfortable and impeccably clean every single day. Again, special kudos to the entire staff team, you are truly outstanding and deserve the highest praise.
We would absolutely stay here again and highly recommend Chankam Boutique Hotel to anyone visiting Chiang Mai.

- Roger (8/5): Very nice 6-night stay - Great location. Room 304 was nicely decorated, spacious and comfortable. We had a good sleep over the six nights. The lift always seemed very fast and available. Breakfast downstairs in the restaurant area didn’t work for us; the fountain was so loud it was like someone was running a bath! Also, we kept getting attacked by mosquitoes as the whole of the front of the reception area is left open. We chose to have the rest of our breakfasts in our room which was lovely.

- Herbert (8/5): Sehr gut mit geringen Abstrichen, - Das Frühstück konnte man sich am Abend zuvor zusammenstellen, was aufgrund der geringen Anzahl von Gästen verständlich ist. Die Einrichtung des Zimmers war wertig.
Da in der Altstadt gelegen war es zu den Tempeln bzw. der Walking Street nicht sehr weit. Die Bereiche im Erdgeschoss (Rezeption, Frühstücksbereich, Bar und Aufenthalsbereich) waren hervorragend eingerichtet! Der Balkon was maximal für eine Person ausreichend, wobei der Blick auf die Dächer der angrenzenden Gebäude eh nicht zum verweilen einlädt (Zimmer war im zweiten Stock).
- Judith (10/5): Luxury, style and a bit of old Siam. - This boutique hotel checked all the boxes for us. The location, in the old city, was very convenient for walking to the famous temples, restaurants and the walking street. The hotel itself is designed in the lanna architecture, a traditional northern Thai style using dark woods - like teak floors, gabled roofs and intricate carvings. Yet it's modern and feels luxurious. If you stayed in Thailand before you may remember the beds here are like sleeping on wooden boards. Yet the Chankam beds have just enough softness that they wrap you in pure luxury. And did I tell you all the staff were very caring and professional and breakfast is à la carte? You order off a menu that includes eggs made every way, yogurt, fruit and even cereal. Can't think of anything other than we wish we could have we stayed longer.

- Stephan (10/5): - I had the suite with whirlpool and balcony and stayed 4 nights. It was a very comfortable stay, starting from transfer from airport to the nice welcome of the reception.
I love the Lanna old style architecture of Chankam Boutique Hotel. Breakfast was great. I stayed over New year. The reception staff and all the other staff working at the Hotel was always so nice, helpful and polite. The location is very good too, near major temples. For a bit further, like Zira Spa, which I also may recommend, reception is glad to arrange a tuktuk.
Thanks to that I visited many of the temples in a few days, plus art cafes, and the best club in town, North Gate Jazz Co-Op. Amazing and happy new year! Since I sometimes like to eat out late and didn't get a place at the restaurant I had planned, reception provided me with a great street market, around 10-15min walk from the hotel.
So, everything was perfect, rooms super clean, guests may smoke on the balcony. Overall I can recommend to book and would stay there again.

The next morning I had an all day tour scheduled and and had to leave my bags at the front desk. When I got back that night to the hotel my bags had all been take up to my new room.

Nok, the manager, was incredibly generous with her time, gave us great recommendations and helped us organize a day trip. From the moment they picked us up at the airport to the drop off when we left, everything was awesome. We would stay here again for sure.

The hotel is tucked away in a small side street, which makes it a very quiet neighbourhood. Benefit: It's a 5 minutes walk (tested) to one of the main sights (Wat Phra Singh) and from here a nice stroll into the Old Town.
The hotel is very well maintained, the rooms spacious and fully equipped. Breakfast is ordered in the evening for the time you like with the items you wish. Really delicious on top and always fresh.
The owner and all staff are super friendly and helpful. They support you with great tips for excursions and also help you to book your table at your favourite restaurant (we recommend CHUM).
It's a really extraordinary experience that offers you family style with great service.

They brought up breakfast to our room every day (and the breakfast was excellent). They were so kind and helpful advising us what to do while in town. The room itself was wonderful and had a great view. I can't say enough good things about our time there! Everything was perfect!

- Rudy (9/5): Heerlijk rustig in prachtig ingericht hotel - Prachtig Boutique hotel met veel donker hout in Thaise stijl. Maar 12 kamers dus lekker rustig en geen massatoerisme. Ligt in een rustig straatje en met 10 minuten lopen ben je in een drukkere straat met vele restaurants. Prima ontbijt waarvan je de samenstelling op de voorgaande dag invult op een formuliertje. Logisch en duurzaam want met 12 kamers kun je geen heel buffet neerzetten. Personeel zou iets meer zichtbaar mogen zijn met name aan de receptie.

Delicious breakfast included and handy location for Old City. Balcony needed and extra outdoor chair.. we had to use an inside chair and remember to bring it in when it rained.

They were so accommodating towards our breakfast preferences, nothing was to much problem. We enjoyed our afternoon drinks in the lounge area and loved our interactions and laughs with the staff. We highly recommend this hotel and will have no hesitations in returning in the future.

We were able to take photos all around the property because the garden and seating areas were incredibly beautiful. Everything is well maintained. Breakfast was tasty and very filling. They all took care to make sure our needs were met, like providing us with a water jug each day for additional water and allowing us to use their bicycles. They allowed us to checkout late on our last day and even gave us a ride to the airport. We will always come back and we recommend it to everyone. Location is perfect for cycling anywhere your little heart desires. Neighborhood is quiet. Nothing

- S (4/5): Should cost half - The breakfast was good and fresh with a lot of choice. Staff was helpful and nice. Location is in a quiet street in the middle of the old city. Bed was very uncomfortable, it was too soft and on top of that they placed 3 bed protectors, which I have never seen before, just buy new mattresses instead of trying to patch the problem.
Room is very dark, even with lights on.
Not enough power sockets and they were too loose so I had to ask for an extender.
The furniture is dated.
There's no carpet in the room or hallway and no door stoppers in the door so the hallway could be noisy if there are many people, fortunately for my stay there weren't a lot of people.
And lastly for the price there are much better options in the city. This room should cost half of what it does.

They provided airport transportation, and upon arrival I was graciously greeted with a welcome drink and a refreshing towel. My room was impeccable and so cute, I felt my belongings were secure in the safe, and the included breakfast every morning was very filling and delicious. They also have a bike available for check-out.
The greatest impression left on me was the kind, warm, and attentive people and staff in this hotel. The manager lady brought me a slice of birthday cake and sang me happy birthday, and it was the sweetest gesture.
If I ever stay in Chiang Mai again, I will look to book this place again, 5/5 experience.

- Yuji (7/5): Overall good except for the two aforementioned problems. - Spacious nice family room with living, dining and two bed rooms both with shower ( one with bathtub) and one extra toilet near the entrance.
Breakfast was enough in volume, not bad in taste, but was not prepared in respect of food items as same as we requested. An aircon of the small bedroom did not work well. The temperature was set at 16 C and could not be changed. Too cold when operated, too warm if turned off.

- Ezza (8/5): Very good - The location of this hotel was fantastic. In walking distance of all attractions. The lobby and lounge were really beautiful and well maintained. The decor was really nice to take in. Made to order breakfast was great. The staff had us fill out a questionnaire the night before (each night) so they knew what time we would arrive and what specifically we wanted to eat. It was a large quantity of food as well. The staff was also kind enough to hold our luggage for us after checkout since our flight was at night. Housekeeping didn't do a great job cleaning up the room each day and replacing visibly dirty towels. The cushions on the chairs had large visible stains and were obviously not clean. The hotel would have been perfect if the cleanliness was better.

A reflection of the founders life, history and travels, as well as her pride in her culture and oh such good taste. It’s as if every single detail was well thought out before implementing it.
With one revision after the next. The room itself was so comfortable that I barely cared that I might stay an extra hour or even two while my appointment was delayed.
The bedding is sublime. The fixtures, the faucets, the small touches throughout. It’s not your standard hotel and many boutique hotels I have been too seem tacky and cheap by comparison.
You get the sense that you are part of history, part of something more.
After asking the staff about the wallpaper and pointing out the details that I noticed she came alive, describing how the wallpaper itself tells a story of Thai Buddhist history, and is a replica of that found with in the temple of her hometown that is centuries old.
If you care to follow the flow of the walls, the story unfolds. It’s a lot of details, a delight to the eyes and anyone who is creative, into design, art or even history would find their senses filled while sensing peace at their surroundings.
A special thank you to Nakun who paid our tuk tuk for us, letting him pay later when the driver had no change and wanted to keep 1000 bhat for a 200 bhat ride.

- Jeanne (10/5): Beautiful Boutique Hotel in the heart of old city - The Chankam Boutique Hotel is a 12-room hidden gem of a find in the quiet center of the inner wall old city. The owner (Nok) has a warm and welcoming personality that makes you feel welcomed immediately. The beautiful front reception area that adjoins the living foyer, bar and breakfast area, has elegant interior appointments and special personal touches making this small boutique hotel a rare find that is easy walking distance to most of the major attractions. If you don’t like walking Nok graciously has free bicycles for you to use.
The rooms are plush with soft beds, soft pillows and clean luxury linen. The bathroom has hot water with good water pressure. There is a nice flat screen TV in each room. The WIFI is good but has intermittent interruptions that disconnect you and make it a process to reconnect. There are only 12 rooms so they can easily fix this problem by getting rid of the web page logon and go to open Internet access from their router with a basic password which would give the guests steady uninterrupted service.
Thr & Thooy where two hats; they first serve you your free breakfast that is included with the daily room rate. You fill out a breakfast request at the front desk with what you want and what time you want for breakfast the night before. The breakfast selection is good and so is the food. Then they take care of all the housekeeping affairs making sure your rooms are cleaned on a daily basis and you are resupplied with all the amenities you require.
This hotel is rated as a 4-star hotel but one could argue it could move to 5 stars quite easily, especially if they simplified their WIFI access solution. If you’re coming to Chiang Mai and not sure where you are going to stay, we highly recommend Chankam Boutique Hotel as a great choice. You will have zero disappointments in this very quiet and beautiful neighborhood. The WiFi connection required reauthentication several times a day.

- Anita (10/5): Charming peaceful stay in Chiang Mai's old city - We stayed at Chankam during our one-week stay in Chiang Mai. It's nicely tucked away in a quiet area of the old city and easy to walk to various temples. The hotel is tastefully decorated to feel like you have stepped back into time. Being a boutique hotel the service felt personable as the hotel owner and her staff were accommodating and made us feel well taken care of. We especially appreciated that we were given the option to have a later breakfast start as we prefer to sleep in after spending our days and evenings exploring all Chiang Mai has to offer. Initially we noticed a few issues with the room we were first assigned. Fortunately the hotel owner kindly made arrangements the next day to move us to another room. It was a good change as we slept well the rest of our stay!
- Sol (8/5): Charming boutique hotel - I had a lovely time. The Lobby is charming and stylish. Staff is welcoming and helpful. I enjoyed the jet tub and rainfall shower head. I also used their free city bicycles to travel all over the old city. Location was perfect as well. I highly recommend.
- Karen (10/5): Quiet stay in a lovely Lanna style room - The rooms are Lanna style with comfortable beds and facilities to make tea and coffee. We enjoyed sitting on the balcony and watching the birds. The staff is excellent and will help in any way they can. It was our third visit to the hotel but not our last.

Even went as far as offering tea and a moist towel to freshen up. The rooms were very nice and had a “feels like home” atmosphere.
The concierge helped with events and motor rental and make everything so easy. I took a tuk tuk and the driver didn’t have chance and the hotel covered my fair and later added it to my bill! How wonderful is that?

- David (10/5): When we return to Chiang Mai, we will DEFINITELY stay at ChanKam - I cannot recommend it any higher. - What a WONDERFUL place to stay! ChanKam is exactly as advertised: . it is small hotel -- 12 rooms, very quiet and peaceful surroundings. The manager, Nuk, was so helpful with directions and reservation assistance and general friendliness. Because it is small, we hardly saw any of the other guests :-) The rooms are good size, beds are comfortable and the bathroom has shower and jacuzzi. The personalized breakfast is cooked and served each morning at the time of your choice. Tours and classes will gladly pickup and return guests to ChanKam - GrabCab is another easy transportation option. After 5 days -- the limited breakfast choices (eggs, cereal, toast etc) becomes a little boring. But each day, the breakfast was personally served with fresh fruits, delicious coffee and fresh squeezed juice.

- Howard (10/5): Pleasantly surprised on arrival. An enjoyable stay. The hotel is a little gem - I thought the breakfast was fine. There is a simple ‘tick’ form to fill out regarding your timings for breakfast preferences with a good selection of options.
The location of the hotel, although in the backstreets of the moated old town is great for the airport and although taxi’s are cheap, local bars, restaurants shops etc are walkable and or a short ride.
The hotel itself internally is very traditionally designed and decorated inside the ground floor reception lobby corridors and rooms and completely different from the outside
The staff that I met were very cheerful and very accommodating and nothing was too much trouble During my stay. I can’t say that I found anything I didn’t like.
- Terrance (10/5): A peaceful hotel with respectful guests - The hotel is quiet, comfortable with kind staff and guests. I did not smell cigarette or cannabis smoke once in the hotel which was a nice reprieve from most accommodations in Thailand today. Some people have just lost all respect for one another in this regard. I did smell cannabis in the stairwell (presumably from a neighbouring parking lot) but never in my room. I’m grateful for this and hope it shows the type of guest demographic that suits these accommodations.
The rooms had modern technology like a doorbell and indicator lights for do not disturb or cleaning requests. The cleaning staff were such kind hearts and were basically on call during my stay, I loved this and was very unique out of thousands of hotels I’ve stayed.
It’s a tropical climate so there were ants and mosquitoes and it will take some fine tuning by the facilities staff. I highly recommend using Tero liquid ant traps to deal with the ants and address all air leaks in the HVAC system to deal with the mosquitoes. Better sealing will also improve cooling efficiency.
For the internet connection they need to switch to a single wifi next work for all guests to use. Their login system does not work well and a single network with extenders to cover the hotel will serve them much better. The existing wifi setup could easily be configured for this.
Overall I loved the tranquility of the hotel, there was some construction noise but it didn’t bother me every day.

- Lama (10/5): - We stayed at Chankam as part of our 3 day Chiang Mai tour. The location was central and the staff was beyond amazing. Since it was our honeymoon, they decorated our room with flower petals, which was a wonderful surprise. The entire staff was very friendly and helpful! The bed was very comfortable and the shower pressure and temperature were perfect. We would recommend this hotel to our family and friends and we would come back!
- Elaine (7/5): Good - Did not order breakfast. For 300 baht I decided to find breakfast on my own. Air conditioning did not work great. First night temperature was 33 when I checked in and two hours later was still 31. However I did ask for an extra key thereafter to be able to run the air conditioning when I was out and that worked better.
At checkout, reception could not figure out how to order me a taxi. I ended up walking down the street and getting a taxi

I fell with a rental motorcycle on our 3. Day in Chieng Mai (self cause) and needed medical assistance.
Mme Nok drove my partner to the hospital , helped us with the procedure and drove us back to Chankam unconditionally.
Whenever we shall travel back to Chiang Mai, we will stay at Chankam again.

Our rate included 4 coffee pods each day but only received 2. Not a big deal.

- Jeff (6/5): Would stay again, but some things to work out. Location is excellent -- staff very friendly. - Staff was friendly. We didn't end up eating at the hotel, but it was nice to have that option. Was able to check in and out with ease. Having free parking was nice. Seemed overpriced ($255/night), but it could be due to being there over NY Eve. I saw rates where advertised for $61/night when leaving. We also received a request from the hotel to confirm our reservation with a credit card -- when in fact it was completely confirmed through Booking.com. That request seemed to be suspicious. but since we did not respond, nothing came about it. Also had a disagreement about dirty linens with the staff, but that was dropped after some discussion.
