- Caitlin (7/5): Excellent location, some room for improvement on facilities. - Easy collection of keys from the motel and easy instructions to get to the apartment. The apartment is a great size with balcony overlooking the Main Street with ocean view. It was surprising that there was no dishwasher, and no smart TV, only very old DVD’s on offer. The cleanliness could have been better, we could see visible debris under the couch. The bathroom products supplied were very basic cheap shampoo/conditioner and harsh soap. The easiest way to get to the Main Street is through two locked doors and a padlocked gate, the padlock was very fiddly.

- Helen (9/5): A very comfortable and well located apartment with great beach view. - The property was very easy to find , parking was easy and the lady on reception was very friendly and helpful. The apartment was larger than we expected for a one bedroom which we really appreciated. The windows were clean and we enjoyed the view. There was some damage to the floor that could have been fixed which let down an otherwise well presented apartment.

The shower was not very good, it took over 10minutes for any hot water to come through and the shower spray was very poor. The kitchen wasn’t the best either, I was very suprised there was no dishwasher, given how expensive it was.

- Ehsan (8/5): Very good - The location is perfect, especially if you love swimming—it's right by the ocean. It has more amenities than most hotels, including a coffee machine, pots, plenty of glasses, and more. All you need to bring is yourself! I really enjoyed this apartment! You have to lock and unlock the front door every time using old-fashioned locks, which isn’t always convenient. On top of that, the garbage truck arrives early in the morning with a lot of noise, making it hard to enjoy a relaxing morning.

- Dean (9/5): Spacious apartment with a great view in a fantastic location. - Great location. It's right on the main street, but the building is set back into a gated garden so you get the best of being close to everything but not too close. There are 6 apartments, two upstairs overlooking the beach and two downstairs overlooking the garden. There are another two studio apartments downstairs. The garden is large and pleasant with some tables and chairs to sit in the sun.
We had an upstairs apartment overlooking the beach with a big balcony and a sliding door that you can open up so that the whole living area feels outdoors. The main living area is really spacious. That doesn't quite come across in the photos. The front balcony gets the morning sun and is glorious at breakfast time. There's a rear patio as well, which gets some afternoon sun. The rear patio doesn't have a view as such, but it's still quite pleasant out there.
The kitchen is decent and functional but not well lit. There's no dishwasher in the kitchen. That wasn't important to us but it's worth mentioning. There's a pod coffee machine in the pantry and a couple of coffee presses as well. We didn't find a cutting board or a corkscrew in the kitchen, but we might not have looked hard enough.
At the back of the property is the bedroom and bathroom. Both are clean and spacious although there's no real bench space in the bathroom. The bathroom has shampoo, conditioner and soap. The bedroom has a door that leads out onto the rear patio. The bed was really comfortable. There's an iron and ironing board, some extra pillows if you need them.
The cross ventilation is great. Since both the bedroom and bathroom have louvre windows and the bedroom door can open onto the rear patio, you can really make the most of the sea breezes coming in through the front balcony and passing out the back.
There's a dedicated parking spot out the back which is mostly in shade during the day. We'd stay here again. There's air con in the living room but none in the bedroom. There are no ceiling fans, which would be a sensible addition in a place like this - especially in the bedroom. There's a big floor fan in the wardrobe, presumably to make up for the lack of air con or fans.
The front gate that leads from the garden onto the street has a padlock on it. This is fiddly and a bit annoying to constantly lock and unlock.
The kitchen is a bit tired in various ways and is poorly lit. It could do with some under-cupboard lighting.
FYI: The DVD player in the living room has a USB port if you want to watch your own movies, but your content needs to be XVID/AVI.

- Monique (9/5): Perfect short stay accommodation - Huge sized 1 bedroom apartment in a prime location. The smaller sized complex gives a sense of privacy not found in larger sized accommodations. There is no access to a laundry facility, which is noted on the website. This however would make longer stays a little complicated.

- Desperate (7/5): Lovely town but accomodation in Lorne is overpriced especially with an all night light shining in. - Apartment was on the esplanade near shops and park and beach across the road. We did not stay at Phoenix as there was an accident that apparently had those apartments shut down. We were accommodated in Lornebeach Apartments in another building. Lornebeach is on the esplanade but at this apartment, there is a massive advertising fluorescent light on the wall outside the bedroom and lounge that shone all night. Even the roller blinds could not shut the light out.
- Anonymous (9/5): It’s was fantastic!!! - The location was great. It was very clean and well appointed. The view was fantastic. The only fault was the lock on the gate to access the CBD. It needs to be pin access or the lock put down lower.

- Rex (3/5): Lorne was lovely, Totti's was brilliant, we will visit again and try somewhere else. - The location was great, easy walking distance to everything on the Lorne waterfront. We were attending a seminar at the Mantra Hotel, so it was very handy to get there,. a short walk across the lawn. the place looks like it has had nothing done since it was built. It's looking tired and in need of an update. The kitchen had only the basics, so it looked bare. The lounge is bereft of character with the basic furniture and not much else. Passable for what we needed, but i would rush back to stay for an extended holiday.
To tell the standard of a holiday-let property, look at three things: the wine glasses, the towels and the toilet paper. That will indicate the care that the owners and/or managers have taken to present the property. They are all particularly cheap items, and yet the first to be skimped on.
The wine glasses were small and mismatched [we walked up the street to buy ourselves some to use], the towels were small and were what one would expect from a linen supply company and had the life laundered out of them, the toilet paper your could spit peas through. And if the sliver of soap were any thinner, it would have blown away in the breeze.
It is neither difficult nor expensive to present the property well - we have done so with our holiday let - stop scrimping and start investing.
And the one page waiver we were required to sign, so we could collect the keys...? Email it to me weeks prior when booking, don't land that on me in the seconds I have to drive to your office to collect the keys. is a lock-box at the property too much to ask?
It was a shame because it could be a lovely memorable experience, in a place we have not visited before, but was yet another example of owners/managers needlessly cutting corners.

We also loved that we could see a little bit of the ocean from our garden view room. More modern access to the main street would be a nice update as the padlock was a little irritating.

- Wanda (7/5): Great view, large space but filthy balcony so overpriced! - Apartment 6 was spacious with fabulous sea views. The bathroom was newly renovated but certainly had room for a vanity but only had a basin, so little roof for stuff. The bed was super comfy with amazingly, crispy sheets. Small issues made it not value for money - such as no luggage racks (we had to put our cases on the floor), not sure why there isn’t a full length mirror when there is so much space available for one. What’s with the kiddies “learn to tell time” clock when the apartment is adults only? We paid the high price to have a balcony, and though there were two, they were both so filthy - old rusty furniture, cobwebs, etc - they were unusable. Aside from the massive space, it was a disappointing accommodation and I’m certain, for the price, we could have done much better.

Unit 5 had most of what we expected for price. Stairs to get to apartment. But without having a upper apartment, there would be no views. We are on the more mature side of life.
It would have been great to have access to Netflix or Stan.
