Breakfast is a very good value for money at $13 each served at a time to suite your convenience, the last available time being 9am. The rooms had everything you require, and the bathroom excellent which included the shower. Location ideal for Rugby or Cricket and other amenities like Petrol and Supermarkets within 1 kilometre of the property. Would definitely recommend the Ballinor Motor Inn to anybody who is looking for good clean accommodation while visiting Hamilton.

- 903renw (10/5): Excellent extended weekend stay - I travel a lot; especially with my children; and I must say the hosts at Ballinor Motor Inn were exceptional. Friendly, accommodating to our requests, even gave up their own car space to accomodate us. The rooms were clean, bright, modern and the spa bath is a definite highlight. The Beds are really comfortable and the airCon is nice and cold. Good value for money. We will definitely be staying again. Thank you.

She was treated like a queen, even the lovely cleaner bought mum a gift on departure. We were provided 10% discount due to group booking, free use of laundry and complimentary studio suite. Excellent advice on Hamilton sites. It was a pressured weekend with preparations for the birthday but the folks at Ballinor made us feel relaxed and special. Thank you Hogan and team.

The rooms are very new and clean, with adequate cooking facilities and good bathroom. Unit 16 being upstairs was roomy and comfortable. I will stay here again when we next visit Hamilton.

Only 1.5kmto the Casino and CBD plus all the bars and restaurants you could need. Reasonable prices, Friendly and accommodating staff, really nice units, impeccably clean with beds that you will never want to get out of, full access Sky, and the luxury of a full size spa bath, heaven! (although unfortunately I couldn't enjoy, as because of noise issues you can't use it from 10pm till 8 am.) There is even a small totally private little courtyard. All in all a perfect place for your stay in Hamilton... Enjoy!

- 313brent (10/5): Excellent - I stayed one night when I was passing through Hamilton. My stay was excellent. The room was well appointed, very clean, quiet and had great heating. The operator, Hogan, was very welcoming and efficient. I recommend to other travellers.
- na0mic (2/5): Small in size and response - We had one sleepless night here. This was due to the people in each unit either side partying until we had to intervene with each after 3am. It’s scary having to do that. When I told the Manager about this the next morning he said I should have phoned him. That brings me to the unit size. It was comfortable and clean and tiny. Because there was so little place for storage we did not notice the phone on the small table as it was cluttered with our stuff. Also there was no instruction on the phone that reception was 24hours. Really really disappointed, and yes I guess the owner can’t help guests partying but he had a chance to do something with me to soften the blow eg discount on next booking or money back and chose not to. Will not be back and cannot recommend.
- Sheila (10/5): Home away from home. - My husband and i stayed here as we were in town for a Rugby game. The accommodation was only a 13 minute walk which was perfect. The room was very tidy and clean and had all the comforts of home. Really enjoyed the in-room spa which gave us a relaxing way to end the night. Would definitely stay here again.
- S9776VSgrahamb (8/5): Nearly great. - We were met by the receptionist who greeted us and took us to our room to explain the layout of the apartment. A nice touch. There is a double bed, small table and chairs, armchair, wardrobe and bedside table. Also a kitchen area with sink, fridge and microwave. The bathroom has a walk in shower, wash basin and toilet. Air conditioning, TV and internet access also provided. Car can be parked outside the door. The nearest supermarket is a good 10 minute walk back towards the town, with restaurants a bit further on. As we stayed for two nights we had anticipated that the apartment would be serviced, but it wasn't, so there was no tea for the second morning. A little disappointing. The apartment was comfortable, quiet and clean.
- moet696 (10/5): Excellent Service and Rooms - I stayed here for a week and it is an excellent place to base yourself whether for a weekend away or for a longer stay. I was in room 7 towards the rear of the property and it was really quiet, exceptionally clean and very comfortable. I had a one bedroom unit with a private courtyard and was a little oasis to go back to after long days out. Hogan and his team go above and beyond with anything you need, and as I arrived at 2am of the morning, it wasn’t a hassle to check in as Hogan had it all organised for me to get into my room and sort everything out once I’d had a rest after my flight. The parking is a bit tight if you have a large vehicle but is very convenient to your room. I would definitely stay here again on my next visit home and highly recommend this motel to anyone.
- Tom (2/5): Ballinor Motel, Hamilton. - Booked into a superior twin room unit. Twin room in hotel/motel usually means separate bedroom. Chinese manager at Ballinor was adamant that the bathroom was counted as the second room. The result was we were cramped into a single room unit.
- michaela707 (8/5): Surprisingly Good - I couldnt get in to my usual place in Hamilton so selected Ballinor. The room was quite big with separate bedroom. Aircon in the rooms which is great. I did notice some obvious dead flies and spiders in one corner suggesting that the room could have been cleaned better but I didn't feel it was dirty. Bathroom was large with spa bath which came in handy.
- GH (2/5): Do not rent room number 1 - Arrived to find we were in room number 1. Check in was painless. Front door doesn't shut properly, hopped out of the shower to find the front door wide open after thinking it was shut and locked! Had to try multiple times to get it to stay shut. Air con doesn't work properly and remote kept turning off everytime you pushed a button, maybe just flat batteries but took multiple attempts to set correctly. Bathroom very small and cramped. TV in room very small compared to other hotels. But the worst part is the managers /owners housing is built right above room 1 and they have young children that were jumping, crashing and banging right above our heads for half the night running around the house. No thought to the paying guests staying below. Would not recommend staying in room number 1 to anyone!.
- stannas (4/5): I can’t get no sleep Insomnia by Faithless - To anyone wanting to stay in Hamilton please note that Ulster Street (and the area) is home to most of the “motor lodge” type accommodation, and the road itself is busy. This means that any property you opt for in this area is prone to above average traffic noise, so I would recommend that you bear this in mind if you are a light sleeper. I have stayed in Hamilton 3 or 4 times and found most of this level of accommodation to be much the same: noisy - due to single glazed windows and volume of traffic including trucks around the accommodation belt area, small, cheaply fitted out but to standard for the area. I have not found a motel that stands out as good value for money that can assure a reasonable nights sleep due to the noise issues and single glazed windows most often selected. What baffles me is the above average ratings. I honestly don’t get it. I travel a massive chunk of the country and the quality of accommodation varies considerably but the reviews for Hamilton in my view are overly positive. Ballinor is no exception to my previous experiences which have been average. The unit (no.2) is extremely small, adequately, although cheaply fitted out, with single glazed windows and is located very near to Ulster Street, and all of the traffic it supports. I was assured by the manager that I would not be impacted by the noise of the traffic but I got a 2 for 1 bonus deal as I noted that next doors (unit 1’s) snoring, olympics gold medalists bed was located against the same wall as unit 2’s, which ensured that not only did the traffic ensure a seamless lack of sleep but, at moments of low vehicular activity, I was regaled by the delightful resonance of unit 1’s snoring mega star. How on earth can snoring at the level where the walls vibrate not be a cause for major medical concern? I appreciate that this was no fault of the aforementioned snoring elite level athlete but a lack of sleep will undermine any persons sensibilities. In addition, there was a faint whiff of something or other on entry into the unit and I can only assume that the smell emanated from the bathroom pipe works. Amenities included in your stay: double bed, flat screen tv with Sky satellite, free internet, a shower with amazing water pressure (this was my highlight), a stove top and mini fridge with provided milk. I must say that had the lack of sleep not played a major issue I would have given the establishment 3 stars rather than 2. This establishment is not diabolical by a long shot but certainly falls short of the business professional that is betting on reasonable digs and a good nights kip. If you are a light sleeper you need to insist on units as far from the road as possible. Check that the wall your bed is against isn’t shared by your neighbours bed. The room was lovely , clean with extras like air con , spa bath ,sky . The room rates were fantastic and close to hamilton central within walking distance as well as close to rugby park
- 693laureenk (10/5): Nice and friendly staff, great apartment - We stayed 3 nights in the Ballinor Motor Inn and we‘re completely satisfied with what we got. Our host was very friendly and helpful, for example he did our laundry in his own washingmachine as the one for the guests was broken (we did pay that, of course, but it was a nice gesture). He helped us where possible and even recommended places to eat and have a nice evening. The apartment was very clean and comfortable even though we slept in one which is normally used by just four people and we were five but the staff was very friendly and gave us an extrabed. Would definetly recommend staying there!

- Stubbies35 (6/5): Clean & Dry - Unit was very tidy. Lots of traffic noise from the road, especially late at night and early morning. Bed and shower were good. Kitchen facilities were ok. Off street parking outside units could get a bit tight
- Aklfishboy (2/5): Not Great - Stayed here overnight for business. Had a one bedroom. The "lounge" was pretty pathetic, had one single bed and one easy chair which was positioned under the wall mounted tv. So you had to lie down on the bed anyway to watch tv. No point at all in getting a one bedroom, waste of money. The shower smelt terrible, damp and musty. The shower head wouldn't stay in one position and as soon as you let go it moved to spraying water above your head every time. So you had to hold it one position to use it. The walls are very thin and I could here all the conversation in the room next to me when I was in the bathroom. Horrible.
- JanineT283 (10/5): Great motel - Really enjoyed this motel. Very friendly service. Great room..we had king bed with double spa bath. Bed very comfortable..nice modern spa. Exceptionally clean. Heaps of sky channels. Close enough to town to be handy but far enough away to be quiet. Would recommend.
- PaulineTAntrum (8/5): Cozy - Very welcoming staff, very clean cozy unit. Great free wifi, sky tv channels. A little noisy as there were kids and a baby next door who kept kicking the wall! Good parking outside unit, easy to find on good road. Close to supermarkets and a short drive to the Base an awesome mall.

Staff were excellent, taking time to show us to our room, and explain the TV, Air Con, spa bath etc to us. Haven't struck that level of service and consideration for a long time, it was very refreshing to be made to feel special, and that our patronage was valued

- Karen (6/5): Disappointing 2nd stay - This was my second stay, after a period of 3 years, and I was very disappointed in the standard of the accommodation compared with last time. I booked a studio room, that was in the middle of a block of units. The décor was dated and a little shabby; the sheets lacking a freshness and crispness. There was a small coffee plunger in the kitchenette, but no ground coffee available-very disappointing for a keen coffee drinker. Worst, were the paper-thin walls, which meant that I could hear snoring through the adjoining wall. A somewhat depressing and uncomfortable stay.
- Trevor (8/5): Good value - Room appointments were to the standard one would expect of a 4 star facility. Spa bath was a bonus. The main room was rather small and with suitcases around it felt somewhat claustrophobic.

- Verified traveler (10/5): Nice Motel - I have only three things I didn't like at this motel. One was it look like glue stuck on a towel and also the coffee was not drinkable. Also you drive into the motel but you have to back out on to a main road as there is not turn around area. Apart form this nice motel.
- Verified traveler (2/5): Cockroaches and left over food - When we arrived we found a container fill of 6 day old coleslaw in the fridge. we thought nothing of it and put it in the bin as we know sometimes things get missed. but later that evening we saw several cockroaches running across the kitchen bench and 1 climbing the wall beside our 18 month olds portacot. we packed our things and left. Instead of checking into another motel and having to re set up a portacot and try to get our son back down to sleep we just drove back to rotorua soured by the experience. not a very nice thing when it was your first holiday in half a year. I will commend the manager for a quick refund after we told her and showed her one that was still on the wall next to the portacot. we also had taken photo's as well. still just a refund doesnt really compensate for such a bad and inconvenient experience. Not impressed and gutted that our holiday was wrecked
