Your accommodations total is a bundled rate and is made up of two components: Accommodations Rate and Guest Services. Guest Services are provided by management and include: a departure clean, full linen including pool towels, high speed Wi-Fi, consumables and a Nespresso coffee machine and pods for the duration of your stay. If staying 7 nights or longer, you also receive a mid-stay service. The rate breakdown of these two components is itemized on your Confirmation Email, which you will receive shortly from The Sands Resort after making your reservation.

- Nanette (8/5): Pleasant stay but won’t return due to the stairs . - The unit was very comfortable and nicely decorated. The view was lovely and it was reasonably close to town . Unfortunately to get the lovely ocean view you had to climb over 40 stairs . That was exhausting with several loads for 2 , 70 year olds . The ensuit had a large spa bath over the shower and again not suitable for older folks .

Yamba is a beautiful little town I have never stayed anywhere before where there are so many rules and regulations and threats of fines if you don't comply. The accommodation isn't cheap but we were expected to dispose of our rubbish and run and empty the dishwasher before leaving or again there was threats of a fine
- Greg (8/5): - Great location near the beach with the main town easily accessible by car, bike or walking. Unit was well appointed. AC in sitting area was not working...so it got a bit muggy late in the day. While the office staff did try to fix the AC unit, the necessary part evidently did not arrive before the end of our stay.

- John (10/5): Comfort and space makes for a relaxing holiday break - The Sands Resort was at the quieter end of Yamba. It is situated opposite the beach although the more popular swimming beaches are closer in to the town. Having said that, the pool at the resort is very convenient for those who want to swim. The un it was spacious with plenty of room to relax. Extra large TV and access to streaming services in our unit. The village is an attractive tourist location with great options for dining and cafes. Lack of blinds on some windows (bathroom) meant it was difficult to achieve full darkness for sleeping. The unit was on the top floor and this meant carrying items up three flights of stairs - Note that the kind staff did offer to help if required.

- Kwocka (7/5): Needs new larger aircon - Liked it being self contained and spacious, plus we could hear the ocean. Nice and close to the beach and town while out of the way of the busyness of the town centre. Secure parking was good. I had disabily parking and we couldn't park close at all due to security gates. The basement parking meant 3 sets of stairs up to our first floor room (i had thought only one flight). I can't walk far without a wheelchair, so this was quite an issue. There was a food encrusted bowl in the cupboard. We couldn't get in the spa or main shower because of the fixed glass shower doors and a small gap to climb in (we have bad knees that can't bend much). The air conditioner is only good for the lounge. I ran it day and night and I couldn't get the bedroom cooled down at all1, it was uncomfortably hot on the first night and I didn't sleep hardly at all. The bedroom sliding doors were very hard to open and opened half way if that so we couldn't even get airflow in the bedroom. I wasn't comfortable at all and became quite ill while we were there, I think because I couldn't cool down. So disappointed we couldn't use the spa bath.

- Tony (4/5): - Resort has good pools and tennis courts I booked a 1st floor ocean facing one brm unit. On arrival I was told we had been upgraded to a three bedroom unit on the top floor but the other bedrooms would be locked. The result was that we ended up on the north east corner with neighbours looking in and glimpses of the ocean. We kept curtains closed and barely used the verandah. Also instead of 15 stairs to a floor one apartment, we had 51 stairs to the living area and another 15 to the bedroom. There are no lifts. Tough upgrade with no debate or explanation of consequences.
- Michael (8/5): A very good quiet place to say and close walking distance to most commodities - Location and general fit out set up of the unit. The sofa /couch was very uncomfortable. Unless you layed down it was not a pleasant place to sit. Fan switches were difficult to operate. Cupboards were dis organised with unwashed cups found in the cupboard. Had to tighten all the screws on the dining chairs as dome were almost out.

- Nicole (7/5): - Location We have stayed here previously and would stay there again. This time the town house was not clean all dishes, knifes, spoons and forks needed rewashing. The glass in the main shower had not been cleaned there was soap all over it, the toilet paper holder was falling off the wall. The kitchen bench had food on it. There was sand all over the stair rail as if the previous tenants had hung their towels along the rail. There was what looked like coffee to be spilt all over the coffee table you can still see it on the frame it the table. On the shelf in the main bedroom there was sticky residue with hair stuck to it. Our first visit in the town house was much cleaner. Sorry to report back this information as we do enjoy staying there in 55!

- Maxine (10/5): Cheap, beautiful view, central location and close to natural nature tourist sites and cafes. - Stunning location near the beach, close to all the shops, restaurants, supermarket, bottle shop, ice cream etc. Close to Angourie Blue pools. Fantastic local French dinner restaurant near by called Sandbar Restaurant Yamba, just overall a stunning beautiful location. The resort was great value for money, we have a ocean view on the top level, and the facilities with pool and spa are big and spacious. I would stay there again. I think someone came in our room and turned off the aircon, which we didn't like. I also can't find the tea towels I bought and used, I looked everywhere and it was like they disappeared. They were from Kmart, Christmas theme pink and red and I would like them back if they are found.

Besonders toll fanden wir, dass es eine Tiefgarage gibt. Der Strand ist auf der anderen Straßenseite und vom Balkon aus hatten wir Meerblick. Es hat uns sehr gut gefallen.

Disappointing that we had no idea how to fix either TV for evening viewing, no support after hours. I did find out there was a Site Manager that could have perhaps made themselves available, but no one suggested it. Luckily we had a tablet with us as my husband has a stroke and cannot read, speak or play games so access to support would have been so much better One of the gates on the pool made a huge clanging noise every time anyone went through. Nerve wracking as it was a big noise. We were in a unit overlooking the pool from the bedrooms. Will make sure we are not in that block next time
