- Gorman (4/5): - We recently stayed at The Burgess and, upon arrival, the reception staff were lovely and welcoming. They clearly explained the parking and apartment directions, which made check-in straightforward. The apartment does not have proper air conditioning. Instead, there was a portable unit with a vent that was ill fitted to the window frame, meaning it could not be used effectively. We had also paid for an apartment with a balcony, but the balcony was inaccessible. When making our booking, we specifically requested a cot for our baby, which was approved. Unfortunately, when we arrived there was no cot provided. When we went to reception for assistance, it was already closed at 1:45 pm, even though the welcome booklet and their Booking.com information clearly state that reception is open on weekdays from 8:30 am to 5:00 pm. We then had to contact reception through Booking.com and were informed that they could not provide the approved cot because the only one they had was already being used by another booking. This was extremely inconvenient as we were travelling with a 10-month-old baby. The only solution offered was to bring up a single mattress the following day. We were more than happy to pay the $30 fee for the cot, but having only one cot available in a property with multiple apartments is unacceptable, especially when the request had already been approved prior to arrival. Us stay was no uncomfortable but we were obliged to monivour around their incompetence.

- MIKE (3/5): Disappointing. - It was a nice size 3 bedroom unit with a view of the ocean. Clean. As there is no airconditioning we had to open all the windows for fresh air but they were very hard to open and close due to the corrosion caused by the salt air. Beds are on the firm side too. We paid for a 3 bedroom unit with 1 Double room and 2 x Single Beds rooms for 5 men. Spoke with the Manager when they called for my credit card payment, that there are 5 men coming so they knew in advance our needs. After taking our money we find out on arrival they have put us into a totally different unit as advertised, purchased and confirmed. We now have 3 x double bed unit so 2 men had to sleep on floors and small lounge. Called Managers 4 times for no answer and emailed thru the site. We received, what appears to be a pre-prepared email the following morning, saying they didn't have to give us the room we purchased thru Booking.com because we didn't go direct thru Burgess. Having been using Booking.com overseas and throughout Australia for 15+ years, I have always received the unit as advertised, until now.

Large kitchen, lounge & dining area & bathroom which contained excellent laundry facilities. Dual aspect views and walking distance to beach, parks, hotel & other eateries. Nice swimming pool & spa area. Nothing really, just a few minor maintenance items in the apartment e.g. sliding door onto deck, shower cleaning etc.

It didn’t have aircon (didn’t realise hotels these days didn’t have aircon but know now to check that on booking), there was a dirty toothbrush in the main bathroom, the hot water tap didn’t work in the main bathroom for the bath and there were dead bugs in the main bedroom bed which had us worried if the sheets had been washed and the fans aren’t very strong considering how hot it is in QLD.

Only one set of keys, no ideal when family members are out doing different things. Not enough toilet paper. Stains on bed linen.

The balcony was not safe, there were large gaps between the wall and the railings. There was mould on the roof of the shower in the main bedroom, stains on the bedding, and general maintenance seems to be neglected - windowsill/frame in back bedroom was coming away from the wood, window in main bathroom rusted and could not shut, blind chain snapped.

Reception staff (Steve) was very helpful and accomodating allowing us early check in. Location was handy to a number of clubs cafes and shops and great views The internals of the property could do with a bit of modernisation and they need to remove some of the warn out marked frypans and cooking items. Toasters also need a clean as two of our people were coeliac so potentially for contamination rendered them useless

- Julie (10/5): Beautiful apartment,amazing location - Beautiful apartment. Lovely modern decor. Very clean. Brilliant location, just a 5 minute walk to the beach. We were on the 4th floor and had stunning views in both directions. Has a pool, spa and sauna. A bit old but still functional. Great for the kids. Apartment was quiet and had everything we needed. Except for screens which is noted in other reviews. We had no problems with insects but one of the bedrooms had a very low window right next to the bed so we didn’t allow the children in there. Big thanks to Barry for his hospitality and loaning me the sauna key.
- Alan (8/5): Very good - Great location, apartment was good just a number of issues, having a couple wet days the dryer wasn’t at its best, would stop drying almost every half hour, if you didn’t keep an eye on it, you’d be waking up to wet clothes. Also the fridge leaks, every morning there was always a puddle of water front of fridge. All the light/fan remote batteries were dead.

- Life's (10/5): Best choice for a large Christmas Family Vacation - The Appt accomodated our family well. Full kitchen facilities to achieve the Christmas meals. One of the apts had a loose kitchen corner cupboard door that eventually dropped off, but staff fixed it immediately.
- Chinmoy (9/5): Fabulous - Firstly, the property was in an excellent location with easy access to beach and cafes. The rooms were clean and the amenities in the property were well maintained. But the most important thing was the hospitality and the friendly property managers. They went above and beyond to help and assist. Even with the simple things like getting 2 additional stand fans which the property manager bought, assembled and placed at the property. 5 stars just for the way we were made comfortable. If I have to pick then air conditioning in the rooms.

To be fair, it all worked fine and is well maintained, but the building reflected its age. It was a little pricey when we stayed, because of a host of events in town. But it should be affordable in quieter times - great for families or those on tighter budgets. The upside - it is close to beach, and the limited dining options at Kings Beach.

The entire apartment smells strongly of bleach, to the point that it gave some of us a headache. No aircon. The kitchen floor was sticky as was the rangehood cover. The cupboards in the kitchen have a strong musty smell. The furniture felt damp to touch. The main bedroom fan only works on low. Single beds not comfortable at all.
