If I have to find a negative it would be… because we were on ground floor, the windows are frosted for privacy (thank you), but that means there is no view of lovely Launnie.

The room was comfortable and relaxing, with an incredibly comfy bed and a lovely large bath that was perfect after a long day.
The standout for us was the stunning outlook from the balcony room; such a beautiful view and a lovely space to unwind. Everything felt clean, cosy, and well looked after. Would definitely recommend to others and would happily stay again.

- Alan (10/5): Lovely, charming property with a comfortable room and very clean premises. - Really liked the large room and newly renovated bathroom. The tea and coffee station was an added bonus and it felt very warm and cosy inside. Location is at the top of a hill which we didn’t consider when booking

I mistakenly thought there was a kitchen and had to cancel after 2 nights to get a place with a kitchen and they refunded me the difference which they didn't have to do. On the first night our room filled with cigarrette smoke smell due to another guest smoking in their room and the next day we were upgraded to another bigger room. When booking there were photos of a kitchen. This is only one of the rooms, not all of the rooms have a kitchen.

- Mai (8/5): An enjoyable stay in a heritage house which was in a very handy location to the town centre. - The room was a good size and the bed was comfortable. If it had been raining, the loading / unloading of the car would have not been pleasant. Lucky for us the weather was dry.

For a historic property like this it really takes away the charm. Also, the doors don’t seal properly and the light on the corridors are on the whole night..you will need a sleeping mask ;) or invest in motion sensor

- chris (9/5): - An Elegant spacious and comfortable accommodation with three large bedrooms, perfect for a family of six adults. Parking out the front and walking distance to cafes, restaurants and the city centre and the beautiful city park! Sharing one bathroom between us but we knew that when we booked the apartment. One of the bedrooms had a window that rattled in the wind but nothing a piece of cardboard didn’t fix!

- Tom (5/5): Not bad but next time I would choose a room that does not face the busy York road and has more space - It is a beautiful, charming and well maintained old building and the receptionist was frendly and helpful. The location is convenient and made walking to restaurants and attractions easy, but as warned it is on a steep hill and has a number of steps then stairs to our room. Unfortunately our room was facing a busy and noisy road, making our room less than cosy. The bed was quite firm and didnlt make for a good nights sleep. The rainwater shower head was underwhelming. The room lacked a microwave which is a necessity imo but ths was as advertised so I can't really complain.
- Nigel (8/5): Two Day Stay at Waratah Heights - On the inside, Waratah on York is impeccably old fashioned and freshly painted in heritage colours. Our room was very large, furnished with nice period pieces and appropriately modern in the bathroom. The enclosed balcony is nice with extensive views over Launceston. We did get a nice reception from Chloe on arrival. Somehow the exterior of Waratah on York doesn’t match the grandeur of the interior; the ‘scaffolding’ on the entrance steps really detracts. It’s rather a trek in and out of Waratah on York with luggage, car parking is dispersed and on a steep hill. The bathroom really needs a hand held shower. The room was very hot on arrival; the curtains and blinds should be closed by the cleaners so that the room is at a better temperature when entering.

- Alice (8/5): We had a delightful stay in a beautiful period building. - The room was large and very comfortable. The bathroom was well appointed and very clean. The bed was very comfortable and the bedding clean, warm and comfy. The stairs were steep but we were given adequate warning so we coped well. The manageress was very helpful and carried our backup the car park steps at a run ! The window was held open with a piece of wood which was not the best look. It was difficult to fill the jug in the sink though a jug was supplied for the purpose. These are two very minor matters and in no way interfered with the enjoyment of our stay.

- Reza (7/5): Beautiful victorian hotel - rooms are beautiful, beautiful exterior. The beds were comfortable. Bathroom was clean and toiletries provided are good quality.
Parking is ample on the street as well as at the hotel - this is usually a headache for hotels near the CBD. Our rooms were by the front door - sound proofing is an issue with people entering and exiting. Earbuds are provided for those that are sensitive to noise but thats not practical for the whole time.
There is no lounge area or sitting area except outside, so the only place to be at the hotel is in your room - do not recommend if you are more than one couple traveling together, it would be more appropriate for those traveling with a partner.

Room had lovely high ceilings, so very light filled, and was quiet despite being in a fairly main road. Clean. Comfy bed and a good shower. Check in staff was delightful and helpful but that’s the only time we saw anyone. Convenient place to spend two nights in Launceston. Lots of stairs but the receptionist kindly helped us with our bags when we arrived.

Good location just up the hill from the park and walkable distance to the supermarket. Fascinating history of the property provided which we appreciated! We liked everything! One aspect which might cause some difficulty is the steepness of steps up to the guesthouse if mobility is an issue.
