• Just_Marc (1/5): - Good shower & towels, comfy bed. That's all that was good about this dump. Reception was closed & unattended when we arrived at 3.30pm and nobody showed up after pressing the door buzzer twice. I phoned and was told my room number and "the key is inside". Room was dirty: cobwebs in a few places, windowsill above sink you could draw in the dust, some sort dropping or small balls of black goop near skirting boards, carpet was frayed and had spill marks; it needs a deep clean as does the bed cover in the main bedroom. There was coffee stains on one of the packets of plunger coffee, see pic. Something "spilt" like a brown sh1t stain on the wall above the bedroom door nearest the kitchen. Bathroom heater doesn't work. It's rusted and the switch for it has black tape over it. Lady said they disconnected all of them, something to do with them setting off smoke alarms? Issues connecting to the internet on my cellphone. It showed a weak connection and trying to open streaming & banking apps and a browser it said "no internet connection". I phoned (no phone in the room) and she said she would come over. She arrived over 2 hours later and said to retry. When I did, it still wouldn't connect any apps or browser. Can't plug in a Chromecast to stream your own things as there's no spare power point near either TV to plug it into and of course, the internet connection is piss poor or they have sites blocked. The double bedroom only had 1 bedside cabinet & lamp. No window to open, only the sliding door, that lets in all the noise from McDonald's across the fence, not very safe at night. When I went to switch the lamp on in the evening it didn't work. I phoned reception and she brought me a new lamp. Again I mentioned the internet and she said talk about it in the morning... Never saw her again and we stayed 2 nights. SkyTV has 5 channels: 3 sport, 1 movies and 1 that just shows a test pattern. All are fuzzy, definitely not Sky digital/1080p at all.

Our key was left in the room we were told was ours. The office was never opened in the 4 days we were there. Gives the impression that the motel is bring run remotely. The only person we saw on site was the cleaner who was nice.
• leigh (5/5): Trys to switch rooms - Comfortable and clean enough. Found and Paid using booking.com. Was travelling and tired so couldn't be bothered ringing directly to see if cheaper or room availability. Paid extra for a spa bath room as I wanted to soak after an exhausting day When I arrived was told that oh by the way the room has no spa bath. When it's the literally room descption. "Spa bath studio" . I said I paid extra for the spa bath. She grumpily made out like she found me a room. Not sure what the deal is there. Trying to give me lower room as doesn't wanna clean the spa bath? Other places have done that before too.
• Jorge Jr (6/5): - Location Insects and mosquitoes able to get in since they did not close the window from the toilet, seems it was broken. I could feel the sheets may not be that clean as I cannot sleep due to itchiness and happens when I am lying on dusty or dirty linen.
• Donna (5/5): The lodge is basic but was comfortable for a one night stay. - Was very close to Claudelands Oval so we were able to easily walk to the event we were going to. There were minor repairs that needed to be done. There wasn’t any hand towel or bathmat in the bath room. It’s an older build so doesn’t have much insulation/sound proofing between the walls, you can hear full conversations clearly and anything else that’s going on from other rooms. There is an adjoining door to the next room, and even though there it was a double door, you could still see light coming through from the other room. We were put in the disabled room, which I thought was a bit weird. I’d booked back in May 2025 for our stay in March 2026, was a last minute/late, so not sure why we ended up in that room.

• Lorraine (6/5): This bights stay was definitely over priced for this unit. - Only one pillow case on the pillow. Torn curtains, no plug for hand basin and no body wash for showering. Dining chairs were wonky and could break if you didn’t sit on them carefully. Having arrived late I didn’t receive any messages to advise which room I was staying in and that it would be left unlocked. It was cold waiting for someone to arrive as reception was unattended and locked. Communication was via an intercom box. Price was definitely not value for money.

There was no washcloth in the kitchen. There were missing batteries in the TV controls. There was only two sky channels. The TV in the bedroom didn't work. The carpet was stained. There was a whole in the wall behind the pullout couch. There was no compendium in the room.

Bed could have been a bit less rickety and the back bit of garden was all weeds but it probably shapes up for summer.

• Tapa (1/5): Never again. - Were not advised that breakfast was available. Took our own. Worst motel experience ever. Arrived and were told that the key to our unit 10, was already in the unlocked room and were verbally directed to it. Upon arrival we found many things that needed to be brought to the attention of the owners/proprietor's of the motel. I.e unkept, poorly maintained and unsafe unit 10. Have pictures and videos of our experiences in unit 10. Shortly after ceasing video, i turned on the stove hob and noted that the front hob was not going as it was still cold to touch but also moved easily and the hob sparked and blew the power to the unit. Immediately rang the owner/proprietor, Grace. Who arrived within minutes and i informed her of what had happened and that we insisted on getting another unit because of the unkept, poorly maintained and unsafe condition of the unit She replied that she would put us in the next unit, number 11. Apologized. Left and went away to presumably ring/resolve the problem. Returning about 25minutes later, with the key to number 11. Moved all our belongings next door and decided to refrain from cooking, as it was getting late, and go next door to the shopping Centre to buy our tea. After returning with our food and eating. I again took stock of the condition and noted some issues of the condition and health and safety of the unit. So that i could address them with Grace in the morning. (Pictures and videos taken.) As the shopping Centre was next door, the noise and singing from the liquor outlet/bar was very audible and as a result kept us awake until past 1am. On waking, having showered and had breakfast. I rang and requested to have a conversation with Grace at our unit. She replied that she was occupied and would come in 30minutes. 50 minutes later she arrived . I extended an invitation for her to enter the unit and sit at the table, firstly to discuss some issues with the present unit number 11. had to endure during the night inclusive of other health and safety issues that i had wanted to discus. She At first insisted that she did not want to enter but would have our communication with her standing out side. But eventually entered just inside the entry, because i wanted her to view my concerns.. I proposed that i would like to move to another unit, away from the noise and also discuss some readjustment in the financial fee because of the nights drama's. She informed us that all the units/rooms were all booked out. NB Apart from our vehicle and one other. I presumed was Grace. There was no one else that i observed or any other vehicles on the premises. I then informed her that we would find other accommodation and leave immediately. That i would also request a full refund of my purchase of accommodation. Of which she agreed, but that i would have to seek that refund of monies through; Booking. com . With also insisting that we leave RIGHT NOW. I hope that i have been clear enough in my description of how we were disappointed, frustrated, angry to be thought that we had been considered to be easy pickings, so to speak, in all regards and not complain about the disrespectful and disgraceful attitude and condition of the units, of some one who is in customer service or supposed to be. PLEASE ADVISE OF HOW I CAN GET REFUNDED AND THE EXTRA COST OF PAYING FOR THE ONLY PLACE WITH A VACANCY, BECAUSE OF THE ALL BLACKS V FRANCE GAME. I have photos and videos. Videos speak louder than words. Please advice.

• Samantha (4/5): Fantastic location but not value for money. - Enjoyed the location and easy parking. The rooms were not clean (one bed even had hair in it). The rooms were very dated, scratches and paint missing along the walls, one shower stunk (think it was the drain) so it didn't get used at all.

Pillow too soft and low, not keen on the stairs, and shower pressure was off due to a leaky hose.”

• Pam (4/5): I’m sorry but for the price it didn’t meet the standards in my opinion. - The spa bath was great! TV was easy to work with all channels available very good. It was nice to have an outdoor space. Heat pump was great. Great parking. The window in the lounge would not close, and I only found this out late at night after doing a closedown check for the night. It was evident someone had tried to break in previously, however the window had not been fixed, this was a huge concern and didn’t make for much sleep. Complimentary coffee plunger sachets provided but no coffee plunger in the room? Minimal complimentary instant coffee sachets, compared to the excessive amounts of sugar provided. The dishcloth in the kitchen looked old, very used, and gross soo not good, it should have been replaced with a new one.

The advertised property condition on booking.com is seriously misleading. My room had stained, dirty carpet that had not been vacuumed for a long time. The walls were dirty and covered in chipped paint and scuff marks. The bedspread had multiple stains all over it. The window blinds, bathroom heater, bathroom light, and single lamp were all broken/not functional. No iron or ironing board in the room. Dishes in the drawer were dirty. I got the serious ick, will not stay here again. Seriously overpriced for the condition of the place.

• Irene (6/5): Ok Stay - Really close location to everything. Easy process check in and check out. Facilities cleaning is not great. Beds were not comfortable.

• Richards (6/5): Adequate. It wasn't expensive but I think it could be a little better. - Lots of shops within walking distance. A range of food available. Short trip to city for restaurant quality food. I did an early morning walk, it was still dark, and I felt safe. The room was warm and the shower pressure was great. They allowed me to change to a ground floor room, which was great. I didn't have to lug my bags up stairs. My bed had a big lump in the mattress in the very middle. Very soft pillows with very little stuffing. The carpet was crunchy under my bare feet? No iron or Ironing board. A door linked to the next room that I could not lock from myside and the bathroom door didn't stay closed.

• Helen (3/5): Poor - Off street parking outside the room A very noisy location. The McDonald’s drive through was noisy all night, lots of loud cars in the middle of the night. The sheets were clean but the cover was very old and warn.

• Gilbert (1/5): Couldn’t wait to get home to have a shower, such a shame, have stayed here in the past, has gone to the dogs. - Great location, fairly quiet, ground level rooms, easy parking and close to shops, food and petrol station The unit was dirty, had cockroaches, alive on the walls and cockroache poo every where. The shower was dirty. The bed linen was worn, pillows were as flat as and the bed quilt was stained, like really disgusting. Also the complete lack of service, curtains pulled in the office at 4pm, never saw a person, keys for the units were in a lock box, not welcoming.
• Mick (4/5): Micks moans - Good bed Location 1 vanity waste leaking at time of arrival, fixed myself. 2 old couch stained and almost threadbare. 3 only 2 pillows 4 interior could do with renovation.

• Ruth (4/5): Disappointing - The location was excellent. Very close to where we needed to be. Very close to the takeaways, made getting dinner and breakfast very easy. The WiFi was great. The Shower pressure was excellent Beds and couch. You could feel every spring in the beds. My colleague said it felt like she had roll together and it was only her in the single bed. I felt every spring and woke feeling punched. The couch was saggy and uncomfortable. The whole place looked like it could have done with a good scrub and clean. Mold in the grout in the shower. Mold around the water level in the toilet. Dirty skirting boards. Dirt marks on the doors. The list goes on.

• Nigz28 (3/5): Not worth it, never going back - Great location for what we needed Great location and that's about it. Walked in and it smelt like someone had just been to the toilet, picking it's the blocked drains. Bed was hard with what looked like cum stains on the duvets, sheets and pillow cases were clean but the pillows themselves were stained yellow, bathroom was mouldy without the basics of a flannel. Kitchen had mouse shit on the bench in the cupboards and in the cutlery drawer, dead cockroaches and crickets in the cupboards. Went to grab a glass and there was still lipstick on the rim. Check in was a joke, they couldn't even come and greet us and check us in was all done over an intercom. Would never stay here again.
• Jason (2/5): Don't waste your money. - Stained bed coverings. Flat thin pillows. Cockroaches in room. Grubby shower. Room backed on to the McDonalds drive thru so heard cars all night.

• Rachel (3/5): Staff need to do better - Location was good. Firstly the room was very poorly cleaned. It looks like they just change sheets between guests. The floors weren't vacuumed, dust and spider webs everywhere. Toilet has stains (toilet brush covered in dust and spiderwebs so can tell its never used). Even reception is not clean. There was a broken light switch - only turned on if you stood there and held the button down. The bathroom sink was blocked. Beds are uncomfortable, terrible pillows. Could not find a TV remote anywhere. Kitchen is poorly stocked, only 1 spatula and a pot to cook with. Staff need to put more time and effort into the cleaning. And fix the issues and replace the beds and you could have a really nice place.

• Vanessa (2/5): Would not stay again. - Unfortunately the unit my husband and 11 year old son stayed in had cockroaches through it!! My son woke up to feeling something scratching his back in the middle of the night which was a cockroach! He was petrified, didn’t want to return. They were in the bathroom and my husband went to put his jacket on today after they had checked out, found a cockcroach in his jersey sleeve! Unfortunately their stay was not enjoyable what so ever and they could wait to check in. Ruined my whole son’s weekend away whilst he was competing in a NZ touch rugby competition.
