Poorly lit, ridiculously tight, especially when you have to turn around because there’s no through driveway. I damaged my new car on the stupid yellow pipes around a concrete support.

- 167gilesb (10/5): Coolangatta, an authentic layback Australian beach location. - The Classic Holidays Beach House Resort is in a fantastic location, and we always enjoy staying there. The onsite amenities and activities really enhance the holiday experience, and the Beach House staff are consistently warm, welcoming, and professional. Our unit had a wonderful view, great patio areas, and was very clean and well maintained.
We also love the convenience of the restaurants located on the ground floor of the Beach House building. It’s perfect for those times when you don’t feel like going far for a meal, or when the weather isn’t ideal. The Coolangatta Surf Club, just across the road, is another excellent option for drinks and a great meal, with its spectacular beachfront outlook.
I would definitely recommend Coolangatta as a place to stay, and there’s no better base for your holiday than the Beach House.

We used the fire escape stairs instead of the lifts after the first few times as the wait was too long. We had a room at the back on a low floor (probably because we booked through hotels.com) which overlooked the spa so we had to keep the balcony doors shut to keep the noise from the spa out. The location is its best attribute.

- SimonS640 (4/5): Disappointing - Built in 1984. Pretty tired and average for the price. Spa pool didn't look clean. We got stuck in an apartment on the road side of the building for 7 nights. Very busy road with lots of trucks, busses and motorbikes at all hours. Single glazed and sounded like there was no windows at all. Tried ear plugs but didn't help. Staff not helpful. Said that they were 100% full, although didn't seem full in low season not school holidays. Couldn't shift. Best thing is location with beach views.

- OnAir05985343154 (6/5): FIRE ALARM FUNCTION CONCERN - The main reason I am writing this review is to express my disappointment with the fire evacuation conducted at 11:40pm on the 22nd of September at Beach House Seaside Resort. I am in no way shape or form angry about the "fire" situation which occurred in the bike hire shop downstairs (koolbike&hires)... these things happen, a lithium battery was leaking due to being left on charge too long and the steam /smell set the water sprinkler to go off, which furthermore set the buildings evacuation alarm off. So yes, it was real, there was an emergency situation. Again, these things happen. What shouldn't happen is what happened when the evacuation alarm went off. I am upset and absolutely livid, yes, LIVID, about the Beach House Seaside Resort's fire evacuation system. It is completely unsafe, and probably ILLEGAL, and I'll explain to you why. On each floor there are 3 fire alarm speakers. One outside the elevators, which are supposed to "notify" rooms 04/05 and then another one in the dome of 01/02/03 and same thing with the dome of 06/07/08. These speakers were nowhere near as loud as they could or should have been. This leads to my next point of the fact that there were no speakers in the actual rooms themselves. I have NEVER stayed in a hotel where the speakers are outside in the corridor, rather than in the rooms. This is so dangerous because heavy sleepers like me can't, and we DIDN'T, hear the siren go off. The noise of the alarm must travel through the unit front door (which is heavy and thick), down the long hallway in the unit to the bedrooms, and then actually get through the gaps of the door in the bedrooms. (I have attached a video below of how long the distance was from my bedroom to where the fire alarm speaker was, in some other units, this distance is longer). We had the doors shut for privacy but now we won't anymore after what happened last night. I was in 1006 with my elderly grandparents who sleep through noise and the rest of my family was in room 1005. Thankfully they were up at the right time and actually heard the alarm go off (they could barely hear it) and quickly came running down the hallway to notify us. They were banging on the door and yelling. They also rung our mobiles which woke us up. The fact that the banging and our cellular phones were louder than the evacuation alarm is absolutely RIDICULOUS. We heard the knocking and didn't know what was going on. As we got closer to the door then we could hear the alarm going off and we could smell an intense amount of smoke. Imagine if our family wasn't next door and we were just by ourselves. We wouldn't have heard it nor evacuated on time. The alarm continuously repeated the phrase "evacuate as directed". We were given no instructions, so we just had to follow everyone down the fire escape stairs all the way down 10 flights of stairs with elderly people and hope for the best! Many people who were in wheelchairs were carried down... no staff came to help. The smoke occurred on the left-hand side of the building (McLean St) and they were still letting people evacuate through that side of the building. On the news, you could see people walking right past it! How darn dangerous! We evacuated on the other side of the building which was safer. Once we got down, we sat in the freezing cold and waited for the fire department to come. There was no sort of explanation nor any instructions from firefighters. They simply just did a thumbs up and everyone was back in. Once back in the room the smell of smoke (well overheated lithium battery) was so strong I was just about ready to vomit. We had to wet towels and put them on our mouths, so we didn't get smoke poisoning. There was not an all-clear alarm put on the PA system saying that everything was safe or didn't even bother to tell people that they would try and deal with the smell of smoke. Not only this, but there was no sort of roll marking or anything of that nature. They make you go through all this paperwork at reception when you check-in about fire safety regulations and who is in your unit blah blah blah, and they didn't even check to make sure everyone was out safely. Even when we were sitting on the road, we could see people in their units up on the balcony, I even saw someone sleeping still, probably didn't hear the alarm like us. I understand that it would be way more expensive to install speakers in each individual room, but it just has to be done for the safety of everyone. I was talking to a few people while waiting for the lifts today and they stated that they didn't hear the fire alarm or the people who did could only just hear it. An elderly lady on the top floor (level 17) did not hear the alarm go off, furthermore sleeping through the whole thing and not evacuating AT ALL. Is this concerning to you? Considering she was elderly and on the top floor would mean she should be one of the first to evacuate to actually get out quicker. But nope, slept through the whole thing because she couldn't hear the alarm. That is so dangerous. Imagine if the fire was on her level and in the corridor, she wouldn't have heard the darn alarm and would've just passed in her sleep. This is seriously ILLEGAL and if it were to ever happen in that amount of seriousness, the hotel could be sued or even shut down. I am so, so, so disappointed. My question and something that has been on my mind is why when the hotel was built, they didn't install speakers in every room? How dumb can people be to not install speakers in the rooms?
I also went to reception to notify staff that we couldn't hear the alarm and that many others couldn't either, and they responded with the blankest look on their face and said, "oh you probably just slept through it". First of all, the guest is always right, and the fact they didn't even seem to care that we couldn't hear the alarm and evacuate on time?! Or even an apology??!!! Or to say that they would get someone to check on that?! And secondly, I did not sleep through it because I was awake at the time the alarms went off, which was at around 11:40pm and I heard my phone ring and the banging on the door at around 11:43pm, but surprise surprise, couldn't hear the darn fire alarm in the bedroom (IN WHICH BY THE WAY IS THE MOST IMPORTANT PLACE TO BE ABLE TO HEAR IT, ESPECIALLY AT NIGHT). We could only hear the alarm once we opened the door into the corridor. Soooooo dangerous, and sooooo disappointing. I will be writing an email to management about this, as it is absolutely UNACCEPTABLE.
The majority of the staff here at Beach House are really nice, helpful and friendly, but a few can be quite rude and judgmental. For example, I accidently mis-heard how old you have to be to hire a bike out on your own and the reception lady wasn't happy, even though I mis-heard and apologized. One day she said, "are you over 16" and I thought she said "15" so I said yes, and then another day she checked the paperwork when my grandparents checked in and saw that I was 15 and rolled her eyes and said that I have to be over 18, in mind you, a bit of a smarty pants way. She was basically all over the place which is very unprofessional and confusing to the guests. I was also in the reception when someone was checking in and the receptionist and the guest were having a full-on heated argument about room allocation. I completely understand both sides of the story, but when you are in your workplace, you should always remain professional no matter what, especially when there are other guests walking through the reception TRYING TO HAVE A HOLIDAY. Maintenance guy Craig (whoever came and fixed the door in 1005 on the 15th of September) is always super friendly and efficient and always remembers me when we come down to Beach House, as well as starting up conversations which is really nice. Another maintenance guy came up to look at the dryer and internet and was more interested in the view and whales splashing around then actually fixing what needed to be fixed, mind you didn't even fix it! Zali at reception is super friendly and efficient, and all the housekeepers are really nice and kind, as well as hard working and really good at cleaning the rooms, always left spotless and smelling really fresh, this made my holiday!! We felt bad one day when they came into service the room because we had a 2-week booking and we hadn't left yet even though on the paper slip they said to vacate the room while they were cleaning, so when they came and we hadn't left the room yet, the housekeepers swiftly moved in, smiled, worked around us and finished in lightning speed. That is truly great service.
I am also a little disappointed that last year we stayed in 2023, we were given level 14, we had only booked 8 months in advance and then this year, we were given level 10 even though we had booked 11 months in advance. As stated above we had 2 units. The 2-week unit was from the 14th to the 28th of September and that was 1005 and then the 1-week unit was from the 21st to the 28th of September and that was 1006. The 06 rooms are better as they poke out, meaning they have a better view... would've though the 2-week booking would have had that room.
Another concern I had is about the pool drains in the main big pool and the toddler pool. The drains on the bottom of the pool suck a fair bit of water. This is the most dangerous in the toddler pool as it is really shallow, and children's long hair can get caught in the drain. The big pool drains sucked a lot of water and when I put my foot on it, it almost got stuck from the force. This could be dangerous if a small child went down and put their hands on it, they would become stuck and drown!
It's just these little things that are concerning and should be fixed. The fire alarm however is a completely different story. That is not little, that is of major concern.
I will now also talk about some pros and cons of Beach House:
Pros:
- very clean
- very well maintained
- modernish rooms
- great views from balcony
- self equipped units
- great location
- great facilities such as pool, tennis, putt putt, spa, bikes, games room and more
- comfy beds
- sound proofed rooms (might be reason you can't hear fire alarm)
Cons:
- fire alarm system is unsafe and illegal
- lifts are really slow and small, only 2 to service 132 units
- no 24-hour staff
- water pressure in kitchen and bathrooms are pretty bad
- basement is really smelly (PLEASE FIX THIS ASAP)
- basement is small, big cars struggle to get in
- very windy pool area (not hotel's fault)
- you pay the same price for if you're in 1703/1706 (best rooms) or 207/208 (worst rooms)
- ceiling fans go really slow on 1 and way too fast on 2 and then not much faster on 3, there is no in between
- carpet is outdated, stained, smelly, rippled
- internet can be slow at times
- sliding doors (screen doors) are old and dirty
- windows and doors which lead out to the balcony and in bedrooms need to be sealed, as the sound of wind kept me up ALL NIGHT, and the fly screens kept rattling, maybe some glue would fix that...
Overall, Beach House Seaside Resort is a great resort in a great location. It has great in-house facilities and great views from balconies. The fire evacuation system MUST MUST MUST be updated ASAP; speakers MUST be installed in every room. Apart from this, and a few unprofessional staff, Beach House is perfect for everyone for a holiday.

- X7527PYstephenp (10/5): BEST ROOM EVER - Was in room 1103. Very spacious and clean. The rooms are fairly modern and are very cozy and comfortable. Have been coming here for many years and was finally gifted an 03 room after being in 01’s and 02’s which was a treat. Rooms 03 and 06 poke out meaning there is a better and unobstructed view. Only problem is sun pours into the room ALL day. Toward the end of the day the master bedroom became incredibly hot, due to the sun pouring in, no aircon in there. Only aircon in living room. Wouldn’t wanna be in that bedroom in summer, would be BOILING. Hotel staff are INCREDIBLE. Zali is very efficient and welcoming ☺️. Fans are directly above beds (which are extremely comfy btw) which allows for great airflow during the night, however means they look like they almost hit the wall and almost bump the fire sprinkler 😬😬😬😬. Overall had a great time here and HIGHLY, HIGHLY, HIGHLY recommend.

- P4845NHdavids (8/5): One with the lot - This is the second time we have stayed and it still ticks all our boxes for a family holiday. All the staff we encountered were friendly and helpful. The room was equipped with everything we needed there are a huge range of restaurants close by as well as Woolies just down the street.
If I really wanted to be picky here are my suggested improvements. The toilet paper has to be the worst I have ever used, so bring your own or buy some from the local supermarket. A supply of clothes pegs in the room would be handy to keep stuff attached to the clothes airer on those windy days. Parking near the garbage room can be a bit unpleasant at times, so anything that could be done to make it smell like roses would be nice.
Finally a tip. The lifts can be slow during busy periods so just be patient - you are on holidays so chill and have a chat to whoever else is waiting it will help pass the time.

- X9493NGdamienb (2/5): Horror holiday - This place is unsafe for children with balcony balustrades a substandard repair with pop rivets that some are corroding, and bolt nuts painted over with rust coming through. There are climbing issues with the rails. Windows can open up on ensuite bathroom and kitchen windows and children can climb out. The room was not cleaned properly with food scraps around the sink. Stainless steel head screws broken off the screen door track corroded screen window locks in public areas where the window could be accessed to open. the Grout is filthy in all tiled areas in the apartment, A rusty air con box that children or persons to injure themselves with. Moss found around the floor of balcony making a slippery surface if it keeps growing. The car park basement has a putrid smell roaming around that my wife vomited one night from breathing it in when we got home from a long drive as she was not well before hand so i want to state the putrid smell did not cause a health issue it just didn't help her to get back to the apartment intime because of the smell.
Manager and RCI Attitude after reporting the issues.
The manager was not customer friendly at all and was very intimidating that he nearly exuberated my PTSD with his tone his attitude towards us he made us feel we were bad parents. He claims the building falls under old infrastructure and does not need to replace the balcony's balustrades and protect people and children from climbing over the rails and be tempted to walk the death paths that surround the building, and the balustrades would not hold up the weight of heavier people or multiple people at the same time. His response was arrogant what's to stop children using the outdoor furniture to climb. I responded back and used the pool fencing as an example it's the owner's responsibility of the inside of the fence not outside so what i mean is it's the onus of the owner to prevent climbing down not over as i was referring to the open slabs that surround the building that is to be prevented to access. when we addressed the issues straight away with RCI via email because i was not getting the windows immediately locked and waiting 2 days to be resolve we were asked to leave the apartment 1 day early with my wife and 2 kids to sleep in the car just a very bad customer service we are guests of our parents with time share so we were treated poorly (blow fly) I have reported the unsafe Maintenace to Gold coast council with the pics and its under investigation the comments from staff at council were god smacked and disgusted that children and peoples safety are not valued them and body corporate greed is a priority and it always takes one life to change I hope the corporate building insurance who covers this building sees this review and take action because the liability is very concerning for them . The building is 40 years old, and they have made their money and should have put money aside for this overdue upgrade. Time share people pay yearly fees for the upkeep and upgrade costs so there is no excuse for public safety as i have wrote this review we were able to stay the last night pleaded by our parents who are disgusted at the attitudes of management. they try to lie to our parents and failed to contact us to leave later in the day so we would be stranded in the car. Poor communication is a understatement they are in deep trouble with council and will be heavily fined for the poor repairs and lack of safety.

Pool is excellent I enjoyed a water aerobics class with the beautiful Catriona she does this class two times a week free of charge. Level one is the place to hang the bar for happy hour ,games on the lawns , great bbq area ,spa and the team put on different activities join in or just kick back this place is perfect for it. Downstairs you have it all at your feet movies,restaurants,shopping,clubs ,beach and heaps more. This place is for all ages. Our room had lovely views from the balcony and second bedroom. Fully equipped if you wish to cook we got the best of both worlds eat in and or so when out . First time here but hope not our last time.

- Kelly (7/5): location was great - location the bed was the most uncomfortable bed I have ever slept on. The room was not sound proof we were woken every morning around 7am from people talking in the spa we where on level 3 and it was like they were standing in our room talking

The view from our unit was amazing, it is so handy to beach and surf, also to shops, restaurants and wonderful walks around the area. The location is ideal for family, Beach House has their own pool and they have a lot of activities.

- Nonabelle51 (6/5): Very tired inside - Its a lovely resort friendly staff- but we are timeshare owners of this resort- for the last 3 years we have had inferior rooms- agin we are in a room 02 - 16 floor - because we are so high up our view is ok - but the lounge furniture is the most uncomfortable we have ever had - last year we also got a 02 room and tall or short you cannot get comfortable - they seriously need upgrading - we always ask for a front room as they are larger and there is always 4-6 of us-we own 2 weeks - the loung furniture is 100% more comfy- the units 02 have very dated bathrooms - location is great but depending on what room u get u could be very disappointed - 2 years ago we were put in a07 that was as bad - as an owner we expect more

- Noel (8/5): - The hotel is in a perfect location to walk to the beaches, restaurants, surf clubs & shopping centres. Our 2 bedroom apartment was reasonably modern considering the age of the hotel. It was spotlessly clean & the living area is surrounded by glass & had views over the ocean & towards the hinterland. It was very windy during our stay & the sound of the wind, even with the windows & balcony door closed, was extremely loud with the metal railings on the balcony sounding like a wind tunnel. The only other little issue was the wait time for the lifts - 2 lifts for a busy hotel doesn’t appear adequate. Anyway that wouldn’t stop us from staying again. Coolangatta / Kirra is one of our favourite places on the Gold Coast.

- tashtubman (10/5): Mayfam - Holiday to Celebrate my daughters 21st. Beautiful location, close to shopping, restaurants and not to far from theme parks. Was nice to walk into accommodation that was spotlessly clean, spacious and fully self contained.

- CrawfordSeptembe2022 (10/5): Great 7 Night Stay - A wonderful resort with plenty to do. Our family was greeted with a smile at reception. Big shout out to the staff who multi-tasked as bar women, baristas, childcare, and looked after the family day activities. The weather was great. Great location to spot the many whales and dolphins from the comfort of the apartments or from the beach across the road. So many good eaters surround this resort.

- cheslea (4/5): very rude and entitled guest. - although the the staff were very nice and helpful. the other guests were rude and entitled especially the older ones. i have never stay in a place were the guest were so rude and nasty to others it made for a awful atmosphere. There behaviour could be because its a time share place ad they think they own it. by the end of the week i had enough of the other guests. there only two lifts and each morning we were there they only had one working because the house keeping were using the other one we were told.. when we went to check out it took 20 mins to get down the lift as we had luggage and other things from the 11 floor we couldn't use the stairs as it was impossible. would i stay there again for the location yes it was central and lots of restaurants around and your across the road from the beach. the rooms were nice and the beach views from the front u can see right up to surfer paradise.one more thing your in charge of house keeping while your there you don't get offered new towel or toiletries lucky you have a washing machine and the two satchels.
- MrsStillscottish (10/5): Short stay for a week - We love this resort close to shops, clubs, beach, sea views. Great size rooms 2 bathrooms for 2 bedrooms 2nd room a bit small in some units. Limited parking if you have more than 1 vehicle. Lifts can be slow when in demand but everything else is great
- JohnnyGoldcoast (10/5): Excellent customer service - No complaint at all. Staff at reception were brilliant. Especially Maxine, what an asset to the company she is. This property is a well oiled machine. Very professionally run. Our room 1607 was wonderful with everything you need. I was the guest of this 'one week prize' for my friends volunteering work on the GC. Loved our stay despite the revolting wet weather. We still loved it.
- pjmccdental (8/5): Relaxing - Great position and relaxing, we were on the 3rd floor so a little noisey early in the morning. Great position to restaurants and a short walk to the beach. The pool and spa were a pleasure to use. Nice BBQ area on the 1 st floor and ample seating and tables to dine on.
- Pollys2207 (10/5): Great stay - This was my third stay at the beach house and this time we were allocated a unit on the 13th floor at the back. Loved it. It’s bigger than the side and front units and it still has beach views and hinterland views from the living area and hinterland views from the balcony off the main bedroom. The staff are very helpful - nothing seemed a problem. Friday and Saturday nights can get noisy as there is a nightclub on McLean street. We never had a problem getting chairs at the pool. All in all we had a terrific time.

Our room fit out was a lesser standard than others - not sure if this is because it wasn’t our home resort and we were given a sun standard room?
- laurieh162021 (10/5): Great Location - A fantastic location. Right across the road from Coolangatta beach and the world famous Kirra Point. The unit we stayed in had both hinterland and ocean views. The unit was large, well appointed and clean. The two downsides I feel are the inadequate small underground car park and the highly inefficient lifts. They are very very slow, only having two for this size resort is crazy. Sadly neither of these two issues as I see them can be solved. Overall a great stay and location. This was our third stay here.
- Verified traveler (10/5): - The apartment was so quiet inside, once the doors closed all outside noise stopped. The staff were lovely and chatty. The amenities were great but booked up quickly. Close to the shops. Lovely side view if the beach.
The elevator took a long time to arrive so we generally used the stairs.
We will visit again.
