Important Information

The area does not receive Council water. We use rain water collection which is double filtered and UV treated. We do not use chemicals or Chlorine so the water coloration may not be as clear as council water. The water is suitable for consumption. On occasions when the collection tanks run low due to less rain, we buy cartage water which is the same as council water - suitable for drinking.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests under the age of 18 can only check in with a parent or official guardian.

The master bedroom had a very squeaky door and was very noisy.There was no door to separate the 1st and 2nd bedrooms.You had to walk past the second bedroom to get to bathroom.The bathroom needs a little updating especially with the shower and stains on the walls.

Na Eun (4/5): Overall it wasn’t too bad but it wasn’t seamless rather confusing. - The location was good and peaceful. 1) There was a confusion about pet cleaning fee. The FAQ and booking confirmation message noted the fee is $25 per dog/per night however in fact it was $35. This amount was not updated on their property description nor on anywhere on their website. So I had to pay extra $140 for my two dogs. I was only aware of this once the booking has been made (and I wasn’t able to cancel nor amend and just pay extra $140). 2) The property manager asked me to send my photo ID to his personal phone number as there is no one who can check the ID at the time of check in. However, when we checked in I met the property manager and other employees who seem to be working. I felt it was unnecessary and risky to send the picture of Photo ID to someone’s phone number. However he reassured this photo will be deleted from his home one day after the check out. 3) When we arrived at the allocated chalet, there was different guests unpacked their stuff in our allocated chalet. The property manager got confused and gave incorrect information to the other guests, and they ended up checking in to our chalet and we had to wait for those guest to vacate the room. Although the manager reassured these guests just arrived, it felt like they’ve already used toilet etc. 4) Not sure if they are using the rain water, the water from the bath tub was yellow.
Belinda (10/5): - As a service that takes away adults with disabilities, it's important for us to have great accommodation and staff. Earl (The Owner) and George (the caretaker) were so helpful and hospitable - going above and beyond to ensure we had what we needed and were comfortable. The property was fantastic and they even set us up with a Zoo experience with their friends. Our staff could not speak higher of the place when they returned home. We will definately go back - thanks Earl and George for a great weekend away.

Clara (10/5): Beautiful location and very comfortable accomodation - The Black Sparrow exceeded our expectations. We stayed at the chalet Ruby, and the view from the veranda was stunning. The chalet is beautifully designed and spacious, and the jacuzzi and coonara are great comforts that make the place really cozy. There are beautiful places to hike nearby, even at The Black Sparrow itself. The staff was very kind and accomodating.

Pommievickstar (7/5): A beautiful place to unwind - I recently stayed at The Black Sparrow while supporting my son during his school camp at Camp Howqua—and it was the perfect spot for a little "mama time out." The cabins were clean, cozy, and comfortable, offering just the right balance of simplicity and charm. Set on 50 acres of peaceful native bushland, the property is a true escape into tranquility. Wildlife roam freely, and I was lucky enough to spot deer and kangaroos during my stay, which added to the magic. There’s a paddock with llamas and sheep on-site, and nature trails throughout the property make it ideal for a quiet walk and some reconnection with nature. I booked a cabin mainly for the spa, which unfortunately wasn’t working at the time—but the owner was quick to respond, apologised sincerely, and I trust it’ll be sorted for future guests. Power points were also difficult to use, as plugs wouldn't go in even with force. Despite that little hiccup, I really enjoyed my stay and am already considering coming back for a girls’ weekend away.

Wilaine (9/5): Good value for money, pretty outdoors, perfect for large groups. - Ad advertised. The 3BR cottage we stayed in (and inclusions) is clean. It is a very good base to various tourist spots. Liked the summit walk, summit has a pretty view of the inlet. We saw kangaroos parading on the ground, popped by the livestocks pen (alpaca, sheep etc.). Missed the wombats, maybe next time. Earl has been great, very easy to contact and attentive. None. A few might comment about some sections of the cottage being old but for us it adds to its charm. It is clean most importantly and upgraded where required.

Patricia (10/5): Serene, peaceful stay in quality chalet with all the trimmings! Highly recommended. - Newly renovated. Everything you need for a comfortable stay. Quality linen and comfy bed. Beautiful views. Quiet and serene. Coonara fireplace and wood & fire starters provided - great touch! Loved chatting to the llamas and goats, and feeding a visiting rosella on the deck. Great communication w owner, contactless check in was a breeze. It was all perfect! The only misgiving was that there was no hairdryer, but that was really neither here nor there.

Masha (6/5): Has potential if the owners spent money to update. - Open space. Properties are run down and in need of updating. Had no water to the cabin on the first night to afternoon next day which was really annoying given we paid $300p/nite. Temperature Wasn’t cold enough to burst pipes. No manager or reception staff on site.

Vikas (4/5): Disappointing as we have previously stayed here and it was really good. - The location is beautiful The property is out dated. Roads into the property were not maintained. The cottage we were staying in initially had plumbing issues. We were offered an alternate cottage which also seemed to have a similar issue initially and then a day later it was sorted. The wifi connection was poor and could do with upgrading in the property. Also the outdoor activities were not maintained.

Philip (2/5): Extremely disappointing - Location Toilet didn’t flush, No phone service & wifi very sketchy, dated decor, rooms were very musty had not been aired, no tv reception, driveway had deep ruts, lucky for us we had 4WD but if you didn’t bad luck, mice in walls when lights went out, dirty water came out of the taps, overall very disappointed we pulled the pin early and left after one night

Ashish (8/5): Amazing views and location - Amazing location for a relaxing time with family and friends, it has beautiful views of Lake Eildon and a lot of open spaces for a peaceful walk or fun and games with children. The rooms look quite dated and need some TLC to be comfortable, but considering the recent rains the approach road and its washed out condition is still acceptable.

Cottages were a bit dated inside, the beds seemed old with the one that we had sagged into the middle, the driveway and deep ruts from being washed away by the rain

Hoh (9/5): Superb - Peaceful farm outlook with beautiful view of Lake Eildon Access road perhaps has a bit of wash out, in recent times, Perhaps, a little maintenance would greatly improve the drive. That said, consider this is part of a farm, it is still acceptable.

Simeon (10/5): - Our cottage at The Black Sparrow was cosy and warm for our winter getaway. It was clean and comfortable and everything worked well. It was quiet and set in a beautiful location. We arrived when it was dark, so the narrow dirt roads were a little difficult to navigate and additional lighting might have helped. Overall, a fantastic place to stay for a few nights, very peaceful and private and just as close to Mt Buller for skiing as the more expensive Mansfield. Thanks!

Will (6/5): the place could use some tlc but all up it was nice and quiet and the grounds seemed quite well kept. - the property was lovely and quiet, great place if you have pets. the goats were good value and the bush walking track gave the kids plenty of exploring ground to cover. the tennis court and other games were also a big hit with the family. the fold out bed was broken and wouldn’t stay up so we had to use the mattress on the floor which was extremely uncomfortable. there was no plug for the bath so the kids could not use the hot tub. the toilet in our ensuite leaked and smelt a lot of the time so we just left the vent on and the kitchen sink was dirty when we got there.
