Although we only stayed for one night they were so helpful and had every resource we needed, we didn’t get to eat at the lovely cafe on premises but were provided with a delicious continental breakfast. Can’t wait to come back with more time to take in and explore all there was to see.

- Eccles (8/5): - We paid a higher price for a room with an ensuite which turned out to be a very small grotty bathroom. The windows looked out on a kitchen preparation area (not mentioned in advertising or booking).Room has no TV and internet access was poor.
The Wollombi Markets were smaller than usual so people crowded out all the nearby cafes, including Mulla Villa who were caught unawares by the crowds wanting meals and coffees etc. The impact on the guest house was that the room was not cleaned or refreshed on the Sunday, nor on the Monday. The owner supplied towells and tea supplies when it was brought to her attention.
Similarly, the owner realised that no breakfast items had been left out for the Tuesday morning and arranged supplies.
On the positive side, the dining room and kitchen staff were very obliging and welcoming in every other aspect.They worked hard to ensure that the dining room fire was kept alight and gave very personal service.
As dinner is only served at the guesthouse on Friday and Saturday evenings, the only local alternative is the Wollombi Tavern, which owing to the massive demand on Sunday, was looking somewhat worse for wear on the Sunday evening where at 5.30pm, plates of half eaten food and general mess did not invoke confidence in buying any food!
Alternatively, guests must spend a weekday at other locations, dine at Cessnock or the winery area, then return to basically, just a room at Mulla Villa!

- Verified traveler (10/5): - We stayed in the 3 bedroom cottage. It was very warm & cosy, particularly on a cold winters night the log fire was a bonus.
- Verified traveler (6/5): - Room was absolutely tiny with barely any space to move around in. Bathroom was very dated with lots of grout. Not sure how the $240 price is justified. We grabbed lunch here and despite being one of two small tables, we waited almost half an hour for simple sandwiches with overcooked meat and very average for the price. Breakfast the next day wasn't any better, a big breakfast was $24 and it was the plainest big brekkie I'd had in years - fried egg, a bit of bacon and white bread.
- C (10/5): Cosy historical guesthouse - Cosy, welcoming accomodation. Staff very friendly and helpful. Bonus historical site which gave us some unexpected options for exploration of the home and bush walks around the property. We stayed in Georgina room. A little smaller than we expected. Only downside was being unable to open window to outside for fresh air. Room was quite stuffy due to ducted air shared throughout the accomodation, rather than individually controlled. Lovely food at the cafe/restaurant and nothing was a hassle to the staff. Would definately stay again, maybe in a larger room and for a little longer so we can explore more of the property and learn more about the history.
- Alexis (10/5): Hidden gem - We were in the area for a wedding and we just thought we were booking a basic bed. How wrong I was.
On arrival the staff were welcoming and helpful. Room was lovely with an added bonus of its historical significance for the area.
Food was delicious.
I would recommend anyone to make Mulla Villa their accomodation in the hunter

The staff are very pleasant and the accommodation is comfortable. The bathroom could do with a refresh to very functional. It is an old building and has heritage features which may effect the refurbishment of rooms.
- Fayis (8/5): Very Good Experience - Very cosy and comfortable place to stay. Extremely friendly staff. When my friend who was staying in the other room left his wallet behind after checking out, the lady at the motel, even went to the extent of bringing the wallet all the way to the wedding reception which we were attending.
This would not have happened in Sydney..

- Verified traveler (6/5): Stately manor set on a hill - This old gem of circa 1835 has seen better days. Tired run down but charging like a wounded bull. The room we had was called the Heritage Room we knew this by the tacky plaque on the door, the lighting was appalling and trying to put any makeup on was a challenge, the single bed had seen way better days and was not fit for sleeping in. The window was heavily curtained and when we tried to let some natural light in we were disappointed as the old return verandah by that window was a dumping ground for old fridges, doors, cupboards etc. The historical building was complete with an old convict jail below that was locked, the staff did open it on request, the cells were full of interesting bits and bobs which could have been displayed properly around the garden instead of the junk that was lying around, like old doors, hoses, wd40 etc.
Apparently it is for sale at an over inflated price! The staff were pleasant enough but really didn’t seem to know what they were doing, confirming my booking was almost impossible leaving numerous messages that were not returned.
It is such a shame to see such a beautiful old building in such disrepair, the price per night certainly did not reflect this. Oh and if you’re scared of ghosts this probably is not the place for you. Hopefully someone will buy this old beauty and give her the love she deserves.
- Verified traveler (8/5): Great getaway. - Perfect place for a relaxing getaway in the country. Plenty of room in the spacious 2 bedroom cottage. Full breakfast included each day. The cottage was spotless with everything we needed, comfortable bed with crisp white sheets, plenty of pillows, blankets and aircon in the bedrooms.

Staff are friendly and the breakfast was fresh and laid out even though we were the only one staying there.

- Kalola (8/5): My first experience with Mulla Villa - I was quite impressed. It was better than what I expected. The cottage was large and clean. Friendly and accommodating staff and hotel owner. The kitchen was well equipped to new coffee machine and appliances overall. Very homely fee.
I recently stayed over Christmas in a well known chain and didn't compare at all!
The only thing I didn't like was the bugs were swapped at the front door where there was a light so if you opened the door, they came in easily after you. They need to do something about that!
I would definitely go back.

- Verified traveler (10/5): A rarity - Mulla Villa is a gem ... But let's first get its name right; it is not "GuestHouse Mulla Villa" , it is "1840 Mulla Villa", and the difference is importance. "Guest house" has a misleading vibration about this place. "Lodge" would be a much more fitting term, but the proprietors have justifiably gone instead to emphasise the rich Heritage aspect of the establishment. You won't find a much older hotel than Mulla Villa; or one as old as this that has experienced such respectful renovation and renewal. And that is reason enough to seek it out ... But perhaps a still more singular attraction is the utterly charming Maitres De Maison that the Villa is blessed by ...With people such as these, there's hope yet for Australia, truly ... One pleasant upshot of their easy grace is truly individual attention you will be paid by all the staff ... To conclude I would only add that the Villa is set deep in the Wollombi valley, where natural and cultivated beauty harmonise .. This is one of The Places to Go To Before You Die, definitely .

- Verified traveler (10/5): Welcoming - Recenetly stayed 1 night in Eliza's room, was welcomed in and given a complimentary site tour (1840s convict built house and convict accomodation, loved the history of the house. nice and quite perfect for a quite couple of days. Find the town just down the road also.
- Jim (10/5): Living History - I'd driven past here many times when I was a boy and to finally get to spend some time at Mulla Villa is a tick in my personal bucket list. This is truly one of those places where you are always thinking, "if only these walls could talk . . ."
A sense of history pervades everything. The sandstone walls alone show the pick marks that would all have an individual story of their own. Absolutely wonderful!

The staff did find us alternative (and excellent) accommodation, which was terrific since Wollombi is small and comparatively isolated.

We had dinner in the restaurant which was absolutely delicious, and we're amazed at the breakfast which was included in the price. Finally a place in the Hunter which was worth every penny.

The staff literally could not do enough for us! From teaching our son to cook marshmallows on the fire to the chef offering suggestions for breakfast for the kids! The cottage is absolutely gorgeous and so spacious! The grounds are just beautiful too! I highly recommend this place!

Breakfast was a little haphazard, but the evening dinner was delicious and the waitresses' service was fantastic. Our bed was comfortable but on the firm side, in case you prefer softer mattresses. My wife is the coffee drinker, had two coffees, but only enjoyed one of them. The breakfast was pleasant but my omelette was a little overdone, perhaps a 6/10.

Just had a terrific weekend stay, lovely atmospheric colonial villa with friendly and accommodating hosts. Top notch cooked breakfast (included in room rate) and an excellent steak dinner, spend some time on the delightful verandah and imagine 180 years of history passing by on the Convict-built Great North Road. Great base for an assault on the Hunter wineries. Looking forward to coming back again soon for another go, way too many cellardoors to fit in one weekend!

We enjoyed a walk around the property which was peaceful and quiet. On the downside, the room did not have a shower and the breakfast was ok but nothing special.

I would strongly recommend this accommodation to anyone seeking to escape the clinical, characterless chain hotel / motels in the Hunter Valley, it offers character, style, good facilities, and excellent views of the local scenery.
- Keith (8/5): Historical - Mulla Villa is a very nice place to stay. An historical guesthouse built of sandstone. The owners are really nice friendly people. The food served in the restaurant was delicious. The chef and his team do a good job. We will not hesitate to stay there again. We felt really welcome by everyone there. Great sitting by a generous open fire. The owners have great plans for this place and I will watching their progress with interest.
