- Dawn (2/5): - I would not give it a rating or stay. As I wanted to book two rooms for 2 people with disabilities and noticed the stairs, I rang the property. I was told they had rooms where there would only be a couple of stairs, so I booked the rooms.on arriving at the property, I saw how many stairs there were into each room, they had also booked us into two rooms in the main house with over twenty stairs. I rang the owners, who had already taken the money out of my credit card and refused to give even a partial refund. The male owner then abused me over the phone, I was so upset that I hung up.
- Rachel (4/5): - The property had walls so thin i could hear all the guests conversations on the top level. I phoned the hotel before making booking and explained i have a walking disability but was told there will be only 4 stairs into hotel room. That is a lie, there is 6 stairs to reception level and then 20 to the level we needed to be on. The room was dirty. Bed uncomfortable and only 1 pillow that was flat. I had to use my jumper as a pillow cause nothing else.provided.

The bin wasn't empty from previous people as there was used ladies personal hygiene in it. Under bed had food and someone undies left there. Would not recommend this place

Bed was ok
- Lance (4/5): - Very dated, small rooms, narrow staircase. Did not meet our expectations.
- John (4/5): - The room was very small, just able to accommodate the queen bed. The bathroom was tiny, like an elongated telephone booth. The fan in the bathroom Tastic didn't work. The sliding door to the bathroom covered the GPO when in the open position. The fridge (also tiny) freezer compartment was iced up and unusable. The stair access to our room (12) exceeded 15 steps in a single flight and I doubt would comply with BCA. There was no sound insulation between the rooms. At $147/night the room was ridiculously overpriced. I expect that Amos House will be the most disappointing accommodation of our 2 week road tour around Tasmania.

- Michael (6/5): - Good location centrally in Swansea. An older style hotel but you get what you expect and what you pay for so it was comfy and convenient for the night. We had a minor maintenance issue when we checked into our room and the owner was apologetic and helpful in moving us to another one.

- Shawn (10/5): - I enjoyed my stay very much. The location next to the sea was very quiet and calming, as I could hear the beautiful sounds of the sea. The staff was so wonderful and helpful. I left a small bag and they were able to ship it to my next hotel through the post, which was so extremely kind and helpful of them. The customer service is wonderful. Thank you so much for everything, Swansea Villas!
- Barbara (2/5): - Very unfriendly staff. Tv did not work. Staff accused us of tampering with it but when they replaced it with another Tv that didn't work either. 🤔
- Pam (2/5): - Refrigerator had old blood in it from a previous lodger and the floor had not been vacuumed as there was black hair on the floor. The staircase was unsafe for elderly. Not sure what would have happened if there had been a fire!!

- Philip (8/5): - The room was clean, freshly painted, bright and comfortable. Nice view of the sea (through the carpark) from the balcony. Within walking distance of the Bark Mill (a great place for dinner). The only downside was there was a bit of a mix up with the booking, but the gentleman at the desk sorted it out. Apart from that it was a great stay.
- Elizabeth (2/5): - I wrote to you from the property complaining about the size and condition of the room. I was told I would get a reply within 24 hours but this has not happened. This was the worse room I have stayed in throughout many years of travelling in many countries
- Tracey (6/5): Accomodation to explore the area - Check in was fine, room was very compact, but fairly comfortable. However the room was not serviced each day, particularly to take away dirty cups etc, and there were no supplies to wash them yourself. Some of the crockery was dirty before we used it as well.

- Diane (4/5): - Extremely small. Reasonably clean but old and needs renovating. Unfriendly reception staff on arrival. Room was cold and heating was noisy and inadequate. A security light in the car park came on at about 3am and STAYED ON! This light shone through to wake us each night! However good location and close to everything but we were happy to leave.

- Oliver (4/5): not my type of accommodation - Not a great first impression. Did not seem very friendly or welcoming, however check in was quick and there was parking on site.
The room decor and smell were not to my liking, floorboards were creaking, the bin was not emptied to but the worst part was find chocolate pieces and hair on the bed!
Did not use the other amenities other than those in the bathroom - shower, towels, toilet, sink - which seemed clean.
There was no disturbance at night from other guests (if any) despite the walls being pretty thin.
Check out was a quick drop key in the box. Not likely to stay there again as it seems more targeted to pre 1980s guests.

- Verified traveler (2/5): - Apart from the night I slept on an airport departure lounge floor 2 nights here on a double bed that is so old the inner springs have collapsed would have to be our worst we have slept in in 40 years of traveling. The walls are so thin you can hear next door snoring,there are no block out curtains so you get security lights all night. Inconsiderate staff socializing in the dinning room directly under our room until 1 am in the morning which only stopped when I went downstairs and complained.

- Verified traveler (6/5): - We stayed in the main house. The rooms have signs up asking you to be quiet and consider others, you feel like a teenager in your parents home. We could hear people cough or sneeze in the rooms either side of us. No one was intenially noisy but you could hear every conversation from the other rooms. I got no sleep and the next morning said to the staff I did not want to stay a second night, the answer was pretty much "suck eggs".

Narrow stairs to get to the rooms, if you have heavy luggage, forget it! Floor boards creak, thin walls, place smells, very outdated.

The rooms come with a very small heater and in the cold months it just isn't enough. A restful nights sleep can be had by all, except for the sound of the waterpipes. It sound like the property is being scanned by some alien search beam. But don't worry,it only happens between midnight and dawn. And if your lovemaking is going to be loud then you should expect that the other guests will be discussing it in the morning. Enjoy.

Entry and staircase to our room was very tight. We did not even attempt to carry our suitcases up the stairs. We left them in the car and only took what we absolutely needed to our room. Not enough space to open them in our room anyway. Very overpriced.

We had minimal interaction with staff (checking in and out was the only time we spoke to someone as we were attending a wedding nearby), but when we did they were friendly and helpful.

Our room was super hot when we checked in around 4pm. When we asked whether there is air conditioning, he was irritated and seemed in very bad mood. We booked late and there was no other choice. Definitely do not recommend this property.
