• Verified traveler (10/5): - Room was nice and big. Shelves under bathroom sink need a thorough clean and behind the radiator was quite dusty (I’m asthmatic) but other than that the room was great. The water gets really really hot in the shower but I imagine that the water in the hot springs heats the showers so just something to be aware of especially if you have a baby or young child with you.
• Verified traveler (6/5): - The hot pool was just lovely and the room was very clean and tidy with some lovely curtains, linen and blankets. Unfortunately there are quite a few areas of disrepear in the room which could do with some fixing. Also perhpas looking into ensuring emergency meeting area informaiton is available in the room.
• Verified traveler (4/5): Stay. - Wouldn’t stay there again because of the long term residents on the property which made our group feel unsafe. Wifi was advertised but it didn’t reach our area which was a problem for international travelers. Front desk were accommodating by giving us credit to top up data on the one NZ phone we had which was great. Would be a great cheap place to stay for 10+ people if it was a safer area.
• Raja (8/5): - We were late to check in and staff was very accommodative. Much appreciated. Price for the stay was cheap and we know it comes with the tag. We got a bigger house instead of two rooms we actually booked. The house was untidy, had cockroaches. There was no hot water in the night from the point we checked in and came next morning. Heaters did not work, so gave us coupe of portable heaters. Overall, we were disappointed.

The place was not clean at all, rubbish wasn’t cleared from the room, dirty bedspread, mouldy cupboard with cockroaches roaming, toilets closet really dirty with poo. I had to find another motel to stay as we couldn’t stand the uncleanliness. The lady at the site mentioned about refunding the amount which we haven’t received even after a week nor any further communication from their side.
• Verified traveler (6/5): - It was good value for money. The staff were friendly. The bed and shower were good, the two essentials I required for the night. The room was warm. Tea and coffee were provided along with a jug to boil the water. Unfortunately there were no cups.

• Verified traveler (2/5): - This property should be shut down. The worst part was the attitude of the female manager. Abusive to her partner and rude to customers. Premises disgusting. Room dirty. No milk. No carpark for me. Only one towel for two people. Shower didnt work. Refused to swap our room. Could hear yelling and loud traffic most of the night. Stayed one night of two booked only because we arrived to late to book elsewhere. Actually felt unsafe. Truly a harrowing experience and Im generally pretty easy to please.

• Worst (2/5): - Mould in bathroom, with bugs coming out of the shower drain and was unable to rinse shampoo out of hair as water became increasingly scalding hot, tempering valve not working. No plug for hand basin meant could not have manual wash either. We checked out but payment had been made on booking, this place should be condemned! Guy we gave keys to knew of the issues yet they still advertise.
• Verified traveler (4/5): - On arrival we were told they had no record of our booking they changed their minds when i showed them the Expedia voucher they then told us that they had booked another couple into our booked unit but gave us a bigger unit for the same price once we managed to open the main door which was jambed thru timber warp we found the floor sloped down the shower had mildew and on leaving we noticed there were cockroaches on the walls! Nobody was in recption so we left the unit open and popped key into their letterbox
• Verified traveler (2/5): - The door to the unit was very difficult to open and close, the toilet water would not stop running, hinges on doors were loose and there were cockroaches.
• Verified traveler (6/5): - Central location, fresh mineral small hot pool. Only 1 pool operating, not like pictures or any other indication online. It's obvious other pools have been unused for some time. If just replaced bathroom flooring & freshen up some of the paint in the bathroom, it would get a tidy rating. Reception guy was friendly and helpful. Nice warm room. Clean linen. I guess, overall, you pay for what you get / don't get!
• Verified traveler (2/5): - This place is the absolute worst. The entire facility is in disrepair - very shonky appearance - looks looks like it should be condemned. The room had a faulty light fitting, the shower did not produce more than a trickle, there was a large collection of black hair on the floor and the toilet was somold and dirty I couldn’t bring myself to use it. The entry way to my room was adorned with cigarette boxes and some discarded shampoo bottles. Really very poor.
• Verified traveler (6/5): - Shame about the hot pools not working. Lovely hostess good communication with her, very helpful. However suggest that guests are given more than 1 pillow each as they are very flat. Towels are rather small.. nice new curtains in the unit. Unit was a little tired but we would stay again. Surprised that no milk was provided.

• Faye (2/5): Had to find somewhere else to stay - Don’t stay here. I stupidly booked this without reading the reviews first due to the good price and photos - no price is low enough to warrant staying here. We have been staying in budget accommodation throughout our month travelling NZ so we are used to basic, but this was something else. Don’t be fooled, this place is nothing like the photos they use to advertise online. We booked a double room, it was very dated and the bathroom was dirty looking. We found 2 dead cockroaches behind our kettle, a bit alarming. We booked for 2 nights But when we found several more cockroaches crawling around the floor and our belongings at 10pm we left immediately to find somewhere else to sleep. As well as the whole place needing a refurb (or just demolishing) there are also several residents living at the lodge. This wouldn’t bother us so much but I thought I’d mention it in the review as we found that we could hear them very loudly from our room right up until we left after 10pm. Between that and the noise of the road- not the best location if you are a light sleeper for this reason alone. Upon leaving we tried to speak with the receptionist again but were met again by her teenage son playing the computer instead. Just don’t stay here - the place needs closed down.
• Mata (10/5): Home away from home - Had a blast great inviting atmosphere accommodation was awesome no need for blankets natural geothermal heating during summer. Amazing hostess named Alice exceeded my expectations thank you so much for your hospitality. Will definitely be returning. Close to town and kuirau park.

• Verified traveler (4/5): Not good - Place is a real dump. It's mostly residential, seedy, and the thermal pool was filled with cold water and had metal beer caps on the bottom. No air conditioning and rooms are hot. No insect screens on the two windows that opened. Go elsewhere. We did.

The WiFi was intermittent and was easier to just use data on the phones. Lots of noise and vibration from the road especially from trucks passing by. Mould on bathroom ceiling and the fixtures in bad repair, missing handles, cigarette burns on the sink, light bulbs missing etc Ok for cheap place to say if you are a heavy sleeper and can look past everything else

The rooms are very old. The cutlery and plates were mismatched and felt greasy. Curtains did not hang properly and there were many windows that had broken locks and could not be closed. We booked a lodge for 3 people, it was a spacious room with its own toilet, kitchenette, microwave, fridge, tv, fan , in short , all that we required for our short stay. They also have an outdoor pool and sauna . Staff was helpful, we had a small issue with the fridge , but stafff fixed it for us immediately. It’s not that new or fancy, but it’s nice, cosy and clean

It was very hard to rouse the managers. The hot spring was right outside our window, so we would get whiffs of sulphur coming through.

Spa near our room was clean and amazing, sauna was top notch. Room we stayed in was brilliant, was clean and smelt really nice. Loved how it was set up for how many were booked to stay and they didn't mind that we had visitors while there. Parking was also perfect.

Stains were on the back of the bathroom door. Lino in the bathroom peeling up leaving rotting wood. Hot tap in the shower did not work and water dribbled out. Overall, not a pleasant experience.

• M (2/5): - What did we like? We could park our car right outside the room which is a plus for those with heavy luggages. Now what didn't we like? Well almost everything. First, starting off with the outdoor pool. Temperature was cool since it's summer, and we initially wanted to cool our baby in the pool, but boy the pool had leaves in them, it looks as though it hasn't been cleaned. The 'Hot Springs' in the middle of the property was probably just for views - the person at the front desk was a young teenager and seemed like she was only filling in temporarily. Wifi was virtually non-existent in the room, and we had to sit outside (near the front desk reception) to get some internet. Had to go to the front desk twice before the motel manager came to us to try and sort out the internet issue. She insisted that the wifi signal was great when she used to live in that room and had no idea why it wasn't working when we checked in. Cleanliness - microwave was filthy, floor was sticky, and the furniture looks like they were from thrift shop. Sofa seat has sunken in, and only one bed was in okay condition. Constantly seeing ants on the wall, in bathroom sink, and before we checked out, THERE WAS A COCKROACH ON THE WALL!!!! Immediately gave me spooks. I have been to Rotorua 4 times and I've NEVER, EVER been to such a disgusting property. I urge the property owner to have a revamp on the motel's condition if he wants the business to survive!

The absentee owner needs taking to task - the place is incredibly run down. Our room had two inoperable wall lights with suspect wiring (and no working smoke alarm). Health and safety concern. Overhead light very dim. We went and bought a lamp so that we could see! The bathroom was pretty dire! Both spa pools too hot to get into. The place needs a serious injection of cash to carry out repairs and maintenance. Getting out of the entrance into heavy traffic a bit hair-raising. Probably won't stay there again.

Dirty walls, ants in the bed, shower absolutely filthy, dirty cutlery Free internet gotta get on first!!!!, 2 towels for 4 people. Smoke butts all around the place it also looks like people are long term resident's . This place is an absolute joke. Dont be deceived by the photos you will be very disappointed like we were. For some reason Rotorua was fully booked so couldn't find another place.

• Paul (2/5): - Good location. Booking in was good and use of the washing machine was helpful. That's the only positives. It was very cheap. There's a natural hot pool right in the entrance. The pictures did not give a true idea as to what the rooms are like. Ants in the worn out sofa bed, ants in the bed in the lounge???! The floor hadn't been washed in months. Place needs ripping down.

The power point in the bathroom, beside the ONLY mirror didn't work for my hairdrier, the oven didn't work, we couldn't open any windows because of the foul smelling rubbish outside, no bulbs in the bed room lamps etc etc. There were lots of cigarette butts around outside and the whole place needed a good tidy up. Would not stay there again.

Vanity MDF unit flaking. whole unit needs replacing. Advertised Thermal Pools not able to be used !!!! Whanau seemed to be using them. Worst Motel I have ever stayed at.
• Verified traveler (4/5): - first of all we had issues when we arrived advising of no booking, then we got put into wrong unit. We have been coming here for 10years plus and in this time the owners have done nothing to tidy it up. wont be coming back until marked improvement
• Lyn (6/5): Cheap basic motel. - A basic older motel. Ok for a 1 night stop over. Friendly staff. Just outside the center of Rotorua but close enough to walk.
• Verified traveler (2/5): Don't waste your money. - Not the best of arrivals - sworn at by the hoteliers partner when she asked him to move his car so we could have a place to park. Cluster of dirty shoes outside our very run down, dark and dingy room. I did not feel safe and refused to stay. We lost our money but it was not worth the risk. Found another lovely motel just down the road. The location of this place is good at least. But the outdoor hot springs advertised on the website consisted of a deep pit with broken concrete and broken pipes in it. My first bad experience with Hotels.com booking.
• Verified traveler (6/5): Room was ok. Bathroom floor abit rotten - I did not realise there were like permanent people living there and my daughter was abit freaked out by one of the residents there. But the office lady was nice and bubbly and friendly. If the room was better i would go back again
• Georgie (8/5): Hosts are available when needed - I arrived late at night in the rain and the host went out her way to assist me where possible to make my stay as comfortable as possible.
• Tyrecorez (4/5): Alarming and uncomfortable - Pulled into the property to be welcomed by a group of people (later found out they were staff living onsite), drinking and smoking just outside the reception area so felt quite uncomfortable from the get go. From there we experienced countinous noise disruptions, drunk people stumbling around the property, people (staff) drinking in the pool area when we took our children for a dip much to their horror - the gate entrance to the pool has a sign which clearly states no alcohol. On top of that there were a number of visitors (family and or friends of these staff members) late at night. I wouldn’t be surprised if some of these people were just living onsite without the owners even knowing. I’m not sure if there has been a change of ownership or if the owner has just stepped away from the day to day management but I would urge them to address the issues around staff and professionalism.

• Verified traveler (8/5): - The room was comfortable and the hot springs at the hotel was wonderful! The staff were super nice is ensuring the water was at a great temprature for us to go in on arrival. Having the hot spring on site is BIG PLUS
• Verified traveler (2/5): Sad experience - We have stayed here many times over the years and enjoyed the quirky nature of Utuhina Lodge. Regrettably it now seems to have sunk to beyond a point of no return as it would appear regular maintenance has been abandoned. We won't be returning.
• Kobe.C (6/5): Free Sauna & Thermal Pool - Free access to geothermal & sauna, the building are very old, cleanness is ok, close to main road, car/motor noise at night.
• Verified traveler (6/5): Sadly run down. - It is very sad how this lodge is being left to run down as it is such a great location otherwise. Two heaters and two lights were broken in our room making it very chilly in winter. One bedroom leaked when it rained. The owners need to commit to spending some money on it or else pass it onto someone who cares! The property manager was really helpful when we accidentally left some valuables behind.

• Simmo (8/5): - This is an interesting older lodge in an excellent location, not far from the edge of the town centre. Genuine outdoor hot mineral pools is an excellent feature. Alice in the office gives a friendly welcome and was very helpful during our stay. Room had some 'rough edges' and some old fixtures and bathroom but is decent for the good price with good facilities and is warm, comfortable and well cleaned. Overall recommended if you want a well priced room in a good location and are willing to overlook some rough edges.
• Verified traveler (2/5): Never stay here - dirty, ants everywhere, hot springs roasting hot or freezing, the lady couldnt be bothered to help, towels where filthy, dirt on sheets, Honestly the most terrible hotel I have been to from around the world
• Roy (6/5): Front desk abuse - I have stayed here several times and, for the money, it is a fair deal. This time, however (7 July), when I said, "I have a reservation for one night," the person who came to serve me (who later said she is the manager) replied "Well I don;t know!". She then went on to complain about her job and the owners, telling me how much she hates the work and them. Eventually, I asked what we do about this and she replied, "You wait, just like me! Do you see a computer in front of me?" She then began accusing ME of being rude to HER. This is only a small sample of the abuse she directed at me. About ten minutes later, while I was checking my phone to see if I had paid for the room, she slapped a registration form on the counter saying "sign here and here". When I looked up, not having seen her gesture, I asked where to sign and she said I'd know if I read the form, then called somebody from out back and told me she needed to go for a walk. She pulled out a cigarette and off she went. The other person got me sorted politely and in a few seconds. I don;t know if she was high on meth or indistinguishable from somebody who is, but neither is remotely appropriate for customer service. I'd like to be able to return to this place, as I live in the area and it's my go-to in Rotorua, but I'm not about to subject myself to that sort of uncalled-for abuse again. I have rented rooms for over 40 years in ten or more countries and have never encountered anything even similar to this.

• Verified traveler (6/5): - Excellent receptionist,but all spa pools weren't currently working due to maintenance and closing of 2 spas,need to be updated on there site,as I thought all spa pools were available.
• Virginia A (2/5): bad experience - Hotel was in such bad shape that we did not stay. Hot water faucet ran constantly but had no hot water. Most light fixtures missing bulbs. Room was dirty. A good example of “getting what you pay for.” Listing advertised a hot springs pool, but we did not see it.Corner of the bed had collapsed. Worth every cent we paid not to stay here.
• Ranil (2/5): UNSAFE Place to stay - The lady is very rude ,Talks rough.When checking out bring the TV back to office why should i its your job not mine.The condition is not safe the doors not close propyl and window is about to come off.Further more No blanket its so cold even wall hearter doesn't work.Told 3 times they say we turned it on from our office 99% other place is in room but there is office.Why from there and they never turned it on rooms so cold,Sitting room cold very difficult night spend there.Only few sky channels.The shower water was so less its like rain water is faster than alot than that.
• jack (2/5): The worst experience ever I had since past 5 years - Hotel condition was very bad in terms of cleanliness, hospitality and it was too unhygienic which is not acceptable according nz hospitality law. I totally lost trust on expedia for not controlling and monitoring such properties.
• Verified traveler (2/5): Not happy at all. - -Nobody at the reception at check out time. I was waiting for 30min but no luck (at 9:30am) -property condition: very cold and has not been cleaned.
• Hassan Basri (10/5): A value for money place. - We checked in really late but the guy who received us was really nice and friendly. His partner, a lady whom we met the next morning was even more friendly.The room we stayed in was okay for the price we paid. There were man-made hot springs which we didn't get the chance to soak in (we were busy) but we understand why a senior couple we met has stayed at the place three times in the last two years. The place is value for money.
