- Martin (3/5): - The little playground was fun for my Grandson who came to say hello. There were ants all over one couch, unit was dated and not the cleanest. I couldn't even walk inside without socks or shoes on. We are now staying in a beautiful cabin at a lovely caravan park that's cheaper, cleaner and so much more comfortable.

Male staff caretaker was extremely rude and verbally abusive towards myself and my partner. Absolutely disgusting with derogatory language. Couldn't wait to leave. Appalled with his behaviour. š¤¬

- Eric (8/5): Black Swan Motel - Lakes Entrance - This facility has seen a lot of travellers and holiday makers over, I suspect, many decades. I stayed on ground floor per my preference. Carpark is immediately infront of room. It's old and very, very tired but remarkably comfortable. "You get what you pay for". Rooms are much more soundproof than your average Motel due to its Besser-brick and concrete construction. The split system was very silent. The fridge occasionally noisy. Water pressure and hot water service are excellent. Bedding is comfortable. TV screen was not big but adequate As long as you don't mind old and well-worn there is nothing to dislike.
- Katie (1/5): Do not recommend staying here - It was right across from the lake/ocean It was dirty from bedding to the forks and frying pan no toilet door bugs climbing up the curtain when I approached the man at reception asking for clean forks saying that they were dirty when we arrived he said 'what you can't clean it for yourself' later on while son's and hubby were cooking a bbq the man went mad at my son for throwing pool toys in the pool that belonged to his kid that were sitting next to the pool then said to my hubby he should charge us another $50 for that they also tried to blame my son for the toys being broken when she said that they were trying to dry them because they were broken for the price of this place I expected a clean rooms and better treatment I do not recommend staying here

Strangely a $20 cash only extra fee was applied on arrival because I had a dog. This was not mentioned when I booked. The taps are very loud so everytime anyone uses them in the building you wake up in the night.
- Ingrida (5/5): Glad it was only for one night. - The room had a full size fridge . It was a large room and it was clean even though it was quite dated. Bed was comfortable, we took our own pillows so I canāt recommend whether they were any good. There are no fly screens on windows or doors so you canāt leave anything open for fresh air. There is nothing separating the balcony area from other rooms, so there is no privacy . There bed is on wheels so the bed rolls when you sit on it. The communication between the owner and on-site staff is dodgy, they couldnāt find our booking on arrival and nearly turned us away.

Kids begged to go home, no curtain in bedroom, missing door, no fly screen on windows, beds were horrible and had seen better days, they need to go to the tip, slept on our home towels and checked out early.

One chair for a three-person room. Smoke detector not working. Outside lighting penetrating room, as curtains were substandard. No screen door. Sliding entry door rollers worn out. Television too small for room. We felt we were back in the 1950s, without the breakfast.

Although there was a full kitchen, the pots and pans were unusable and the unit was in very poor repair. The pool wasn't clean and contained leaves and spiders.

Sheets clearly not cleaned / washed after previous stay: We found pubic hair in bed, and stains on the sheets. Carpet disgusting. Also $20 fee in cash for a "dog cleaning fee" is not mentioned on the website.

- Tim (1/5): This was a very poor stay as I exposed family members to disgraceful and overpriced accommodation. - The location across from the inlet was good with reasonable views from the second floor The Booking.com ad stated that there was a pull-out sofa in the lounge and this was one of the reasons I booked this accommodation. It wasn't until after we got there that we realised this was wrong and we had to put multiple people into a room which was not ideal. The lounge was instead very old with badly cracked cushions and they covered these up with some sort of throw rug ā not acceptable. Additionally, when staff were confronted about the issue, the member simply denied the ad stated a pull out lounge and he was very standoffish and didnāt care at all if the ad was wrong or right. The accommodation appeared to have the original and extremely old furnishings such as the window shades and curtains (circa 60s/70s) and they were deteriorated to such an extent that they were leaving very unsightly deposits all over the windows and frames. These did not look like they had been cleaned in years and it was pretty disgusting to say the least. The doors in the bathroom looked original and were water damaged/water logged and were clearly damaged and not working/closing properly. There were also lifted and cracked tiles in the kitchen that posed a safety hazard if not wearing shoes. These appeared to be about 50 years old as well. The pool was filthy and the bottom could not be seen at all and there was a black mould like substance around the edge of the pool. This was clearly a health hazard to anyone swimming in this pool ā several kids were seen in there. The place should have been almost condemned for its poor facilities, safety issues and lack of cleanliness and they should not be allowed to rent out apartments like this.

Worked as a cheap place for one night but that is about it.

- Robyn (4/5): Great location, - Good location, good water pressure in shower. 2br had ample dining/lounge space. Windows coverings were not sufficient to block outdoor lighting which stayed on all night. Said lighting located directly outside bedroom windows. Bedrooms were far from dark. We all purchased eye masks to compensate for nights 2 & 3. No sharp knives present for cutting cheese, bread/meat. We purchased knives to prepare food. Only one large spoon and one teaspoon. Bed was short sheets, scratchy woolen blanket over sheet, bed spread over that. Had to re-make bed to be able to pull covers up to 'snuggle in". Floors were dusty. No free to air tv reception via aerial. Streaming services worked fine. Heating was slow to work, inside unit dust covered and outdoor one caked in leaves/dirt. Uneven tiles on shower floor presented hazard, used hand towel laid over during showering to negate this. Silicone caulking used on rear of shower wall, floor and toilet floor. Visible breakdown on cornicing, rotting framework.

Was clean and easy to find. Doors on some rooms were missing. There is evidence of some low level maintenance required and a few aesthetic things could be done easily to create a better impression.

If feeling energetic shops were a little walk but only minutes by car, Stay was good value as we were on a tight budget. There was no microwave safe container for cooking veggies. Only 2 bowls caused a little difficulty as we were a family of four.

- Kevin (6/5): Overall great value, the location is next to the beach and shopping area and rooms were sizable. - Reasonable priced and is at the heart of Lakes Entrance right next to the beach and main shopping strip. The Wifi internet signal was almost non-existent so we ended up using our mobile hotspots. Front security door's lock was damaged and the front door light was also not functional.

The colour also lets all the light through which means you wake up early. If the curtains were changed, aesthetically the room would look a lot better too. Change the curtains!!

- Leanne (2/5): I wouldnāt recommend this place, not sure if they are starting to do it up, but itās certainly tacky. - The property was close to the beach and other amenities. The bed was broken, missing a leg so I felt like I was falling out of bed. Went to sleep on the couch but no other blanket. A light throw on the couch, which was smelly. One of the chairs was also broken so when you pulled the chair in to the bench the leg folded in under the seat.

- Atticus (8/5): Good basic and functional - We needed a very functional and usable room, and this accommodation had everything we needed, in all rooms. The heater was quite good (we arrived in cool weather), and had 2 separate rooms, which we really needed. Parking was great as well. There were small things that might have helped. The remote for the TV had given up (the navigation button would not move left or right, without extensive attempts). The pillows were a bit tired - we should have perhaps brought our own. The front room wasn't super cozy, but we were there to enjoy the outdoors, and there were actual black swans and beach and water views right across the street.

- Aletta (1/5): The owners are dishonest in their business dealings. - I like nothing about these people. Unethical in their business dealings. I paid online when I booked the room. Their website (and booking.com website) specifically states that there are no additional charges for pets. I have PDF copies of this statement. However, when I arrived I was told that I had to pay an additional $40 for the dogs and an additional $20 to have the room cleaned. There was no mention of this room cleaning fee on the website. Just a notice on their wall. I complained and said that I would not be paying the additional $60 as there was no mention of these fees until I arrived. They refused me entry to my room (for which I had already paid) and also refused to refund my money. I was essentially left stranded and had to book accommodation elsewhere. I am still waiting to be refunded even after I spoke to the owner herself. These people are essentially scammers and unethical in their business dealings.
- Elisabeth (1/5): very poor - I had a roof over my head BEWARE; go somewhere else false advertising: there was no ocean view only carpark and back fence' I had a downstairs unit and no balcony I could not find the de lux; 1 chair for 2 people, ripped couch, tiles were off in bathroom, very outdated and old, no power point in living area so it was only possible to use electrical devices for a short time or in the kitchen. the fridge, cutlery and other equipment was basic or not enough for 2 people. no fresh air and lack of security. All windows and front entry door did not have any fly / security screens so it was not possible to open windows while out or during the night. The back door has a security door but the frame in the lock area was cut out so it was not possible to lock the door. I just had to live on stale / airconditioned air. There was no fire alarm which is illegal. If I could give a minus 2 I would give it. Someone asked for their money back while I was there, not sure if he was successful. It seems to me that the owner lets the property run down but keeps the de-lux advertising going. I did not have a car, otherwise I would have left and demanded my money back as well I took some pictures to proof my point.
