- Magoo1 (8/5): GRETA HOLIDAY - The manager was excellent. Nothing was a problem. A dip in the saltwater pool ever day was an anodyne for the heat and humidity of the day. Barbies by the pool was a bonus. the kitchen was a full-on kitchen where we cooked some full-on meals, and it had all the utensils to do that. Full on laundry and dryer. Fridge was large and great. beds were very comfortable. the 2 balconies' with completely different aspects were great. all linen was supplied. it was very clean. 2 tellies one a bit old but we didn't watch much if any tv. some of the furniture and carpets were a bit tired and one of the 2 air conditioners was getting on but then so am i. great thing was location, restaurants close after a moderate 10 min walk. Bus stop and ferry and train 3 and 5 minutes and 5 minutes respectively away. But most days we just walked to Brisbane which was an easy 30 minutes. oh, and there's an off-street car spot if required. The big question is "would i stay there again?" and the answer is yes definitely. BUT DONT GO WHEN STATE OF ORIGIN IS ON IF YOU DONT LIKE CROWDS AND NOISE. GO THE MAROONS..

It was very spacious.
It was inexpensive and served its purpose for a 1 night stay. The towels that were folded up on the end of our beds were very wet, it was like they had come straight out of the washing machine and then rolled up and put at end of the bed.. which in turn they smelt bad.
Furniture dated and couch has no springs so you just sink when you sit on it.

The location is convenient, being close to the main city, and even offers a small view of the Brisbane Wheel. The bathrooms were not clean and had mould. The first apartment we were given was quite old and had mould in the air conditioning. After raising this with the apartment manager, we were moved to another apartment. While it was better, it still wasn’t properly cleaned and clearly needs refurbishment.

However, the cleanliness needs improvement, particularly the carpet, which is quite stained. Overall, it is a great place to stay with family, and I can’t thank the property manager enough for all his help during our stay. He was very helpful and made our stay pleasant. The cleanliness of the apartment needs improvement, and there was a lack of cleaning products provided.

- Damien (9/5): Spacious, clean - Spacious apartment, includes internal washer and dryer as well as Nespresso compatible machine for the essential morning coffee. Host was fantastic to deal with. No signage to the pool, it did take some exploring to find. It’s a perfect location for us, but some might not enjoy being 3km out of the city centre. This was easily rectified with a ferry terminal only 400m away and a quick $0.50 trip per person has you wherever you need to be.

- Linda (8/5): A few days in Brisbane - Location was excellent. Easy access to Rivercat. The lounge was very uncomfortable. It sagged so bad in the middle that it was almost impossible to get up.

The shower pressure barely worked, and the bedroom fan was loud and annoying. I also paid extra for a room with a view but didn’t get one. Definitely not worth the cost.

Beds were comfy & with clean sheets & pillows.
No tablets for dishwasher. We ended up buying our own so we could clean the glasses. Not sure we would stay there again unless changes were made. Because the location was good.
- Banaenae (10/5): Halloweekend w/ Founda Apartments! - Great hotel! Very comfortable and good amount of space for our group! (We travelled as 6 adults!) Beautiful home, definitely the vintage vibe we were going for, good price in comparison to others, beautiful views aswell. Across the river, so much less city noise than we expected which we really appreciated! Was easy to find, and easy to get to with public transport! The owner was incredibly nice, and though we were a bit late to check in, he was still incredibly kind and made sure we were algood! The common area was spacious and definitely felt very homey. As we had an event in the city, it was a good place to stay as it wasn't too far from the centre. Though the Shell was really good for essentials, we did end up having difficulties travelling to Woolworths or Coles for grocery items and non-essentials as we did not have a car with us so it was a bit of a walk especially with the weather for that weekend.
We had planned on cooking and using hair-care products that weekend but were hesitant in the case we might set off sensitive fire alarms.
None of these are at the fault of the owner, nor did it affect our stay, but definitely things to consider if you are travelling without car and/or travelling with the intent of cooking or using heat-focused items!

Good amount of space in the apartment The couches were too old and sunk a lot when you say on them. It was difficult to get comfortable. The double bed was noisy and the walls were really thin. I woke up a lot from the noises from other apartments (even though the occupants weren't being noisy). The blinds in the single room let in heaps of light and the silicone in the shower was gungy.

Spacious lounge area and large balcony. Showers were great and a bath a bonus. Huge fridge.

- Valerie (8/5): Very good - Aircon/Heating in each room was great, large unit, safe and secure building with parking on site. Lighting in unit, half light bulbs were blown, bathrooms could use an upgrade, hoses spurt, towel racks broken, systern runs all the time. But nothing to not warrant staying there.

We had booked for 6 nights and asked for a late check in more than two weeks in advance because our plane would arrive at the airport at 10.30 pm. They confirmed my request and then every time I asked for check in I got no reply. Once we arrived at the flat no one was there and no one answered. We called a number found on the door and were initially answered that we misunderstood and that we had our check in the following afternoon (not true, in fact we even paid for an extra night). Despite the fact that I had payment, confirmations and booking messages, they would not let us in. Eventually we managed to convince the owner that our reservation was there and that he had to come and open for us, all this at 2am at the end. The flat was not what we had booked. The rooms were quite dirty and so were the dishes.

- Naomi (6/5): Nice apartment and amenities marred by a few small unpleasantries. - The apartment was spacious with all the expected and necessary utilities and appliances. Plenty of plates, cups, and cutlery, and spare items (towels etc) in the storage cupboard. The decor was nice, as was the layout of the rooms. An ideal location, too, as far as travelling to and from different parts of the city. The views were quite splendid as well. If we'd stayed longer, we would have utilised the pool as well. Each apartment has its own designated parking space beneath the building. And yet we had to pay an extra $20 a night to use the parking space (assigned to our apartment). I was genuinely surprised ... and not in a good way. The designated parking space should be part of the initial booking; being "designated", no one else can use it while the apartment is booked, so ... why charge extra???
Also, a sign on the fridge indicated that if the smoke alarms went off, we would be charged $$ (a ridiculous amount) for the inconvenience of it all. The note also stated that the smoke alarms were sensitive. The smoke alarm in our apartment was positioned right above the stove top. Cue excessive and unnecessary unease and worry from my parents and aunt, who shared the apartment with me. We felt we were not able to cook anything, for fear of the alarm going off by accident. We even moved the kettle away from that part of the bench. SENSITIVE, the note declared the alarms. You will be CHARGED if they go off. Yikes. Never had that sort of veiled threat when staying at a motel or apartment before. :(
Also, it took over a month for my security deposit to be returned to my account. I contacted both the management and my bank about this while it was in limbo, and it seemed the apartment management failed to do something on their end for the deposit to return to me within the normal 14-day period. :(

- Blake (5/5): Passable - Convenient location and very cheap The entire apartment was pretty dirty when we arrived and the amount of warnings about setting the fire alarms off was excessive, they shouldn't be that easy to set off accidently

- Amanda (7/5): Good location, but definitely not worth the money, I would give 2.5 stars - The location was great walking distance to shops and restaurants and to stadium. Friendly staff The unit needed work, mouldy bathroom and shower head needs replacing, dusty fans, broken sliding door on balcony, the cooking utensils and pots and pans need to be replaced all are shocking, mugs and cutlery also. Hygiene and cheap nasty stuff needs to be replaced, need a pair of scissors and non stick pans, Needs basic supplies for the apartment also eg paper towel, sauces, cling wrap, stray and wipe etc nothing to wipe down benches etc. lounge is old needs replacement has rips and saggy. I wouldn’t pay $3600 to stay for magic round definitely not worth the $$. We won’t be back unfortunately. U can also hear the person in the next unit room walls are close. Cleanliness needs to be improved. This apartment has so much potential however needs to be cleaned and stuff replaced new furniture, household items and new flooring
- Reed (10/5): Exceptional - The location is excellent, close to bus stops and train station. Parking at apartments is a bonus. Huge apartment, we stayed as a family of 5 and plenty of room for everyone. The kitchen was full of items to cook with, bowels, trays, pots, etc. Dryer wasn't working properly, other then that everything was good.

- C (6/5): We enjoyed our stay, just a some things could be looked at - It wasn't too far to the city. Good restaurants close by - only a short walk. Concerns we had were addresses quickly. Toaster, kettle washing machine and dryer. Bedding clean and beds comfortable. The apartment is a bit tired. The carpet could be looked at. There was a hole in one of the doors, the toilet seats could be tightened or replaced. The clothes airer on the balcony could definitely be replaced, they are not expensive. Painted to brighten it up.
- Nikita (10/5): Exceptional - We had a fantastic stay at Founda Gardens Apartments! The rooms were clean, comfortable, and well-equipped, but what really made our experience exceptional was the incredible hospitality. Due to a cyclone disrupting our travel plans, we needed to extend our stay, and the manager went above and beyond to accommodate us. Their kindness and flexibility made a stressful situation so much easier, and we truly appreciated the warm and understanding service.
From the friendly staff to the great amenities, everything about our stay was wonderful. We highly recommend Founda Gardens to anyone looking for a place that genuinely cares about its guests. We will definitely be back!

We eventually ended up with a very bright & sunny apartment which was very comfortable & had a good outdoor area When we arrived the first apartment we were given was not great, however once we spoke to Bell everything was sorted
- Penni (5/5): The location was amazing, The apartment we stayed in needs to be brought back to its formal glory! - location, location, location! we had over 4 coffee shops/cafes options during the week, one over the weekend. all in short walking distance. safe park parking. inner city bird life! petrol station close. The pool, was not up to swim standards, also room key could not access the gate to the pool area!
This is not a serviced apartment as mentioned. There was a small amount of toiletries & I had to ask for more as there was not enough toilet paper, to last 8 days. no cleaning was done.
The apartment was very tired. the carpet was about 25+ Years old. Oven & splashback uncleaned, etc.
Have entry photos as they have a hold over my credit card for two weeks after a booking leaves. uncase we did damage.
- Sarah (4/5): Disappointing - Layout was nice. Very disappointing. rooms were meant to have 3 working air conditioners, and only 1 in the bedroom worked. Oven didnt work range hood wasnt working, there was a smell that would go away. Reported to reception and was advised this is all due to be looked at, why put people in a room that doesn't have fully working amenities. What is part of the service I paid for.
