- lindtl2024 (2/5): Rude Staff - Booked a room way in advance only to have the hotel call me to cancel the booking stating they have to cancel the booking due to "Technical Issues" When I asked what these "technical" issues were, they said it was due to plumbing and other issues they cannot tell me. I was happy to take another room and it was 3 weeks until my visit which was more than enough time to fix any issues. The weekend I had booked for there was an event on meaning there were literally no other hotels available. I suspect they overbooked and cancelled my booking.

They have their personal crap scattered the full length of the motel in the driveways and all the tables outside the rooms…scooters, bikes, soccer balls, clothing, dirty plates, cutlery…. First room we were given reeked of cigarette smoke. Next room was next door to loud screaming residents with wailing children. Listened to their crap all night and got no sleep. Should have read reviews for this place… I’ve travelled a lot and never come across anything quite like it! Got out of there at sun up… never to return.

- Amber (2/5): - Should have read the reviews!! Just the sight of the place made me rethink my booking. Nothing like the photos. The car park was strewn with rubbish and gardens over grown. There was a dog tied to a pole 2 doors down and the smell of wet dog and poo was in our room. The language from the people in the next room was atrocious and kids screaming. The room was very basic and the blanket was stained and old. Fly Screens were ripped. It was only for 1 night but there was no way I was letting my family stay there. We packed our car and left. There was no one in office so left the key on the counter and walked away. Rang the office and apparently the other people there are department of housing residents

Dogs were in the rooms next door and tied up in the car park, the rooms felt unsafe and the whole place had a seedy vibe to it and it was very uncomfortable. The sheets had blood stains on them. The shower had mould in it and a broken soap holder. The tap was leaking and loud.

Our room was "around the back", next to an overflowing skip bin, strange comings and goings during the night. We left early as we could. The room was very cheap, I guess you get what you pay for.
- Robert (6/5): Comfort at a price - Room is clean and tidy. Shower temperature is difficult to regulate since the hot water pressure is weak. Couldn't really enjoy sitting outside, since beggars are allowed on the promises.

Although a non-smoking room, everything reeked of stale smoke. The blanket was filthy, the pillows awful, the shower hot or cold (never warm), light bulbs needed replacing, batteries in remotes needed replacing, Wifi is dial-up and super slow. Everything needed a really thorough clean and update!

Asked for it to be recleaned only for it not to be done properly again. Crumbs on the bed and bench/ table, floor had clearly not been vaccumed and the fridge was dirty. I had asked for an early check in as we were travelling and it couldn't be accommodated which was fine but to say it was because it needed to be cleaned was a joke because it certainly wasn't when I did check in.

The shelf in the bathroom isn’t functional, as anything you put on it just slides off😅, Same with the side table next to the bed. The parking spot outside my room was on a corner and meant i needed to do a 4 point turn to get out if anyone parked next to me. overall small hassles, nothing obvious

- Kerrinkarl (2/5): OMG ! - Firstly, that is not a photo of the Acacia Motor Inn in Armidale NSW. How desperate one must be to place a photo of a different building alongside their name in an attempt to gain customers. It is however, little wonder they have done this as it would come as no surprise if their reputation has already undergone scrutiny from most who have had the misfortune of staying there. We arrived late due to flight delays. In the driveway we were met with a rude and dismissive individual (manager?) who pointed us to a room at the back of the end building where there was no lighting. Once we entered the room we just wanted to turn around and leave. I wish we had. It was getting late and we were tired from travelling and had no idea how far from any other motels we might be as we were not familiar with Armidale. We encountered cockroaches on the bench, we were disgusted at the lack of cleanliness generally, and the pillows among other things would never pass a health inspection ! We slept in our clothes on top of the bed with towels wrapped around the pillows. Need I say more?

We had everything we needed and enjoyed our stay. It is a little bit from the centre of town so you definately need a car to get around. We had young children so this wasn't a problem. The shower was also quite bad. Extremely difficult to set the temperature as one small turn of the tap and it went from really hot to really cold. The laundry service cost was a bit high also at $20.

- Jennifer (7/5): On the whole our suite was very comfortable with good facilities, although a few things could have been fixed or updated - The bed was very comfortable with good linen and adequate pillows, there was a microwave, toaster and kettle to enable you to heat/cook food for dinner and breakfast. We liked that there was a separate toilet cubicle with a door to ensure privacy while someone else was showering, and our unit was in a very quiet part of the property. The bathroom had a badly broken soap dish with jagged pieces that were very sharp, and the water pressure was very low. The air conditioner wasn’t working properly when we adjusted it to a lower temperature for sleeping - it actually turned on to full blast and was quite noisy so we couldn’t use it.

- Emily (3/5): It has "the cheapest rates in armidale" for a reason - I appreciated that each room had individual parks. The room was very dark, the light globe flickered the whole time and I had to put all four wall lights on to be able to see (one light was at knee height behind the lounge). The microwave outlet didn't work and I had to plug it into a different outlet to use it. The sheets had someone else's hair in them. One of the seat cushions was broken. The lounge had rips and stains on it. The worst part of the stay was the staff calling me to say how filthy the room was, and they refused to clean it because I had removed all their sheets and piled them to the side and stacked my recycling to discard of separate. I was berated for not putting the do not disturb sign on if I didn't want it cleaned, when in fact I was not provided with a sign or told anything at all about it during check in. The bin stank of cigarettes. The carpet was torn and lifting. The taps squealed in every room which was audible from my own and every time one of the rooms used their sink mine would gurgle and back up, giving off the most disgusting smell.
- Geoff_and_Lynne2014 (2/5): Don't stay at the Acacia Motor Inn, Armidale. - Firstly, the photos accompanying this TripAdvisor listing are NOT the Acacia Motor Inn, 192 Miller St, Armidale NSW, nothing like it. I stayed there 2 nights in room 5,(April 22 and 23 2023), the only positive was there weren't any bed bugs. On the negative side, some ceiling and mirror lights didn't work, some of the power points didn't work, the air conditioning didn't work, there was mould in the bath room around the toilet and in the shower, there was a dead cockroach in the shower recess, the window curtains didn't fully close, there were baby cockroaches on the bench, there were stains on the bed cover, there was a tear in the bottom sheet, the carpet was filthy, and the microwave was disgusting - looked like something had been burnt to death in it. There are no shops or restaurants within an easy walk.
- Caitlyn (7/5): Good cheap stay for a uni intensive if you have your own car - The beds were average, the toilet and shower facilities were adequate. Overall a good value for money if staying in armidale for a short period The walls are so thin i could hear the neighbour watching a movie. The pipes squeal so 8am every morning i could hear people showering. The location was pretty far from the uni, and the town centre but that’s my fault really. The pillows smelled like nicotine, didn’t really bother me but might be worth checking. One last issue, the only shelf in the bathroom is literally falling out of the wall, it’s on so much of an angle that i couldn’t put anything on it. It’s also blocking the tap because it’s right over top the sink. Worth noting it’s a glass shelf and the sink is too small to store even a bar of soap.

- Simon (2/5): Go elsewhere - There are some people and places that should not be allowed to own/be hotels. Meet the not-so-good folks at the Acacia. Positively disgraceful in all aspects. I work in sales and have experience staying in many hotels in Armidale where at the least the service has been accommodating. This is not one of them. Incidentally don’t try calling them - I was told by the managers that they don’t use the phone. Well - good luck with that. They really should introduce a zero rating here.

I was very impressed with the provision of a toaster, microwave and particularly a small kitchen sink. The bathroom was very good and the desk and sofa were great. The best thing was the very comfortable bed.

- Dave (1/5): Absolutely the worst motel in Armidale, cheap, seedy and dangerous, not safe for children, - Not one thing to like about this place do not stay here.It is filthy and drug addicts reside there, it is a brothel as well This is the worst motel I have ever had the displeasure of staying at, there were two youth smoking crack pipes on the motels front lawn, as the night progressed I realised this motel was being used as a brothel, a friend told me he dropped his disabled clients there for sexual activity. I left in the middle of the night as I thought my vehicle would be broken into. This was the worst experience I have ever had at a motel. DO NOT STAY HERE !!

- 207mmj (4/5): Not what a budget motel should be. - Used to be a $100 motel room was pretty basic, but clean and did the job. I'll say it does keep you off the street, and I am grateful to have a place for the night. However, I'd be a bit worried to shine a lumalight around this motel room. It seems unlikely the cleaners do much more than empty the dirty bin, can't see the state of the bathroom since the bulb has blown, and the fluro light socket over the sink is empty. The furniture is very banged up, the throw pillows on the bed have food and very random (erk...) stains, (as does the carpet) the odd pieces of silverware are smeary and greasy, the kettle was very stained inside and I boiled it three times to make a cuppa. There's a weird patch of torn paint off the bathroom door. The batteries are flat in the TV remote. So look, it does the job, but the owners should really, really lift their game and do some solid cleaning, repalce all the bedspreads, manchester, and carpeting. But the towels seemed clean, the fridge and microwave worked. That was at least something.
