- suzanne (6/5): - The location was fantastic and the unit was very clean. It was nice to have the little kitchenette. Negatives: Once you opened up the pull out couch and the Murphy bed, thetr was barely any room to maneuver in the unit. We had to move around the furniture in order to open up the beds. We were told we had to strip the beds and empty the trash when we checked out, which we thought was very odd, but later learned that it was a timeshare, so maybe that is typical. We also thought it was odd that there was not even an extra roll of toilet paper in the bathroom, but the office gave us another roll when we went there to ask. You also have to pay for Wi-F for each device which seems very atypical.

- debra (6/5): - I was disappointed in the overall set up and cleanliness of this room. We had a balcony that overlooks the dumpster. We were required to pretty much clean the room on our exit… strip beds, wash dishes,empty trash! Towels were thin and cheap and toilet flushes had to be spaced out! Sadly we will not be staying at this facility on our next visit to Cape Cod.

- Dominique (8/5): - The office was only opened during the day, so it was not trivial to give a credit card for incidental. The main bed was stored vertically in the furniture. It's not bad just unusual. Wife was extra (It should be included for the price. The area is nice with easy access to the beach. I was going for work so I had no use for kitchen, pool and other plusses that were offered. The black dog caffe walking distance is amazing. Good place in general, just surprising.

- Jennifer (8/5): - When researching properties, this one had mixed reviews. Google reviews were very low which made me nervous. I was pleasantly surprised when we arrived. The grounds were beautiful, the pool and the room were clean and it was quiet. We didn't have time to check out the private beach but the views were great. You are required to strip the bedding and take out the trash but we were ok with that. We will definitely stay here again!

- Richard (10/5): - We booked this stay for an employee. We had a job that needed to be done in Falmouth. He was so pleased with this resort. He said we were spoiling him. The rates were really good so it was easy to make the choice to have him stay there. We will definitely be using this resort if we have work in the area again.

- Verified traveler (4/5): A review - As the saying goes, you get what you pay for. It was a last minute trip and rooms were hard to find. We knew that we were getting a Murphy bed and a queen sofa bed. Neither were comfortable. With both open it was very hard to walk around. Towels and bedding were clean but they need to be retired.

Lots of fees associated with numerous things, such as internet, cleaning fee, steep checkout penalties by the half hour.
We were required to clean the entire room, stripping all the linens, cleaning each dish, sweeping, vacuuming and bringing all trash to the dumpster, or we faced a cleaning penalty. We understand if this was just the rules for the time share owners but nightly guests shouldn't have to clean the room to that extent.
Hotel charged my card 3 days before we showed up at the property even though we opted for the pay at the property option.
Beds were extremely uncomfortable and when the murphy bed and pull out sofa were open, there was no room to move around to exit in an emergency or get to the bathroom.
Kitchenette was stocked with basic essentials so youre able to bring your own food. Grounds were fine, grills available.
Employees did not say hi or converse with us other than check in. Guests were friendly.

Also at 10a while my husband was on a conference call, they insisted the maid could only come at that time so instead of late check out as promised, it turned into a rushed, forced early check out

- Emmanuel (2/5): - Terrible! The bed sheets had a terrible smell to it. The mattress is terrible, very hard and uncomfortable to sleep on. The restroom had no tissues; we were given only one tissue per every request we made. You will not get a good value for your money.
- Rachel (10/5): - We got married at Falmouth Yacht Club, & had many relatives stay at Mariner’s Point Resort. The area & view from the hotel is breathtaking! The pool & hot tub were wonderful, as were the rooms. A bit smaller than we expected, but absolutely fantastic! We’ll be back :)

- Jennifer (10/5): - Really liked staying here. The view is beautiful. The price was budget-friendly. It was clean, but the fridge and stove were very out of date. They do have an updated kitchen next to the office that guests can use, and I thought that was convenient for guests who don’t want to heat up their room by cooking. Plenty of towels for the kids and me. They do not supply WiFi - you have to pay for it separately. Never experienced that and it seems odd - is there anyone who doesn’t use WiFi? It should just be included in the price. But overall very pleased.

- Holly (8/5): - Gorgeous views of Vineyard Sound. Spacious deck overlooking ocean. Wonderful pool and hot tub. It felt like we had the whole outdoor deck experience to ourselves, but that's because no one was staying in the adjacent unit, so that could have made a difference.
I think it might be prudent to update the electrical outlets by installing usb ports in some of them.

- Ania (6/5): OK stay, rewarded with ocean views - Apart from an excellent location, ocean views and walking distance to the port and restaurants, the property is really small, especially the rooms which are studios. I guess I was surprised how small the studio really was; once we put down the murphy bed and set up the sofa bed (which we had to make), you couldn't walk to the bathroom or kitchenette easily. You had to jump over the beds. And the beds were not as comfortable. I don't think these rooms should be rented to a party of 3 or more. The kitchenette and the bathroom were actually great and had all the appliances that one may need. When it comes to check out, you have to strip the beds and take out the trash or you will be charged extra. There is no Wi-Fi, one has to buy it. Nobody told us this at the check in, so we had to go back and ask. We haven't had a chance to use the pool or jacuzzi because of the weather. They looked clean and well maintained but were on the small side.

HideABed in a hotel room before . That was not expected. Also we had to make our own bed and then while checking out we had to strip all the bed linens & clean the kitchen area & wash dishes. We are world traveler - never experience this rules before .
- Verified traveler (6/5): Great stay for individual/couples; not family - Really prime location if you are planning to visit Cape Cod National Seashore area or Martha's Vineyard. The drive is pleasant from there. If you are traveling solo or just as couples then definitely worth it. However, while traveling with kids I would not recommend the place as the place is a bit cramped. There's a sofa bed and another wall-bed and there's hardly any place to walk when both beds are open.

- Verified traveler (4/5): - I had purchased a pool view basic room and when we got there, it was some small room with street view, ground floor and not what I had hoped for. Apparently, they prioritize time share holders. For $200 a night, this is not worth it.
If you want to spend couple of nights at a nice affordable hotel, with $200 per night you can do much better.

The location is ideal with an ocean view and use of a private small beach.

The small kitchen was great for eating a quick meal in and saving some money. We stayed for the Falmouth Road Race and my family was able to cheer me on right in front of the hotel. We will definitely be back again for a family vacation!

Also, I wanted to see if I could purchase a toothbrush at the front desk the next morning and the desk is not even open until 9am with checkout at 10am.

There was no room to put your luggage down, when you had the beds open. The room had a Murphy bed and a pullout sofa. Not suitable for seniors. Ok if you are young.
- Verified traveler (2/5): Disappointed - This so-called a “resort” is actually a motel level place. The room is very small and it does not have a proper bed in the room. The upstairs guests made so much noise moving furniture (very old and dirty) all night long, it was so difficult to sleep. This motel is the worse hotel we have stayed anywhere in the world, we do NOT recommend this hotel to anyone.

- Jason (8/5): Falmouth wedding weekend - For a small Inn, it was actually great. Bed was more comfortable than some high end resorts I’ve been to. The view off the deck in the morning was great and the surrounding area is wonderful. Cool little spot.
