- michael (6/5): - The staff were very friendly and the view was nice. Don't think because it is water front there is a beech or easy access. Bright lights shine in your room all night and booming music plays untill 2:00 there was a problem with roaches and ants. There is nowhere clean and safe nearby to eat and getting a ride into town is very expensive for 1 option and very inconvenient for another. The wiring was a fire hazard everywhere i looked. And the barbed wire covered walls are an eyesore. you must try to find someone to let you through the gate if you want to go somewhere. There is never anyone at the desk. The expedia app won't let me add photos.

I stayed in the large room on the second floor, which had a grand view of the ocean.
The owner, Mr. Robinson, was extremely helpful, friendly, and informative. He went above and beyond to make sure that I was comfortable. I mentioned that I wanted to eat some fruits that are not available in the US.
Mr. Robinson served some of those fruits in my complementary breakfast every morning.
The property is clean and it is relaxing. You can sit outside the room on the tiled veranda, listen to the ocean waves, take in the breathtaking views, and watch the cruise ships come in from afar.
I didn’t have a car, but that wasn’t a problem. Mr. Robinson called one of his licensed tour guide friends (Robert) and asked him to escort me around the island. Robert’s fees were reasonable and I felt safe with him as a single woman. Robert was extremely informative about the area, and a patient driver.
He took me to get a limestone massage, Rick’s Café, & Margaritaville. I had such a wonderful time in Jamaica. I would definitely recommend this beautiful hotel to anyone.

- Janelle (2/5): - Let me start by saying I was very disappointed from the beginning. The pictures displayed on the website are not completely accurate. Upon arrival, my partner and I buzz the bell to enter the property. We had to wait awhile before being let in. They had no idea who we were. As a business owner your staff should know who to expect at your hotel. That confirmed to me that communication was poor from the start. The young lady was looking a some piece of paper. Then as she was looking she said she had to call the owner back to find out some details. The owner instructed her that I had to pay $150, but only get back $100. As she found the paper, which end up being a contract the owner walked in the door. He offered us an upgraded room because we had to wait outside the property for awhile before being buzzed in. However, the room he was offering was right in the lobby with no privacy so we declined. Before getting to the room my partner and the owner had a disagreement about money and the owner said he has the right to refuse guest and not give us back a refund. He was rude and condescending. The bathroom kept flooding every time we took a bath. They gave us a towel cut in half as washcloths. The walls were cracking. Pest in the room and bed. No housekeeping service. Once we went the the Jamaican Tourist Board of Commission to file a complaint and came back our room was cleaned. The owner said the deck has some damage so enter at your own risk. Any problems go to the JTB!!

Very oddly behaved staff, No food on premises, only small snacks with very high prices that fluctuate depending on who shows up at the desk. Almost $100USD per day just to take a taxi out to go get food. Full kitchen but zero access given to guests. $10USD per day to use a mini fridge in our room. Another charge to use the safe. $30USD to use the washing machine on site. Very weird Sunday..the owner set up large DJ speakers at the end of the dock and blasted Christian church music towards all the rooms the entire morning. No real access to the water...a make shift ladder you can climb down and swim beside a docked speedboat. Very agitated attitude if you came back to the hotel late..had to be buzzed to be let into the gate, then had to wait to be let inside as the front door was locked. With work this place could be amazing, however it was just overly difficult to stay here.
- Elizabeth (2/5): - Waited 2 hours before we could check in, air conditioning wasn’t working properly, additional fee to use refrigerator, a whole wedding and reception was performed limiting our use of the property, always was short staffed, once we arrived we were asked to pay a deposit and taxes, the room already smelled stuffy and hot because of lack of air conditioning and circulation. Because of this he took our deposit, and said the room smelled like smoke but we did not smoke in this room. He was very rude and disrespectful and threatened to call police to have us removed from the property, the pictures on the website are deceptive, it’s a ***hole!!!!!

There is no restaurant and no room amenities provided. Bring your own bar soap, shampoo, cream rinse, hair dryer etc. And be prepared to pay excessively for taxis to go anywhere. There is a restaurant across the street, however the menu is limited.
My stay was disrupted by a dozen or more young people, who although lovely, and on a wonderful mission project, turned the place into a hostel like setting for the majority of my stay. Noise from 5:30 am until 7 a.m. and 4:30-8:00 p.m. daily. My room was next to the foyer (meeting place for the youth in the evening) and kitchen (used by a cook provided for the youth group) The property is simply not laid out to accommodate that many people.
Unfortunate timing for me I guess! The quiet of the property and chats with other guests the first few days were entirely enjoyable.

Exampl: to use refrigerator cost 10 a day and the safe for or passports was 20 a day like hell no!

- Stephanie (10/5): Beautiful and Quiet location in Montego Bay! - Waters Edge is a very nice, locally owned guesthouse in Montego Bay, Jamaica. We came to Jamaica for an all-inclusive resort stay, but flew in one day early in case of weather. The night before our resort stay, we stayed at Waters Edge. The owner/operator was on site and was very helpful. The rooms were clean, simple, and very beautiful. The view from our room was breathtaking. I also really enjoyed the direct access to the back patio, overlooking the ocean, from our room. The guest house is not currently providing food services following the COVID-19 pandemic. However, the owner recommended some restaurants and assisted us in getting food delivery. The guest house is located in a quiet little area right on the water. They have a gate that locks up the property at night and the owner also lives on-site and so we had no concerns. I would definitely stay again!

Shout out to Robert our driver who showed us the many beautiful places in Jamaica and gave us a short history of them. Robert is very friendly and ready to take you to where you want to visit. Overall, we had a wonderful experience and will definitely stay at the Waters Edge again. One Love!

Jay thought me recipes and techniques to bring back to the states to share with my family. I actually plan on going back next year with my whole family and renting out most of the rooms. Great guest house for personal events, or great family trip without congregated setting. Thank you Peter and Jay.

- Verified traveler (10/5): Just What We Needed - We came to the Water's Edge Guest House just 3 days after burying someone very close to us and 3 days before big wedding festivities. This was the perfect spot to center ourselves. We were able to reflect and grieve in a environment that was warm and friendly, and quiet. It gave us the space to be able to fully enjoy and celebrate the nuptials of other loved ones.
Be sure to order your meals in advance. Jay, who it so hospitable, can coooook! The food was delicious! And enough! Peter was great to talk to. And he climbed up to get us some June plums (my 1st time eating it) and climbed again to cut down coconuts for us. Robert was the driver they arranged to transport us. Great guy!
My only criticism, if I have to, was that my towels weren't soft and the bathroom soaps weren't to my liking. But really, so what.
Stay here.

The quiet surroundings allow you to soak in the beauty of the water and surrounding areas. The owner, Mr. Robinson really takes pride in this lovely guest house and it shows. He, Jay and the staff were accommodating and helpful and we enjoyed our stay and their Jamaican hospitality. Thank for the fresh coconut water, Mr. Robinson!!

Please prepare and brace yourself, if you plan to stay at this property. You will not enjoy your vacay/event. We were very disappointed and surprised all in one. There are plenty of villas offered in Montego Bay; but please cross this one off your list. I actually felt like I was in a prison at one point. You will thank me later.

Peter, the owner and Robert, our driver were all very pleasant and accommodating. It’s roughly 20 mins from the city so be prepared for the isolated vibrant feel. Very safe, small restaurant across the street for Jamaican dishes… coolest part is to know and understand the history behind the house and it’s architectural structure! So mind-blowing, def a win win if you’re wanting to get away for privacy, serenity, and fresh start! Don’t sweat the small distance, the driver will accommodate for additional charges. After all, no pool but private Caribbean beach access is a steal on any day! My yearly getaway…

The room we were in had an outstanding view of the water, very modest and tame. walls are a little thin so be comfortable about how loud you can get. You can walk on the deck and swim in the ocean at your own risk.The staff was great. They treated us like family and anytime we had a question they were there to help guide us. Don’t expect it to be like a five star hotel, this is a guest house for a reason. It has a cozy at home vibe. As much as you are a guest you are also coming into someone else’s home always respect them. They aren’t here to tend to your every single need 24hrs a day they have their own lives to live with their families, they do their very best in their service. The breakfast in the morning was great it was different every morning of our stay and it wasn’t to simple or to sophisticated. This is a place for those looking to be outside a hotel or resort setting. Smoking is allowed out on the deck of the property; Cigarettes or what Bob Marley enjoyed (some fire). Keep that in mind for those that don’t smoke. All in all it was simple yet beautiful. For those looking for something more rustic you can enjoy yourself and relax.

It felt like home. I'd recommend this place infinity x 1 to anyone wanting to stay in montego bay. 16min from all the tourist attractions and it is your own place of peace. Tell them Jerome sent you.

They would charge us for a fridge to put our foods in.
The kitchen serves breakfast only. There is not lunch or dinner, so during the weekend/ holiday curfews for the pandemic, you won't have any option but to somehow order from fast foods.
The only positive aspect was sea view from our room.
We booked for 3 nights, but left before the last.

You will NOT be disappointed and you'll thank me later.

- Verified traveler (2/5): - I’m not sure what everyone else’s outstanding experience was, but ours was horrible. The bed had flat sheets, the mattress was terrible . It’s hard for two people to sleep comfortably when the flat sheet moved every time we did. Im not sure why they wouldn’t put fitted sheets on a bed? the overall stay was less than desirable. There were fees we were not aware of. The hostess was distant and expressed very little interest in the comfort of our stay. There is a baby on premises that cried all the time. The stay was so bad we checked out early. We had to ask to have sheets changed, fresh towels . No soap in bathroom for shower and there was no curtain in shower, so if someone wanted to look in, they could see you. They Just had hand wash. This location is very far and every time we asked about something, it was a dollar sign attached. There is nothing free...nothing...not even water. I hate to give bad reviews, but this was just awful. There were only two room temperatures: freezing or hot. The male owner is a nice guy, but was very busy fixing up the place. Sadly I would not recommend this place to anyone. We were not looking for luxury, but just a decent place to rest our heads. It truly came up short. I wouldn’t stay here again if the stay was free.

I did not like the way we had to ring the bell and stand outside the gate after hours until someone awakes to open the gate to let us in

That was his belief it showed and guests like me suffered from that on a regular basis
Advertising “breakfast included” and it clearly was not Only good prep was for Pete , owner and his family
If you just want morning coffee it was instant coffee and cost 3 dollars
As a result of the Villas location, which did have nice views We felt trapped and manipulated due to that fact all meals and activities require transportation which is difficult sometimes dangerous and costly 15 dollars to drive 2.3 miles 30 round trip
I can list many too many examples of deception , manipulation and overall lack of consideration to us and any of the guests we met who were new to the country
Finally we left feeling we had been treated inconsiderately and many times taken advantage of
Thankful for my partner , she was all I could trust or rely on to navigate a dream vacation trying to turn into a true nightmare ...

I only needed a one night stay before returning to the U.S. the next day but wow, next time I'm in Montego Bay I recommend that anyone stay at this great home away from home. Very comfortable, spacious, quiet, has beautiful scenery and pleasant staff. The owners should be proud of themselves. I booked a garden view room but they upgraded me to a huge ocean view room with a serene and gorgeous view of the water. I think the Water's Edge bathroom was about as big as the room I stayed in Kingston (I choose the room but still...). They have a taxi driver named Robert who was reasonable, a consummate gentleman and played great music in the car on the way to the airport as he knew I loved reggae. Big up Robert! The food was tasty and I appreciated the sweet plantain for breakfast in the morning. Don't hesitate to try this 7 bedroom bed and breakfast. You will LOVE it.
