Bed was not comfy sadly but room had tea, coffee and biscuits. A little tired, especially the bed.

- Christopher (10/5): Great pub, right by the harbour - It's a great pub, right by the harbour. The food was amazing, we had dinner and breakfast.
The room was clean and had all the bits you need, kettle, tea/coffee etc. Bottled water by the bed. The ensuite bathroom was good as well.
It's a small place, only 3 rooms, so breakfast was only 9-10, which might catch you out if you want early start. But the breakfast was really good!

Do have to pay for nearby parking which for a two night stay could come to about £40 extra but worth it for the convenience. A few minor snags with room but not significant. Staff very helpful and friendly.

- Andrea (10/5): Charming place! - Charming inn house in a great location. Easily walkable to most of town and the beaches. We visited mid-week in September, so we had no trouble finding parking in the nearby pay and display lot. There's no a/c, so you will want to keep the windows open. I can imagine it could get noisy in the high season, but we were not bothered for our visit. Overall, I would recommend it.

Arrived around six, cold and damp, obviously came as a big surprise to the bar staff. Several room keys on the board, told them - to my husband’s embarrassment - we’d paid for the better bedroom on the booking website. There was no guarantee of a sea view in doing this, but we were hoping. After a phone call we were taken to a pleasant room overlooking a side street, and the bins. Neither the radiator in our bedroom or in the bathroom worked. Scrambled under the covers to get warm, rested for a while before walking round the town. Asked a member of the bar staff if we could have the radiator in the bedroom turned on. She said she’d look into it. Pub crammed with happy diners, food looked great, decided we’d eat there the following evening. Came back to a cold bedroom.
Breakfast perfect, hot, freshly cooked, high quality produce.
Out for the day, intending to return for dinner, knowing last food orders taken at 9. A couple arrived 8.30 ish and were told food service was over. We had a drink instead. Pub packed up around us as diners left, returned to the cold bedroom, had a bath to warm up.

- Andrea (10/5): Lovely stay with really friendly staff. - We booked this hotel using clubcard vouchers, it was handy to find a place to stay in the centre of Lyme Regis which allowed dogs to stay. The location was brilliant and we loved being able to park the car up the road and leave it there so we could enjoy the beautiful town.
The absolutely best thing about our stay was the service as everyone was so friendly, welcoming and couldn't be more helpful. The breakfast was wonderful, very tasty with generous portions. The way they cooked the tomatoes especially was delicious! We loved having a view of the harbour while we ate.
The room was nice - very clean and attractive. We slept well. I liked how there was enough tea and milk for more than one drink each.
I would suggest the bathroom needs a modern update at some point, plus a shelf for your toiletries and it would be lovely to have clean windows as it's not a bad view from room 1. It was great that the windows opened for fresh air.
We'll definitely come back again.

- Fiona (10/5): - We had a great stay at The Cobb Arms, the staff were really welcoming and helpful. They were obviously in the midst of decorating some of the hall areas, so they were a bit untidy for good reasons. The bed was very comfortable and the bottled water was a nice touch. Just to be a bit pedantic - the secondary glazing doesn't fit in the bedroom or the bathroom so the curtains/blind wave in the wind! The room was cold on our first day so had to request heating be put on. The day we left there was no heating at all which was invigorating in November! I had scallops in the restaurant which were fantastic - and the breakfasts were delicious. The chef deserves a big shiny gold star!!!
- Jon (10/5): Two night November stay with our dog - We stayed at the Cobb Arms with our dog for a couple of nights in November.
The things we really liked: the staff were very friendly and helpful; the room was clean and comfortable; the beer (Palmers) was excellent; the food in the evening was good and definitely a cut above normal pub grub; the breakfasts were generous and the vegetarian breakfast we had on our second morning was delicious; our dog was made welcome; the pub was well situated being right by the Cobb itself.
The things we liked less: there's no on site parking so we parked in a large pay and display car park about 10 minutes walk away up a pretty steep hill (we didn't mind the hill but it definitely wouldn't suit everyone), we paid £9 a day for this, which would be more expensive in the summer months; breakfast is served between 9 and 10, which is too late if you are planning an early start for a day's walking.
Apart from these couple of negatives we really enjoyed our stay.

Very comfy bed.Great breakfast served by a very attentive and friendly young man called Adam. Will happily stay again.

Cons: No Wi-Fi, no car park and council car park charges aren’t cheap although free after 9pm in summer and after 6pm in winter. Very nearly got a ticket
- MELISSA (8/5): - Nice and convenient to stay above the restaurant/pub. Close to the beach and lots of walking areas. Cute little places to have a pint or grab something to eat.
- Wendy (6/5): - The staff work really hard including the young man and woman but everyone seemed frazzled so not really a relaxing environment but obviously they are doing their best and were polite and professional.
The food was great, dinner and breakfast.
The room was not so great, the bed was not comfortable for 2 people as one side was sloped and the toilet was challenging to flush. The remote was missing but we didn't want to go down and trouble very busy staff.

Bed linen and towels are spotless but painting and carpets desperately need cleaning and refurbishing . Area to reach bedrooms behind kitchen are off putting as raw food is stacked and leads to outside and needs a good clean, hope this can be rectified

- Mr Martin (8/5): - A lovely friendly Inn where we were welcomed warmly. Super bedrooms, we liked the decor- yellow/ gold in my Mum's room and silver/ pink in ours.
The only problem we found was the long steep staircase up to the bedrooms which my Mum, aged 92, struggled to access. She needed a great amount of help as there were so many stairs together in one flight. We understand there isn't probably room for a lift in this older building, but this would have an impact on us visitng again with Mum or with people with similar levels of mobility.
Nevertheless we enjoyed our stay and are grateful that the kind gentleman on duty on Friday night let us stay to play cards in the bar well beyond bar closing time!

The route up to the room went past the kitchens. It smelt and the floor was very greasy and slippery.

- Sus (10/5): Perfect location - Perfect location, very comfortable room. Amazing service, fabulous breakfast and a very warm welcome. Only are that needs a little maintenance is the stairwell to the lovely rooms.
- Darren (8/5): - The rooms were clean and comfortable. Furnished to an eclectic taste, like the rest of the pub. The pubs location on the Cobb in Lyme is great, especially for walking by the sea early morning or late evening.
One issue, there is no parking at the Cobb arms. There is a council car park nearby at Monmouth beach, but it is very expensive. £1.60 per hour, up to 9pm. Then free overnight to 8am. It mounts up of you are there for s a few days.

2 Cons: 1. cleanliness could be better. Examples: room and drapes needed dusting, carpet on stairs and in room not very clean, flat sheet was used for mattress so mattress wasn’t properly covered, 2. half glass to cover shower so have to be careful not to spray water into bathroom (becoming an issue with quite a few places so not a deal breaker!).

- David (4/5): - The welcome on arrival was good, so was the evening food and service. The room was clean and the bed was comfy. That is all that was good. My main issue is the use of “luxurious” to describe the rooms. This drew me and persuaded me to pay a higher price than I would normally pay for an overnight stay. And it is so not true. Luxury touches amounted to stylish bedside lights, an eye-catching piece of artwork on the wall, and the presence of a coffee machine as well as the usual kettle. BUT many of a guest’s basic requirements were not met - absolutely nowhere to hang any clothes, no proper place to put your luggage, virtually no horizontal surfaces in the shower room other than the toilet seat, no towel rail, and getting into the shower room meant squeezing through what can only be described as a very small cupboard door. Breakfast was a complete fiasco. We had been told that breakfast started at 9am, our tour guide was due to collect us at 9.30, we were assured that would be no problem. The morning staff were completely different and did not even know we were guests. Juice, tea and cereal were brought, our order for cooked breakfast was eventually taken about 9.10 (we were the only customers) and when we mentioned 9.30 departure being no problem, all we got was “Who exactly told you that? What exact words were used? I know nothing about this.” So we walked out and obtained excellent bacon sandwiches at the shop across the road. Luxurious? Pull the other one! Never again!

- D J (8/5): Great location, friendly service - Friendly service and outstanding location. Rooms great and looking forward to the refurbishment of the lobby area and access. Only downside was earliest breakfast was 0900 which is not brilliant for long-distance walkers
- Gentian (4/5): - This was our third stay at The Cobb Arms and we were surprised and disappointed at how much things seem to have changed. The room was clean and tidy but little things like the complimentary coffee not being replenished daily we’re a little annoying. Breakfast on our first day was great - we were offered fresh orange juice, coffee was topped up, food was great and the member of staff that served us was really friendly and couldn’t do enough to help. The second and third mornings we had a different member of staff. No offer of orange juice, only one cup of coffee and although the staff member was polite, she didn’t engage with us in the same way.
The really disappointing issue was the fact that another dog staying at the pub had an ‘accident’ in front of the bar during breakfast (a number 1!). The dog owners ignored this - extremely irresponsible - so we pointed it out to a member of staff and were told it would be cleaned up. It was still there the following morning when we went down for breakfast. Suffice to say we won’t be staying again!
- Deborah (4/5): Overpriced and scruffy - For £140, off season, I was expecting something rather special. Instead, while the room itself was quite comfortable and a good size, the rest of the experience was poor. The steps leading to the rooms are scruffy and threadbare. While they point out that they are decorating (usually a reason for establishments to offer a lower price to attract customers) there is no need for a load of junk in the corridors. I am unconvinced by their security either, since returning late I was able to get through a wooden gate behind the pub, through the door leading to the kitchen and up the stairs as far as the rooms, without a key or any challenge. I had to do this as I was given no information about how to get in if I came back late. The pub was supposedly open “until late” but was in darkness when I returned at around 10.40pm. I had twice pointed out that I would have my dog with me and indeed he was with me at check in. So I was taken aback when the member of staff on duty told me in the morning that I had to pay another £15 as they “had noticed I had a dog in the room”. I refused, pointing out that the error was theirs and that in any event the £140 was extortionate for what was offered. The only response was that “a lot of places charge more”. Be prepared also to add £15 to the cost of a stay for parking.

- Paula (8/5): A lovely little break….. - A lovely little break at The Cobb. Very pleasant and obviously freshly decorated room. Quirky and interesting decor downstairs. The staff were friendly and attentive, the dinner menu had a good selection and my prawn curry was delicious. Breakfast was included and was huge! I would definitely recommend it.

- Paul (8/5): Cobb Arms in October - The location is excellent right at the harbour front and adjacent to the COBB. There is space for loading & unloading outside the hotel, subject to availability and deliveries.
The accomodation was clean and comfortable and the included breakfast was comprehensive. I would return. It probably gets very busy at the peak of the summer.
- Penny (6/5): Great location but disappointing quality - The location of the pub was perfect for our needs during our short break away, which was why we chose it. The room itself was nice, clean and a good size - billed as the ‘luxury room’ on booking. However the room got very hot at night, even with the sliding window open fully. We had a problem with the shower, which we reported the first morning, but which wasn’t resolved during our stay, and it later transpired was already a known problem prior to our arrival. The toilet wouldn’t flush properly either. Our full English breakfast the first morning was only luke warm and was then reheated in the microwave for us. The second morning was again only just warm, like it had been sitting out for a while. The walk from the pub to the rooms was messy and cluttered and not at all what it should be. The residents’ entrance from the outside was unwelcoming and messy. The hallway was being painted during our stay, so the bannister was wet one day on our return. Disappointing for the price paid.

The previous residents had requested a move from our room (Room 1), maybe because it didn't have a sea view, overlooked the bins at the back of the pub, and was also overlooked by flats opposite the pub.
We were constantly disturbed by the sound of the hand dryers in the lavatories immediately under our room (it sounded like a distant fog-horn) and early on the Friday morning were woken by a huge crash as the glass recycling bin was emptied by the council. Staff also emptied glass regularly into bins below our window
The breakfasts were excellent. We ate dinner in the pub one evening. The smoked mackerel pate was excellent but the haddock fishcakes did not taste of haddock - just potato. The landlord has plans to improve the menu so things may get better.
The location of the pub was excellent, we weren't disturbed by customers in the evening and the condition of our room was great so, overall, we were happy with our stay.

Parking off site at top of hill...£8 for 24hours...so drop offstuff before parking as hill is quite a trek! Further parking nearer but was absolutely rammed.
Room lovely and clean...comfortable and spacious as slept 3. However, at the front of the pub so noisy early morning due to location

The room is a little pokey and particularly noisy in the mornings when local traffic and council trucks come past to empty bins and bottles etc. The room is not cleaned daily - this would certainly make a difference if it was. Fine coffee machine and tea making facilities in room. Great hot shower. Would stay again.

- Richard (10/5): Fantastic weekend - The Cobb Arms was great. Beautiful position right by the sea. Lovely food and great range of beers. Room was very comfortable and clean. Staff were extremely helpful.
Some nice touches included additional T bags, milk etc outside rooms in case you run out.
Only downside was nearby parking (nothing to do with pub) where I got a ticket cos I overslept on Sunday by 45 minutes!
Lyme Regis lovely for walking, water sports or just eating and drinking. And if you are going - the Cobb Arms is the place to stay!

- Verified traveler (8/5): Wonderful stay in lyme regis - The staff were lovely and the food was great. The room itsrlf was clean and well presented. The bathroom was dated and a bit wirn out. The only thing we found diffucult was the amount of noise outside our window. The room was too hot too sleep in without the windows open.

Breakfast was good with vegetarian options. Dog was made to feel welcome. We’ve booked to return later in the year.
- David (6/5): Disappointing but good location - Check in was not straightforward as they tried to charge extra for our daughter despite the fact she was already included in the price on the email confirmation. They also overcharged for additional items not ordered on our evening meal bill. Having just stayed in a lovely pub in Hawkchurch, we got the feeling the location of the Cobb Arms meant some staff didnt need to try so hard to make guests welcome, although our waitresses were friendly. We also had out of date milk in our room which curdled in the tea.

- Verified traveler (10/5): Comfortable and convenient stay - Stayed at the Cobb for one night just after the relaxation of restrictions. The room was comfortable, we had a side room so the view wasn’t great but I expect that those in the front would have a great view of the harbour.
Breakfast was excellent with a good choice and helpful welcoming service.

Tea and coffee in the room and even hot chocolate !!!
My only complaint was the shower was filthy with black mould. Something a good squirt of some cleaning products would sort instantly.
Will definitely revisit when in Lyme Regis.

- Verified traveler (8/5): - I stayed 2 nights. It's in a nice location, but with no parking. The long stay car park ( Holmbush @ £2 a day) is quite close, but up a sharp hill. Friendly bar staff. I only ate breakfasts here, but they were good, so I'm guessing a decent kitchen.
Their internet was too weak to support a connection ( This was room 1) - hint : put in a booster. Decent beer, although I was a bit twitchy about staying inside. To be fair, I don't think COVIDwise they were much different from other Lyme Regis pubs / restaurants based on what I came across.
- Belma (10/5): Fab central location - Amazing hotel to stay and great choice for breakfast and dinner. Friendly staff and clean rooms. The hotel is also dog friendly so was allowed to bring my dog for the duration. Will definately come again. Parking is a little tricky. Either 1.20ph or walk up a very steep hill for £2 aday.

My only complaint would be the street noise. The room was comfortable and met our needs. Shops were right across the street with several different food options if you didn't want to eat in the pub downstairs.

- Verified traveler (8/5): - Perfect location for a beach stay. Our room was fresh but the bathroom could do with updating. For example, having a place/stand to dry bath AND beach towels. The food at the pub was fresh and the service very good.
Rooms in the morning can be very noisy. Was woken at 6am by the bottle collection truck and then deliveries were regular as well as local traffic going to the harbour. That said, I’d stay again and would recommend.
