The room smelled rather foul like sewage, which no one seemed to notice until I alerted the maid, who came to spray the room with air freshener. The shower had close to no water pressure, and sporadic hot water.

- Czuczu (9/5): Great Stay in the Heart of Chiang Mai - This hotel is in an unbeatable location: just a 3-minute walk from Tha Pae Gate and 5 minutes to food stalls, coffee shops, massage studios, bars, and a local fresh food market where cooking classes start. If you are here for a city trip, you won't need a scooter. Walkable to the night markets, temples, and main sights. Grab/taxi from the airport takes about 15 min.
Our room was spacious, clean, and comfortable. It had fresh-smelling linens, a reliable AC, and a great working mini-fridge. The beds felt like hotel quality, and the Wi-Fi was reliable. A desk (with an additional power socket) and chair were available, which was great as I worked remotely.
The bathroom was clean and simple.
The hotel has a cute coffee shop downstairs, ideal for working or relaxing. You can also book tourist trips there; we arranged tickets for a Thai boxing match (600 THB/person with hotel pickup and drop-off)—a fun experience. The water pressure was low, and warm water wasn’t consistent
Additionally, there was no towel rack in the room, which would be a helpful addition
- Peter (9/5): Amazing location, value, friendliness, generosity, and SUPER CLEAN!!!! - amazing location (can walk to most places), super clean facilities and room, a/c worked great, our family room was very comfortable, the owner was accommodating to every request. housekeeping did a great job when we asked for it. extra bed for my daughter was only a thin bed on the ground. after the first night it was uncomfortable and cold, so we requested another actual mattress and comforter. they brought it to us promptly. on Christmas day, they gave us a gift of amazing and soft banana bread and a fresh mango. there was complimentary filtered water in the lobby, and sometimes a little pastries for us to eat if desired. charged us an additional 3% for using credit card to pay for the hotel stay upon check-in. this was unexpected and after complaining about it, they compensated us by offering us free coffee for each of our family. the a/c in the kitchen did not work (but it was no big deal); it was so humid and a bit cool that our swimsuits never really dried. had to use the laundromat down the street to dry it. our room never got much sun, but it was not the hotel's fault.

I really loved the interior. I enjoyed my stay and will back in future as well. I also loved the location, everything in waling distance You could easily hear the noise and voices from outside or from other rooms

- Paola (8/5): Very good - It was a nice private room with a share bathroom, a lot of shops, restaurantes, small markets around and the night market was around 12min by walking......it was really nice place and the people that work there were amazing also. Simples breakfast but delicious. One day I smelled weed very strong even in the corridor of my 2nd floor. It bothered me a lot because it was so strong for looong time.

The room given to us was big, lovely washroom( the best so far from our booked hotels with the booking.com since December, 2023.
The manager went beyond to find my pair of glasses which we left in the green bus from chiang rai.
FANTASTIC that he found the for me. It took him a long time to locate them.
I really did appreciate his kindness There was nobody at the reception when we arrived.

The door couldn’t fully open, no night stand and no space to open up your backpack. The owner offered us a new room on the rooftop which was much nicer. The remaining two nights we much more enjoyable. Only disadvantage is that the road is quite noisy

- Betty (4/5): Disappointing - I booked a room with a shared bathroom. Everything was really clean. I didn’t really miss much facility wise. From the location everything in Chiang Mai is very accessible. There’s lots of noise. From boilers that keep going on and off, and traffic that is there 24/7. On one of my nights there was even a fight between other guests (I think) and the screaming woke me up. All and all this hotel was a strange experience. Would not stay here again.

- Danique (3/5): Poor - The location was okay, the only downside of it was that our bedroom was above a nosy bar and somehow the walls were really hot and soooo noisy figured the kitchen of the bar was next to it The bed was awful, the bed springs were peeking through. Bathroom was shared which we knew upfront however many times it was out of toilet paper, and shampoo and gel. Had to use the same towels every day. Staff were no where to be found. Would absolutely NOT recommend.

- Jason (10/5): Center of the chiang mai experience - Located in walkable, social, and center of the city. Everything was walking distance from the hotel and the room was spacious and had everything I needed. Just the knob to turn on the shower head would not move but not a big deal.

- Sarah (8/5): lovely little guesthouse in the heart of the old city - the location is absolutely AMAZING! the guesthouse is located near to thapae gate and walking distance from all the main attractions in the old city. There is also a lovely fresh fruit & veggie market close by with food stalls, coffee at souvenirs. Also walking distance from a 7/11.
The rooms, while small (twin room), were clean and tastefully decorated. Also good aircon.
The guesthouse is also trying to reduce plastic so there is a free water dispenser in the lobby.
The owner is also lovely and very accommodating, he gave us fresh fruit when we were feeling ill.
came back and stayed here again because we enjoyed it so much :) Because it is so close to the main road, it can be very noisy at night - especially during festivals such a yi peng.
There was also only one shared shower and toilet both in the same room so sometimes you have to wait quite a while to use either.
Also, there is no reception so it can be hard to contact the property (tip: when you arrive, sign in on their WiFi and message the property on booking.com and someone will come down to assist you with check-in)

The owner was out of his way to make the guest feel like home. he made free simple breakfast for the guests, and let us use all the utilities in the kitchen. I rented a bicycle and cycled about which was a really good way to get about. the staff were incredibly friendly and made it an even more positive experience. it was safe, clean, the firm beds were a staple for my month stay in Thailand and good for my back so no complaints. I would highly recommend staying here for general ease of location. it was quiet despite being in the middle of everything. This was my favourite place I stayed in Chiang Mai. Thank you for a fantastic stay and hope to be back nothing

Spacious room, private bathroom. Easy to get a ride to the airport, Love this spot! Beds are a little to hard for my liking, more than firm, but this seems normal around thailand.

- Wayne (6/5): Lovely rooms in a great location, but needs renovation - Baan Klang Vieng is a lovely property, tastefully decorated with antique-looking sculptures and other tchotchke's on the landings. And the Wifi is among the fastest and most reliable I've had in Thailand. Best of all, it's situated in the old city, within walking distance of all the best temples and the Sunday night street market. I managed a glimpse into the larger two-bedroom family room, which has a full kitchen and looks very nice. The hotel apparently recently reopened after the pandemic, but you might think it had been shut since the 1990s. It only accepts cash payment. Beds are very soft, but not in a memory foam way, more like cheap springs. The bathroom window cannot be closed, so mosquitos and other insects fly in to the room. I arrived to find the mini-fridge filled with previous guests' half-empty bottled beverages and some rotten bananas, for which the staff were very apologetic. Lighting in the room was limited to a single neon bulb, no bedside lamp. The one table in my room was dominated by an enormous, CRT TV, when most guests just stream videos on their own screen these days. The space could have been better utilized by an electric kettle. It's run by a couple who are very nice, but don't maintain a 24-7 desk, so communication is largely by text.
