The hotel staff are all incredibly kind and attentive. The room was spacious and comfortable. Location was perfect for walking around downtown and along the river walk. Cute decor! Zero noise from the downtown construction during our stay. One more mention for the staff - major props for being so nice, thank you! I should have brought my dog. Next time I will :) !

No breakfast served, they redirected us into a cafe with the longest line ever, took forever to get your food and you had to pay for it. I forgot my expensive headphones but they were not willing to send them back to me, they redirected me to a site that wanted me to pay twice the value of the headphones to get the shipped. I would NEVER pay the same amount to stay in this hotel.

Staff is very friendly. A 70 dollar mandatory overnight valet fee seems high. Especially as self parking is not available and with two small kids, remote parking was not an option.

As someone else stated your reservation could be changed without your permission or input. For the size of the room they have a lot of stuff sitting around. Such as all the stuff they try to sell. You can get bottle water at the pool, front desk, but the water next to the coffee maker the charge $5 a bottle. If you like the humm of the elevator stay in the room I stayed in. Perking is secure but expensive.. beware if you pay for eairly checkin it does not guarantee you will get in before 4p.

However, be aware that your reservations don’t mean a thing if they get a bigger fish hooked during your reservation dates! No pool. No live music. No sit down breakfast. No in-house dinner options. And No Warning!! Everything cancelled at the last minute. Consider yourself warned

Pool was closed; restaurant was closed for multiple days. Sold off to private events they don’t tell you about in advance. Beware. You might not get what’s advertised. Room decor is tired and dark.

- photomom55 (6/5): Don’t stay here if you want to sleep - The room, the service and the food were excellent but the experience was unfortunately spoiled by the fact that the hotel, beautiful and well situated, was filled with obnoxious frat kids. Though we were put on the top floor, we were awoken at 2am by kids screaming and partying and running into and out of rooms and this went on for at least a solid half hour. The staff was extremely apologetic the next day but we can’t get our night back.
- 408haithama (6/5): Great stay overall, but disappointing breakfast experience - stayed at Hotel Van Zandt from April 20–22 and, overall, had a pleasant experience with a few notable highlights—alongside one frustrating drawback. Upon arrival, the valet process was smooth and efficient. The team handled our car promptly and assisted with our luggage, making for a seamless first impression. Mario from the valet team stood out for his kindness and professionalism. Valet pricing was around $60–65 per night with unlimited in-and-out access—admittedly expensive, but fairly standard these days. Check-in was quick and hassle-free, and the room itself was clean, comfortable, and well-appointed. The hotel’s amenities were also well-maintained and added to an otherwise enjoyable stay. However, the biggest downside was the breakfast experience. I booked the stay through American Express Travel, which included complimentary breakfast. Unfortunately, we were informed upon arrival that the hotel restaurant had been fully reserved for a private event for the entire duration of our stay. As a result, dining in the restaurant was not an option. Instead, the only alternative offered was in-room dining. This was disappointing—not only because we prefer starting the day in a restaurant setting, but also because in-room dining came with an additional 24% service charge plus a delivery fee. Being effectively limited to eating breakfast in the room, with added costs, diminished what was supposed to be a perk of the booking. While I understand that hotels host private events and conferences, it’s difficult to justify a situation where regular guests are completely excluded from a core amenity—especially one that was included as part of the reservation. In summary, the stay itself was enjoyable thanks to the staff, cleanliness, and overall atmosphere, but the handling of the breakfast situation fell short and impacted the overall experience.

- D9396GNjamesb (6/5): The start of our day usurped by a business group - I do think Hotel Van Zandt is a very nice hotel in a lively area of Austin, but we did have a disappointing experience. Through American Express, we were guaranteed complimentary breakfast for two each morning, but were told after arrival that the restaurant had been booked by a visiting conference. The manager argued that we could have eaten from limited options in the little coffee shop or ordered room service. We had done both and found the choices very disappointing, so the next day left the hotel for breakfast a 15 minute walk away. I can understand a hotel catering to a business group but cannot understand how a hotel can choose to inconvenience prepaid guests in the process without warning. The restaurant where we assumed we would take breakfast was off limits to regular guests. We will choose larger hotels in the future.

Good location, nicely furnished, comfortable. ...and currently under heavy construction with jackhammers starting INSIDE THE HOTEL at seven in the flipping morning. It's one thing if you can't get a nap in the afternoon because there's work going on; I understand that hotels need to renovate eventually. These lunatics think it's okay to start literally jackhammering the floors at 7:01 in the morning. Literally the entire product a hotel sells is a restful night of sleep, I cannot imagine how anyone who's spent ten minutes working in hotels EVER agreed that this was acceptable. I really wish they were required by law to disclose this kind of thing. I'm leaving early, and moving to somewhere that understands how to be a hotel.

Great service, really did a terrific job and keeping our family in conversation while making sure all our needs were met, and then Marco, who delivered our car, was a very nice, professional. Live music what a great touch. They were fantastic. It was a like a jazz blues band really made our Easter wonderful Definitely one of best places in Austin for dinner or breakfast or brunch or stay! The hotel is amazing great vibes!!

- eclipsis (6/5): Nice overall, but desperately in need of an update - We're currently staying here for the weekend, and I rented a cabana yesterday to enjoy the "heated, all-season pool". The website advertises that direct booking gets you first dibs at renting a cabana, but they simply send you to ResortPass, which all the Spring Breakers had already booked with... So the pool was VERY crowded. The pool was NOT heated, and because it's only in the sun for a few hours each day, the water is much too cold. Maybe this is better in the summer, but why advertise that it's heated if it's not? Service was good, but the drink I ordered came half full, and the fries were undercooked. The cabana itself is SAD. The furniture is worn out and very dirty, with old stains and bird crap that has clearly been there a while. There's no trash can, and no amenities besides a TV and bottled water. The couch cushions were gross, and I wished I had scoped the cabanas out before dropping a hundred bucks (+ food) on a very sub-par afternoon. I'll update more about the hotel itself after we check out.

Really good coffee machine in the room and also a great cafe downstairs. The staff here were incredible and we got to borrow bikes to ride along the river - the location is excellent if you want to be able to enjoy the nature of Austin by the river as well as downtown. There was building work outside unfortunately which meant there was noise starting in the morning. The pool was also closed and we weren't informed of this - as we had booked a place specifically to include a pool for our honeymoon this was really disappointing.

- I3424NZsteveb (6/5): Some good but a lot of problems - A mixed bag. We appreciated the hotel giving us a room on a high floor with a decent view. And breakfast in Geraldine's was pretty sublime. Other issues though distracted from our ability to have a stress free getaway. We made reservations online which showed confirmed at the end of the process. But when we called the hotel they said we had no reservation. The internal tech issue took a full day to resolve. The valet service ($62 a night) was a mess. Car would arrive at a completely different location than where they told us to wait for it. Once they could not find our car at all, making us 15 minutes late for our dinner reservation. Then there was the bill, which inexplicably contains multiple small tax amounts on the same day for the same tax. All that, plus a steady torrent of unwanted texts from the hotel (until I insisted they turn them off) made this a less than great stay.

- Ian (10/5): First rate stay, will hopefully visit again - Great staff especially on reception & valet, location, Geraldine’s. Room was superb, overlooking Rainey street. The valet parking is a bit steep, but it’s common for downtown. Car was brought quickly every time.

- maryc93_10 (10/5): Loved the VanZandt - The Hotel Van Zandt was wonderful! Room was very clean, quiet, and comfortable. The restaurant was great--we had two meals there and enjoyed both. Service was helpful and pleasant throughout. Keegan on the front desk was a standout. We were lucky to meet him on arrival, and he had wonderful suggestions for stores, sights, meals on the go, etc. Very gracious and knowledgeable. The location is also prime. Close to the lake and walking distance from shops and restaurants. I highly recommend the Van Zandt.

My girlfriend and I were visiting from Colorado and asked one of the valets for a suggestion on where to go for dinner. I wanted to know where the locals go. Turns out that the young man we talked to, Ryan, was from Colorado also. He was very friendly and helpful. He was extremely personable and greeted us every time we saw him.

I want to give a huge shoutout to Ajay, who consistently goes above and beyond. He’s friendly, efficient, and brings such great energy every time I pull up. The entire valet team is kind, funny, and incredibly welcoming. They handle everything smoothly and make the whole experience stress-free, which is a lifesaver when my friends and I are heading to Rainey Street. Having a reliable, safe, and well-run place to park near all the action is a huge perk. I’ll definitely continue using their valet in the future. Highly recommend their service—even if you’re not staying at the hotel!

- ozymandiass2025 (10/5): Awesome Gameday Hotel - Came down from Utah for the A&M game and decided to make a full weekend out of it in Austin. I’d never stayed in the Rainey Street area before, and Hotel Van Zandt ended up being the perfect home base. It’s literally steps from all the bars and restaurants on Rainey, and you’re right by Lady Bird Lake and the trail, so I could grab coffee and walk along the water before diving back into the football chaos. The vibe of the hotel is very “cool Austin” without feeling try-hard. Lobby’s dark, cozy, and stylish with a music theme, and there were complimentary margaritas in the afternoon which did NOT hurt. Rooms are modern and comfortable with a gray/blue color scheme, good shower, and nice city views. I also appreciated the rooftop pool area, a great spot to chill after being packed into a stadium all day. Now, the real MVPs of the weekend were the valet team. This was a crazy game weekend with people checking in nonstop, cars lined up, and everyone in a hurry to get to their tailgates. Even with all that, the valet crew kept things moving smoothly, stayed friendly, and never seemed stressed. Our valet, AJ, was out there in the heat juggling a ton of cars, but he still took a second to joke with us about coming all the way from Utah just to yell for A&M, gave us quick directions, and made sure our car was pulled up fast when we were running late. At the end of the night when everyone was trying to leave Rainey at once, he recognized us, got our ticket, and had the car up way quicker than I expected given the crowd. Overall, if you’re coming into Austin for a big event or game, I’d absolutely stay here again. Great location, fun atmosphere, and even on a slammed weekend, the staff made everything feel easy.
- stevejQ9543ZE (10/5): I’ll Be Back! - So I had the privilege of staying at this beautiful hotel once you arrive you’re greeted with wonderful faces shoutout to Ajay & Josh from the valet then check ins went smoothly, the margaritas was outstanding , the rooms were nice very comfortable bed! Overall wonderful stay just sad it was only a two day trip

- Anna (9/5): Nearly perfect stay. Would be great if few little tweaks were fixed as mentioned above. - Great location. Few minute walk to historic rainy Street. awesome lobby. Very friendly check-in staff with complementary margaritas. The bed and particularly the bed headboard vibrated when the air-conditioning was on. Had to keep it off for the stay. In order to sleep. I also did not like the available creamer for the coffee in the room. I did not mind that it was in a strange paste format, but it contained sugar, and I do not like sugar in my coffee, and there were no other creamer options in the room.

The rooms were beautiful ,clean, comfortable, and stylish—and the location was perfect, close to everything I needed. A special shoutout to Josh, who was extremely helpful throughout my stay. His friendly attitude and assistance really made the experience even better. Highly recommend this hotel!
