Guest Reviews
- Ryan (7/5): -
- Julia (8/5): Great staff. - Friendly and efficient staff.
Lovely spot with great views.
Well appointed and comfy room. A bit pricey.
Spa needs an upgrade.
- Ryan (8/5): -
- Robert (10/5): Wonderful - Beautifully clean, lovely grounds Nothing not to like
- Patrick (8/5): - Staff and food were excellent. Very friendly Bathroom bit tired
- Karen (8/5): Clean and comfy - Went the night before a 2 day course. Comfy, clean and tidy. Food on the course wasn't too great. Not disabled friendly
- James (7/5): Lovely country house - Lovely location, excellent staff team. My rating would have been higher if not for incident at dinner. After a significant delay my meal arrived clearly over cooked. I complained and the staff did their best. My meal was replaced and both main courses were taken off the bill. The staff were excellent but was disappointing. Otherwise a lovely stay See above.

- Liann (8/5): We really enjoyed the atmosphere and the food was delicious - Lovely food and the staff were so warm and welcoming . The walls were paper thin - you could hear tv , talking and snoring from other rooms .
- Paul (7/5): -
- Chris (7/5): Good for a few days break - Swimming pool facilities Bathrooms getting a bit tired
Should have an electric car charger .
- Michael (10/5): - The staff were very helpful and friendly.
- Paul (7/5): Nice enough, needs a bit of a renovation - food a bit average - The staff were lovely and check in and check out was very easy. I didn't use the facilities like the gym or pool. It's a bit tired - the food sounds great on the menu, but doesn't follow through. I had a 'king prawn cocktail' but was just bog standard (probably frozen) prawns, and I had a gammon steak which was also disappointing. The room was tired, although very convenient and having everything needed.
- Emily (9/5): -
- Alexis (10/5): - Lovely hotel, and location was good. Food in restaurant very nice and good value. Room was big and clean The room was a little dated, the bath with shower over bath was old and dated and the bath was very deep to climb into. The carpet was worn in the room and radiator in bathroom was rusty
- Alfie (5/5): We was expecting a bit more from the pricing of the room (£169) However, with the issues stated this definitely didn’t m - Bed was comfy, easy check in and check out. Poor toilet and bathroom facilities, loose taps, plug sockets and lights. The door didn’t have a handle on it, neither did it shut properly.
- Jenni (9/5): Excellent hotel and helpful and friendly staff - N/A Adittion of games room
Pool darts card room
- Marissia (9/5): - Beautiful location, restaurant was nice. Staff friendly and helpful. Bit dated in the rooms, but doesn’t affect the stay.
- BKCHOW (7/5): Dog-friendly, Georgian-era country house for a country-side stay, with spa and pool facilities - The staff are very lovely, courteous and helpful, whether it was the reception, the dining room or spa. The grounds which the Hotel is situated is tranquil, with a lawn around the back and sides, with tables, deck chairs (in May) catching the sun until later afternoon. The trees were green, and many birds chirp in the background, especially during the early hours of the morning. There were a few dogs staying at the Hotel, and residents were able to dine with their dogs, as I saw during one evening meal at the restaurant. The Hotel also has a dog dining menu in he restaurant. I decided to have a dog-free weekend and left my pup with the dogsitter, but it was nice to see such a dog-friendly Hotel.
Taxis know the Hotel well, and is approximately 10 mins drive from Rye train station. The bus stop is a 1 min walk (if that) from the Hotel, and I found them to be mostly on time according to the schedule. You can buy a bus ticket online - which is slightly cheaper than on the bus - be sure to activate the ticket just before boarding. Very convenient.
The dinner meal delicious - the steak was cooked nicely, good amount of pink and tender. Their sauteed vegetables were also a favourite - tender with a good bite. Dining in the conversatory has good views of the garden, if you dine before it gets too dark. The atmosphere is relaxing and unpretentious; just remind the staff you want a steak knife and they were very happy to oblige. Given the age of the Hotel, a few aspects were not conducive to a quiet stay / sleep in my room on the first floor. The floorboards creak, my 4-poster bed creaks, the neighbouring room creaks. The walls have minimal soundproofing so chatter and discussions come through as murmurs, and the exhaust fan from the neighbours bathroom whirrs noisily whenever it is activated - one morning, it was on for about 2 hours from 6am.
While the bathroom felt modernised or recently refurbished, the bedroom needed some touch ups, as cracks were visible. The hot water takes 2-3 mins to get warm and the pressue is somewhat lacking.
The Hotel is serviced by local buses, but the schedule is infrequent, so be prepared a bus is not available when you want/need it - the Hotel has a number of taxi business cards so grab a few to take out with you. I did look up Uber, and while available, the local taxi usually was cheaper - most taxi charged a flat rate of £15 between the Hotel and the station.
- Jacqueline (9/5): Lovely relaxed stay. - Lovely room, comfortable bed, very clean. Excellent lunch, dinner and breakfast. Beautiful pool and relaxing hot tub. My wife also enjoyed the gym. Some noise in our room from the gym being below but didn’t affect our stay too much.
- Helen (10/5): A beautiful hotel, beautiful location, thank you - We stayed in a twin room on the first floor, we walked in and it was soo perfect, the view from the window overlooking the gardens was such a treat. The room was spacious, loved the little table by the window, we had a beautiful stay. The swimming pool facilities were a real treat, we felt so relaxed during our stay. Thank you very very much to all the staff, you were all beautiful too.

- Nandita (10/5): Beautiful stay in Rye - Excellent location was very close to Rye village as well as camber sands. Property was nice and we stayed in a superior sized room which was spacious . The garden was nice to sit out with given good weather with my dog and toddler. We had h to Sunday roast which was excellent.
- Nicola (9/5): A small, comfortable and generous country house hotel - Excellent dining experience.
Super helpful and friendly staff
- Youri (8/5): -
- Elisabeth (8/5): Excellent value - Location and swimming pool
- Tyler (10/5): Highly recommend a stay at Flackley! - The location is peaceful and just a short drive away from Rye. The facilities are top tier, the pool was a great treat after a long hike!
The staff were also super helpful & friendly!
Highly recommend this stay!
- Eric (8/5): -
- Tommy (9/5): -
- James (6/5): unlikely to return unless food reviews speak of new chef/improvement of food - hotel staff and location lack of staff, inedible food over salted, every area had lack of staff ,bar pool reception
- Guest (8/5): -
- Cole (9/5): -
- Nick (9/5): - Spacious, characterful Nothing
- Juliet (8/5): Great base for Rye and very good value for money. The pool was an extra bonus - Lovely staff, comfy bed, classy building Soundproofing not the best in rm 31
- Naz (10/5): A place to go and just relax - Location was good annd a bonus the pool was heated .It’s a nice place to just go and spend the day and chill and enjoy and the travel to nearby area. It has a bar and and an outside are Nothing
- Elizabeth (10/5): Peaceful - Excellent choice very tasty Nothing
- Isobel (10/5): Definitely top marks all the way. Room, food and service were brilliant - Booked this stay as a present for my grandparents.
Has heard nothing but positive feedback from them since:
‘Definitely top marks all the way. Room, food and service were brilliant’ N/A
- Andrei (9/5): -
- Ruben (9/5): Fantastic facilities, used the gym, sauna, pool and had a great meal at the restaurant. - Brilliant facilities, great gym, pool and sauna and a really nice restaurant and bar area. Nothing to complain about
- Claire (9/5): Lovely place to stay - Our room was spacious, and comfortable. Bathroom was all nicely fitted out, and clean. We enjoyed using the pool area and sauna. Our dog was welcome at the hotel, we had a room close to a garden door. We enjoyed our meal and drinks in the restaurant in the evening. This all made for a relaxing stay.

- 5821407bc15072e3df14a9fa515d6c09 (6/5): - Booked thinking we would stay at the house as the hotel photo shows but we were in some 1970s annex
- 74c7faa291cc72445188744d50d7ae32 (8/5): Lovely short break - Beautiful property

- a292ea04de9b71714ec9aaa4215bf300 (9/5): Lovely hotel in a tranquil setting - Breakfast well-presented and tasty. Really friendly staff The à la carte breakfast option, while tasty, perhaps compared less well value-wise, as every drink would be extra, and no continental was included in the price.
- 2b6c9c7c2a207393a284260b247b1a0f (8/5): - Very pleasant hotel with spacious bedrooms. Bar and restaurant were very stylish. Excellent sized pool for the scale of hotel and really well equipped gym. Staff are delightful and the food is excellent. Bedrooms are a little warm and our bathroom could have done with a refurb as it was quite dated (my daughter's room had a new bathroom which was lovely). TV was tiny and in a weird position on the wall.
- b370bf643eb771c216a270bc97cbb41d (9/5): Lovely hotel, great location, really helpful staff and the swimming pool was the icing on the cake! - Beautiful building, good parking, very welcoming staff, attractive sitting room, pleasant bar, we didn't use the dinning facilities so can't comment. Room was warm, attractive and comfortable. Pool and leisure facilities were very good. Attractive gardens. Nothing really. The kitchen fan hummed in the sitting room a bit but really nothing of importance.

- Catharina (9/5): -
- Rosser (8/5): -
- Caroline (10/5): - Clean, tidy, excellent facilities, Nothing at all
- Daniel (7/5): -
- Chris (7/5): - Very clean. Good size room. Nice pool. Nice bar. Friendly staff. Room was very hot even with the windows open and radiator turned off.
It was a bit far out of town.
- Fiona (10/5): Beautiful hotel, we will definitely stay here again - Absolutely beautiful hotel and a wonderful location near Rye and camper Sands. This hotel was ideal for me as I had my puppy with me. I stayed in a beautiful room downstairs that backed onto wonderful lands. We could open our back door and the puppy could run around on the grass.
I would definitely book another night here
- Bernhard (8/5): -
- Roden (9/5): - Relaxed friendly place. Good parking. Very good dinner and breakfast menu. Clean. Would have preferred a walk in shower but for the price it was fine.
- Lucy (10/5): -
- Kavasoglu (9/5): -
- Carol (10/5): Staff was very friendly and helpful. I’ve never been to a dog friendly hotel before. - It was lovely out and inside. Nothing
- Bohdan (7/5): -
- Sarah (3/5): Disappointing out of date hotel - Location, reception and staff Room did not look anything like advertised photos so please pay attention . My room was worse than a cheap £39 hotel. Tatty, out of date and shower didnt work properly . My colleagues shower had warm water not hot and spa was out of date with a broken old sauna
- Ryan (10/5): Relaxing and would revisit - Very clean and lovely surroundings
- Guest (6/5): -
- Deborah (5/5): Needs massive internal improvements - It was clean So many flaws , broken and dated facilities, shower was so poor
- Phil (7/5): -
- Sarah (6/5): Pleasant enough, lovely staff but hotel is 3 star - It’s a lovely old property The hotel needs an uplift. It feels tired and there isn’t a jot of sound proofing so neighbours can be heard through walls!
- alex (9/5): Great venue will visit again - Great facilities such as a spacious well presented room. Lovely swimming pool with jacuzzi which was the perfect hot temperature, plus access to sauna.
Dinning room was lovely and spacious to. Free parking was a bonus. Nothing
- Nigel (10/5): Fantastic great food - Every thing N/a
- Marta (8/5): Lovely small hotel, nice staff and dog friendly! Would totally recommend - Beautiful house, cosy room and spacious. Nice bathroom. Liked that it had an indoor pool. The shower curtain, the fact that breakfast wasn’t a fixed price, and the sauna was small and separate (male/female). Pool facilities could have been cleaner too.
- Neil (10/5): A delightful find! - The staff were consistently impressive. Attentive, professional and really went that extra mile. We ate at the restaurant both nights, something we normally never do, and the meals were of a quality you would normally expect to pay much more for.
- Dawn (8/5): Lovely hotel in need of some updating in spa areas - The property is beautiful. Very comfortable bed. 15-20 min drive to Rye and Hastings. Spa area was tired. Sauna door didn’t shut properly and hot tub was grubby. And food in restaurant overpriced. There’s no other places to eat within the local area.
- Mark (7/5): -
- Andrea (10/5): Very lovely and comfortable country house hotel - Lovely country feel, friendly staff, big room, modernised. The Spa was good and a very good experience Can’t think of anything
- Jane (10/5): Relaxing and happy experience - So relaxing! All the staff very friendly and helpful, lovely areas to sit in the lounge and bar, thoughtful restaurant layout (with delicious food) , beautiful grounds and, most importantly, genuinely dog-welcoming. Close proximity to Rye, Camber and Winchelsea, along with local walks. Nothing
- Caroline (10/5): Thoroughly recommended. Our absolute favourite hotel, we have been coming here regularly for 10 years. - Beautiful hotel with great facilities. Amazing staff always friendly and helpful. Comfortable rooms and a super pool. Peaceful grounds. A truly relaxing and peaceful break Nothing
- Alice (10/5): -
- Natalie (8/5): -
- Keith (8/5): - No fridge in your room.
- Rebecca (6/5): Ok value - Large room, comfortable bed and clean. Very poor internet connection and no availability for any spa treatments at any time during our stay, despite trying to book in advance. Nice pool area but changing areas and showers very out dated. Food overpriced and bland. No EV charging.
- Graham (10/5): - The staff were all friendly and helpful. The location is ideal as it feels remote and peaceful but it is a short drive into Rye. We enjoyed relaxing in the pool/jacuzzi facilities. There's nothing I can think of
- Philipushka (8/5): Good quality rustic hotel in great location - We always enjoy staying at Flackley Ash and the staff are always attentive, friendly and courteous. There is ample parking. The breakfast menu is excellent with many items individually priced so you can customise your breakfast. The room was chilly, with a stone cold radiator even though it was turned on. While breakfast is high quality, it's quite expensive.
- Tim (9/5): I would stay again. - I had a quiet and comfortable stay. The food was good in the restaurant and the staff were excellent. The only negative is that the breakfast is all individually priced therefore this can add up, having said that it was very good and the service was excellent.
- Ad (10/5): - Staff was super friendly. We had our honeymoon and they left a card for us!
Food was also delicious! The garden was nice
