- Nouira (3/5): Poor - Unfortunately, the room was extremely small compared to the photos — it truly felt like being in a prison. The bathroom had an unpleasant smell, which negatively affected the stay. On the positive side, the air conditioning worked well and the beds were somewhat comfortable. However, there was no elevator in the building, which is inconvenient, especially when carrying heavy luggage. The price was highly overpriced considering the quality provided. Additionally, the numerous warning signs about fines posted on the walls made the atmosphere even more stressful, reinforcing the feeling of being in a prison rather than a hotel.

- Barbora (4/5): Okay for emergency stay one night otherwise I do not reccomend. - The room was okay and clean, I didn't find any bugs. The location in Pattaya was awful. The hotel has ugly frontdesk, very unfriendly reception, speak no English, not possible to pay by card. At night there was a lot of noise from other rooms, you can hear everything in the halls of the house. In the bathroom the shower was broken (the shower head detached from the tube).

- Jack (4/5): Fool me twice... - The air-conditioning worked this time. Bed was firm and comfortable. Well, directly outside the place is like a construction site - insided seems to be undergoing some sort of...something. This area, off and parallel to Second Road near Ripley's has holes everywhere and there's no sidewalk/footpath to speak of. The "parking" is a space against a chain-link fence separating this place from another hotel with other cars and motorbikes strewn haphazardly around, making both parking and even walking a tightrope act. There are signs everywhere throughout the hotel warning against everything from smoking, noise, and breakages, to bloodstained sheets. I was warned at check-in that after 21:00 I'm on my own if there's a problem with any "lady you bring" - which pretty much sums up the level of clientele they expect. It's not so much of a hotel as a borstal with the receptionist/owner being overly hostile. Don't forget to pay a 500 baht deposit!!! Don't lose the key!!! Don't smoke!!! Don't make a noise!! DOn't break anything!!! Don't stain a sheet!!! Dont...dont...dont.... Now, I've travelled extensively and stayed in everything from dodgy 1-star places in Laos where I may have been the first foreigner to stay, to five-star hotels across Europe. Never has the threats of fines been so overt. I had paid upfront and didn't want to book somewhere else at such short notice, considering I'd only just flown back in to Thailand after 36 hours of travelling. Now, I did stay there once before, for one night, as I was leaving very early the next day to drive soem friends that live close by home to their province near mine. That night, the air-conditioning was stuck on "arctic" or "off". While not in the same room this time, I managed the two flights of poorly-lit stairs cluttered with cleaning products and other detritus to the top floor.

The hotel is close to the center, yet it was very quiet at night. Saw two rooms, settled in a fresher and newer, on the 5th floor (it's very high, no elevator). At night we constantly heard some strange noises from the ceiling. There was a not immediately noticeable smell of vomit in the room.

Friendly and welcoming staff on checking into hotel and I was allowed to check in early for 100 THB. 3. Cleaning staff were efficient and daily room service! 1. Our double size bed mattress was rock hard, our pillows were hard too, so our sleep quality wasn’t great. 2. There were no ceramic coffee cups, hotel only provided 2 small glasses, which I thought was odd for drinking coffee! 3. Hotel’s Wi-Fi was hit & miss, as the signal strength wasn’t great. 4. Our hotel room showed signs of “wear & tear” (there was a large crack in the wall by bedroom window)

Smells was terrible. Not inside, but coming from outside. If you take room 2 be ready to hear each steps from wooden stairs.

- Rassie (8/5): Seedling House an ok short term stay. - Everything was aceptable for me in the room. Near enough to walking street, Soi 13/2 and Beach road. Quiet. The stairs are constructed with a too high interval between steps from ground floor to first floor. From first to second floor it is a bit better. Quite a serious effort to get a heavy suitcase up to the first floor. The small window of room 2 (and 4) has an ugly view on a roof below that is full of rubbish and junk. The small water retaining hump in the bathroom prevents the basin water splashes from flowing to the shower outlet so it dams up on the toilet side. The hump can be removed totally to fix it. Applicable only to room 2 as far as I know. Bathroom of Room 4 is fine.

- agupta802515 (2/5): Very bad!! Pathetic!!! Worst stay ever!!!! - We stayed there for a night with 3 senior citizens and a kid. The owner doesn’t have sense to talk!! She doesn’t have basic etiquette to talk to her customers. She made us cancel our booking from booking.com and forced us to book directly. Our kid was sleeping so we got late by 5 mins to check out, for which she charged us!!!!! Which kind of a hotel does that!!!!!! We have stayed in all budget hotels until now but this was the pathetic of all!!!!! I wouldn’t recommend this hotel. You can’t even talk there. The service and the lady is so awful!!!!!

- spurse406796 (8/5): Great place to stay - Friendly staff. Great location, close to all the main busy areas, but also off the main street so it's wonderfully quiet at night. The place is clean, the AC is great and the beds are comfortable. Would like some hot water in the basin in the bathroom, and the fixed shower head is attached a little low, but minor concerns, I would definitely stay there again.

I think its quite expensive with such price. Its near the walking street, plus point. But if the room look fancier a little bit, i will recommend my friends. The host is nice by the way.

It is just a clean room allow you get some rest. Front desk can speak English, easy to finish the check-in. The location is nearby every famous point in Pattaya. You can walk to the street and beach.
- EmonHaque (10/5): Very good option for Pattaya - A little difficult to find, but with Google maps, it was not that difficult :) Lovely little hotel, located in a quite side street near the infamous Walking Street of Pattaya. We were given a 3rd floor room and the hotel has no elevator, but that wasn't such a big issue for us. The lady at the reception was so helpful, she printed off tickets for us, even booked a taxi using her phone when we checked out.

I had a nice moment there. The only disappointing thing was the view from the room : a wall with windows... but this is just a small detail.The location was very convenient, with many stores, restaurants, cafes, and the beach nearby.Overall I think I would recommend this place !

- alexanderHonsu (8/5): Cheap hotel in great location - We stayed for one night in the hotel, room number 4. The room is small and quite clean, with good AC. Small window looks at next building's wall in 5 meters. There's fast internet, hot water, small safe, flat TV in the room. If you use the AC, you'll hear some noise: somehow the AC simultaneously turned on with ventilation fan in a bathroom - it's noisy. The location is super great: 5 minutes walking to Walking Street, to the city beach, a lot of massage salons, restaurants, shops, ATMs around.

- Eldhosemathew (8/5): Cozy place beside all the action - I stayed at seedling house with my wife along with 2 other couple friends. We had booked 3 rooms out of which one room had a nice feel with a good view. But the remaining 2 rooms faced the wall of the adjacent building. But we didn't spend much time in the rooms and which is exactly the point. Seedling house is a kind of place which you need when you visit places like pattaya. A cozy place to rest for the night after an intense activity packed day out with your friends.

About a good 5-10min walk from anything worth seeing. Won't recommend to people traveling with friends. Maybe for families this will be great

- vad1s0n (10/5): The most valuable place - A quite cheap, silent place, on the 2nd Road, all facilities are near, 5 minutes to Walking Street, 5 minutes to Central Festival by Songteo, 2 minutes to Royal Garden Plaza. Free fast WiFi, staff are friendly and nice. We were very satisfied.

Then I take my room, I'm very appointed , so look room very clean and very warmly as I need. Could not check into room until 2pm and then had to wait another hour. Had to pay 1000 baht for room key deposit- although this was not mentioned on expedia.
