For us this was optimal is it allowed us to relax and get away from the mass of humanity near all of the major attractions. Lots of locals hanging out near the nearby bars and restaurants plus a great vibe in the immediate area. Staff was very helpful and the amenities were very good.

The staff were amazing and did a great job getting us oriented to the city. They provided us with phenomenal recommendations for food. We tried almost all of them- we loved each one and greatly enjoyed the atmosphere. They also gave us activity recommendations.
We felt very blessed to have such a great experience and largely due to their staff’s recommendations. We had friends who were in town the same days as we were but didn’t eat as well as we did.
It is a bit of a walk to the main attractions - maybe 20 min. We enjoyed the stroll, crossing the bridges and taking in the sites.
The room as nice, spacious by European standards. Very clean. AC was ok, but we are American and are used to freezing with our AC in. Matress was very firm- probably my only negative.
We have friends traveling to Florence within the next year and strongly suggested that they stay here.

However, two things really ruined our stay. There was ongoing construction next door and having a jackhammer going at 9am is not pleasant to say the least. I understand that the hotel cannot control this, but it would have been nice to have been made aware so we could have decided for ourselves.
The biggest problem was that the AC barely worked. We told the front desk and they said they would have it checked. Nothing was changed or fixed. When we asked again about it we told that “we checked it and it works fine”. It was so warm in the room that we were sweating at night and it was difficult to sleep.

The air conditioning worked very well which is important in Italy! The neighborhood is close to many restaurants and pure instagram moments!

It was the lowest speed, bare minimum requirement for wifi. I couldn’t load simple webpages. I had to keep topping off my eSIM since I could not use their wifi. I wasted a lot of money due to their wifi being so inadequate. The front desk women was kind. But had no resolution when approached with the wifi issue: even their main lobby had poor signal. I wouldn’t stay here again.

- Viridiana (4/5): Good location, poor service - The hotel is okay, but there is no check-in office available 24/7. The room has A/C, but you cannot use it in the spring, and there was construction (or maintenance, as they call it) at 8 am, which, since we had to keep our windows open so the room was not so hot, was very annoying. We complain to the manager and nothing was done.

It was not set up like ours for the same price level. Their room was much smaller and the shower had no regular shower head, just a wand. I realize the rooms were built in a very old building but I wish they’d gotten a comparable room to ours. Otherwise we enjoyed our stay very much.

At one point we lost our key after hours and they arranged a new one immediately. That was a huge relief.
Only issue was getting wifi in order. It can be a bit slow when the building is full and everyone is online. But that's not we're in Florence for : )

The place is beautiful and located in the center of Florence in a very nice place with good restaurants and shops at a walking distance.
The room was very clean and very spacious for european standards. I will look to stay here if ever coming back to Florence.

- Aiyun (10/5): - Hotel is located within walking distance to all attractions. Restaurants and grocery stores are nearby. There’s a small kitchen inside the unit to cook simple meals which is a plus.

The room had an excellent view of the courtyard and bell tower of a the neighboring Basilica di Santo Spirito, giving it a distinct charm. The room had a kitchenette of decent size and an area to eat which was comfortable. It also had AC, which was well appreciated on the hot August days we were there.
The bathroom was very spacious, yet the shower was ridiculously small. It was hard to lift up my arms to wash body or hair. I tried once then resorted to using the tub instead, which was only slightly easier. It seemed odd that such a large bathroom had such a small shower.
The hotel allowed use of an iron, yet only in the reception area and only during office hours, which was inconvenient since we would leave early and arrive late to see the sights of the city.

- Sylvia (10/5): - The room has ample room, bathroom has great space as well, nice air conditioning, quiet and cleaned and/or tidied up the room and replaced my towels every day. The staff was excellent, attentive, friendly and accommodating. They also provided a breakfast basket before my departure at 6 AM which was very thoughtful. The only slight issue was that the internet was intermittent at times but not a big deal.

- Stephen (10/5): - This hotel is hidden on a quiet street. It’s almost hard to find. But then you get to the room, open the windows, and realize your patio faces the back of the Santo Spirito church. The bell tower is right there.
It’s a 3 minute walk, literally around the block, to a piazza with several restaurants. The other direction takes you to a bridge across the river. But first you pass by firenze’s top wine window bar. There’s a super market around the corner.
The bed could have been softer, and the shower, while new and clean, is the typical Italian tiny stall.
But the location and charm more than make up for these things.

There are previous reviews from other visitors mentioning this issue, so take it seriously if heat affects your sleep. Opening the windows won't help, and the staff didn't address this problem when it was brought to their attention.

We had everything we needed for a simple meal. Plenty of space for two. Basic toiletries provided, I needed to purchase body lotion and conditioner.
Laundry is 1.5 blocks away- next to fantastic gelato!
I’m a VRBO vacation owner and recognize that this is newer setup. I would stay here again, but hope that they upgrade the quality of the kitchen amenities (but the espresso machine is top notch!). There is an opportunity to place a small table and chair on the balcony and create a beautiful space to relax. Hopefully better lighting by the bed as well, it’s very short and not good for reading. These are small things that would increase the quality of our already wonderful stay.

Our room had a lovely view back across gardens to the Santo Spirito church. Neighbourhood was very close to all the typical attractions, but across the river from the madness of tourists. Lots of great little restaurants and cafes everywhere, 300m away from the Santo Spirito piazza with all the fairly priced open air restaurants. Room size was good, nicely appointed with a Nespresso coffee machine. Would stay here again in a heartbeat.

Some key points to consider: (1) room only comes with one key, so if you’re a couple who are separated, you will have to coordinate your entry. (2) Ironing is only allowed in the lobby. No irons allowed in the room. (3) Front desk isn’t 24 hours. Overall the stay was good. Clean is important to us. Communication via WhatsApp was mostly responsive.

We had a large 1 bedroom apartment with a well equipped kitchen, 2 bathrooms, extra wide bed, 2 TVs and a bed settee and dining table. All very nice and in a lovely old building. But the downside of this was that noise insulation from the next floor (we were on floor 4 of 5) was dreadful and you will hear every scrape of furniture, slammed door, footsteps above you if you are unlucky enough to have neighbours above as we did for some nights. Such a shame as otherwise this place is excellent..
- Tracy (10/5): - It’s was like staying in a VRBO. Very nice.
- Liz (6/5): - Location was great. Very disappointed with pull out bed. Very uncomfortable - would have preferred 2 single beds instead of pull out couch. Other than that - space was very nice, clean and modern.
- isolde (10/5): - This is a fantastic apartment.Very central and convenient. They run a tight ship. Stayed here before and will stay here again.
